EDITORS’ NOTES

m

ost newcomers to Canada tend to settle in larger cities such as Vancouver, Calgary, Edmonton, Toronto and Montreal. Since housing costs vary greatly across Canada, finding the right place to live and work may mean doing some homework. List the most important features that you want to have in your community. Perhaps it’s great schools, affordable housing, close proximity to transit and plentiful job opportunities. Check out the statistics of the potential locations you have in mind online by using reliable sources such as the local school board website and Statistics Canada. There are always tradeoffs in the real world. Smaller cities usually have lower living costs, but you may require multiple vehicles to get your family from point A to B. Larger cities offer more transit and job opportunities, but you will have to deal with traffic, congestion and a possible increase in housing costs. Choosing a place to live is one of the biggest financial decisions you’ll ever have to make. Look for good value in the home you’re considering, and look for a place that offers a reasonable cost of living based realistically on your finances, as well as a great quality of life. You can’t go wrong when you know the realities.

ith an incredible variety of options – from style to location, budget and size – we can all find the perfect apartment. But one other thing is crucial to finding perfecting – renting from the right landlord and/or property management company. I remember thinking my first place was perfect. It was in the heart of the Annex in downtown Toronto. It was freshly renovated and I had my very own ensuite and private deck! Then winter rolled in and the heating bills went up. And up. And up. But my place was cold! It was only when I went to fix a loose piece of trim around the window that I saw behind the wall – the newspaper that had been used in lieu of insulation wasn’t cutting it! My apartment in Mount Royal in Calgary was cool. Lots of space, great neighbours and a huge ball-and-claw tub. But when the building’s washing machines went out of order, one by one until none worked, it was almost a month of long hauls to the laundromat until the landlord got around to fixing a single machine. When it was time to move on and I turned over the keys to my beautiful and spotless, meticulously cared for apartment, my landlord offered no explanation or justification for keeping my damage deposit. I’ve learned my lesson – twice. While size, location, style and budget will always be top priorities in my apartment search, vetting the landlord and/or property management company will always be a crucial element. With this in mind, you’re ready for a move and we’re here to help. Our magazine and website, TheRentersGuide.ca, offer the best selection of apartments, informative articles and advice, making it easy to make your move!

Renting a Home Know Your rights and responsibilities

W

hether you’re a firsttime renter or an experienced tenant, when it comes to renting a home, it’s important to make sure you understand your rights and responsibilities.

The first step in looking for a home is to identify your needs as a renter. What’s your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? What amenities are important to you? If you haven’t already created a list of your needs and preferences, CMHC’s Rental Search Worksheet can help give you a head start.

To help you through each stage of the rental process, Canada

When you look at a prospective rental, have a list of questions ready to ask the landlord. For example, you may want to know if the rent includes parking or utilities, what type of lease will you be asked to sign, whether or not you can make any changes

Mortgage and Housing Corporation (CMHC) offers the following tips on how to find the right place to call home, and what you need to know after you move in:

Once you’ve identified what you’re looking for, it’s time to start looking for your new home. There are a number of resources available to help you find a place to rent. These can range from newspapers, apartment listing websites and bulletin boards in local libraries or community centres, to asking friends for recommendations or simply visiting neighbourhoods you like and looking for signs that say“For Rent.”

to the premises, and whether pets or smoking are allowed. When meeting a landlord, try to make a good impression. Dress neatly and arrive on time. Respect the current tenant’s privacy. And make the landlord’s job easier by bringing your rental history and references, a letter from your current employer, and a cheque so you can leave a deposit in case you’re interested in the home. If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. CMHC’s Rental Unit Evaluation Worksheet can help you evaluate your options and make an informed decision. When you rent a place, the landlord will usually ask you to sign a rental agreement, commonly known as a “lease.” Rental agreements vary from one province or territory to another, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent and what it includes, the date when the rent is due each month, the amount of any security or damage deposits, the term of the rental period, as well as things like who is responsible for maintaining the property, whether there are any restrictions on the tenant, and when and how the landlord can enter the premises. Once you’ve signed your lease, it’s time to move in! Moving can be a hectic time. A planning checklist, such as CMHC’s Three Weeks to Moving Day, can help you keep track of all the details, and help make sure your move goes as smoothly as possible. Before you move in, you and your landlord should inspect your new home together. Use an Initial Inspection Worksheet to document everything you notice, so you won’t be held liable for any preexisting damage when you leave. Once you’re living in your new home, make sure you and your landlord are clear on who is responsible for what, TheRentersGuide.ca especially with issues such as emergency or regular repairs, rent increases, or how to handle any complaints that might arise. In the event of an emergency (such as a

