ou’ve decided it’s time to rent a new space. Now you have another decision to make – choosing your property management company. How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website. Most property management companies have well-established business practices in place to ensure that the customer comes first. If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building. Many property management companies will be able to put you in touch with people who can provide a testimonial. Get a feel for each company and the staff. You should be comfortable and courteous asking questions, and in turn, you should expect to be treated with consideration and respect. Think twice about a property management company that doesn’t willingly provide any information you request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own! Let us know how your search for a new home goes. We’d love to hear from you.

ith vacancy rates so low for the past few years, landlords have been able to cherry pick their new tenants from a sea of applicants. I’ve heard everything – from bribes to bidding wars – with anxious apartment-hunters trying anything they think will swing a lease in their favour. And while once popped in on the landlord with a beautiful bouquet to see if she’d made her choice, flowers aren’t any guarantee (though they helped me out in that instance!) and bribes aren’t appropriate. If you want to improve your chances of getting that elusive apartment, skip the florist and get your finances in order. Take care of any outstanding credit issues and secure your credit reports. Be punctual when you come to your viewing. Being friendly and courteous will go a long way. If you’re serious about getting an apartment, make sure you have enough money to cover the deposit. Most landlords want to see first and last as a commitment. Have your cheque book ready. Keep a list of contact info with you – names, phone numbers and even email addresses of your landlord (the past two landlords if you’ve been at your current address less than two years), your references, your banking information and your employer. If you can get glowing letters of reference that you’re a good tenant and a reliable and responsible person, carry copies to leave with your application. Anything that sets you above the competition will help. You’re going to find the perfect apartment and we’re here to help! CMHC Offers a Range of Tips and Resources
W
hether you are a first-time renter or a long-time tenant, there are many important decisions to make when evaluating potential rental accommodations. To help make these decisions easier, Canada Mortgage and Housing Corporation (CMHC) offers a number of resources, including worksheets and helpful hints, to help you make responsible and informed rental decisions. Starting with tips for getting started and identifying rental needs, to evaluating rental options and meeting a landlord, to signing rental agreements and paying rental deposits, CMHC’s resources support renters throughout all stages of the rental process. CMHC also offers resources designed specifically for recent immigrants to Canada in eight different languages. Renting in Canada: What Newcomers Need to Know includes a variety of relevant and appropriate tools, products and resources to make finding safe and affordable housing easier. Taking the time to plan and determine what you need and how much you can afford will make the overall rental experience less stressful and the outcome more satisfying. It is hard to believe that we are going to celebrate the fifth Anniversary of the Certified Rental Building (CRB) program since it was initially launched in June, 2008, in a Minto apartment community. At that time, the CRB program was the only tenant-focused “quality-assurance” program of its type in Canada – and North America – and that is still true today. Much has happened over the last five years! The CRB program now has over 950 CRB-approved apartment buildings located across the province of Ontario, from Ottawa to Kingston to Toronto and the GTA, to Hamilton to London to Tillsonburg to Stratford to Kitchener/Waterloo to Sarnia and more! There are CRB-approved building in almost every major community in Ontario. There are over a 100,000 apartment units enrolled in the program and over 225,000 tenants/residents now living in and enjoying CRB-approved buildings. Your impact is making a difference, and you endorse the quality-assurance difference The CRB program could only have achieved this enrollment success because Ontario rental-housing consumers have found real value in it. CRB-approved apartment buildings provide prospective renters with the confidence and peace of mind that they are selecting well-run, well-managed apartment buildings. They can feel confident these buildings have property managers that care about the quality of their apartment product, and the quality of service they provide to their residents. Last year, Ontario rental-housing consumers visited the program’s website: www.crbprogram.org over 53,000 times, and searched for CRB-approved buildings over 67,000 times. That’s an increase of 40 per cent from 2011. As Ontario consumers continue to learn more about the program, TheRentersGuide.ca they continue to search out CRB-approved buildings. We’re on track to exceed over 70,000 inquires in 2013.

frporeport Since the program’s inception in 2008, the CRB program’s website has had over 165,000 inquiries, with prospective renters looking for CRBapproved homes. The program’s quality benchmarks have grown to over 38 Standards of Practice, all focused on raising the “quality-assurance” bar for Ontario rental-housing consumers. Existing standards have been upgraded to ensure greater effectiveness in dealing with resident maintenance requests and general inquiries, while several new standards have been introduced, including items like pest management practices and accessibility of service for residents with disabilities. The program’s auditor continues to be independent third party and is J.D. Power and Associates. As well, the program added an independent random audit process in 2010, ensuring that CRB-approved buildings are being properly maintained and followed by its property manager members.
what we have learned Ontario rental housing consumers value this certification in their rental decision process, and it increases their likelihood to recommend CRB-approved buildings to their relatives and friends. From J.D. Power’s and Associates 2011 Canadian Resident Survey, responding Ontario tenants indicated that 74 per cent cite building certification as ‘somewhat’ or ‘extremely’ important in their decision to rent, and 80 per cent ‘definitely’ or ‘probably’ will recommend their building to others if it were certified (compared to 77 per cent for all Ontario residents). In the program’s recent Resident Appreciation Survey, conducted at the 100+ CRB-approved buildings across Ontario, an overwhelming number of responding resident’s indicated their continued approval with living in CRBapproved buildings. • 84 per cent of residents indicated they were very satisfied or extremely satisfied with their decision to live a CRB-approved building.

