f you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease agreement? By knowing the terms of the rental contract ahead of time, you will be well informed and able to determine if the location is the right for you. Once you choose your location, a landlord should give you adequate written notice when rent or landlord services have been adjusted and you should be able to discuss any clarifications or adjustments before a new lease is signed. Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. enting is one of those situations with a lot of grey area – is it your home or someone else’s property? Do you have the right to do whatever you want because you pay for the privilege of occupying a space, or are there other considerations to factor in that may require compromising your desires? It’s a bit of both. Truthfully, it’s a lot of give and take, and a lot of compromise. Rental apartments involve two parties, both with vested interest in the property. The renter is paying to enjoy living in the apartment, and the landlord is interested in keeping the property in top shape as it’s quite a sizable financial investment. Of course the landlord would like to maximize on investment while the tenant would ideally like to feel they’re getting good value, including comfort and lifestyle, for their top rental dollar. Over time the Residential Tenancies Act evolved to moderate the two interests. While there are very few black-and-white laws, there are a lot of rules that account for the overwhelming majority of situations, enabling both landlord and tenant to have the same expectations. It protects both parties while being fair as to the obligations and expectations of each as well. If you’ve ever got questions about the Residential Tenancies Act you can always contact your provincial office for clarification. All renters and landlords should be familiar with the Act. Going... Going... Gone! It’s the familiar cry at every auction, the moment of truth when battling bidders find out who had the money and the muster to go all the way, and you’ll hear it all night long on Lost and Sold, the new run-away hit reality show on Slice. Lost and Sold is filmed live at an actual auction house with actual items (403 Auction: principalliquidators.com), and with a cast of real life characters that make for good TV. The personalities are distinct and each has their own specialty area of buying interest – though they all share the same motivation: making money. Finding the group was a lucky strike, these aren’t actors, they’re not shills and they’re not quiet. They’re a group with chemistry that love the thrill of the hunt, the battle of the bucks and the bang of the auctioneers gavel.

that he’s got the nerve to go all the way. Call his bluff, he’s not bluffing. Don’t get in his way because he gets what he wants. He’s a lost luggage guy, and often finds good scores in the wayward baggage because he trusts his system of analyzing the bag’s owner and what the bag’s travels may have been. The system seems to be paying off.

Jamie and Jen (The Brass), own the auction house and they run the show. The pair were auction junkies who started up their own auction business and are known for having the corner on the market for misguided freight in Canada.

Lou (Pistola) is described as a loose cannon by some – actually by several of his cast mates. He’s always out to make the next deal, on the phone, on the move, flying by the seat of his intuition. His intuition has brought him plenty of success, and his background as a pawn shop owner gives him insight into a lot of what sells. This loose cannon is calculated – he usually has a buyer in mind for his big buys, even before the gavel comes down.

Robbie and Kathleen (Mr. and Mrs. Hollywood) are a couple of cool cats who have the amazing ability to divine treasure from trash, even when they don’t know what they’re buying. They once paid $10 for a ‘thing’ that nobody wanted – nobody knew what it was. It turned out to be a telecom board. They sold it for $7,000 and financed a luxury family trip to Disney. “Gotta love it!” says Robbie.

In between auctions, the show follows cast members as they have items appraised and flip a deal. While these buying-and-selling reality shows are very popular right now, this one is fun because of the chemistry of this group. From humourous to boisterous, interesting to intimidating, money talks and bidders heckle every Tuesday night at the auction house.

John (The Killer) has his own drum beat and the beat is loud, humourous and rock’n’roll. He will buy and flip anything and knows what is easy to sell. While he TheRentersGuide.ca doesn’t want to divulge his best score of the year, he says he hit a jackpot on one of his wildcard buys that allowed him to purchase a new car – a nice one at that! The merchandise for sale has been lost or misdirected, and while every attempt has been made to reconnect items with their original owners, “there are a million reasons, and for whatever reason