TheRentersGuide.ca

leaking roof or broken furnace on a cold winter day), try to contact your landlord or emergency contact at least twice, and give them a reasonable amount of time to respond. If you can’t reach your landlord and have to authorize emergency repairs yourself, make sure to document and keep all paperwork related to the repair for later reimbursement. If a problem arises that you can’t work out directly with your landlord, check with your provincial or territorial rental authority to find out if there are any tenant advocacy groups in your community. Do not withhold rent to pay for repairs, as this can be grounds to have you evicted. When your lease expires, you may sign a new lease, or you might shift to a monthto-month lease. Depending on where you live, your landlord could also give notice that they will be increasing your rent. For more information on renewing a lease and rent increases, read the CMHC Provincial and Territorial Fact Sheet for your area. Eventually, the time will come when you’re ready to end your tenancy and move out. When this time comes, you

and your landlord will again inspect the property together, to see if any repairs are needed above and beyond the usual “wear and tear.”Your landlord will also have to return any damage or security deposits you paid when you moved in, plus interest. Remember: you may need your old landlord to give you a reference in the future. So do your best to leave under good terms. Give them the proper amount of notice in writing. Make any necessary repairs. Allow the landlord to show the home to potential new tenants. And leave the place in as good a condition as you found it, so the next tenants will be able to enjoy their new home as much as you did. To find out more about renting a home in Canada, visit CMHC’s online Guide to Renting a Home or call 1-800-668-2642. For over 65 years, Canada Mortgage and Housing Corporation (CMHC) has been Canada’s national housing agency, and a source of objective, reliable housing information.

Canadian art 1890-1918’ is being held over through to february 17 specifically to offer winterlude guests to enjoy it. Visitors can also explore the national collection by taking part in a variety of fun, family-friendly activities at Artissimo, going on a self-guided tour, or listening to one of the many digital audioguides designed to help you discover the stories behind some of the key works in the collection. The Gallery also has something special planned for Ontario Family Day on Monday, February 17. For the complete list of activities, visit gallery.ca. These activities are included in the Gallery admission fee. Free for children under 12. Storytelling: Storytelling is the subject of a new installation of contemporary video-based works at the National Gallery. Four Canadian artists – Althea Thauberger, Zin Taylor, Isabelle Pauwels and Corin Sworn – explore literature, folktales, legends and family stories, reshaping them to present new versions. In the process, they take us to a number of faraway places: the Fassa Valley in Northern Italy; the Scottish Highlands; the Belgian-occupied Congo; and London, England. Each video is presented alongside constructed artifacts and TheRentersGuide.ca production stills that suggest alternative ways of seeing or interpreting. On view in contemporary art galleries B102, B103, and B104. Fischli & Weiss – the Way things Go: The NGC presents The Way Things Go (1987). Presented here as part of How Things Go (1985-87), a video installation acquired by the Gallery in 2009, The Way Things Go features alongside two lesser-known films by the artists that recount the often outlandish and improbable sequences of mechanical, chemical and material reactions they presented in their classic 1987 production. On view in contemporary art gallery B106. Janet Cardiff, Forty-Part Motet: The publicly and critically acclaimed installation Forty-Part Motet will be back on display at the NGC. This brilliant sound sculpture by Canadian artist Janet Cardiff is a reworking of Spem inTheRentersGuide.ca Alium by Thomas Tallis, a 16th-century English composer. Forty separately-recorded choir voices are played back through 40 speakers positioned inside the NGC’s Rideau Chapel.

