EDITORS’ NOTES
y
ou’ve decided it’s time to rent a new place. Now you have another decision to make – choosing your property management company. How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website to see what information they offer online. Most property management companies have well-established business practices in place to ensure that the customer comes first. If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building. Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial. Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own! Let us know how your search for a new home goes. We’d love to hear from you!

ecently, Brookfield Office Properties and Oxford Properties made big news – in New York City. These two Canadian developers – also prominent in Canada’s rental industry – are developing landmark communities in New York City. Oxford is building Hudson Yards. The project includes 14 towers, covering over 26 hectares. Blocks away, Brookfield is developing five acres, creating three 60-storey towers. In addition to new retail, commercial and public space, these communities bring close to 6,000 new rental units to a city where renting is the most common lifestyle choice. According to the New York City Department of City Planning, NYC has the densest population of any city in America, “over 27,000 people per square mile.” Of those residents, about two thirds are renters, “over twice the national average.” So why are Canadian industry mavens like Brookfield and Oxford going into NYC to develop the under utilized properties? Have they learned how to do it better when developing our Canadian urban centres? Do our developers have different vision? For Canadian names to take centre stage in NYC development seems to make a strong, proud statement about Canada’s rental industry. As ingenuity kicks in and developers find new pieces of property to develop in NYC, I hopes we’ll see more here! With near all-time-low vacancy rates across Canada, new rental buildings would be a dream come true for many. And with Canadian developers taking international centre stage we know we’ve got the homegrown talent to get it done. If you want to make the move, we’re here to help. Our magazine and website, TheRentersGuide.ca, offer the best selection of available apartments, informative articles and advice, making it easy to make your move!

Certified Rental Building Program’s ‘My Pad iPad’ August 2013 contest winner announced by Ted Whitehead young children might place “playground facilities” on their must-have list, but place something like a fitness room in the nice-to-have column. Location is critical, especially when a work commute is in order. If you rely on public transportation, you want a building on a bus or subway route, and even if you own a vehicle, living close to major highways is a help. Rent, of course, is a major factor, and you definitely want the most for your money. You need to look at square footage, the number of rooms including bedrooms, the overall appearance of the building, how well it’s kept up, safety features, and so on.
Ms. D. Dogovic was the August, 2013 winner of Certified Rental Building Program’s “My Pad iPad.” She entered the FRPOsponsored contest while looking for a Certified Rental Building in Peel Region. When looking for your apartment home, it is smart to make a must have/niceto-have list for purposes of comparison. After all, the apartment you choose will be your home, and you want it to feel like “home” as much as possible. That concept, however, is different for different people. Renting an apartment TheRentersGuide.ca that includes major appliances is a must have for most renters. If you have a pet and select a pet-friendly building, you may consider it a must to have a park nearby for walks. Families with TheRentersGuide.ca
All of these things are important, but your top priority should be to choose a building that is well cared for by a professional staff who care about the building they manage and their customers – the tenants who reside in their building. After all, your apartment is your home and you should expect it to be a good quality place to live. That’s where the Federation of RentalHousing Providers of Ontario (FRPO) comes in. We understand what a big decision it is to choose an apartment building, and we believe people should be able to expect certain standards of quality and service when they rent. To help consumers know when they find an apartment building that meets those standards, we created the Certified Rental Building Program (CRBP). This program establishes accountability for owners and rental property managers to actively practice more than 36 established building management and customer service “quality-standards” in order to qualify their buildings for the Certified Rental Building designation.
When you see the CRBP logo posted in a multi-residential apartment building in Ontario, you can be assured that the owner/property manager cares enough about “quality and service” to go the extra step in applying for and satisfying the requirements for the program. These include a training and education component for building staff that includes learning on several topics such as knowledge of the Human Rights Code, fire and building code compliance, employee training policies, adherence to Occupational Health & Safety Act procedures,. Information/privacy law compliance, customer response guidelines to tenant maintenance and general inquiry standards, etc. All apartment buildings submitted into the program must go through rigorous audit process carried out by J.D. Power and Associates. Renters should never have to sacrifice “quality of the product” or “quality of service” in their search for the ideal apartment home. The CRBP now makes that search much easier for Ontario renters and many of you have place the CRBP certification on the top of their “must-have” list when finding a new place to live. For more information on CRBP, visit www.crbprogram.org.