it doesn’t get claimed and ends up here,” says Jamie. “Doing homework is the key,” says Robbie. While the big score from a wildcard find happens often enough to keep business bustling, making a career out of this requires the bidder to know the value of what they’re buying and make sure there is a profit to be made. Some bids are gambles, others are calculated purchases. So while there might be a shipment of coffee makers, a painting or some ‘adult’ merchandise that makes its way into the auction, one of the big draws is the lost and unclaimed luggage. Everyone has their own method for foretelling the contents, but, explains John, the reality is, seven out of 10 bags contain someone’s dirty laundry. It’s those other three... the elusive three that may contain someone’s jewellery, expensive camera, electronics, signed baseball card collection – even cash – that keep keen interest. The bags are sealed shut. Auction house rules allow you to pick up the bag, feel it out and come to your own conclusions – you just can’t open it. And then there are the personal shoppers “looking for a night out or small dealers looking to supplement their income.” Items can often be picked up quite cheaply. Kathleen jokes that she and her husband have a saying, “Robbie doesn’t pay retail.” While you can’t predict what you’ll find, if you go out to local auctions and do your homework, there’s no reason you can’t furnish your home and find some amazing décor pieces for a small percentage of what you’d pay retail. Kathleen and Robbie purchased a lovely hand-blown glass sculpture for $150. It’s actual market value is $8,000. They’re enjoying it for now, but look at that as an investment that just keeps going up, and they can cash it in any time they want. That’s a pretty deep discount. Auctions can be intimidating and auctioneers go a mile a minute, but don’t worry if you sneeze, it won’t be counted as a bid. Lost and Sold offers these tips: Buying like a dealer at auction 1. Do your homework: Visit the auction house online prior to the auction and attend the preview (usually a couple of hours before the sale). Search brand names online and research their resale value on sale sites like EBay. Remember, a dealer is always looking to turn a profit If the resale value is low then leave the item on the table. 2. Have plenty of funds available: Holding the high bid at a sale when you can’t back it up with cash is a big ‘no-no’. You also don’t want to lose out on something with big potential profit because you’re on a

budget. You’ve got to spend money to make money. 3. Remain calm: If you get caught up in the thrill of the competition, you might find yourself paying more than retail. Keep a level head and know your ceiling. Remember you are looking to make a profit. …And whatever you do, don’t keep your card in the air no matter how badly you want to win! You’ll look like a rookie and pay large. 4. Watch and learn: Dealers make a living buying and selling. If you are a rookie, observe a pro – spot the regulars then watch and learn. Notice their technique, they are discreet – they bid with a wink or a subtle nod. They want to buy low without competition. Good dealers earn more in a night than the average person earns in a week and they’d like to keep it that way. 5. Keep your eyes open: Believe it or not some of the most valuable items are overlooked by most bidders. There is always treasure amongst the trash. At auctions bidders buy as-is and where-is. An item that is dirty or used should not be disregarded! Many times the beat up items have value! 6. The real deal: Get to know high end brands versus the fakes. Auctions houses are notorious venues for knock-offs. A real Gucci bag will net more than most people earn in a week but a fake can leave a bidder bankrupt. 7. Buy low, sell high: That’s the object of dealing, so know your market, what sells and what doesn’t. The last thing you want is impossible to sell product on your hands.

8. Be ready to strike like a snake: Auctions can be fast and furious. The pros mean business and they are focused and sharp. You’ll lose out if you get caught up chatting. Auctions are social but good dealers know to keep their eyes on the prize. 9. Win, lose or draw: Every auction is a different story – sometimes you win, sometimes you lose, sometimes you break even. Dealers are risk takers, gamblers. Up one week, down the next. But over time the goods ones come out on top. To be the real deal you’ve got to love what you do and be willing to weather the storms. Buying luggage at auction like a pro 1. Get your hands dirty: Feel the bag and check the weight but remember dirty laundry and books can be heavy. 2. Back to $chool - A great time to teach kids about money and investing As children across the country prepare to start a new school year, BMO InvestorLine suggests that it is an opportune time for parents to start teaching their kids about the basics of investing and saving for the future.

BMO InvestorLine offers tips for parents on how to teach their children about saving and investing at any age.

Decide together how frequently they will check the stock prices (once a day, once a week) and then show them how to keep a log of the price changes to see how well their selections have performed.

The Early Years: The Value of Saving (suggested ages: 5 to 9) As soon as children start to collect a few coins and understand the value of money, open a savings account for them. Explain to them why saving/ investing money is important in life. Introduce them to the concept of having a bank account and how money in a bank account earns interest. irst-time brides and grooms are older than ever before, according to recent census figures. The median age for men marrying for the first time is now 28 and it’s 26 for women – that’s 30 per cent older than in 1960. Because today’s first marriages are occurring later in life – not to mention second or third marriages – more often the modern dilemma is whose couch stays and tallying how many flat-screen TVs the couple has between them.

