Let’s live GREEN TOGETHER B Y TE D WHI T EHEAD
AT THE FEDERATION OF RENTAL-HOUSING PROVIDERS OF ONTARIO, we continually look for ways to enhance the quality of life for tenants across the province. In 2008, we developed and implemented the Certified Rental Building Program (CRBP) to provide a “quality assurance” benefit that rental-housing consumers can count on when shopping for their rental apartment home. Apartment buildings and complexes accepted into the program must comply with more than 50 Standards of Practice and are audited regularly by J.D. Power & Associates to track compliance. Once an apartment building has been granted official “certification,” it is considered a well-run, well-managed property where the property manager and their staff care about providing good quality of service to their residents. To date, more than 260,000 rental residents reside in over 950 “certified” apartment buildings across the province. In 2014, we took the CRBP to a new level by introducing 10 new Environmental Operating Standards as part of our exciting new Living Green Together groundbreaking initiative. Basically, the 10 new Environmental Operating Standards are in line with current Canadian trends toward sustainability. For example, in National Geographic and GlobeScan’s 2014 Greendex scores report, although Canadians rank below the average on several scales, we are among the most frequent recyclers and likely to take reusable bags when shopping; we are among the most likely to have an energy-saving dishwasher and TV in our homes; and we are more likely to wash laundry in cold water to save energy. The “Cone Communications / Echo Global CSR Study (2013)” reported that corporate social responsibility toward environmental issues is now expected of companies to provide credibility. In the “Energy Efficiency & Canadians – National Opinion Research for CEEA (April 2013)” survey, 75 per cent of Canadians believe that conserving energy is very important. These are just a few of the reports and surveys that show how critical it is to keep respect for the environment at the forefront of our attention, and why Living GREEN Together™ is a timely initiative. The CRBP’s new Environmental Operating Standards require participating property managers to have an Environmental Policy outlining its commitments and practices; an Environmentally Preferable Purchasing Policy documenting the purchase and use of products/services that minimize negative environmental impact and human health impacts; Environmental Performance Monitoring that enables the efficient identification of areas where action should be taken to reduce consumption and ypnexthome.ca improve performance; Electrical Product Standards; Natural Gas Consumption Practices; Water Product Standards; Waste Reduction, Reuse and Recycling Standards; Indoor Air Quality Standards; Employee Engagement and Education to create a culture of cooperation and positivity; and Resident Engagement through active interaction with tenants. ypnexthome.ca
14
Examples of how these criteria are being met by participating property managers are the installation of energy-efficient electrical fixtures, lamps/light bulbs; the use of water-efficient plumbing fixtures; the implementation of proactive measures to reduce the occurrence of leaking toilets and dripping taps; the promotion of effective waste management and recycling practices; and the use of Energy-Star-qualified or energy-efficient appliances and laundry machines. Just as Ontario’s rental housing industry has a major impact on the province’s economy (over $18.3 billion annually), CRBP rental building management and their staff and residents can have a massive impact on protecting our environment through progressive thinking and proactive practices. Let’s face it: we’re all in this together, and we all benefit from greener apartment communities. It’s up to us all to do what we can to lessen our carbon footprint. The CRBP’s Environmental Operating Standards represent a key step forward in corporate environmental responsibility for the rental housing industry. At FRPO, we are proud of our Living Green Together initiative – the first industry-developed environmental operating standards for multi-residential apartment buildings. Visit www.frpo.org and www.crbprogram.org.