GEN Y: DON’T LOVE BUDGETING? SOME TIPS TO MAKE IT MORE LOVEABLE TWO-THIRDS OF YOUNG CANADIANS DON’T TRACK EXPENSES WITH A PLETHORA OF ONLINE BUDGETING TOOLS available, the habit of tracking spending should be a fairly straightforward routine to get into. However, this is not the case for Gen Y; while they have embraced the importance of saving, they are slower to embrace the habit of tracking where their money goes each week, month and year. According to new research from TD Canada Trust, more than half (55 per cent) of Gen Y save at least 10 per cent of each paycheque, but in contrast, 66 per cent either do not have a budget or do not follow the one they created. This helps explain why Gen Y says they are most likely to overspend on entertainment (48 per cent), snacks (41 per cent), fashion (38 per cent) TheRentersGuide.ca and tech gadgets (29 per cent). “Budgeting is the key to battling the habit of overspending,” said Raymond Chun, senior vice president, TD Canada Trust.“Cash flow clarity is essential TheRentersGuide.ca to gaining control of where your money is going and ultimately reaching
financial goals. Just like building an exercise routine, it’s tough to start, but eventually becomes easier and more automatic.” Building a budget can be as simple as tracking income against expenses, and following Chun’s simple tips, it doesn’t have to be a chore. 1. Create a Budget Template “There’s a misconception that budgets mean complex spreadsheets - this doesn’t have to be the case with a personal monthly budget,” said Chun.“An effective budget can be as simple as a sheet of paper with two columns: one for money coming in and one for money going out.” The key to developing a good template is to allow space to capture all income and expenses in any given month, including discretionary spending. The ‘money out’ column should allow space for everything from monthlyTheRentersGuide.ca rent and living expenses down to snacks and miscellaneous spends. ‘Money in’ should capture any incoming funds like paycheques and government rebates.

2. Track your Spending “Once you have a template in place, track every single expense,” says Chun. “A great starting point is to take advantage of virtual tools that are already tracking spending - like online debit or credit card statements - and then build on anything additional that’s not tracked online. At the end of the month, all the documented expenses simply need to be categorized into essential and non-essential expenses. “However you track your spending, the goal is to have a full picture of how and where money is being spent,” says Chun.“It can be surprising to some to see how non-essential spending can really add up, but the clarity helps in finding out where adjustments are needed.” 3. Review Spending Habits With spending habits in hand, it’s time to see if changes should be made. While fixed expenses like rent and transportation may not change, look closely at discretionary categories like entertainment, eating out and shopping. Set a maximum monthly spend for each category and, if this results in a surplus at the end of the month, consider putting it towards a savings account or paying down debt. 4. Repeat, repeat, repeat As with any strong routine, getting into the habit through repetition is key. It is important to review the budget each month, especially if income or lifestyle changes take place. “Always push yourself on whether it’s possible to put more money towards savings,” said Chun. “Life and circumstances are ever-changing, and a monthly budget will reflect this. The good news is, once a regular habit of budgeting has been adopted, making changes will be a piece of cake.” For more resources and tools to make everyday finances easy, please visit: tdcanadatrust.com. e sure of the look you want, and you won’t have to spend big to create a knockout window treatment. Just like clothes—you don’t have to buy Chanel to have the Chanel look.