Code of Conduct guides actions through CERTIFIED RENTAL BUILDING PROGRAM B y Te d Whi T ehead

O

ne of the many benefits of choosing an apartment in a rental building that bears the Certified Rental Building Program (CRBP) distinction is knowing that the owners and/or property managers have agreed to conduct business according to a Member Code of Conduct.

it comes to the operation of residential buildings, and the Code of Conduct contains a reminder. There is also an item that covers the agreement to not discriminate against anyone on the basis of race, colour, creed, gender, sexual orientation, family status, national origin, receipt of public assistance or source of income.

This brings great peace of mind to renters, and offers CRBP members a clear, concise reminder of what is expected of them once their buildings have been granted certification status.

Beyond this point, CRBP members agree to report to the Program’s administration any laws or policies that they may find unfair or prejudicial to renters or rental housing providers.

The CRBP is managed and operated by the Federation of Rental Housing Providers of Ontario (FRPO) with the goal of protecting the interests of all multi-residential apartment building stakeholders – and the Code of Conduct plays a major role in accomplishing that goal.

Much of the Code of Conduct is based on the golden rule. For example, there is an item stipulating that members agree to treat their tenants with respect, and should expect to receive respect in return. All parties involved in a rental residence situation should know and uphold their responsibilities. If and when a dispute arises, the building owner or manager is expected to resolve it in good faith.

What does it mean for renters? The key word in the Code of Conduct is “professionalism.” CRBP members agree to operate their buildings with high standards of integrity and honesty – and that goes for renters, suppliers, employees and contractors. Managers and owners must do their best to make sure the apartment building is safe and secure TheRentersGuide.ca for everyone who lives and works there. Of course, members are required to comply with municipal, provincial and federal legislation and by-laws when TheRentersGuide.ca

Tenants should be aware that there is a mediation service offered by the Ontario Rental Housing Tribunal for cases that are not resolved adequately between the parties at the building level. Fairness is the operating principle that members agree to pursue, along with avoidance of and protection against fraud, misrepresentation and unethical practices of any kind. Another aspect of the Code includes continual education, training and communication. Members agree to ongoing efforts to uphold and

improve professional standards. This benefits everyone, from renters to managers, owners, and professional industry organizations. Fairness, conscientiousness, honesty, integrity, respect – these are the concepts that form the basis for the CRBP Code of Conduct. These are excellent values that should guide all business interactions, and in fact, life in general. The bottom line result for tenants is improved communication with their building manager and/or owner, as well as a better quality of life for all parties. A copy of the Program’s Code of Conduct is available by sending an email to info@crbprogram.com For more information visit crbprogram.org

HOW MUCH CAN YOU AFFORD? By Jane Herman You don’t need to be a math whiz to estimate how much you can realistically afford to spend on rent each month. Canada Mortgage and Housing Corp. (CMHC), a government agency that educates and assists Canadians with housing issues suggests that, “as a general rule, your monthly shelter expenses – including rent, electricity, heat, water and municipal services – should be less than 30 per cent of before-tax household income. (The cost of property insurance, parking, cable, telephone service, and Internet connection are not included in this calculation).” Practically speaking, it may not be always be possible to achieve this limit and everyone’s circumstances are different. Given that, you should try to follow the “onethird rule.” Try to budget no more than a third (33.3 per cent) of your net income on rent. (Your net income is how much you make after taxes, or your take-home pay). If you want to have more money available for other expenses, try to find an apartment for rent that’s closer to 25 per cent of your net income. If you live with a partner and both of you are working, you will have more disposable income to allocate and won’t necessarily be bound by this guideline. UP-FRONT COSTS Besides your monthly rental payments, you will need to provide the first and last month’s rent when you apply to rent the apartment. You’ll also have to lay out any expenses associated with moving, such as hiring a moving company or renting a moving van for yourself. You may need to purchase some furniture and you may also need to put down deposits for new services like cable, Internet and phone. Include these expenses in your budget. WHAT IS INCLUDED IN THE RENT? The basic monthly rent is an obvious cost, but many lessvisible costs will add up as well.

