Decorating for renters

YOU PROBABLY DON’T WANT TO SINK A FORTUNE INTO YOUR RENTAL, especially if you don’t plan on staying long term.

However, you don’t have to make do with eggshell-painted bare walls either. Even if your living space is temporary, there are many decorating solutions that you can take with you when you go, and make your place feel like home for the time being.

PAINT. If you really can’t stand the neutral wall colour, try asking your 24

landlord if you can paint, even if it’s only one feature wall (if you promise paint it back when you leave it may help). If they say no, there are still plenty of options when it comes to adding personality into your space.

A VARIETY OF STORES. Mix and match your furniture pieces, don’t purchase everything at once. My general rule of thumb is to shop at a minimum of three different stores when furnishing your home. You don’t have to buy everything at the same time, shop around and turn your place into a story.

ART. If your landlord doesn’t want holes in the walls, you’ve got a few options when it comes to artwork and wall-hung accessories.

You can purchase pieces that are free standing, such as my personal favourite, large floor-standing mirrors. Mirrors are a great way to make a room look larger and feel more upscale. Your second option is using stick-on hooks (you can find these at any home improvement

store) that are guaranteed not to create surface damage and can hold quite a lot of weight.

There is a wide range of sizes and styles available that will suit your undressed-wall’s needs.

VISUAL INTEREST. Create some visual interest in your rental unit by placing a large, floorto-ceiling, free standing book shelf to cover one of your empty walls and to make use of your vertical space. This can easily be a feature wall, and a great way to show off your belongings.

Make sure whatever you place on the shelves are at varying heights. Book shelves aren’t only for books anymore – you can dedicate a shelf for your glassware including vases of different colours and sizes, and you can also purchase baskets to place on a couple shelves that serve as great storage and a great place to hide clutter.

COLOURS, PATTERNS AND TEXTURES. Liven up the space with different colours, patterns and textures. When mixing patterns, make sure the scales differ. For example, match a large-scale floral with a smallscale stripe. You can bring in these elements in varying ways.

Throw cushions, area rugs, bedding and upholstery are just a few options. Be creative and let your style shine through.

You may feel frustrated at first when it comes to decorating your rental unit. No paint, no holes and no major changes doesn’t mean no style. Weather you are staying for the short-term or the long run; you can still make your rental an inviting, warm and cosy place to call home.

A place and a space for everything

home with plenty of room or a cosy place that has little in the way of extra space, you need to create a system so that your home functions in a manner that accommodates your lifestyle needs. And whether you live large or small, chances are there’s a favourite spot in your home that sees more than its fair share of action. It’s a corner of the sofa you curl up in, or a spot at the breakfast counter that has a pile of things you want to get to ‘when you have a minute’ that could use a little bit of help. Without designated spaces you’re forever tucking things away that don’t have a real home – and wasting far too much time trying to remember where and when you go to retrieve them.

Develop a place for each activity you do and space to keep those items that go with it to add some organization to your home – and your life!

Everyone needs a home office. Are you using your kitchen or dining room table as an office? It can be frustrating and time consuming to constantly have to pack up your papers and bring them out again.

Whether you’re an entrepreneur, a student or a homemaker, you need a space in your home specifically designated for processing paperwork.

Although it would be ideal to have a room devoted entirely to this purpose, you can also use an armoire in the family room that closes up when not in use, or a closet that has been refitted with a countertop and drawers. You’ll also need good lighting, a comfortable chair, and a functional filing system.

Where did I put the... Have you ever stored a special item in a safe place

and then forgotten where you put it when you need it three months later? A simple solution is to create a document in MS Word or a similar program on your computer to record the location of seldom-used articles.

Use the ‘find’ feature in Word (located in the Edit drop-down menu) to retrieve the information quickly within the document. Be sure to name the document something obvious so you can find it on your computer.

Name that room. Rooms that don’t have a specific purpose often become dumping grounds for clutter. Before you begin de-cluttering, go through your home, room by room, and determine how you want to use each space. Identify which items support the purpose of the room and which ones should be moved elsewhere.