going forward We are committed to raising the CRB program’s ‘Quality Assurance’ bar each and every year. We’re continually looking at improving ‘quality of product’ and ‘quality of service’ standards. All consumers expect good value for their money, and rental-housing consumers are absolutely no different. In July, we’re introducing the first Green standards to the program. In response to resident inquiries and suggestions, 10 new environmental operating standards will become an ongoing part of the CRB program. These standards are grassroots in perspective, and are aimed at actively engaging front-line building staff and the residents of CRB-approved buildings in adopting practical energy-saving initiatives that will create a healthier environment in their apartment communities. We are also committed to raising the level of professionalism across our industry, and will be introducing a new CRB program Quality Leadership Training program for our participating members’ employees. We want to ensure that CRBapproved buildings have the most highly trained employees, dedicated to meeting the service needs of their residents.

obody pretends that moving to a new home or condo is a walk in the park – but it needn’t be an out-and-out nightmare either. As moving day approaches, don’t wait to be overwhelmed with a flood of jobs that should have been tended to weeks before.
- If you’re doing the job yourself, book a truck. Self-movers should consult the truck rental company as to the truck size required to accommodate your belongings.

- Take a good look at the floor plan of your new home and visualize your furniture arrangement. Decide which furniture you want to hang on to, and which, if any, should be set free.

In a large skillet, heat the butter and oil over medium-high heat. Once the butter is melted, add the shallot and sauté for about eight to 10 minutes, until the onion is translucent and tender. Add the sliced cremini and shiitake mushrooms and sauté three to four minutes, until the mushrooms are lightly browned. Then add the shimeji mushrooms and sauté for about two minutes. Season with salt and pepper. Add a glug of brandy and cook for three to four minutes allowing the mixture to reduce. Then stir in the heavy cream, boursin and thyme. Reduce the heat to medium-low and cook the mushroom sauce for 10 minutes or so, stirring frequently. Taste and adjust seasoning if needed.

ny recipe that features wild mushrooms gets my attention, and especially if they’re combined with cream and a little brandy, cognac or Marsala, it becomes a rich and powerful flavour combination that can be the foundation for a host of fabulous dishes. Delicious served over any grilled meat or tossed with pasta, a fine Wild Mushroom & Brandy Cream Sauce is an indispensable part of many cooks culinary arsenal. An earthy combination of assorted wild mushrooms makes the sauce richer and more flavourful - varieties like shiitake, morelles, cremini, oyster, chanterelles, enoki or even shimeji - my new discovery. Shimeji mushrooms are the third most popular mushroom in Japan, after shiitake and enoki. They’re also called ‘beech mushrooms’ because they often grow on fallen beech trees, and with a white base and cracked, speckled brown caps, shimeji are attractive little mushrooms. Surprisingly they have no aroma, but once cooked, they have a smooth and crunchy texture like enoki, with a buttery and nutty flavour, and together with some shiitake and cremini mushrooms, became the foundation of my Wild Mushroom Tagliatelle.
Bring a large pot of water to boil and once bubbling, add the noodles and cooked according to the instructions on the package. Once done, add the pasta to the sauce and toss to coat. Add a handful of Parmigiano to the sauce and stir to combine. If the sauce is too thick, add some hot pasta water. Serve in warmed dinner bowls and garnish with some sprig of fresh thyme, a grind of black pepper and a sprinkle of Maldon salt.

Create comfort You don’t need to invest a lot to create an attractive balcony. A couple of inexpensivebut-comfortable lounge chairs, a small side table – an umbrella if you need one – are sufficient to get started. Over time and you could add a waterproof rug, throw pillows, attractive containers, hanging baskets, even a bird feeder. Browse through your local Home Outfitters or Crate and Barrel for inspiration into the season’s patio must-haves. A set of plastic dishes and serving pieces, such as a pitcher and salad bowl will last for years. If you plan to garden on your balcony you’ll also need to invest in some simple tools and a watering can.

In addition, it’s tremendously satisfying to eat or enjoy something that you’ve grown yourself – and don’t let the fact that you live in an apartment deter you. You can successfully grow tomatoes, cucumbers, beans, and other small vegetables in containers on your balcony, along with lettuces and herbs. Right now I am enjoying freshly snipped basil and oregano in my salad every day, and tea made from freshpicked mint leaves. Just make sure that you have adequate sun before setting out edible plants, otherwise, stick to shade-loving flowers.
Banish Clutter Too many apartment dwellers utilize their balconies as storage areas, creating an eyesore from the street and diminishing the building’s aesthetic. Try to store bicycles in your building’s bike racks in the garage along with your snow tires. Consider investing in a large plastic storage cupboard to conceal luggage, golf clubs, skis or other bulky items such as children’s toys. During Canada’s all-too-brief summer season, make your balcony your own personal retreat. The potential is yours to discover.