“If you’ve moved into a new home, you may be on a strict budget for a while”, says Mary Dobson, spokesperson for Levolor Window Fashions in Canada and CityLine guest expert.“But go ahead— dress up the windows any way you want. There’ll always be a budget version of your chosen look.”With help from Dobson, here are a few more pointers: t 1MFBUFE TIBEFT BSF NBLJOH B CJH comeback right now. They are practical, they come in close to 100 different fabrics, and they offer performance features, all at a price that won’t raise your eyebrows. Imagine using just pleated shades for starters, then as the cash flow improves, dressing them up with drapes and a beautiful rod. t 8PPE CMJOET MPPL HSFBU BOE BSF B favourite. They come in a range of neutral colours and slat sizes. Another choice you have is between real wood and the look of real wood. And, once again, with the passing of time you TheRentersGuide.ca may chose to frame wood blinds with ready-made drapes for a rich, traditional window. Roman shades are perfect for “show-off” TheRentersGuide.ca windows. Once expensive, because they
had to be custom-made, Levolor now makes them far more affordable with over 30 fabrics to choose from. You could select the latest luxury materials or you could select something like a funky stripe for the guest bedroom. “Or look at the simplicity of roller shades, which also come in a variety of fabrics, colours and patterns,”Dobson continued.“I really like Sheerweave—a techno savvy , translucent material that filters light without concealing the view. Get your colours right, create a look that works and your first house guests will wonder whether you won the lottery,”she said.“Your budget doesn’t really matter, it’s all in the TheRentersGuide.ca look of your window.” A closer look at the latest in window fashions is available online at levolor.ca. Are You Trying to be Kinder to the Earth? Rent an apartment and you will be! By Sheryl Erenberg
I
t’s true. Apartment renters use 65 per cent less energy per household than people who live in houses! Renters have shorter commutes, take transit more and walk to their destination more, according to a recent report by the Federation of Rental Housing Providers of Ontario (FRPO) called “Apartment Living is Green”. People who live in apartments: • Use 40 per cent less water per person • Produce 60 per cent less waste • Have 10km shorter commutes “The typical apartment is surrounded on either side by another apartment and one above and below. This configuration makes it less expensive to heat and cool ... compared to a detached house. Even townhomes and duplexes use less energy than a house,” according to the report. Not only do apartment residents generate less waste, but collecting the garbage from apartment buildings requires less trucks because hundreds are at one stop as opposed to driving to hundreds of houses spread over a wider region. This cuts down on traffic congestion and lowers gas emissions. Only 50 per cent of apartment renters drive to work as opposed to 74 per cent of homeowners. Most apartment underground parking levels in the city have lots of empty spaces. Not owning TheRentersGuide.ca a car in Toronto has never been easier with Autoshare, Zipcar and Car2Go available at so many apartment buildings. New apartment buildings in the GTA feature TheRentersGuide.ca recycling “carousels” that allow residents to rotate 30G
the chute according to what material is being discarded. Glass, cans, paper and other recyclables all fall into different bins at the base. Older buildings now designate different days for recycling and regular garbage, more and more community garden plots are popping up in apartment buildings that have the space. Some apartments are experimenting with outdoor composters to divert even more from landfill. Apartment renters have considerably lower carbon footprints and a higher quality of life, according to FRPO’s report. Because they walk to work, and they live closer to their place of business, renters spend less time commuting and have more time for leisure. Renters also add to their leisure time by choosing a lifestyle that does not include shovelling snow, raking leaves, cleaning eaves or any other house maintenance. It’s all done for you! So relax! Your environmental conscious can be clear if you’re renting. You are much Greener than those who live in a house.

Colour-coding takes the guesswork
out of REPLACING SMOKE ALARMS
W
e all know how essential it is to install smoke alarms in our homes, and to replace them every 10 years whether they are battery powered or hardwired. But one lingering question remains: What type of alarm should be installed in which location? With answers to this, industry leader Kidde Canada gets rid of the guesswork with its new line of ‘worry-free’ alarms. Each one is colour-coded to suggest where best to install it, and has features that match. Targeted areas are hallways, near kitchens, in bedrooms, and in general living areas.
