inding a new apartment to live doesn’t have to be a stressful experience. Given that there are so many options and professionals who are willing to help you, it’s important to give yourself enough time and make sure you’ve prepared enough beforehand before you jump in to anything.

The first step is to make up a checklist of must-haves as a way to keep track of the essentials. If you must have parking, put it down on paper.

This checklist will serve as a guide while you’re shopping and will help you better define which apartment works best for you.

Also on your list should be your cost considerations. Make sure you can afford to pay your rent comfortably every month so you’re not stressed out ever time it’s due. Be realistic and choose within the limits of what is affordable to you. Make sure your rent covers what you need it to, and if there are extras, find out what the other costs are so you can tally up the totals and compare.

It’s better to delay moving rather than making a hasty decision that leaves you anxiety-filled every time the rent comes due.

I don’t just keep an eye on the rental market, I love seeing what new condos are developing, where the style trends are going in finishes and features, what the resale home market is doing and what land is being sold and turned into brand new housing communities. I love seeing cities grow and towns sprawl.

Of all the reading about real estate that I do in a day, the one thing that annoys me like no other is the pressure to buy. “Get in the market” they say.

“Carries like rent” they promise. “Own your dream” they demand.

You actually are in the market. You rent some very real real estate. If it carries like rent, why do owners always talk about the surprise expenses – I don’t remember the last time I heard a renter reeling from sticker shock on a new roof or furnace. And is a house really your dream? Could the money you save – since renting generally uses less budget than owning – be better spent in other investments? And if you’re just getting into the market and have to buy a tiny starter far out of your preferred community just to get into the market in the first place, well, is that really the dream you hoped to own?

For some, owning is definitely a good option, but thinking it’s always the preferable option is a mistake. The bottom line is, don’t just believe the hype, go ahead and do the math for yourself. Dollar for dollar and square foot for square foot, see if your lofty apartment isn’t bigger, less expensive and betterlocated than the new home you can afford. Think long term. Are you tied to your job, location and space – or might you relocate? These factors determine what’s actually best for you, not just what trends dictate.

Are you thinking about whether you should use a moving company to let professionals handle your move or attempt to do it yourself?

If cost is your most important consideration, moving yourself might be the better option. However, if you cannot afford to take the time or expend the energy to look after the numerous details involved with moving your best bet is to hire a professional mover.

How much stuff you need to move and the distance you are moving are two important factors in your decision. If you are a single person or student moving into your first apartment you might not have that much furniture and household items to move in and you might not feel it’s worth hiring a move, especially if you have a friend to help you. However, if you are a family with children moving from one city to another and have more things to transport you might want to hire a mover so you can travel, take care of your children, pick up groceries, etc.

Using a professional mover is simple and hassle-free: professionals can take care of all the details of organizing, planning, packing, loading up your furniture and other “stuff,” and delivering it to your new location. They can even unpack for you! You won’t have to try to cajole friends into giving up at least a day to undertake a physically demanding task.

Professionals have all of the supplies to pack up your dishes and other breakables, as well as the know-how to pack a moving truck properly and efficiently. You won’t have to run out to rent or collect cartons and newsprint in which to pack and wrap things.

In addition, professionals carry insurance so that if anything is damaged during the move you are covered. If you attempt to move yourself and you break or damage something, you might have to foot the bill yourself (unless you, yourself, have a renter’s policy that would cover such damages).

One disadvantage of using a mover is that some people feel out of control when they don’t orchestrate their own moving day, and have a hard time stepping back and letting someone else handle all of their possessions. If you choose to use a mover, you’ll have to relinquish some control.

The most compelling reason to move yourself is to save money.

But even so, you still might have to incur the cost of renting a truck or a van, even if you are planning to do the packing, loading and unloading yourself. Moving is very strenuous work! You also might think that it’s easy to move your things gradually, in several trips over several days. However, having watched my son recently do this when he moved into his first apartment, I would warn you that it’s much more work than you might realize.

There’s a third option of connecting with people and companies who can provide some of the services as you require on an individual basis, such as driving, packing, loading, unloading, unpacking, etc. This provides some flexibility and makes the task a little more affordable. You pick and choose the help and labour you need.