When couples married 40 years ago, they were barely into their 20s and often still living at home. The traditional wedding shower carried great value as it supplied newlyweds with all the necessities married life required, including dishes, cookware and bedding.

» Think about donating to those in need. If a garage sale isn’t of interest, consider donating to local churches or synagogues, homeless shelters or the Salvation Army. 12 THINGS TO PACK LAST It’s time to pack up for your big move! Here’s a helpful list of 12 items to pack last and keep handy

SHOCKING NEWS about child safety in the home

I

n spite of regulations governing new home construction, children are still at serious risk of electrical injuries or death in many homes across the country. A survey commissioned by the Electrical Safety Foundation International – Canada (ESFI-Canada) found that 20 per cent, or one in five Canadians, have experienced an incident where a child inserted or tried to insert an object into an electrical receptacle or outlet. More than 2,400 children across North America required hospital treatment last year for injuries suffered when they inserted a foreign object into an electrical outlet. The survey of more than 1,400 Canadians found that this event ranked as the greatest concern among a set of potential household safety risks for children. Findings show that 64 per cent of Canadians said they would be very or extremely concerned by the risk of a child living in or visiting their home inserting an object into an outlet. The other concerns (in order of ranking) were: gaining access to cleaning products or chemicals; falling down stairs or off high furniture; drowning in a pool or bathtub; and or burns from cooking. “While regulations require all new homes to have tamper resistant receptacles installed, the same safety requirement doesn’t exist for older homes,” says Peter Marcucci, the board chair of ESFI – Canada. “I’m especially troubled by the many ‘childproof your home’ checklists that fail to list this essential element.”

BAKED SPINACH AND RICOTTA MALFATTI DIRECTIONS

Thaw the frozen spinach, then drain and squeeze well with your hands, as extra water will make it difficult for the dumplings to hold their shape. In a medium bowl, combine the spinach, ricotta cheese, eggs, half the Parmesan cheese and a grating of nutmeg. Season with salt and pepper, and stir with a wooden spoon until well mixed. Set aside. Preheat the oven to 350°F. While the oven is preheating, prepare the Béchamel sauce by first heating the milk in a saucepan. In a separate saucepan, melt the butter, then add the flour, stirring with a wooden spoon and cooking the roux until it becomes lightly golden, about five to six minutes. Add a ladleful of the warm milk at a time, stirring constantly so it does not form lumps. Continue adding the milk until it has all been incorporated. Season with salt and pepper and a generous grating of nutmeg. Continue cooking and stirring on low heat for another 10 minutes. It will thicken and become very smooth. Remove from the heat and cover.

Made with smooth ricotta, spinach, eggs, Parmesan cheese and nutmeg, they contain little flour, except for the flour used to roll them in. Topped with a luscious Béchamel sauce that is poured over the Malfatti with a dollop of fresh tomato sauce, a sprinkling of parmesan cheese and some fresh basil, they then bake in the oven for about 45 minutes, until they’re bubbling, golden and delicious. If you’re craving pasta but want something low in carbs, these are easy to make and mouth-wateringly good.

INGREDIENTS Makes about 30 dumplings › 2 300g packages chopped frozen spinach, thawed

› 1 300g tub fresh ricotta cheese

› 7 tbsp unsalted butter

› 3 eggs, lightly beaten

Cover the dumplings with the remaining Béchamel, dot the surface with tomato sauce and sprinkle with the remaining Parmesan cheese. Bake until the top is lightly golden, about 40 to 50 minutes. Serve piping hot with a good sprinkling of fresh basil on each serving.

