Life events get you moving When it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish.

If possible, speak to current tenants and ask about their experience. Ask to view the actual suite for rent so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises.

While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises

during the tenancy. The landlord is responsible for general upkeep, including wear and tear.

You should do an inspection and note any deficiencies or damage at the outset – and share with the landlord. Record video or take pictures for confirmation. Get this inspection worksheet signed by the landlord.

This is an important document upon moving out. You don’t want to be held liable for any pre-existing damage. A little diligence now ensures peace of mind for later.

Beyond the law books, there’s common sense. As all too often happens, there are unique circumstances and unexpected situations that can’t be goverened by the letter of the law. It takes some consideration, some objectivity and some compromise to navigate between landlord and tenant.

Most of the time you won’t even

be in touch with the landlord, and the landlord won’t be disturbing you, but if you have to be in touch, always approach the situation in a mature manner and treat each other as real live people on the same team with the goal of making your rental life the best that it can be.

SANDY HILL, one of Ottawa’s oldest

suburbs, is bordered by the Rideau Canal and the Rideau River, with Rideau Street and the Byward Market area to the north, and Hwy 417 to the south. This expansive neighbourhood is best known for its proximity to the University of Ottawa as well as its many steep hills – which make walking around this neighbourhood a workout!

Sandy Hill is a neighbourhood where you will quickly begin to recognize faces, where neighbours watch out for one another, and where people are found to bike or walk most of the time.

This area was once one of the most affluent neighbourhoods in Ottawa, and still boasts expansive mansions, but now they’re primarily home to university students. The further you get from campus, the more common it is to find more young families, older couples, and large embassies.

Shops and restaurants are aimed at students needs. Coffee here is cheap, and not surprisingly, the beer is even cheaper! Affluent residents won’t be found biting into a burger at the local Royal Oak. Highway 417 is within blocks offering quick and easy access to the rest of the city. There is a bus

route that travels throughout the neighbourhood. You can hop on at one end of Sandy Hill, take the bus up the large hill on Somerset St., and then hop off at the top. Perfect for all us lazy folks too sleepy in the morning to climb that hill!

This area is full of mature trees, steps from the Rideau Canal and the Rideau River, and the homes are historic, the streets quaint. What more could you ask for?

making and how are they so loud? Does she ever sleep?

How are these noises so consistently loud throughout the day? I know she lives alone. I’ve seen her, she’s a small woman — she couldn’t possibly be making these noises on her own! Could she? And that, is the mystery of the upstairs neighbour.

THE CREATIVE NEIGHBOUR: Have you ever gone into someone else’s unit, looked around and thought, “How do we live in the same space?” Their apartment just looks so much cooler than yours. Don’t feel bad, it happens.

There’s always an artsy person or couple that can manage to turn their space into an artist’s haven. Don’t worry, your place is still nice.

SOME OF THE BEST rental stories come from our neigbours — we love them, we hate them — we love to hate them. I’ve heard stories of neighbours falling in love, people being robbed by their neighbours, and well, neighbours being taken down by a SWAT team. You never know what you’re going to get, but that’s the glory of renting, isn’t it? You’re never stuck in one place for too long if you don’t want to be.

Jokes aside, neighbours, quirky or not, can really make your apartment feel like home. They become part of your routine and it’s fun to get to know the different types of neighbours out there.

THE UPSTAIRS NEIGHBOUR: This one likely hits home with many people. I had never really encountered this until I moved into my current building, and even then, the true ‘upstairs neighbour’ didn’t really surface until we’d lived here for almost two years.

Our new neighbour upstairs began to make noise. A lot of noise. Noise that made no sense. Did she weigh 600 pounds? Was she always in high heels? Did she have a ball and chain attached to her leg that she was forced to drag across the room whenever she walked around? It didn’t (and still doesn’t) make sense! What are the noises she’s

THE NEIGHBOUR THAT COMPLAINS: I will admit I’ve had a few neighbours here and there complain about me.

A couple of complaints in university were warranted, I’ll give them that, but as I’ve (gracefully) aged, I’ve realized that some neighbours just like to complain.

You know the type, the one that hates everything about how you live. Music too loud? Landlord gets a call. Your dog barks once? Landlord gets a call. Your significant other starts spending the night more often? Landlord gets a call. It happens. If you’re a decent neighbour, there’s nothing to worry about – and your landlord knows that.

THE PARTY NEIGHBOUR: This is your best and worst neighbour, depending on which side of the door you’re on. You’ve probably wandered into one of their parties at some point and had a great time. But when they are swinging from the chandeliers with the music at top volume on a Tuesday night and you need to sleep, it’s a little less fun. Sometimes the party neighbour is also the hot neighbour, and that can be extra fun…or no fun at all.

THE PEPPY NEIGHBOUR: This is the neighbour that is always trying to organize things for the building. He/she means well so there’s really no need to hate on them, even when you’re sneaking out through your fire escape to avoid the courtyard party out front. He/she is also probably the only reason anything gets done around your building, so don’t be too quick to judge!

IT DOESN’T TAKE a certain type of person to rent their own space, but a renter does become a certain type of person. Here are five signs you’re a renter.

1. YOU’RE A HANDYMAN (SORT OF) Just like home owning, your rental will present minor annoyances like a continuous leaking kitchen sink and a squeaking oven door. But as an experienced renter, you’re able to decode any cricks and cracks in your home and do minor repairs yourself. If not, you have your landlord on speed dial.

2. WHY BUY WHEN YOU CAN DIY? Your rental is your home and naturally you want it to reflect your personality and taste.

Yet, you always put off investing in good decor and furniture because you’re only renting. Never mind you’ve been only renting for the last 3 years. Instead, your Pinterest is filled with pins like “7 DIY projects for renters” and “28 decorating tricks to brighten up your rental home”.

3. YOU ROCK AT SMALL TALK You can only talk to your neighbours so many times throughout the year about the weather.

Instead of living though the awkward silence of an 11 floor elevator ride, you’ve mastered the art of small talk. You can keep a lighthearted conversation going for at least 90 seconds and you’re able to get out of it once you’ve reached your door. “Nice talking to you Bob!” 4. ULTIMATE LIFE HACKER Being a renter keeps you on your toes and your experience has served you well because today, you are the ultimate life hacker. It doesn’t matter what life throws your way, you’ve worked around your landlords “rules” and now you can find a solution to anything.

5. YOU ROLL WITH THE PUNCHES If you’re a new renter or an experienced renter, chances are you’re renting because you’re not sure where life is going, and you’re enjoying the ride. Either way, you roll with the punches and enjoy the flexibility that renting provides.

ARE YOU FEELING beaten by your small space? Have no fear. These savvy strategies will help you find space you didn’t know you had.

MAXIMIZE SPACE INSIDE YOUR CLOSETS

It’s important to make every inch of your valuable storage real estate count. Group like with like and place things in the closet closest to where they will be used. If space is really tight sometimes it’s most efficient to group like shapes together. I chose a slim line laundry hamper from Neatfreak (www.neatfreak.com) to use in my foyer closet to contain awkward items such as a yoga mat, vacuum wand, wrapping paper rolls and my tennis racquet. Very sturdy Neatclips allow me to make use of the space above the hamper by hanging bags or boots from the top bar. I added coordinating bins on upper shelves which stack and provide discrete yet spacious storage for a variety of lightweight items such as off-season hats and mitts, cooler bags and cleaning cloths.