If you decide to use a mover, make sure the company is licensed, reputable and insured to handle the job, and can provide you with some references. You want to make sure they will do a professional job before you retain them. According to research from TD Canada Trust, which surveyed adults in committed relationships, the top three personal finance products that Canadians combine with their partner are a joint bank account (64 per cent), a mortgage (60 per cent) and a joint credit card (50 per cent), compared to only 36 per cent of couples who have a joint financial plan.

“Start by discussing debt, saving, spending habits, financial goals, and credit history to determine if there is anything that may affect the ability to secure future loans together,” said Farrell Jones.“Next, work together to create a household budget that meets the needs of expense and debt management and has a little left over to put towards the collective financial goals.”

“A common first step in combining finances with a partner is a joint account for shared household expenses, and like other aspects of the relationship, communication is key to keeping things harmonious,” said Janice Farrell Jones, TD Canada Trust.“It’s important that both parties have a clear understanding of household finances - from day to day spending to long-term savings and investments - and all aspects of each individuals finances - from everyday banking to credit card management - to set the framework for a strong financial future together.”

Paying down student debt and saving for a home in the future, for example, are common goals for many couples in their 20s. As with any financial goal, it’s important to discuss and align on key considerations like timing, affordability and overall expectations. In the case of home ownership, couples should also make sure they agree on whether they are buying for the long or short-term as it will have a financial impact down the road.

or most of us, home is everything.

When we’re in our homes, we feel comfort, a sense of familiarity and belonging. It’s our haven, our refuge from the hectic day-to-day lives most of us lead today.

For those who rent rather than own, that need is not diminished. Walking into an apartment should be a relaxing, pleasant experience – which is why selecting a building that is clean, well kept and professionally run is important. With this in mind, a few years ago the Federation of Rental-housing Providers of Ontario (FRPO) created the Certified Rental Building Program (CRBP) to help apartment shoppers zero in on excellent residences more easily.

In a nutshell, the CRBP promotes best practices in operating apartment buildings in Ontario. The idea is to offer consumers an easy, recognizable way to find top-quality residences in their search for an apartment home, and from the feedback we’ve had, it’s working. When shoppers see the CRBP certification logo displayed, they know that they are looking at a building where the living conditions are safe and efficient, and where customer service is considered a priority. The logo tells you that the property manager and staff practice more than 38 established building management and customer service standards.

To be certified, applicants must complete and pass the training and education component of the program, which covers everything from safety procedures and building code compliance to knowing the Human Rights Code and what is expected for information and privacy law compliance. Participants cover the requirements of meeting CRBP’s Standards of Practice and learn how and why upholding them improves operations and customer service.

Annual random-audit site inspections ensure that the professionalism of the program is being upheld. To provide even more peace-of-mind to renters who select TheRentersGuide.ca a CRBP building, FRPO enlisted J.D. Power and Associates to conduct all the building audits for participating companies. This well-respected third-party independent performance measurement firm conducts unbiased surveys of customer satisfaction, product quality and buyer behaviour.

In 2011, the J.D. Power Canadian Resident Survey results indicated that: 74 per cent cite building certification as ‘somewhat’ or ‘extremely’ important in their decision to rent; 26 per cent are aware of the CRB Program administered

by FRPO (one in four prospective renters cited the CRB Program as a part of their decision criteria in choosing a rental home); and 80 per cent ‘definitely’ or ‘probably’ will recommend their building to others if it was certified (compared to 77 per cent for all Ontario residents).

Tenants deserve to live in buildings that are well-run, well-managed, are kept clean and maintained professionally.

They also have the right to receive courteous, prompt service from qualified staff and contractors. Tenants’ rights are stipulated in the Residential Tenancies Act, which has honesty, integrity and professionalism as its foundation – as does the CRBP. CRBP standards are high, and rightly so.

BUTTERNUT SQUASH SOUP with Coconut Milk

DIRECTIONS

Peel, core and chop butternut squash into 1-inch cubes and steam until very tender. In an heavy bottomed pot, heat the oil over medium heat.

Add the onion, ginger and garlic and sauté until softened, about three minutes. Add the curry paste and cook for a few more minutes. Stir in the chicken broth, coconut milk, squash and whole lime leaves.

Simmer for 15 minutes. Remove from heat and stir in the orange juice and zest. Remove the lime leaves and purée the soup with a hand mixer or in a blender. Serve hot or chilled.

Garnish with a dollop of coconut cream or sour cream, and a sprig of Thai basil.

