f renting an apartment over owning a home makes lots of financial sense for people in many different life situations. Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease — before you break it.

oving day is a tough one, and I’m constantly seeing people make it harder on themselves than necessary. Why make bad turn to worse? You’ve known for months that you would be moving – this isn’t something to procrastinate about. Make a plan, stick to a schedule and save yourself the grief. Here’s the key: From the time you decide to move right up until moving day, don’t stop packing. When you leave the packing until the last minute, three things happen. 1) You get stressed out and exhaust yourself. 2) You pack poorly, moving things that probably should have been discarded, or at the very least, cleaned up, because you don’t have time to think about it. 3) You get in the movers’ way. If you keep them waiting or inconvenience them, make them move extra boxes full of junk or don’t have everything ready so that they can pack the moving truck efficiently, your move will end up taking longer and, as a result, cost more. How do you justify an increased cost just so you can procrastinate? I’m a reformed procrastinator, I speak from experience. Pack early, pack often and don’t make a tough day even tougher to get through. You’ll thank yourself when you unpack. If you want to make the move, we’re here to help. DIRECTIONS Preheat oven to 335°F. Grease a round 9-inch spring form pan by lining the bottom with parchment paper and greasing the bottom and sides with softened butter, then set aside. To make the streusel, mix the sugars, cinnamon and salt into a bowl of melted butter until smooth. Then add the almond and all purpose flour, and mix with a spatula or wooden spoon. Set aside. To prepare the cake, whisk together the sour cream, two eggs, one egg yolk, almond extract and vanilla in a standing mixer fitted with a paddle attachment. In another bowl, mix together the flour, sugar, baking soda, baking powder and salt and stir until combined. Add it to the sour cream mixture along with the softened butter and mix until it becomes a batter. Scoop out about 1 1/2 cups of the batter and set aside, and spread the remaining batter into the bottom of the cake pan.

Chopped and whisked with a silky batter of eggs, ground almonds, all-purpose flour and Greek yogurt, these delectable summer fruits were topped with a sweet buttery streusel of brown sugar, cinnamon and melted butter, to create a moist and delectable Plum & Blueberry Coffeecake – the perfect sweet conclusion to a great weekend.

INGREDIENTS Serves 8-10 › For the streusel: › 1/3 cup brown sugar › 1/3 cup sugar › 1 tsp ground cinnamon › 1/8 tsp salt ›TheRentersGuide.ca 1/2 cup (1 stick) butter, melted › 1 cups flour › 1/4 cup almond flour (ground almonds) › 2/3 cup sour cream or Greek yogurt › 2 large eggs › 1 large egg yolk TheRentersGuide.ca › 2 tsp vanilla extract

Toss sliced plum wedges with cornstarch. Spread plums over batter in pan. Scatter blueberries over top. Spoon remaining batter over fruit, spreading it evenly to edges of the cake pan. Then, using your fingers, crumble streusel mixture evenly over the cake, and bake for 60 to 70 minutes. Cover with foil and continue to bake if streusel begins to get too brown on top. Cool the cake completely in the tin before turning out onto a cake plate. To garnish, dust with icing sugar and serve with whipped cream and fresh fruit, but it’s delicious all on its own!

hether you are a first-time renter or a long-time tenant, there are many important decisions to make when evaluating potential rental accommodations. To help make these decisions easier, Canada Mortgage and Housing Corporation (CMHC) offers a number of resources, including worksheets and helpful hints, to help you make responsible and informed rental decisions. Starting with tips for getting started and identifying rental needs, to evaluating rental options and meeting a landlord, to signing rental agreements and paying rental deposits, CMHC’s resources support renters throughout all stages of the rental process. CMHC also offers resources designed specifically for recent immigrants to Canada in eight different languages. Renting in Canada: What Newcomers Need to Know includes a variety of relevant and appropriate tools, products and resources to make finding safe and affordable housing easier. Taking the time to plan and determine what you need and how much you can afford will make the overall rental experience less stressful and the outcome more satisfying. Think protection when renting

A

t the Federation of Rental-housing Providers of Ontario (FRPO), we find that people often do not understand the importance of purchasing tenant insurance when they move into an apartment. According to Statistics Canada, fewer than half of all tenants have this type of protection – and protection, it is. As a renter, you are responsible for what happens in your unit. Household insurance should include a liability clause that will cover you should someone get injured in your apartment and sue. You may also be unaware that if you cause damage to other units in the building through your own carelessness, like water damage, for example, you could be liable for the repairs. Renters who have not done their “homework” sometimes assume that the landlord’s insurance will cover them, when in fact, it does not. The property insurance which landlords purchase covers the building and their own personal liability. This means that your personal belongings are not protected unless you purchase tenant insurance that covers your stuff. Let’s say the apartment building burns down. The landlord’s insurance would cover repairs to the structure, but you would have to purchase replacements for all of your personal furniture and other possessions. If that sounds like it’s not a big deal – think again. People are usually astounded at the value of what they own. The best way to appreciate this fact is to take one room and list the items in it. Then write down what it would cost to replace each one and add it up. Clothing, shoes and coats can cost thousands.

And, most people today own computers, entertainment equipment and other items that would be difficult to afford all at once if they were ruined by fire or water. Discuss the policy possibilities with your insurance agent. You can purchase a policy that covers what your possessions are worth in their used state, or you can buy a policy that covers replacement costs. TheRentersGuide.ca

Another reason to consider insuring your contents is that sometimes your items are covered outside of your apartment. If your laptop is stolen on a trip, as it is part of your property, it may be covered under your policy. It’s always worth checking with your agent or broker. Additionally, if you are a student renting housing while in university, have your parents check as to whether you might be covered under their home insurance policy. If you choose an apartment building that has successfully completed the Certified Rental Building Program (CRBP), be sure to ask the building manager or property manager for advice about insurance. The CRBP was created by FRPO to help ensure a high quality of life for tenants in certified buildings. The perfect apartment is out there By Jane Herman

here’s an apartment out there that’s perfect for you – but how do you find it? Knowing what you’re looking for can definitely simplify the process.

