Most everyone these days is looking at ways to de-stress and simplify their lives, and renting rather than owning can be one of the easiest ways to get relief. When you really think about it, it’s an option that may take some getting used to! Needless to say, when you’re renting a home, your “to-do” list will likely look very different than those from your homeownership days. Whether you’re a lifelong renter or a homeowner in need of a change, this issue of Renters Guide is for you. We’ve got some great advice on renting and moving in the issue. Check it out! ow much consideration have you given to living a Green lifestyle? Small lifestyle changes can make that can have a huge impact.

Renters often think that there’s nothing that they can do – that they’re limited by the building’s systems. It’s true – most apartment buildings were built in an era before being Green was an important part of life. Garbage chutes don’t separate for recyclables and compost, most light fixtures were intended for use with plain old incandescent light bulbs and nobody was designing with sustainable materials like bamboo and cork. But this doesn’t mean renters can’t take the responsibility of being Green personally. There are many steps to take to being a Green renter. Switch the old bulbs over to compact fluorescent light bulbs, halogen or LEDs when possible, especially if you’re considering changing up the lighting fixtures. Water conservation comes by letting the landlord know when there’s a leak, and you can even opt to change your shower head to a low-flow model to conserve. While many property managers will listen and consider suggestions to Green up the building – and there are already many companies that have taken the initiative to retrofit their buildings with new technologies and make changes like using low VOC paint, low-flow toilets and extensive recycling programs, there are still many things renters can do individually that will make a huge impact. These range from making conscious purchasing decisions to making sure to turn off lights and unplug appliances when not in use. Every little bit helps considering the massive number of renters in the city! Renting is a great choice – and going Green benefits everyone. Find the perfect home, we’re here to help! Understanding when your rent can be increased – AND BY HOW MUCH

RENTING AN APARTMENT IN ONTARIO BRINGS WITH IT NUMEROUS PRIVILEGES AND RESPONSIBILITIES. Tenants should know where they stand when it comes to what they are entitled to under the Residential Tenancies Act because it protects renters’ safety and privacy, and also outlines tenant responsibilities. At the Federation of Rental-housing Providers of Ontario (FRPO), we find that consumers often do not understand the parameters of the landlord-rental relationship, especially when it comes to issues around rent and when it can be increased. The rules governing the amount of rent are stipulated in great detail in the Residential Tenancies Act. Landlords can increase rent only in accordance with this document, and in an amount that is not greater than the lawful rent permitted under the appropriate sections. Property managers and property owners, who are members of the Certified Rental Building Program (CRBP) pay strict adherence to these rental-increase regulations. Tenant’s living in CRBP-approved buildings can expect a consistent and straightforward approach with regard to any increases in their rent – no unlawful surprises. For example, there is the “12-month rule” which states that a landlord who is entitled by law to increase rent to a tenant for a rental unit can do so only after at least one year has elapsed. This time frame begins on the day of the last rent increase for that specific tenant in that exact rental unit if there was a previous increase, or since the day the unit was rented to that tenant. In addition, the guideline for each calendar year is determined by the percentage change from year-to-year in the Consumer Price Index for Ontario for the prices of goods and services, as reported monthly by Statistics Canada. These prices are averaged over the 12-month period that ends at the end of May of the previous calendar year, rounded to the first decimal point. RentersGuide.ca Landlords can apply to the Landlord and Tenant Board for permission to raise rents over the established guideline if they are engaging in costly repairs or renovations. If the landlord makes such an application, tenants must receive access to a copy of this form and notice of the hearing date.

There are 10 common issues that most movers won’t do and/or are forbidden to do by law: • MOVE HAZARDOUS MATERIALS, CONTAINERS OF FUEL AND GAS-POWERED ITEMS, SUCH AS LAWN MOWERS THAT ARE NOT EMPTIED OF FUEL This is in accordance with the Health and Safety Act and Hazard Materials Act. The law prohibits us from transporting these types of goods. • MOVE LIVE PLANTS Many movers, including our company, have their own guidelines about this. Securing plants takes a level of special treatment that we are not prepared to offer. If customers need advice on how to move plants, we can help them find companies that are equipped to do so. In our experience, most customers move plants themselves. • MOVING ANIMALS Moving animals takes special care, and movers are not willing to take responsibility for pets during a move. You are best to arrange for them to be somewhere else on moving day, and then ease them into their new surroundings yourself. • MOVE PERSONAL VALUABLES It makes sense that small valuables such as jewelry, stocks, bonds and cash are items you want to transport yourself. • STOP THE CLOCK BECAUSE THERE IS A CHANGE ON YOUR END We get paid from the time we leave our facility until the time we return. If you change the parameters of your contract or something unexpected happens on your end to cause a delay, the move continues on as planned, but will likely extend longer than your estimate. • MOVE ITEMS LARGER THAN WE HAVE THE ABILITY TO DO

We can help you find the right firm to move those specialty items, if required. • PROVIDE INSURANCE COVERAGE FOR ITEMS OF EXTRAORDINARY VALUE Provincial Conditions of Carriage requires movers to insure items at least 60 cents per pound. If our coverage does not include antiques or works of art, we can arrange it through our Insurer as long as these items are itemized upfront. Your tenants insurance policy may also have a rider for goods in transit. • REARRANGE YOUR FURNITURE Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your move. We are happy to provide you with this service. • INSTALL MAJOR APPLIANCES We are neither plumbers nor electricians. If you require installation of your major appliances, arrange to have those professionals help you during your moving week. • LOAD PRE-PACKED BOXES AND ITEMS INTO A U-HAUL OR POD We do not do “load only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination. All of the above help ensure that your possessions arrive at the other end in one piece, with the safety of you, your family and the movers in mind. And, that’s our job!

PRICES KEEP GOING UP AND UP, SO WHEN YOU’RE CUTTING COSTS, why not cut clutter at the same time? You don’t need to spend your hard-earned money on expensive storage solutions – chances are, you may have the thrifty answers in your home already! USE WHAT YOU HAVE. Organizing doesn’t have to cost a fortune; just get creative. Before rushing out to buy bins and baskets, look around your home for containers you can re-purpose. Here are some ideas: » Egg cartons or ice cube trays can be used to organize earring sets, cuff links or hair accessories. » Empty plastic baby-wipe containers can be used to store crayons, first aid or sewing supplies, and they stack easily on a shelf. » Empty baby food jars can be used to keep touch-up paint, spare buttons, or screws and nails. » A mug holder can be re-purposed into a scarf or baseball cap holder. » Empty tissue boxes can hold plastic grocery bags or, with the top cut off, packets of gravy and instant soup.

Now you have a designated place to deposit those coins, both reducing clutter and creating a little nest egg. Once the jar is full, treat yourself to a small indulgence and then start again. ZIP BAGS ARE A COST-EFFECTIVE CURE-ALL FOR CLUTTER. Plastic bags that zip shut are for more than just keeping sandwiches fresh. Use the large ones to store shoes when travelling so that they don’t soil your clothing. Use the small ones to organize the contents of your drawers. Place elastic bands in one bag, and cotton swabs in another. Use them for band-aids, cosmetic sponges and bobby pins. Items remain sorted, clean and dust-free. Pull the paper out of your printer and store it in a file folder across the room. Although this may seem counter-productive, you will actually be saving time in the long run. By making it less convenient to print, you will begin to print more consciously and less often. As a result, you’ll have fewer papers to pile, sort through and file later, and you’ll spend less money on print cartridges and paper.