TheRentersGuide.ca

When viewing apartments, be sure to note whether utilities, such as heat, water, gas and hydro are included in the rent. Utilities are often included, but as apartment owners are moving toward individual hydro metering, you may find this is not always the case. To help you budget

your expenses, you can contact the utility companies to obtain an average monthly cost for the rental location. Exact usage will vary from tenant to tenant, but an estimate will give you a good idea of what to expect. Don’t forget to estimate the cost of extras such as laundry and parking, since these are generally not included in rent. It’s also a good idea to carry renter’s insurance to protect yourself against liability and loss or damage to your property in case of fire, flood or other another unfortunate situation. Many landlords require that you have renter’s insurance in order to sign the lease. I strongly advise you do so. It is quite inexpensive and the peace of mind is well worth it. If you are carrying debts such as student loans, credit card debt or car payments, these monthly payments will impact significantly on how much you can afford to spend on rent. Don’t forget car expenses such as gas, service and insurance, if you own a car, as well. Once you have a solid understanding of what your basic expenses will be, you can draw up a simple budget for yourself. It will help you to see how much money you really have, where it is going, and what your limitations are. More importantly, it will show you where your money is going and what you have left to spend on other fixed and incidental expenses such as food, clothing, savings, recreation and entertainment, gifts, travel, etc. If you find that living alone will stretch your finances too much, consider lowering your rent payments significantly by living with a roommate. If this is your first time renting, you’ll enjoy the sense of freedom and independence that you’ll gain from doing so. At the same time, it will also be a good experience in learning to live within your means.

Jane Herman is a Communications Consultant who has worked in the rental property industry. Jane provides communications solutions for a diverse range of clients and has written about food, fashion, apartment living and personal TheRentersGuide.ca finance for several publications.

cheddar, scaLLion & chive Biscuits directions

Preheat oven to 450°F. Whisk together flour, baking powder, sugar, baking soda, and salt in a bowl, then blend in butter with your fingertips until mixture resembles coarse meal. Stir in Cheddar, scallions and chives. Add buttermilk and stir until just combined. Drop dough in 12 equal mounds about two inches apart onto a large parchment lined baking sheet. Bake in the middle of the oven until the tops are golden brown and the biscuits are cooked through, about 18 to 20 minutes. Serve hot or warm with some fresh butter close by!

m

oist, savoury and delicious, these Cheddar, Scallion and Chive Biscuits are wonderful with a bowl of hot soup on a cold winter day, or served on their own, slathered with butter as they come out warm and fragrant from the oven. Quick and easy to prepare, this recipe calls for a handful of dry ingredients that are blended together with butter then tossed with cheddar, chopped scallions, minced chives and buttermilk, to form a stiff batter. The dough can be made ahead, covered and set aside until needed, then simply dropped in small mounds onto a parchment lined baking sheet and baked for about twenty minutes, until they become puffed up and golden brown. Lovely and crispy on the outside, with a moist, cheesy and pillowy centre, these heavenly little biscuits are way too easy to make and completely addictive.

M

oving when ice and snow are in the daily forecast isn’t a popular choice for many Canadians. It’s cold and slippery; but with some extra safety precautions, winter moving also has many advantages.

TheRentersGuide.ca TheRentersGuide.ca TheRentersGuide.ca 32G

TheRentersGuide.ca

Moving last minute? No problem, if it’s during the cold months. Choosing to move in the “off season” – sometime between November and March – can save you time and money. Summer is the busiest season for moving companies. This means you must be well prepared, booking six to eight weeks in advance to ensure your preferred moving company is available. Not only are they higher in demand but generally their rates are also more expensive. Some companies may be more willing to negotiate their rates during the winter months as they’re competing for business during the slow season. Likewise, less rush and stress for companies in the winter means you get their best employees resulting in a higher quality of service. With everything booked, now comes the packing. Follow these tips for a relaxed and toasty move – no matter what’s going on outside those frosted windows. • Have a contingency plan. Keep up to date with local weather forecasts and change your plans accordingly. If a big snowfall or freezing rain is expected the morning of your move day, don’t risk it. • Keep cozy. Carry extra warm clothes for you and your family – including hats, gloves and snow pants. Pack these ahead of time and clearly label them so you can locate them immediately. • Remember your items will be in a non-heated environment for a while. Ensure your plants, electronics and liquids are properly packed and protected from the cold. • Allow extra time on the move day – cold weather slows things down. Additionally, rushing in the winter can lead to accidents and injuries.