“Installing or replacing smoke alarms shouldn’t be confusing,” says Carol Heller, a home safety expert for the company. “We make it simple to find the right alarm for each room in your home by identifying the recommended TheRentersGuide.ca location right on the package.” Specific alarm features match its recommended use. For example, a talking alarm that speaks out a warning for fire is recommended for bedrooms. An alarm with a powerful TheRentersGuide.ca LED light is suggested for hallways. An alarm that has
both a smoke and CO sensor is suggested for general living areas – and one that is designed to significantly reduce false alarms is recommended for near the kitchen. As well, all new models have sealed lithium batteries that last 10 years from activation. That means no more batteries to replace until it’s time to replace the alarm itself. READ THE CANADIAN
Consumer Handbook to become a savvy consumer
With so many people trying to sell us things these days, it’s hard to separate fact from fiction.
One of the best ways to protect yourself is to consult objective, unbiased sources of information. The Canadian Consumer Handbook, for example, is a trusted resource for factual and impartial information. Here are some of the most popular topics in the handbook and what they deal with: Debt – Deals with the warning signs of debt, taking control of your finances, making a budget, negotiating with collection agencies, credit ratings and reports, the pros and cons of credit counsellors and your rights and responsibilities in filing for bankruptcy. Credit reporting – Describes what a credit rating is, how to order a copy of your personal credit report, how to protect yourself from companies promising to improve your credit rating, and how you can increase your credit score over time. Contracts – Deals with little-known facts about contracts. For example, did you know that in some provinces and territories there is an automatic cancellation or cooling off period for contracts on items such as credit, dating clubs, health clubs, funeral and cemetery services, time-shares, natural gas, electricity and door-to-door sales? Complaints – Offers practical tips on how to complain effectively and get the results you want after something goes wrong. It offers sample letters of complaints and suggestions for last resorts. Housing – Talks about landlord and tenant problems, mortgages and moving. Whether you plan to rent or buy, downsize or upsize, the ins and outs of housing can be confusing.

LESLIE STYLES, FOODIE & TRAVEL AFICIONADO, SHARES SOME DELICIOUS DISHES FOUND ON HER TRAVELS AROUND THE WORLD.
PUMPKIN CHEESECAKE with Praline Sauce
DIRECTIONS Set a rack over a baking sheet and line the rack with two layers of paper towels. Spread the pumpkin purée over the paper towels and let drain for two hours, until the purée is fairly dry. Preheat the oven to 450°F. Butter the bottom and side of a nine-inch springform pan. In a food processor, pulse the graham crackers until finely ground. Add the pecans and brown sugar and pulse again until finely ground. Add the melted butter and pulse just until incorporated. Press the crumbs onto the bottom of the prepared pan. Bake the crust for about six minutes, just until it is fragrant and lightly browned. Let the crust cool completely. In the bowl of a standing electric mixer fitted with the paddle, beat the cream cheese until it is very smooth. In a small bowl, whisk the sugar with the salt, cinnamon, nutmeg, cloves, and allspice. With the machine on, add the spiced sugar to the cream cheese and beat until creamy, scraping the bottom and side of the bowl repeatedly. Carefully add the drained pumpkin puree and beat until smooth. Add the eggs one at a time, beating well and scraping down the bowl between each addition. Beat in the heavy cream, lemon juice, and vanilla until the cheesecake mixture is smooth.
l
uscious and creamy, this decadent recipe for Pumpkin Cheesecake with Praline Sauce is a delicious combination of cream, sugar, eggs, pumpkin purée with an intoxicating blend of traditional pumpkin pie spices: ground cinnamon, cloves, nutmeg and allspice. Once it’s baked, the cheesecake is then topped with a sweet buttery pecan praline topping. The key to this dessert’s success is threefold: draining the pumpkin purée on paper towel at the beginning, so it’s as thick as possible; ensuring that the cream cheese, eggs and cream are at room temperature before starting; and finally, beating the cheesecake mixture thoroughly so that the final result is lighter than air. Rest assured, the extra effort pays off. This Pumpkin Cheesecake is very light, not heavy at all, and wonderfully delicious. I’ll wager that you’ll never make a Pumpkin Pie again. As a final flourish, a dollop of whipped cream or scoop of homemade Cinnamon Ice Cream, would be pretty hard to resist!