Technology takes the guesswork out of moving estimates BY CHUCK RESNICK
ONE OF THE THINGS PEOPLE FIND FRUSTRATING about moving is not having an accurate estimate for the cost of the move. Too often, a mover will go to a home, and after walking through the rooms and asking a few questions, will write out an estimate for the move for the customer.“A thousand bucks,”they’ll say. How does the mover know it will only be a thousand dollars? They will answer that they have done enough moves they just “know” that “a thousand bucks” will cover the move. The problems come when the job is larger than the mover thought it would be and they don’t schedule enough staff or trucks for the move; or they forgot to note that some furniture needs to be taken to another location, adding time and extra kilometres to the job. Suddenly, the cost of the move goes up, well past that original “thousand bucks,” as does the anxiety and stress level of the customer who is looking for a smooth relocation to a new home. The Canadian Association of Movers (CAM mover.net) recommends that anyone thinking of moving needs to insist on being provided with an accurate estimate, one that is not just a best guess. They recommend that any estimate should clearly show how the moving costs are calculated, including the number of boxes to be moved, weight and distance and cost per hour, as well as how extra charges will be calculated if items are added at the time of the move (more than was originally agreed upon), and the cost of any additional stops that need to be made along the way. With today’s technology there is a better way to give people a more accurate estimate ypnexthome.ca for the cost of their move and for movers to schedule the right number of people and trucks needed on the day of the move. This would take the guesswork out of moving estimates and dramatically reduce the stress ypnexthome.ca involved in moving to a new home. 20
Why not ask if your mover is using today’s convenient tablet cloud-based technologies utilizing touch-screen-enabled laptops that connect to the Internet to create an accurate estimate for the cost of the move? Such technologies will allow a mover to go through a home and accurately check off all the items in every room that needs to be move, such as tables, chairs, dressers, beds and other furniture, as well as how many boxes the family will need moved. As the mover does so, the system automatically calculates the weight and volume of the items and schedules the right number of trucks needed for the move, as well as the right number of movers to get the job done. There is no guesswork and every cost is clearly outlined to the customer. At Two Men and a Truck - Canada, we have long been using cloud based Internet technologies taking the guesswork out of moving estimates for our customers. Our movers use Internet-ready tablets and laptops to make accurate estimates for customers and print the estimate right at the customer’s home or business for easy review. Our system calculates how many movers are needed for the job, travel time, weight, volume in cubic feet to secure the right number or trucks and have them ready on the day of the move. There are no unexpected surprises and the stress of a move is greatly reduced. Moving is stressful enough. So, why not use a mover who leverages today’s technology to melt some of that stress away? Chuck Resnick is vice president Marketing and Operations for Two Men And a Truck - Canada, a division of Heron Capital Corporation. Visit www.twomen.ca

RENTAL SCAMS How do they work? BY ELISA K ROV BLIT
RENTAL SCAMS ARE AN ONGOING PROBLEM. Many rely on victimizing people at a disadvantage - new Canadians not familiar with rental rules and laws, first-time renters and generally those people who are trusting and/or unfamiliar with how scams are perpetrated. But rental scams are becoming more sophisticated, don’t think it can’t happen to you. How are rental scams perpetrated? Knowing the different types of rental scams – and the warning signs – can help you steer clear of falling victim. 1. YOU CAN’T SEE THE APARTMENT: This one is easy to spot, but it can be hard to manage if you are trying to secure an apartment in a location you are not yet in, but will be moving to shortly. It seems like a hassle to move to a new city and spend one to two months in temporary accommodations while trying to find an apartment, but demanding money for a place, sight unseen, is a very common scam. How do you know the apartment you viewed online is real - or even available? Are those actual pictures or are they pictures the scammer took of another apartment or stock photography? If out of town, find someone in town to visit for you. You can do a search of the address to see if there are any listings on it. You might even try a reverse phone look-up on a directory website. Just type in the address and call the number of ypnexthome.ca the resident that’s there. They’d be the current tenant. They can tell you if the person you’re dealing with is legit or not, and if they’re actually vacating for the date you’ve been given for moving in.