Start by getting a small notebook (or electronic tablet, if that’s your style) in which to write down addresses, phone numbers, listings and websites. A pocket folder can be useful for keeping important papers, such as tear sheets of ads and applications in one place. 1. Establish a budget Before embarking on your search, establish a price range you can realistically afford. Financial experts generally recommend that your rent be no more than 25 to 30 per cent of your gross monthly income. Don’t forget that you will have to put down a first-andlast-month’s rent deposit with your application. 2. Location Define the area in which you want to live. At the outset, you may have more than one neighbourhood in mind, which is fine. As you progress through your search, various criteria will help you narrow down your options. Do you need to be close to public transportation or major highways? Do you like the ambience or character of a particular neighbourhood? Do you want to be in the district of a particular school? What you can get in your price range will also have an impact on your decision. 3. Clarify your vision Would you prefer to live in a highrise building – one that is six or more storeys, is likely situated on a main street, has one or more elevators, underground parking, on-premises laundry facility TheRentersGuide.ca and superintendent, and sometimes, onpremises recreation facilities and/or other amenities? Use the Internet to compare the location, features, prices and availability of different listings before you go to see the apartment in person. Walking around your neighbourhood of choice can often yield additional options, since not every apartment for rent is advertised in print or even on the Internet; many buildings and private accommodations just post “vacancy” signs in front of the building. You may discover a beautiful old gem of a building tucked away near a park or ravine. Sometimes, if you have your heart set on a particular building, and there is a no “vacancy” sign outside, it may be worth trying to contact the superintendent as you could leave your name on a waiting list, or they may have an apartment coming up for rent just at the time you want to move in. Finding the perfect apartment takes time and patience, but if you do your homework carefully you’ll surely succeed!

Most burglars enter via the front, back, or garage doors. Burglars know to look inside your car for keys and other valuables so keep it locked, even inside the garage. Use high quality Grade-1 or Grade-2 locks on exterior doors to resist twisting, prying, and lock-picking attempts. And keep your door locked. ore than 4 million people moved residences in Canada last year, many of whom did the packing themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks.

Here a re a few tips to help you avoid finding damaged items at your destination: 1. Consider purchasing boxes from your mover. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight. Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings. 2. Be realistic about the number of boxes you need. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement.Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day. 3. Start packing early and be completely packed when the movers arrive. Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes and we get in each others’ way. This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure.

TheRentersGuide.ca Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic

wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up precious time and, therefore, money! 4. Think ahead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door. Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds off the time for each box. This week we’re focusing on improving your lighting; de-cluttering and refreshing your bathroom; consider a one-day media fast; and planning for the week ahead. liGht FloW Good lighting creates both a mood as well as a flow throughout your space. Ideally each room should have different sources of light – some natural light, some on the ceiling, some reading and task lights, and some that can be purely decorative such as candles or floor and table lamps. Gillingham-Ryan strongly recommends placing a table lamp in the hall to ensure proper illumination of your “Landing Strip,” and that you stop to sort your mail every day. Deep Clean Your Bathroom The bathroom is a heavily used room and will need more cleaning and attention than any other (with perhaps, the exception of the kitchen). As the place where you do your daily grooming, it should be well-equipped, well-organized, and meticulously clean. Bathroom cupboards are an easy place for clutter to develop. Begin by removing everything from the lower cupboard, cleaning thoroughly. Here’s where you’ll store extra toilet paper, facial tissue, soap, mouthwash, shampoo, along with personal items like a travel cosmetic case or hair dryer. If you’ve accumulated too many travel sizes of body wash and shampoo and can’t use them in your workout bag, you can donate them to a women’s shelter or community Out of the Cold. Likewise, clean out the upper cupboard, discarding anything you haven’t used in more than 12 months. If you have any old prescriptions, don’t put them out with the regular garbage, set them aside for a Community Environment Day. Organize and arrange everything as efficiently and attractively as you can. Consider splurging on a nice tissue holder, soap/lotion dispenser, glass or acrylic jars for cotton pads and swabs, wastebasket, and shelving if you need it. Upgrade your razor and shaving supplies and buy the best quality towels you can afford. Is your shower curtain in need of new hooks or replacing? Shower curtains can be washed in the washing machine in cold water, gentle cycle with a little mild soap and bleach. A shower caddy is a great investment that will keep all those plastic shampoo bottles in order. Splurge on a luxurious bar of soap or bottle of body wash – it will make you feel better every morning. Thoroughly clean the countertops, bathtub, shower tiles, floor and doors, toilet, and the bathroom floor (especially that yucky space around the base of the toilet that is often completely ignored). Choose environmentally friendly products for a fresher smell and healthier environment.

Consider a One-Day Media Fast A one-day respite from the daily barrage of emails, the television, internet, and our cell phones can do wonders to relieve tension and liberate you to fill your time in more creative and productive (or simply relaxing) ways. If you own a car, I also encourage you to make part of the weekend “car-free.” When the television is not on, you can read, listen to or play music, engage in stimulating conversation, and just “be” in the moment in your space. At first this might seem uncomfortable, but as you gradually get used to it, you might find it liberating and discover new and more fulfilling ways to spend your time.

Plan for the Week Ahead on Sunday Improving the way you organize your time goes hand in hand with better organizing your space. Set aside a little time on Sunday to put some thought into what your week will entail, in terms of personal and professional goals, work and other projects, appointments and errands. Do you have a place where you can do this comfortably within your apartment, instead of on the subway on the way to work?