TheRentersGuide.ca • Have driveways and sidewalks cleared of snow before the movers arrive. Your driveway needs to be

ploughed wider than usual – enough to allow the moving truck’s loading ramp to be positioned as close to your front door as possible. Lay plywood down on muddy or slushy areas. Slipping can not only lead to dropped boxes and broken possessions but also personal injury. • Quality movers will use floor runners to protect your floors in high traffic area but for extra protection inside, cover your floors to protect them from tracked-in snow, mud and salt. • Drive safe. Make sure maintenance and service on your vehicles is current. Check the air pressure on your tires and ensure the trunk is equipped with emergency kits (matches, flashlight, food), blankets,

and shovels. Drive slowly with extra caution. • Be certain that your heating company for your new home is aware of your move in day. Wintertime moving doesn’t have to be wet and miserable. With these reminders, you’ll be packed up, moved and basking in the warmth of your new home before you know it.

Canada’s Rental Vacancy Rate Increases

in Toronto ($1,752) and lowest in Québec City ($980). As Canada’s national housing agency, CMHC draws on more than 65 years of experience to help Canadians access a variety of high quality, environmentally sustainable and affordable housing solutions. CMHC also provides reliable, impartial and up-to-date housing market reports, analysis and knowledge to support and assist consumers and the housing industry in making informed decisions. Follow CMHC on Twitter @CMHC_ca

T

he average vacancy rate in the primary purpose-built rental apartment market in Canada’s 35 major centres1 increased slightly to 2.7 per cent in October 2013, from 2.6 per cent in

October 2012, according to the fall Rental Market Survey2 released recently by Canada Mortgage and Housing Corporation (CMHC). “An increase in the supply of purposebuilt rental apartments was partially offset by increasing rental housing demand across the country. Demand for rental housing was supported by both higher levels of full-time employment in the 15 to 24 age group, and a rise in net migration. Meanwhile, demand for rental condominium apartments remained strong,” said Mathieu Laberge, Deputy Chief Economist at CMHC’s Market Analysis Centre. The results of CMHC’s fall survey reveal that, in October 2013, the major centres with the lowest vacancy rates in the primary apartment rental market were in Calgary (1.0 per cent), Edmonton (1.4 per cent) and Toronto (1.6 per cent). The centres with the highest vacancy rates were in Saint John (11.4 per cent), TheRentersGuide.ca Moncton (9.1 per cent) and Charlottetown (7.9 per cent). Overall, the average rent for twobedroom apartments in existing structures across Canada’s 35 major TheRentersGuide.ca centres increased 2.5 per cent between

Major centres are based on Statistics Canada Census Metropolitan Areas (CMAs), with the exception of the Ottawa-Gatineau CMA, which is treated as two centres for Rental Market Survey purposes, and Charlottetown, which is a Census Agglomeration (CA). 1

October 2012 and October 2013. The average rent for a two-bedroom apartment in new and existing structures was $920 in October 20133. The highest average monthly rents for two-bedroom apartments in new and existing structures in Canada’s major centres were in Vancouver ($1,281), Calgary ($1,224) and Toronto ($1,213). The lowest average monthly rents for two-bedroom apartments in new and existing structures were in Trois-Rivières ($555), Saguenay ($571) and Sherbrooke ($591). CMHC’s October 2013 Rental Market Survey also covers condominium apartments offered for rent in 11 large urban centres, including Vancouver, Toronto and Montreal. In this particular segment of the secondary rental market, rental condominium vacancy rates ranged from a high of 5.9 per cent in Québec City to a low of 0.7 per cent in Saskatoon, holding steady in most centres from October 2012. Average monthly rents for two-bedroom condominium apartments were highest

CMHC’s Rental Market Survey is conducted twice a year, in April and October, to provide vacancy, availability and rent information on privately initiated structures in all centres with populations of 10,000 and more across Canada. Reports are released in June and December. 2