Pour the cheesecake mixture over the cooled crust and bake for 12 minutes. Lower the oven temperature to 225°F and bake the cheesecake for about three hours, until an instant-read thermometer inserted in the center registers 150°F; the centre will be very jiggly but not liquidy. Let the cheesecake cool on a rack, then cover with plastic wrap and refrigerate overnight. Run a hot knife around the cheesecake and loosen the springform ring. Carefully remove the ring and transfer the cake to a plate. Using a warm knife, cut the cake into wedges and serve with the Pecan Praline Topping and a scoop of Cinnamon Ice Cream.

renters’help
This is the week to give your bedroom a thorough going–over. No matter what its size, your bedroom should be a refuge – a beautiful, peaceful, private, clean space designed to suit your needs and taste. Aside from dressing and reading, relocate all other activities to another space, as they will interfere with your getting a good night’s sleep. However you set your space up, make sure you install roomdarkening window treatments – if there is ambient street lighting, you don’t want it to disturb you. Good reading light is essential in the bedroom, and attractive bedside lamps can impart a stylish touch. Wall-mounted fixtures are great for saving space and position the light comfortably for reading. Let’s start with your bed – how old is it? If it’s more than 10 years old or you’re waking up feeling achy, you definitely need to invest in a new one – it will make a tremendous difference in the quality of your sleep. Good bedding is a luxury that every home should have. Inspect your pillows, mattress pad, sheets and comforter. If any of them have seen better days or are hopelessly worn out, move them to your outbox and invest in fresh ones. Good quality bedding is very affordable, and the comfort you will TheRentersGuide.ca experience when you get into bed each night will be well worth it. You may want to acquire a darker colour for the winter and a lighter colour for the summer. If your bedding is still in good condition, TheRentersGuide.ca
34G
wash everything, including the mattress pad, duvet, blankets and pillows (you may need to take some of these items to a commercial laundromat that has an oversized or front loading machine). Give the bedroom a thorough cleaning: dust all the furniture, the baseboards and windowsills, the tops of the doors around moldings, closet shelves and any other surfaces. Vacuum the entire bedroom, moving the bed and furniture away from the walls so you can vacuum underneath and behind cupboards. Gillingham-Ryan suggests investing in an air filter. City air is dirty, and during the long winter months when we rarely open our windows, there is plenty of dust and stale air generated within our apartment. If the noise bothers you, turn it off while you sleep. De-clutter and organize your clothes, closets, and drawers: Remove all of your clothing from the cupboard, replacing only what you still want, still fits, and will wear. Last winter my closet pole fell down from bearing the weight of an ever-burgeoning wardrobe. Don’t be a clothing pack rat. If you haven’t worn it in more than a year, it’s probably ready for the outbox. If you need to buy an armoire or shoe cupboard to accommodate all of your clothing, do it. Likewise, remove everything from your drawers one by one, re-organizing and neatly folding your socks, underwear, tee
shirts and other items that you store in your drawers. If your bedroom has carpeting it should be cleaned once a year. You can call a commercial service or rent a portable machine and do it yourself. If you have an area rug, it will need to be sent out for cleaning, depending on size.
Accessorize with little luxuries: Pretend that you’re staying in a fine hotel each night – what little luxuries would make you happy? A bottle of water and a glass next to your bed; a small vase of flowers on your bedside table; a beautiful silver picture frame, an attractive alarm clock or the clock radio you’ve always wanted, a luxurious terry robe, a small beeswax or votive candle – each can add a touch of elegance and comfort. Take a deep breath and rejoice. Your apartment makeover is complete! Put on some great music, turn the lights down, plan a fabulous menu and invite some friends over to celebrate your updated and rejuvenated home!