Butternut squash are amazingly versatile – roasted with butter, mashed into soups, baked into casseroles and breads, or my favourite, puréed into soups. This Asianinspired recipe for Butternut Squash Soup with Coconut Milk makes a luscious, slightly sweet, creamy soup, and using coconut milk and fresh squeezed orange juice, rather than heavy cream, gives it a lovely silky texture and lots of extra flavour.

The lively background notes come from a touch of Thai red curry paste and a soupçon of fresh ginger, which give an exotic depth to this easy, delicious and healthy puréed soup.

oving is never easy, it takes a lot of energy and planning to pack up a household, transport it and then set it all up again. From booking the right people and coordinating the timing to finding everything you need, it can be stressful. I recommend the following 15-point checklist to help you complete your move in a stress free way:

Double-check all closets, drawers and shelves, in addition to the attic, garage and any storage spaces to ensure they are empty.

Carry important documents, money and jewelry with you.

Pack toys, games or special items for the kids to keep them busy during the move.

Remember to pack a box of basics that you may need on move-in day (tools, paper products, all-purpose household cleaners, etc.). Be sure to have it loaded last so that it will be first off at your new home.

Donâ&#x20AC;&#x2122;t pack paint, bottles of bleach, gas cans or other flammables. It is against federal law for movers to transport flammable and combustible materials.

Use strong boxes and containers that can be secured tightly.

Purchase special boxes for dishes, wardrobes and other special items.

Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way. If removing screws, tape them to the objects they are removed from.

Avoid loading more than 50 pounds into one box.

11 Pack books tightly on end in

small boxes. If they are musty smelling, sprinkle talcum powder between the pages and wrap the books before packing.

Leave them stored for a couple of months to eliminate the smell.

12 Have rugs and draperies cleaned

before moving and leave them in wrappings for the move.

13 Pack medicines in a plastic

re-sealable zipper storage bag or leak-proof container.

14 Check the weather forecast for

your move day. If itâ&#x20AC;&#x2122;s going to be hot, be sure to have a cooler with lots of bottled water and sports drinks on ice.

15 Call your moving company the

day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell phone number and be sure to fully charge your cell phone the night before your moving day.

Label each box and indicate: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first.

Postal elves ready to help Santa’s Post Office More than a million letters expected again this year “Treat every day like Christmas,” “There’s room for everyone on the Nice List” and “The best way to spread Christmas cheer is singing loudly for all to hear.” Santa’s Chief Postal Elf reminded all her crew - new and old - of these rules just last week. Santa’s 9,000 postal elves have their pens, pencils and mailbags ready to receive letters from children all over the world.

Santa’s postal elves will help him answer more than one million letters in more than 30 different languages, including Braille. More than 21.8 million letters have been received at Santa’s North Pole Post Office since 1982.

According to Santa’s CPE (Chief Postal Elf), Holly T. Elf, there are three golden rules in sending a letter to Santa: 1) Make sure you include your return address! While Santa knows where you live, his postal elves need your address to deliver Santa’s letter to your home. After all, not everyone has access to Rudolph!

2) Send your letter soon! Already letters are arriving from across the world and Santa is busy reading them every night with Mrs. Claus. He encourages you to send your letter soon to ensure he’ll have enough time to answer each and every one of them. Letters must be mailed by December 17 to allow enough time for travel to the North Pole and back!

3) Remember Santa’s address: When your letter is ready, drop it in a mailbox anywhere in Canada and the postal elves will make sure it gets to the big man quickly. Santa has a special arrangement with the post office and a stamp is not required. But please remember any other letter or card being sent to Grandma or anyone else needs a stamp. don’t let your stuff own you

The closets are full. There isn’t an unused

surface. The junk drawer is overflowing. The piles have piles and the storage space is full too. You need it all, you just don’t have enough space to put it. Or do you need it all? Do you need to create more storage space or do you need to pare down your stuff? Take a closer look and decide what you’re holding onto, and why. Separate ‘need’ from ‘obligation’, ‘sentimentality’ and ‘just in case’. You may find you have the space to store what you need. You’ll just need to dig deep to find the strength to free yourself of the rest. After all, do you own all that stuff – or does it own you?