The fall survey covers apartment and row structures containing at least three rental units and, unlike the spring survey, reports information on: a) Smaller geographic zones within centres; b) The secondary rental market (rented condominium apartments, single detached, semi-detached, duplexes or accessory apartments). Year-over-year comparisons of average rents can be slightly misleading because rents in newly built structures tend to be higher than in existing buildings. Excluding new structures and focusing TheRentersGuide.ca on structures existing in both the October 2012 and October 2013 surveys provides a better indication of actual rent increases paid by tenants. 3

quicktips

Welcome the new year

with a new attitude By Hellen Buttigieg

Everyone has a list of things they’d like to accomplish, and a new year is the perfect time for a fresh start. Getting organized is a major resolution, and not an easy one to keep. It’s even difficult to figure out where to start on the road to becoming organized. Start by trying out some of these organizational tactics. Easy to incorporate, these little changes may keep the big goal on track. Keep your New Year’s resolutions. If you’ve resolved to get organized this year but are already feeling discouraged, detach from the results and focus on the process. We often fail to reach our goals simply because they were unrealistic in the first place. If it took 10 years for your clutter to accumulate, you can’t expect yourself to clear it all in a few days. The key is to do only what you can, but do it consistently. Just 15 minutes a day spent organizing will add up to seven hours a month and 84 hours a year! Commit to 15 minutes every day and feel good about making organizing part of your daily life rather than dwelling on how much more there is to do. Tackle quick tasks now. Adopt a “do it now” policy for anything that can be done in less than five minutes. For example, when a form needs to be filled out or a cheque has to be mailed, resist putting it off until the due date – do it now. This ensures that it won’t be forgotten or misplaced and frees up the mental energy that unfinished business consumes. Time-saving ways to shop. Pressed for time? Rather than wasting time running back and forth to the store, consider shopping online. The time and gas savings usually offset the cost of shipping. Some sites offer free delivery when you spend a minimum amount; to save costs, keep an on-going wish list and buy only when you have several items on the list. You can purchase everything from office supplies to groceries and furniture online, but make sure the site is secure before entering credit card information (look for the padlock in the browser window). Keep rooms tidy in less than two minutes. Items that don’t belong in a room are the main contributors to visual clutter. Get into the habit of removing “move elsewhere items” when you leave the room, and placing them on their way to where they do belong. For example, if something belongs upstairs, place it at the bottom of the staircase and take it to the proper room the next time you go up. You’ll be amazed at how effective this technique can be in keeping rooms tidy with minimal effort.

TheRentersGuide.ca

Tidy doesn’t mean perfect. Organizing is not necessarily about how looks, it’s about how it works. If you are not naturally neat, avoid storing everything behind closed doors. Not only can it make you feel ill at ease, it may also be virtually impossible for you to maintain that kind of system. Choose furniture pieces

TheRentersGuide.ca

38G

that provide visible storage instead, like a coffee table with shelves underneath. Keep the system low maintenance. If you never seem to get around to hanging your clothes on hangers, place some open bins in your closet. Purging for “fraidy-cats.” If you keep every paper that enters your home because you’re afraid you might need it someday, here’s a way to ease the fear. Designate a temporary holding tank, a box or bin for papers you don’t need, which you’ll dump once a month. Knowing that these papers won’t be tossed immediately and will be there “just in case,” lessens the anxiety of letting them go. Store your sheets in sets in the linen closet. For each set, fold the flat sheet, the fitted sheet and one pillowcase. Place the set inside the remaining pillowcase. These tidy packages stack nicely on the shelves and make changing the sheets quick and easy. Fabric softener sheets tucked into the linen closet will keep bedding smelling fresh. Encourage filing, discourage piling. Keep extra file folders in the back of your filing drawer, and have a label-maker handy. Having these supplies ready to go will encourage you to quickly create new files as you need them rather than pile papers on top of your filing cabinet “just for now.” Accomplish more in your day by knowing your style. Understand your high/low energy periods and schedule your daily tasks accordingly. Tackle tough tasks during high-energy periods and less-demanding tasks during low ones. Also consider your work style when planning your day. Do you work best in short bursts or long stretches? You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your daily activities.