The front hallway Think of your entrance hall as a “landing strip” or filter for the outside world. This is where you can put things like your mail, keys, coats, hats, boots/shoes, etc., when you enter and go out of the apartment. As with your kitchen, begin by thoroughly decluttering and organizing this area. Remove everything from your hall closets, wipe down and vacuum all shelves and surfaces, putting back only what is necessary. If you have the space, a small bench with coat hooks and lower storage can be one of the best investments you can make. It will give you a place to hang your coat, store an umbrella along with baskets of hats, gloves and scarves, and quickly get dressed to go out every day. Designate an area in your apartment where you can easily sort and manage your mail, preferably near a recycling bin. I have two trays on my desk, one for personal mail and one for work, along with a series of files in a lower drawer. Open the mail, immediately toss all flyers and junk mail, discard the envelopes and sort into folders marked “personal/ social,”” financial,” “kids-school” or whatever you need. Only keep those magazines and catalogs that you use for work or reference or actually look at, either in a magazine rack, by your bed or on your coffee table.

Make repairs Get started with decorating by identifying any major repairs or modifications to your apartment that need to be done such as: installing closet shelving, painting, repairing appliances, floors, installing lighting fixtures, ordering window treatments. Follow up with your landlord or management office, and book any tradespeople, if necessary.

Make a colour scheme Colours affect us psychologically and most apartments are painted in a neutral colour. If you are just moving in and your landlord is planning to paint, you may be able to request specific colours. Reds, oranges, yellows, and beige/creamy colours are warm and stimulating and good in living rooms, dining rooms and kitchens. Blues, greens and greys are cool colours, and work well in bedrooms and offices. Neutral colours like black, white, and beige can look exciting and sophisticated when paired with stronger colours. Gillingham-Ryan suggests using 80 per cent neutral colours and 20 per cent strong colours.

The living room

Look around your living room, and make note of what does and doesn’t work. Either work with the colour of the room as-is, or choose a colour and arrange to have the room painted or do it yourself, if you feel competent. Review

what’s in your style tray, or collection of decorating books and magazines, and determine what furniture you need to purchase. If starting from scratch, I think it’s easiest to choose a rug as a focal point for the room, but if you have a strong preference for a major piece of furniture (like a leather couch), determine your priorities. The wall over the sofa is an important space so be sure to budget for something that will add character to this room. Buy wisely. Search carefully before you purchase and invest in the best quality you can afford, even if it means acquiring less or furnishing your apartment gradually. Don’t move on to the next step until you’ve completed this one. One of the goals of Apartment Therapy is to plan a housewarming party at the conclusion of the makeover. ne of the most basic things a consumer should expect when renting an apartment is that the building provides a relatively safe place to call home. That includes the landlord and/or property manager ensuring adherence to provincial fire and building codes. Those whose buildings earn certification through the Certified Rental Building Program (CRBP) pledge to uphold the Standards of Practice outlined by the program, and building safety is an important part of that commitment. The Federation of Rental-Housing Providers of Ontario (FRPO) launched the CRBP as part of its mandate to advocate for quality rental housing. There are more than 36 different standards of practice that a building and property manager must clearly be able to demonstrate before they can be entered into the program. Examples that can affect fire safety include rigorous adherence to regular building cleaning schedules, effective communications with tenants when building repairs are necessary, properly maintained elevators, wellmaintained heating and cooling equipment, annual suite inspections and an ongoing education program for staff. TheRentersGuide.ca Ontario residents are protected by the Fire Protection and Prevention Act, 1997 (FPPA), which was proclaimed provincial law on October 29, 1997. TheRentersGuide.ca 46G

The Ontario Fire Code is a regulation under the FPPA. Among the many elements addressed in the Code are access to and number of building exits and fire escapes, the safe installation of mechanical, electrical and plumbing infrastructure, elevators, stairwell, fire and smoke alarms, and the like. Renters who choose a CRBP building have the peace of mind in knowing that J.D. Power and Associates serves as the auditor for the program. The use of this independent thirdparty auditor introduces a level of credibility that rental-housing consumers can rely on. Again, all buildings entered into the program that are subsequently granted “Certified Rental Building” status have successfully demonstrated compliance and adherence with the Standards of Practice. Remember, too, that fire safety is also the responsibility of individual renters. No program or organization can monitor what goes on inside every apartment, and building owners and property managers should be able to count on their tenants’ vigilance when it comes to

avoiding fire mishaps. For example, leaving burning candles unattended is one of the most common causes of house and apartment fires. Smoking carelessly and forgetting about food cooking on the stove are others. Taking care goes beyond tenants protecting themselves, to keeping the building safer for all the residents within, and helping to protect the investment of the building owners – the people who provide a home for the renters. And if you are not aware of the fire safety features in your building, ask your property owner/manager.