quicktips
don’t let your stuff own you by Hellen Buttigieg
The closets are full. There isn’t an unused
surface. The junk drawer is overflowing. The piles have piles and the storage space is full too. You need it all, you just don’t have enough space to put it. Or do you need it all? Do you need to create more storage space or do you need to pare down your stuff? Take a closer look and decide what you’re holding onto, and why. Separate ‘need’ from ‘obligation’, ‘sentimentality’ and ‘just in case’. You may find you have the space to store what you need. You’ll just need to dig deep to find the strength to free yourself of the rest. After all, do you own all that stuff – or does it own you? Let go of ‘obligation clutter’ ‘Obligation clutter’ refers to the stuff we are holding on to because we feel a sense of duty. It can be gifts we’ve received, heirlooms we’ve inherited, or things we are saving for our kids. If you are holding on to any of these types of things, I’m giving you permission to let them go, and here’s why: You have no duty to keep gifts forever. The last thing the gift-giver would want is for their gift to be a burden. If a gift you gave were unused, wouldn’t you be happier if it were donated, so someone else could enjoy it? It can be emotionally taxing to part with inherited items, but there are more meaningful ways to honour a person’s memory than keeping all their things. Releasing a loved one’s belongings doesn’t betray the memory of the person. It’s a bit easier with time, so take the time you need. But please do not hold on to inherited items because of guilt. If you’re keeping things for your children, please consider asking them if they are even remotely interested in having them. Remember, they will have their own taste. Do you really want to burden them with things that don’t suit their style or their life? Offload off-site storage If you are paying a hefty monthly bill to store your belongings off-site in a rented storage container, it’s time to reconsider its value. Out of sight is usually out of mind. If you are not using the items, it may be beneficial to sell them or give them away. The money spent storing the stuff over a long period of time often exceeds the value of those items.
TheRentersGuide.ca
Liberate your linen closet Let go of all the sheets and towels that are torn, stained, or that you’re keeping ‘just in case’ (consider donating them to your local humane society). You really only need one extra set of sheets for each bed. Fold pillowcases and fitted sheets into their TheRentersGuide.ca matching flat sheets so that the set stays together neatly. 38G
Arrange sheets according to their room, and place the corresponding labels on the front of the shelves. If closet space is limited, keep an extra sheet set between the mattress and box spring of each bed. Don’t let excuses keep you stuck When editing your closet, you’ll make all kinds of excuses to keep things. I’ve compiled a list of the most popular excuses I’ve heard – and my response to them. Reconsider keeping clothes that no longer serve you. Top seven Excuses for holding on to clothing we don’t wear
1 It will come back in style. Yes, it will. But the fabric and cut will be slightly different and everyone will be able to tell you have been holding on to it since 1978! 2 It will fit once I lose weight. You may lose weight in different places and it may still not fit. It may go out of style by the time you lose the weight. Reward yourself by buying new clothes instead of wearing your old things. 3 I paid a lot of money for it. And it makes you feel guilty every time you look into your closet and see it hanging there, so let go of the reminder, and the shame. 4 I wore it on my first date, the day I got promoted, etc. Don’t let sentimental items take up valuable space in your closet. That’s like allowing the past to take up space and crowd out the present. Take a picture and let it go or keep it and store it elsewhere. 5 Someone bought it for me. They’ll never know, and even if they find out, they’ll understand. They would not be happy knowing their gift has become a burden to you. 6 It needs repairs. Put a deadline on it and let it go if you miss it. 7 I need it just in case. This is probably the top excuse I hear, and it is based on fear. Be brave – unless you can find a specific reason to hold on to something, find the courage to let it go.

moving
Packing up for a move:
BREAKING DOWN THE PROCESS BY DAN HOPKINS
M
oving homes or offices can feel like an overwhelming task, with packing up all your belongings being the first major challenge. With a few deep breaths and these packing tips, though, you can conquer the move without losing your mind.

moving
• Before Packing: You want to reserve your movers or moving company at least eight weeks prior to your move during busy periods to guarantee availability on moving day. Once you have your movers selected, you can start to pack up your belongings in anticipation of their arrival. Some moving companies will even pack for you, simplifying and streamlining the moving process.