Keep a few boxes handy so you can easily transport smaller items to their appropriate rooms.

A shoe-in for office supply storage.

Use the pockets of a clear vinyl shoe bag to hold just about everything you need for the office, from spare scissors to extra batteries. These usually come with hooks you can use to hang them over the door, allowing you to tap into previously unused space.

Everything needs a home. Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) you will use it. Store similar things together and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be

Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category.

Where did I leave my keys? The most common excuse for lateness? “I couldn’t find my keys”. It’s hard to be successful if you can’t even leave your home. Save yourself the frustration and embarrassment by simply making an extra set of keys and keeping them in a special place. Give another set to a relative or neighbour in case of emergency. Create a home for your keys and always place them there when you arrive. You can use a bowl, a small basket or a hook. If all else fails, attach a beeper to your keys that you can activate when they go missing.

Sometimes an opportunity comes knocking – one that you can’t turn down. One that will take you away from home for an extended but not permanent stay. On first glance, the options can seem like a rock and a hard place have come to visit with your lucky happenstance. Either give up your home and pack it all into storage while you go away, and then face finding a new place when you return, or pay rent for an apartment to sit empty while you are gone. The former is a lot of upheaval, especially tricky if you are under lease and are obligated for many more months.

The latter seems like a huge waste of money, and may not make sense or even be feasible financially.

Subletting may be an ideal option.

Just as you may need to leave 32

temporarily, there are plenty of people that need a short-term place to stay. Whether they’re moving here and need a landing spot until they find more permanent accommodations, are renovating and need to vacate their homes for a limited period of time, or are just here, as in your situation, for an extended but not permanent stay, it’s just a matter of finding someone with comparable needs and making arrangements for them to live in your apartment and take over the financial responsibilities.

While it can be a great arrangement, technically, you continue to be responsible for your lease even if you are not living in the apartment.

Subletting has a legal aspect to it.

Subletting means that a tenant moves out of his or her unit for a specific period of time, but plans

to move back into the unit before the end of the tenancy. The person who moves into the unit is known as a “subtenant.” The subtenant is responsible for paying the rent to the original tenant who continues to pay rent directly to the landlord, and is responsible for complying with everything in the lease.

If you’re planning to leave your unit for an extended period of time but want to return to it, you must ask your landlord’s permission to sublet the unit. You must inform the landlord when you are leaving and when you will be returning. Your landlord cannot refuse the idea of subletting a unit, but they can refuse a specific person if they believe the person is unsuitable. for finding someone to pay your rent while you are temporarily away. It’s best to advise your landlord of your intentions, and provide all necessary details such as the subtenant’s name, phone number, place of employment, etc. The landlord may need to contact the subtenant and/or enter the apartment in case of an emergency.

Subletting is often confused with “Assigning a Unit.” Assigning a Unit means that the tenant moves out of the unit permanently and transfers their lease to another person. All aspects of the lease stay the same for the replacement tenant. This is the option that you may choose if you have an opportunity that will take you away from your apartment permanently, but you are still under obligation to your landlord for the remaining duration of your lease.

What if you receive a job offer in

another city, or you have to leave your job to care for a sick parent or child on the other side of the country and have to suddenly give up your apartment and end your lease early.

If such circumstances do arise, it would be best to notify your landlord as soon as possible. They may have someone who could be looking for an apartment in the building and would be able to take over your apartment. If not, the situation is similar to a sublet: you would have to get the landlord’s permission to Assign the tenancy, and it would be your responsibility to try to find someone to take over the lease. You are responsible for paying your rent and maintaining your commitment to your landlord until a suitable tenant to replace you has been found. The landlord has the right to refuse to let this person become a new tenant,

but must have a good reason for doing so.

It’s possible that the landlord might refuse the idea of the Assignment or might not respond to your request to do so. If your get a refusal or no answer within seven days of your request, you are then permitted, under the Residential Tenancies Act, to give your notice of termination with an N9 Form instead of assigning your lease, and do not have to fulfill the remainder of your lease term.

Your landlord may simply prefer to start a fresh lease with a new applicant instead.