Trend Watch

2014

A year of gorgeous style is upon us by yanic simard photos by Brandon Barre

I

TheRentersGuide.ca

Iinterior shot is designed by Toronto Interior Design Group

t’s already 2014, time to take fresh inspiration from the new trends it brings. Although it never pays to cling to trends too closely, they can be a great source of ideas that will add a little life when you find your space suffering from the wintertime blahs. Here’s my suggestion of five furniture trends to watch, that you can count on sticking around longer than a year. Miniature vs Oversized Small space aficionados know that“condo-sized”furniture is no new invention. I’ve often said“go big or go home!”– or maybe“go big and go home!”– but lately people are also going the opposite route, and choosing a size extra small. Rather than compromising on versions of favourite furnishings shrunk slightly to fit into a compact floor plan, choose statement pieces – big or small – that will bring full satisfaction. How to do it: For the ultimate seating plan, fit in the largest sofa you can (for when one or two people are lounging comfortably) and add European-sized compact seats as side chairs to fit in the maximum number of guests during get-togethers. Miniature chairs in particular are a trend – even beyond the usual 18-inch seat. Petite accent chairs (child sized or even smaller) are charming conversation pieces nestled up to a coffee table, and can be used as occasional side tables when you need to rest a book or beverage.

stylefile Rugs Over the past few seasons we’ve really seen the return of the area rug, and now the magic carpet has officially landed. In an apartment space with hard floors, area rugs of all shapes and sizes are an excellent way to bring warmth, colour, and a feeling of home, even in the most modernist schemes – they look excellent paired with traditional furnishings or contrasted against sleek minimal forms. The timeless Persian rug especially brings a heritage appeal, although contemporary rugs come in endless patterns and prints to suit any taste. How to do it: For a living area, choose a rug large enough to tuck under furniture legs. Add a runner (a skinny rectangle) in a kitchen or hallway, or a large rug to any room for the feeling of carpeting (leaving approximately a 12-inch border around the room). The inky tones in classic traditional rugs are neutral enough to blend into most schemes. For an already neutral space, consider this an opportunity to add some colour – you can roll the rug away or move it to a new room between seasons for a little change up. Tufting Button-tufting is a style invented for practical reasons: the buttons which hold a fabric to its backing (on a chair, headboard – anything upholstered) help keep stuffing in place by creating square or diamond shaped pockets. The traditional look has lasted through centuries, and for 2014 it will be popular for modern settings as well. The geometric forms created by tufting can enrich the look of even the most streamlined sofa, and can be achieved without buttons for a more subtle quilted effect. How to do it: A tufted leather sofa is a must have investment piece, for a look that speaks to luxury but is also practical – the material will hold up to wear and be easy to maintain. Quilting isn’t just for pieces you sit on. It can also dress a cabinet front for a private club appeal. Origami People have been developing a fascination with facets, and this love of all things angular is leading to a rise in the ancient art of Origami as an inspiration for complex bent forms in various areas of design. Like with tufting, the angles break up a material for visual interest and allow light to catch the item in different ways, adding the subtle drama that contemporary spaces were missing in years past. How to do it: Table bases are an easily overlooked detail that can benefit from a more fun form. I recently found this chunky golden nugget of a side table to make a simple statement in a client’s home.

product shots are courtesy of Elte – elte.com

Origami also makes for great art, brought to a large scale and in new materials. Plastic For the most future-forward look, it’s hard to beat the appeal of plastic. With people once again celebrating colour, the vivid tones of translucent materials like acrylic and polycarbonate will be the ultimate source of a hue infusion. Semi-transparent materials work best grouped together (so their colours overlap and intermingle) or near a light source that will shine through and spread the colour love around. How to do it: For a quick addition, a few floating shelves (such as the Shellfish series by Kartell, TheRentersGuide.ca available through ELTE - elte.com) can brighten up a wall – you may not even want to bother finding anything to put on them. To make a strong synthetic statement, try a transparent coffee table or nightstand. A piece like this visually floats to keep an airy look while adding a shock of colour that defines a furniture grouping. TheRentersGuide.ca

N

ow it’s time to ‘fess up. Yup. If you’ve been putting it off, you can do so no longer. If you aren’t prepared to talk about your money, about the mistakes that you’ve made, about your successes, about your dreams for the future and your hopes for your life together, then call it off NOW! Still getting married? Okay, gather up all your financial papers, grab a pad or notebook, pencils, a calculator and some file folders. As you do this, you might as TheRentersGuide.ca well get your money organized, if you haven’t already done so. (Gail’s 12 Steps to Getting Financially Organized.)