ypnexthome.ca
And if you’re in the same city and a landlord makes excuses why they absolutely cannot show you the apartment – run! That’s one of the biggest red flags of all. Even if renovating, they should have access. 2. CASH OR WIRE TRANSFER: You’ve never met the person but they like you and are willing to rent you an apartment on the spot. They ask for cash or a wire transfer. That’s very suspicious. Without going through a bank there is no paper trail. Once the money is in their hands there is no way to follow it - and with cash, there’s no way to even prove you handed it over. Don’t think a receipt will help, especially hand written. E-transfers, cheques and credit cards all leave a trail. Scammers don’t want a trail because they want to disappear with your money. Don’t give them the ability! 3. INFORMALITY: While there are still landlords and property managers that “Dig your vibe and have a gut feeling about you,” most landlords and property managers want a little more certainty about you as a tenant. They want a lease, some contact info, a rental application, references and a credit check. With such a low vacancy rate at the moment, any landlord eager to get to your wallet without the business formalities is truly a big red flag. 4. TOO GOOD TO BE TRUE: Scammers often prey on people’s wants and needs. If something is too good to be true, it probably is. You should be aware of the price range and going rates for the areas you’re searching. If you find something that is well below market value, ask yourself why. What other possible reason could someone have for giving you - a complete stranger - a break in market rent? Too nice, too big, too new for what the price is? Question it. This is the biggest warning sign in avoiding a scam. 5. THE CON: You go over to the apartment for rent and there is someone waiting there, as promised, to show your around. They seem nice, the place is reasonable and you want it. The person has you fill out forms and asks you for a deposit. In this con, the current tenant, who may be posing as a landlord, is the scammer, taking deposits from everyone that comes to see the apartment. They’re likely behind on rent and planning to take off. They may even provide you keys or offer to sell you furnishings. Scammers know how to make people trust them. They aren’t making this up as they go - they’ve planned for this. They often make up identities, create their own email, Facebook page, LinkedIn profile, even print business cards. Con artists and scammers know how to prey on people by working their emotions. Don’t trust someone because they are nice. Don’t think someone is going to do you a favour “because they like you.” Don’t give in to pressure tactics - they will often push for a quick decision because they’ve got lots of interested people for this great deal if you don’t take it. If there is so much interest, then they don’t need to pressure you. When in doubt, keep your money in your wallet. Make calls to the property management company to confirm the location and price of a vacancy. Use the corporate website number, not the number in the ad when confirming. Visit the property. Leave a paper trail. Ask to see ID. ypnexthome.ca If you do experience a rental scam, make sure you involve the police as quickly as you can. The more vigilance there is, the harder it will be for scammers to find their next victim.

Five things ONLY RENTERS UNDERSTAND BY JEN N IFER BR AU N
ypnexthome.ca 28
ypnexthome.ca
TWO RENTERS WALK INTO A BAR. What happens next? They bond like two tween girls reunited at summer camp! Renters have a mutual understanding. Kind of like any Game of Thrones enthusiast or Keeping Up With The Kardashians fan have (only better). If you don’t understand these five things, you’re not a renter and you can’t sit with us: IKEA FURNITURE STRUGGLES When it came time for me to furnish my first apartment – which was actually just the bedroom – I was concerned about how I would get my Ikea furniture from the store to my new place without the option of calling daddy. Then I realized the hard part was actually putting the furniture together. Who knew putting together a bed frame could actually take an entire day. Then, once you think it’s over, you end up with one leftover piece! KNOWING YOUR NEIGHBOUR TOO WELL I’m all for befriending your neighbours, but there’s something about living in the same building that can make you and your neighbours a little too close for comfort. You hear things you don’t want to hear and you see things you don’t want to see – like that awkward moment you’re stuck staring at your neighbours underwear when you open the dryer. Every renter has that one neighbour story that can make anyone shiver. LANDLORD PROBLEMS Every renter can swap at least one good landlord story. Whether it’s that time you accidently locked yourself out of your home, or that week your landlord was on vacation and the building’s entire water supply was cut off. Fortunately, a fellow renter can always top your story no matter how bad you think it was, and make you feel better. DO IT YOURSELF - EVERYTHING Shopping with a fellow renter doesn’t result in much purchasing. You both admire home items and then laugh at the outrouges price tag together. You’re a DIY pro, and when people compliment your home decor you proudly proclaim “I did it myself!” No one understands your love for Pinterest quiet as much as a fellow renter does. IT’S A LIFESTYLE THING There’s also all the perks of being a renter that you love to brag about: the city lifestyle your rental gives you and the fact that the best pizza in town delivers straight to your door. The small closet space really doesn’t bother you and your neighbour has actually always had your back. Let’s not forget those amenities – is the pool party at your place or my place this weekend? Life’s good when you’re a renter. If you have roommate issues you’d like to share or have questions about dealing with bad roommates - or rental living in general, get in touch! Email us at AskRentersGuide@ypnexthome.ca - perhaps the answer you need will be in the next Rental Ranting!

