You’ve got to get in and see apartments so you can choose a new place to live – and your landlord has to show your current residence to prospects to find a new tenant so that they don’t lose income. As you go looking at other apartments, peering into someone else’s private space, trying to imagine it as your own, there are others peering into your private space doing the same thing. You see every variation of lifestyle, from the clean freaks to the slobs, from well-planned suites to the style-challenged. Which are you? What impression is your apartment making on prospective tenants? While it's only the space – not the lifestyle of the current residents – that is for rent, the way the suite looks when you go for a viewing can definitely impact your impression of it – first impressions are the strongest. Logically you know that price, location and size are your biggest considerations, but you also want to connect with the place, feel at home in the apartment. Keep all this in mind in your own space. Try and keep a tidy and well-kept home. People will be coming through, looking into cabinets, judging cupboards and seeing more of your personal life than you'd normally show guests. Pendant fixtures are an all-time favourite

because they can be installed in any room. They can be casual or formal – dressed up or dressed down. The challenge most people face is deciding at what height to hang them. Here are some tips to help guide you: Hallway/Entry Especially in your entry, your pendant light should make some sort of statement since not much is going on in this area of the home. This can be one of the most difficult places to determine how high to hang the light since there probably isn’t a piece of furniture underneath to help TheRentersGuide.ca judge the distance. A general rule of thumb to follow is to hang it at least eight feet above the floor. Consider mounting two or three pendants above the table for added light and visual appeal. abOvE tHE KitcHEn island Whether it’s an area for cooking or an area for sitting and watching someone cook, kitchen pendant lights are normally hung 28 to 35 inches over the island. It really depends on the function of the island, how the area will be used most often and what you’re comfortable with. Again, hanging two or three pendants in a row can look quite beautiful. batHrOOm Instead of traditional sconces, hanging two pendants on either side of a mirror looks stunning. Choosing a fixture with clear glass will offer more light which is good for makeup and getting ready, while a diffused shade offers a more ambient feel. The middle of the light component of the pendant should hang at where the middle of the mirror is placed, close enough to the wall so no one will bump into it, but not touching the wall itself. If you’re just hanging one in the centre of the room, you again want to make sure it clears the door. middlE Of tHE living rOOm With furniture underneath the pendant, such as a sofa or coffee table, don’t be afraid to hang your light fairly low. Fixtures here are usually hung rather high so that you don’t end up hitting it in the middle of the night tossing and turning or when you jump out of bed because you’re late for work. Also keep in mind the sight line – if you have a television on the wall in front of your bed, you’ll want to hang it high enough so it doesn’t obstruct your view. On EitHEr sidE Of tHE bEd In place of table lamps, I love the idea of hanging a pendant above each side table. Just like in the bathroom, you want it to be hung close enough to the wall so you don’t hit it, but not so it’s actually touching the wall. I would leave about 12 to 20 inches above the bottom of the side table so that you have room for accessories and books. staircasE If you’re looking to add drama and interest to your staircase, hanging a light fixture is the perfect way to do just that. Having plenty of clearance for walking up the stairs is ultimately all that needs to be considered when installing a pendant here. side notes › Rules are meant to be broken – common sense sometimes overpowers any guidelines, so feel free to follow your own gut instinct when hanging your pendant light! › Hire a certified electrician for hanging any light fixture. You may want to also consult your property management company as they may have regulations regarding the changing of light fixtures for the safety of all residents. hen the Federation of Rental-housing Providers of Ontario (FRPO) created the Certified Rental Building Program (CRBP) to improve the quality of life of apartment dwellers and staff in the province, we knew that accountability was a key factor in the program’s effectiveness for everyone involved. To ensure objectivity and reporting of the finest quality, we enlisted J.D. Power and Associates to conduct all the building audits for participating firms. Established in 1968, that well-respected third-party independent performance measurement firm conducts unbiased surveys of customer satisfaction, product quality and buyer behaviour in a number of major industries. The Building Audit component of the CRBP helps to ensure that the property managers and owners of certified buildings are conducting their dayto-day business with good practices and processes in place. In addition it confirms they are in full compliance with the program’s requirements and Standards of Practice. “This is a measurable way to for us to prove that we operate a well-run apartment building,” says Michael Capone, Property Manager for Hollyburn Group of Companies.“The TheRentersGuide.ca fact that the audits are done by an independent firm should instil even more confidence in potential tenants looking to rent at CRBP-certified residences.” TheRentersGuide.ca