What You Have Get out your latest statements (or if you’re planning to do this, save your next statements) for your: chequing account(s) savings account(s) investments (GICs, term deposits, mutual funds, brokerage account) pension (corporate, RRSP) equity in any property (the value of the property less the mortgage amount) ownership in a business any other property you may have an interest in (like a family cottage) If you’re just starting out financially, you may only have one or two pieces of paper to work with. Lucky you. If you’ve already established yourself financially, you may have scads of paper. List the financial institution(s) and your balance(s) for each of the statements you’ve gathered.

What You Owe Now it’s time to look at your debt, if you have any. Gather up your most recent statements for your: credit cards, including store cards and gas cards line(s) of credit loans, including car loans, student loans mortgage buy-now-pay-later purchases pay advance loans taxes (your last year’s tax return) Again, list each company to whom you owe money, your balances, and the interest rate you’re paying. If you have an account that’s in overdraft, you’d put the overdraft amount TheRentersGuide.ca on this list.

finances

Other Financial Stuff Next, make a note of the following: How much do you earn gross and net? What benefits do you have where you work? Whose job will take priority (if, for example, you have to move for a career opportunity)? Do you own a car (or other vehicle)? How old is it? When will you likely need to replace it? If you didn’t do it before because you didn’t owe the tax man any money, find a copy of last year’s tax return now. Do you have any insurance (through work, or that you bought)? Who is it with? What’s it for (life, disability, medical, critical illness)? What’s the insurance benefit? Who is the beneficiary? Will you be changing the beneficiary once you marry? Do you have a will and powers of attorney? (Once you wed you have to remake your will if you already have one.) Get a copy of your credit report so you can see how you look to lenders. The worse your credit history, the more you’ll pay in interest since you’re a higher credit risk. How will we deal with interruptions in our income as they come (which they, undoubtedly will)? For example, if one of us loses a job? When we have children? If a family-member becomes ill? If we decide to continue our education? What other financial responsibilities do we each have (i.e., commitment to support a family member, child support or spousal support, aging parents, needy siblings and the like)? Now that you’ve each sketched a picture on paper of your financial realities, it’s time to talk. One of the first questions you’ll want to address is this:“Will we pay off debt before we get married?”If yes, then you have to make a plan for your debt repayment. Decide how long you have till you’re getting married and then divide the amount you owe by the number of months until you tie the knot. It’s not perfect, but it’ll give you a good idea of TheRentersGuide.ca how much you’ll have to shell out to dig yourself out of the hole before you plunge into wedlock. If you decide to tackle the debt together once you’re married, how? Will it come TheRentersGuide.ca from your current joint cash flow? Will 46G

one or both of you get a second job to pay down the debt? Don’t even think about having kids until you’ve paid off all your consumer debt. Since one or both of you will likely want to spend time at home with your Minime, you’ll have less income to live on. Maternity or parental leave isn’t a right. It’s a privilege. And one you exercise only if you can afford it.You won’t be able to make ends meet on less income if you’re still repaying stupid debt. If one of you has a crappy credit history, what will (s)he do to fix it so when the time comes to buy a home (or a new car), there are no surprises? And no whopping interest cost. If one of you is an on-again-off-again money manager, remember that if you have a joint account, any missteps going through that account will be reported on both your credit histories. While money is the number-one way to mess up a perfectly good relationship, I have met couples for whom relationship issues lead to money problems. While you’re in questioning mode, why don’t you answer the following 12 questions too? How are we going to divide up the household chores? How much time will we spend at work, at home together, doing our own thing? What are our expectations about how we will spend our free time? Do you believe that we should be doing everything together?

What role will religion/spirituality play in our lives together? Can we each pursue our own interests? Do you need time alone? What role will our families and friends play in our lives? What’s your philosophy on having/raising children? How will having a child change the way we live? How would you feel if I want a night out with my friends? How will we make sure we have quality time together? Now that you’ve come clean, you should be ready to move forward together without too many big surprises. Marriage requires constant attention. Just when you think everything is going smoothly, your significant other will say or do something that takes your breath away. Know, also, that no matter how well paired you seem at first, as time goes by and you each change, you won’t be the person you were when you married and neither will (s)he. Give each other room, and revisit the questions you sense may have different answers. For while it may feel safer ignoring your differences, that’s a fool’s game. So communicate, don’t disintegrate.
