inding a new apartment to live doesn’t have to be a stressful experience.

Given that there are so many options and professionals who are willing to help you, it’s important to give yourself enough time and make sure you’ve prepared enough beforehand before you jump in to anything.

The first step is to make up a checklist of must-haves as a way to keep track of the essentials. If you must have parking, put it down on paper. This checklist will serve as a guide while you’re shopping and will help you better define which apartment works best for you.

Also on your list should be your cost considerations. Make sure you can afford to pay your rent comfortably every month so you’re not stressed out ever time it’s due. Be realistic and choose within the limits of what is affordable to you. Make sure your rent covers what you need it to, and if there are extras, find out what the other costs are so you can tally up the totals and compare.

It’s better to delay moving rather than making a hasty decision that leaves you anxiety-filled every time the rent comes due.

ll trends have their moment – and then slowly slip out of fashion as the next one rises to the top. Last year it was boot-legs and and wedges, this year it’s skinny jeans and tall boots. For the last few years it’s been “Buy! Buy! Buy!” and now it’s “Rent! Rent! Rent!”

With low interest rates, lots of new condos, starter home developments and easy terms to borrow, everyone was preaching the virtues of property ownership. But as the dust settled and prices started rising, debt levels began to mount and new homebuyers started feeling the weight and burden of homeownership. Its popularity has begun to slide.

Renting is becoming a very popular option instead of the ‘can’t-buy-so-I-have-nochoice’ motivation. It’s a status that shows you’ve got freedom, more disposable income and less responsibility and worries. Renting longer allows you the opportunity to save up a bigger down payment and wait for a more favourable ‘buyer’s market’ if buying is truly your goal. No need to rush, renting offers a lot of advantages like living in a neighbourhood you might not be able to afford to buy in, moving with only 60 days notice with no hassle, and no maintenance!

Those that bought into the idea that a mortgage carries like rent were right – especially as mortgage rates hit an all-time low. But the reality is, there are a lot of other homebuyer expenses: property tax, increased insurance premiums, utilities, repairs – from $250 for the plumbers to $10,000 for a new roof – emergencies, trash disposal fees, landscaping, snow removal, condo fees, etc. Add those to that rent/ mortgage price tag, and it seriously gouges that comfortable rental budget that allowed for vacations dining out and expensive jeans. And when the mortgage rates do start to rise, that once-low mortgage definitely won’t carry like rent.

ONE OF THE MOST BASIC THINGS A CONSUMER SHOULD EXPECT WHEN renting an apartment is that the building provides a relatively safe place to call home. That includes the landlord and/or property manager ensuring adherence to provincial fire and building codes.

Those whose buildings earn certification through the Certified Rental Building Program (CRBP) pledge to uphold the Standards of Practice outlined by the program, and building safety is an important part of that commitment.

The Federation of Rental-Housing Providers of Ontario (FRPO) launched the CRBP as part of its mandate to advocate for quality rental housing. There are more than 36 different standards of practice that a building and property manager must clearly be able to demonstrate before they can be entered into the program. Examples that can affect fire safety include rigorous adherence to regular building cleaning schedules, effective communications with tenants when building repairs are necessary, properly maintained elevators, well-maintained heating and cooling equipment, annual suite inspections and an ongoing education program for staff.

Ontario residents are protected by the Fire Protection and Prevention Act, 1997 (FPPA), which was proclaimed provincial law on October 29, 1997. The Ontario Fire Code is a regulation under the FPPA. Among the many elements addressed in the Code are access to and number of building exits and fire escapes, the safe installation of mechanical, RentersGuide.ca electrical and plumbing infrastructure, elevators, stairwell, fire and smoke alarms, and the like.

Renters who choose a CRBP building have the peace of mind in knowing that J.D. Power and Associates serves as the auditor for the program. The use of this independent RentersGuide.ca

third-party auditor introduces a level of credibility that rental-housing consumers can rely on. Again, all buildings entered into the program that are subsequently granted “Certified Rental Building” status have successfully demonstrated compliance and adherence with the Standards of Practice.

Remember, too, that fire safety is also the responsibility of individual renters. No program or organization can monitor what goes on inside every apartment, and building owners and property managers should be able to count on their tenants’ vigilance when it comes to avoiding fire mishaps.

For example, leaving burning candles unattended is one of the most common causes of house and apartment fires.

Smoking carelessly and forgetting about food cooking on the stove are others. Taking care goes beyond tenants protecting themselves, to keeping the building safer for all the residents within, and helping to protect the investment of the building owners – the people who provide a home for the renters.

If you want to learn more about Ontario Fire Code, visit www.ofm.gov.on.ca/english/Legislation/legreg.asp, through which you can access safety pamphlets created specifically for tenants of apartment buildings. And if you are not aware of the fire safety features in your building, ask your property owner/manager.

Moving etiquette: follow the GOLDEN RULE

EVEN AT THE BEST OF TIMES, MOVING DAY CAN BE STRESSFUL FOR EVERYONE INVOLVED. Whether you are moving into or out of an apartment, low-rise home or a commercial property, a move involves trucks, boxes, packing materials, workers and a certain amount of organized chaos.

As with any major event, preparation is key. There are certain things to do on moving day to make things go as smoothly as possible. The first is to be sure to bring your manners with you.

THINK OF THE FOLLOWING TIPS AS “MOVING ETIQUETTE.” • Let your neighbours at both ends know when to expect the movers to pull into your place. Ensure that the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other property while items are being carried into or out of your new place. It is important to respect your neighbours’ privacy and property.