J.D. Power and Associates uses four methods to verify compliance during the CRBP audit process. • First, their representatives conduct in-depth interviews with building managers and employees about how they perform their jobs looking for tangible evidence where appropriate. • The second method involves auditors looking at the building in person and noting physical features and characteristics. • Third, documents and records are thoroughly examined to ensure that evidence is reviewed to ensure the policies, processes, and procedures are being followed as set out in the program’s requirements and Standards of Practice. • Finally, managers and owners are tested on what they would do in simulated situations they might face while fulfilling their duties. If the building(s) is not in full compliance with the programs requirements, the report will identify the areas that need

to be addressed through a Gap Analysis segment. The auditor will review the report with the owner or manager, and suggest steps to bring the building or community into compliance. Only when buildings prove to be in complete compliance with the CRBP’s Standards of Practice, the auditor recommends certification to FRPO’s Director of Certification. He prepares and forwards the appropriate documents, including a copy of the audit report, for review and final approval by the program’s Governance Committee. Property managers or owners who enroll their buildings in the CRBP exhibit an important sign of leadership and respect for quality assurance for rental housing consumers. Going the extra mile to provide their residents with the CRBP’s quality assurance “seal of approval” demonstrates their commitment to providing a quality product and quality service FRPO is Ontario’s leading advocate for quality rental housing. h the ubiquitous chair! Loved by father-in-laws the world over; everfashionable, yet necessary in just about all we do today in our daily lives. How uncomfortable life would be without this great mastery of design, function, style and comfort, which often leads to the question of which chair design is the right one for the function and style at hand? Since you may be seated as you read this, take a moment to ask yourself, “How comfortable am I presently?” Choosing the right chair begins with comfort. This includes its level of overall support and seat depth.

Different seated activities require that a chair perform for varied levels of comfort. For instance, if you wish to choose a chair for primarily television watching, then find one with a higher back which supports your neck and shoulders. However, if you want to curl up and read a book, pick a larger, deeper style that allows you to bring your legs up into the seat. For less leisurely activities, choose a chair with a shorter, firmer seat and a rigid back. In addition to back and seat depth, arm height can play a role in the overall function and comfort of your seat. High arms which match the height of the chair back give it a boxier look and keep the occupant facing forward. This is a more formal chair style, as you would be unlikely to lean back and lounge for long periods of time. Low-armed chairs tend to put sitters more at ease, leaving room to relax and kick back more freely within a chair’s structure. Armless chairs are the most casual option, as users can sit any which way, on all edges of the seat, as there are no arms to restrict movement. But beware ­– this type of chair can be uncomfortable for those who just don’t know where to rest their arms!

As we all get older, the question of back support often causes a quick glance over to our favourite lounge chair and spurs the question: “Just how much support is necessary as we age?” For many, more lumbar or tighter lower back construction can aid in better posture and comfort. This may mean that a fitted back rather than lots of fluffy pillows is a necessity. Now, with function out of the way, comes the question of style. Here is where the possibilities seem endless! Modern, traditional, upholstered or wood – how to decide what look is right for your space? In general, fully upholstered chairs are perceived as more comfortable and permanent. These fit rooms where more seated activities will occur, such as television watching or conversation. Wooden chairs with back and seat upholstery are best in more flexible use, as they are easier to move and less heavy in appearance. Slipper chairs or armless chairs work well in bedrooms or tight spaces, as they appear soft and comfortable, but not big or obtrusive. Fabric texture, pattern and colour all play a role in the perceived style of a chair. Modern chairs can look more traditional by sticking to colour schemes and patterns that fit this style, while a Louis IV wood arm chair can take on a modern flavour when painted black and upholstered in suede or leather. As a result, never ignore the classics and conversely, always consider new colours for an older piece as the overall style of a chair can be drastically altered by these decisions. The key to any good chair choice is to “test drive” your chair options before you purchase. Never rely on pictures alone, as the comfort of a chair will determine its long-term use and overall effectiveness within a space. If a chair is comfortable, it will be the most sought-after spot in your home for years to come. Just ask your father-in-law who refuses to give up his living room seat to just about anyone – he could well be sitting on some real wisdom!

smoked saLmon BLini with caviar & crème fraîche

to Make the blini:

Put the potatoes in a pot of salted water. Bring to a boil and simmer until cooked. Drain and peel the potatoes while they are still hot, then press through a potato ricer while they’re still warm. Place the potatoes in a medium bowl and quickly work in the flour with a fork and then add in the crème fraîche and mix well. Add the eggs one at a time while mixing. Season with salt and white pepper. The batter should resemble thick pancake batter. Preheat a nonstick pan over mediumhigh heat and allow it to heat up thoroughly. Spoon about 1 1/2 teaspoons of the batter into the hot pan, about the size of a silver dollar, and cook until the bottom is golden brown, about two to three minutes, then flip the blini over and continue to cook on the other sid to serve:

Top each blini with a folded sliver of smoked salmon, a dollop of crème fraîche and a whisper of caviar. Garnish with a sprig of dill and serve immediately. Heaven!

Moving is a very personal thing and people who hire moving companies ask for varying levels of service. TheRentersGuide.ca

Take packing, for example. Some clients want to pack their own items, while others prefer a turn key solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you. The Professional Packer Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry. Some of the items you will need are tape dispensers, newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is 3 cubic feet in size. The sizes go up from there, to 4.5 and 6 cubic feet for lighter objects such as pillows and stuffed animals. These are just some of the moving materials that are available today.