Let go of ‘obligation clutter’ ‘Obligation clutter’ refers to the stuff we are holding on to because we feel a sense of duty. It can be gifts we’ve received, heirlooms we’ve inherited, or things we are saving for our kids. If you are holding on to any of these types of things, I’m giving you permission to let them go, and here’s why: You have no duty to keep gifts forever. The last thing the gift-giver would want is for their gift to be a burden. If a gift you gave were unused, wouldn’t you be happier if it were donated, so someone else could enjoy it?

It can be emotionally taxing to part with inherited items, but there are more meaningful ways to honour a person’s memory than keeping all their things. Releasing a loved one’s belongings doesn’t betray the memory of the person. It’s a bit easier with time, so take the time you need. But please do not hold on to inherited items because of guilt.

If you’re keeping things for your children, please consider asking them if they are even remotely interested in having them. Remember, they will have their own taste.

Do you really want to burden them with things that don’t suit their style or their life?

Offload off-site storage If you are paying a hefty monthly bill to store your belongings off-site in a rented storage container, it’s time to reconsider its value. Out of sight is usually out of mind. If you are not using the items, it may be beneficial to sell them or give them away. The money spent storing the stuff over a long period of time often exceeds the value of those items.

Arrange sheets according to their room, and place the corresponding labels on the front of the shelves. If closet space is limited, keep an extra sheet set between the mattress and box spring of each bed.

Don’t let excuses keep you stuck When editing your closet, you’ll make all kinds of excuses to keep things. I’ve compiled a list of the most popular excuses I’ve heard – and my response to them. Reconsider keeping clothes that no longer serve you.

Top seven Excuses for holding on to clothing we don’t wear

1 It will come back in style. Yes, it will. But the fabric and cut will be slightly different and everyone will be able to tell you have been holding on to it since 1978!

2 It will fit once I lose weight. You may lose weight in different places and it may still not fit. It may go out of style by the time you lose the weight. Reward yourself by buying new clothes instead of wearing your old things.

3 I paid a lot of money for it. And it makes you feel guilty every time you look into your closet and see it hanging there, so let go of the reminder, and the shame.

4 I wore it on my first date, the day I got promoted, etc. Don’t let sentimental items take up valuable space in your closet.

That’s like allowing the past to take up space and crowd out the present. Take a picture and let it go or keep it and store it elsewhere.

5 Someone bought it for me. They’ll never know, and even if they find out, they’ll understand. They would not be happy knowing their gift has become a burden to you.

6 It needs repairs. Put a deadline on it and let it go if you miss it.

7 I need it just in case. This is probably the top excuse I hear, and it is based on fear. Be brave – unless you can find a specific reason to hold on to something, find the courage to let it go.

kay Toadies, it’s time to get with the program. Over and over again people tell me they don’t know how to make a budget. It doesn’t matter how many articles they read, how many worksheets they download off the web, how many times they try, they just can’t do it.

Okay, here we go.

1 On the budget worksheet, fill in all the amounts under income. You’ll need your “gross” income and your “net” income.

If you make $60,000 a year gross, you would enter 60,000/12 (which is $60,000 divided by 12.)

4 We’re going to skip down to Saving now. Yep, you have to save. Don’t bother arguing, you have to save. I want

When decorating small spaces, you don’t necessarily have to go with pint-sized furniture. Just pare down the number of pieces.

Make sure there’s balance and create interest by drawing the eye to varying levels throughout the space. Multi-purpose pieces go a long way.

❖

One of the quickest ways to change the look of a rental, aside from paint, is to change the lighting. Invest in new light fixtures and take them with you when you leave.

❖

When decorating on a budget, try to look at old items in a new way. A desk can become a buffet table, and who knows ,maybe an old door would make a great headboard!

❖

Never underestimate the power of a coat of paint! Paint a tree stump in a bold hue to create a cool side table or stool.

❖

Walk through a second-hand store with a mind to breathe new life into an old piece of furniture; try using two tones of your favourite colour.

❖

To create a gallery wall you have to start with a commitment; your frames should either match, but vary in size or they can be mismatched but uniform in size.

Oh, and make a choice; black and white or colour for the entire collection.

❖

Collections are a starting point for your accent pieces and carry themes on in other ways. If you collect bird figurines, find a ‘birdie’ pillow to complete the look.

❖

We improved a kitchen for a budding chef by capping inexpensive bookshelves with a slab of granite we found in the sale section at one of our suppliers.