• If you are booking a residential move and have the choice, select 9 or 10 a.m. for your truck to arrive.

This is a time when people who work the 9-to-5 shift are not at home, and you are less likely to cause them any inconvenience.

• Everyone wants to move at the same time, but this can tie up the elevators and make it impossible for residents to come and go, so instead of chaos, the property management will book a block of time for you to move. Book the elevators well in advance – in both the building you are leaving and the building you will be moving into – so that you can have the benefit of arranging your time comfortably. You should also check to see if movers are restricted to using specific doors. Sometimes there are service areas to use for moving so that the rest of the tenants aren’t disturbed or inconvenienced, or to accommodate large, heavy pieces of furniture.

• Make arrangements for your pets to be cared for elsewhere. The very nature of a move means that doors will be open for long periods, and having RentersGuide.ca animals wandering in and out can be dangerous for them and for those carrying your belongings.

• If the movers are playing a radio, ask them to keep the volume down to avoid bothering small children or elderly neighbours who may want peace and quiet.

• The physical nature of moving means that your movers will get thirsty and hungry. Although it is not necessary, offering cool drinks and some snacks is always greatly appreciated. Cold water and pop during the summer or coffee and hot chocolate in the winter can go a long way to keeping movers refreshed and energized.

• Most people wonder about whether to tip movers. Tipping is not compulsory in our industry, so it is totally up to you. If you feel your moving crew has done an exemplary job, by all means, show your appreciation that way. Whether or not you tip, you should expect excellent service.

• Most moving companies are good about removing packing materials, crates, boxes, etc. when they leave. If anything is left behind, collect it yourself and dispose of it.

• As items are moved out of rooms, take advantage of the opportunity to sweep, mop and clean what you can. Think about how you would like to find the place you are moving into and act accordingly. Some people hire cleaners to come in and work their magic before turning in the key to the landlord or new owners. You may even want to check your lease, some leases and tenant agreements stipulate the condition of cleanliness and you don’t want to be sent a bill from your old landlord because you didn’t fulfil your obligations at your old apartment when leaving.

• Keep your cool. By moving day, you are likely to be tired and worried about all your items arriving at your destination without any damage.

So, it’s all about common courtesy – treating others the way you would like to be treated – and it works both ways. HOW insurance WORKS

WHILE IT MAY SEEM COMPLEX, INSURANCE IS REALLY QUITE SIMPLE: The payments (or premiums) of the many pay for the losses of a few. Your premiums go into a large pool, if you will, at your insurance company. The claims of the few are paid from that pool. Because there are more people contributing to the pool than there are making claims, there is always enough to pay the claims – even large single claims like when someone is permanently disabled as a result of a car collision, or many smaller claims like those resulting from a natural disaster. (The 1998 ice storm that hit parts of Ontario, Quebec and New Brunswick resulted in an estimated 700,000 claims for damage totalling $1.4 billion.) However, large disasters (such as the ice storm) do come close to emptying the pool.

INSURANCE FOR INSURANCE COMPANIES Even when the pool comes close to emptying, there is another pool from which insurance companies can draw to pay claims.

Some of your premiums are used by your insurance company to buy reinsurance – insurance for insurance companies.

Sometimes losses are so big – like those resulting from an earthquake – that there is no way that an insurance company can cover the costs. Reinsurance is an extra layer of protection against large losses.

Your premiums and the premiums of others are based on how much money the insurance companies think they will need to pay the coming year’s claims. Your premiums do not build up over the years – unlike the premiums for some types of life RentersGuide.ca insurance.

HOW PREMIUMS ARE CALCULATED Within reasonable limits, some of which are prescribed by law, your premium is calculated to reflect the probability that you will make a claim – that is, that you will draw funds from the insurance pool. Those who are unlikely to draw from the pool pay less than those who are more likely to draw from it.

Insurers take many factors into consideration to determine the likelihood that you will make a claim. A common misconception is that a policyholder who has never made a claim should pay less, little or nothing for insurance. While it is true that past claims history is important, a more reliable indicator of how likely a person or business is to make a claim is the statistical group to which he/she/it belongs.

INDUSTRY EARNINGS Insurance companies generally do not make money on the premiums gathered from policyholders. In 2005, insurance companies paid more than $21 billion in claims while taking in $35 billion in premiums.

The difference between the premiums and claims, in this case $14 billion, is used by the companies to pay salaries and taxes ($6.2 billion in 2005), and to cover the overhead costs (such as electricity bills) of running a business. It is also used to pay the administrative costs of settling a claim.

INSURANCE PAYS FOR… Insurance pays for only those types of losses described in your contract. It is very important that you read your policy and/or talk to your insurance representative about what you are covered for and what you’re not. Insurance will not pay for every problem that you may encounter, nor is it a maintenance contract.

Insurance is generally intended – and priced accordingly – to help policyholders cope with the financial consequences of unpredictable events that are “sudden and accidental.” If, for example, you live on a floodplain by a river, flooding of your property in the spring is not sudden or accidental; it is inevitable and, therefore, uninsurable.

The Insurance Bureau of Canada offers information for consumers to help make them aware of their insurance needs and assist them in understanding the types of insurance available. They are the national industry association representing Canada’s private home, car and business insurers. Its member companies represent 90 per cent of the property and casualty (P&C) insurance market in Canada.