• Start Packing: Once you have determined your moving date, start packing. Box up belongings that you don’t use often and store them somewhere out of the way. Attics and basements TheRentersGuide.ca are usually good places to start because they are not high-traffic
areas in the house. If you have kitchen supplies or dishware like fine china or blenders that go unused on a daily basis, carefully pack them away a few weeks before the move. Make sure to use packing paper or bubble wrap to protect fragile belongings, newsprint from newspapers can be messy to clean. Keep a record of what goes into which box so you can find what you need instantly when it comes time to unpack.
• Keep Packing: If you stand back and look at everything you need to pack you’ll be overwhelmed, just start. If you start early enough, you can break up the packing process into a more gradual and less
stressful experience. Save the items that you use daily to pack last and make sure to label each box. Avoid packing items from different rooms in the same box to prevent confusion when unpacking.

quicktips
Types of Tenants’ Insurance you can buy – and what they cover
L
andlords have relatively few legal obligations to compensate tenants for damage to – or loss of – their personal possessions. Tenants, on the other hand, are responsible for the harm they may cause to any part of the building in which they live or to others who live or visit there. | Coverages | Each insurance company packages tenants’ insurance policies differently, or calls the products by different names, but they all (should) include two kinds of coverage – Basic Liability coverage and Contents coverage. Basic Liability coverage protects you if you or your guests cause damage to the building – whether it be your unit or the whole building. If you don’t have TheRentersGuide.ca this protection and you are sued for the repair costs, you could be financially responsible for the whole bill. This coverage is comparable to the liability coverage in a typical homeowners’ policy. TheRentersGuide.ca
42G
Contents coverage replaces your belongings if they are lost or damaged. You may think you have little of value, but you would be very surprised how much it would cost you to replace everything – all at once. You should insure for an amount representing the new replacement cost of all your belongings. Coverage is on a named perils or an all risk basis. Named perils means your insurance covers only those perils, such as fire and theft, that are specifically named in the insurance policy. All risk means your insurance covers loss or damage resulting from numerous miscellaneous causes. For more information talk to your insurance representative about your tenants’ insurance needs. The Insurance Bureau of Canada offers information for consumers to help make them aware of their insurance needs and assist them in understanding the types of insurance available. They are the national industry association representing Canada’s private home, car and business insurers. Its member companies represent 90 per cent TheRentersGuide.ca of the property and casualty (P&C) insurance market in Canada. Decorating
your rental space Here are some tips for renters from rental guru Jodi Gilmour
TheRentersGuide.ca
❖
When decorating small spaces, you don’t necessarily have to go with pint-sized furniture. Just pare down the number of pieces.
❖
Make sure there’s balance and create interest by drawing the eye to varying levels throughout the space. Multi-purpose pieces go a long way.
❖
One of the quickest ways to change the look of a rental, aside from paint, is to change the lighting. Invest in new light fixtures and take them with you when you leave.
❖
When decorating on a budget, try to look at old items in a new way. A desk can become a buffet table, and who knows ,maybe an old door would make a great headboard!
❖
Never underestimate the power of a coat of paint! Paint a tree stump in a bold hue to create a cool side table or stool.
❖
Walk through a second-hand store with a mind to breathe new life into an old piece of furniture; try using two tones of your favourite colour.
❖
To create a gallery wall you have to start with a commitment; your frames should either match, but vary in size or they can be mismatched but uniform in size. Oh, and make a choice; black and white or colour for the entire collection.
❖
Collections are a starting point for your accent pieces and carry themes on in other ways. If you collect bird figurines, find a ‘birdie’ pillow to complete the look.
❖
We improved a kitchen for a budding chef by capping inexpensive bookshelves with a slab of granite we found in the sale section at one of our suppliers. Instant island! Widely recognized for her professionalism, resources, and winning charm, Jodi helped many into new rentals when she hosted HGTV’s hit series For Rent. She was also a featured contributor on Marriage Under Construction. TheRentersGuide.ca Her experience managing one of Canada’s largest and most successful RE/MAX franchises sets her apart from the competition. Jodi’s says she’s committed to improving their quality of life.