Countryside to city or city to countryside? MAKING THE CASE FOR A BIG MOVE BY CA ITLI N BE ST
IT CAN BE THE ANSWER YOU’VE BEEN DREAMING OF – or it can cause culture shock beyond your wildest dreams. Making a move from the countryside to the city – or the city to the countryside – definitely brings a drastic change of lifestyle.
MAKING A CASE FOR THE CITY: Thinking about pulling up roots and moving to the city? It’s true that you’ll miss certain charms that come with rural life but there are some great perks with urban living. TAKE-OUT: Sometimes there’s just nothing better than having dinner-to-go at your fingertips. With just one phone call you can have pepperoni pizza, sushi and spring rolls delivered to your door. THE LEISURE ELEMENT: Skip those farmyard chores and ypnexthome.ca opt for yoga or a cross fit session. Take advantage of the pools, parks and fitness facilities that are just a short walk or drive away. EASY SHOPPING: Imagine this: A trip to the grocery store, box store, boutique and the mall is no longer a big deal. What
ypnexthome.ca
46
used to be an out-of-the-way excursion can now be taken care of during the way home from work. CULTURE AND NIGHT LIFE: In the country you’ll be hardpressed to find a theatre or cocktail bar in the vicinity. However, in the city you have access to a variety of amenities to stay entertained. PUBLIC TRANSIT: Hello city transportation. Commutes are never glamorous, but getting from point A to B via the bus or train is so much easier than a long commute into town. Even if you drive, you can feel at ease knowing that someone else is responsible for clearing the roads in the winter months. THE NET: This sounds incredibly simple but getting reliable ypnexthome.ca Internet is sometimes hard to secure in more remote areas. Once you have high-speed access to surf, post and play on your computer and mobile, there’s no going back.
ypnexthome.ca
MAKING A CASE FOR THE COUNTRY: According to the Canned Heat song “Going Up The Country” – the country is where the water tastes like wine. This might not be 100 per cent factual, but there are definitely a few a perks of leaving the bright lights of the city behind. THE GREAT WIDE OPEN: For city dwellers, space comes at a premium. Living in desirable neighbourhoods is often equated to higher rent, not to mention minimal square footage. People looking to upsize their accommodation without changing their budget will greatly benefit from this move. FRESH VEGGIES: In 2015, having your own garden is not only practical; it’s also incredibly trendy. This is your chance to convert your windowsill ornamental garden into a full-fledged vegetable patch with everything you’ve ever wanted to plant. Your city friends will think you’re so hip. TICKETS: One thing is sure: You’ll never get a parking ticket living in the country. Hallelujah.
ypnexthome.ca
FURRY FRIENDS: Your building’s ‘no pet’ policy or your general feeling of guilt over having a lack of backyard will no longer be a concern. If you’ve been waiting to adopt a furry companion into your life, there’s no better time.
ypnexthome.ca
BIG QUIET: People who can’t stand the sound of car alarms and pedestrian white noise will find their inner calm in the country. While this isn’t for everyone, people who value quiet and privacy will feel right at home. TWO WHEELS: Cycling in the city often means contending with two lanes of traffic and other cyclists in the bike lines, which can make a cruise feel rather stressful at times. On the open country roads, the lane is yours – minus the odd tractor or pick-up truck.
