ho’s in holiday mode? Or should I ask who isn’t?
The halls of every mall are decked and Christmas music is floating through the air in nearly every restaurant and store. Many apartment buildings get into the spirit of the season with some decorations – some communities even arrange for tenant gatherings and festivities. For some it’s a deeply religious time of year, for others it’s not. But it’s not just about Christmas, it’s about community. If you want to decorate, just find out what your building permits. Some management companies will encourage you to add your own personal touches to decorative installations in common areas. Some reserve the common area decorations to company-approved and owned items. Some buildings allow you to put a wreath on your door while others prefer you limit your festive decorations to the inside of your suite. This time of year isn’t just Christmas, it’s Hanukkah, Kwanzaa, Winter Solstice, Festivus and more – lots of different celebrations this time of year, with some people that don’t celebrate anything. Some buildings recognize and decorate by sticking with a winter theme, others incorporate different traditions. There is no reason you can’t approach the property management and ask whether you can share your traditions too. For me, this time of year isn’t about a specific holiday, it’s about enjoying, sharing, recognizing all that’s happened in the year that’s coming to a close. Whatever your traditions are, make it a time of sharing and warmth, and include those in your community. It’s also a great time of year to find that new apartment. Find the perfect home, we’re here to help! Our magazine and website, plus RentersGuide.ca and our new Renters Guide app, offer the best selection of available apartments as well as great articles and advice, making it easy to make your move!

A NEW DOWNTOWN APARTMENT IS WITHIN YOUR REACH
renters’help
tips For living together By Jane Herman
Contrary to what you might think, there are actually a number of similarities between living with your first roommate, someone you’re involved with romantically, or someone you’ve just met through an ad and are sharing an apartment with in a new city. Your approach should reflect what it would in any interpersonal relationship. First, you should be considerate of the other person’s needs, and secondly, strive for good communication. This will encourage equity and fairness in your living arrangement. Furnishing: The first issue you’ll need to address if you decide to live with someone is how the apartment will be furnished. One – or both – of you may have furniture. Whose stuff do you keep and whose stuff gets stored or sold? Conversely, you may need to acquire a lot of the furnishings and housewares you’ll need to live in your apartment. You need to discuss in detail how you will make decorating purchases and decisions. If you provide something, and your roommate or a guest damages something, who would be responsible? If you share the costs, who owns what if and when you move on? ExpEnsEs: As roommates, discuss beforehand how you will be paying your rent. Will one person make the payment each month and the other pay the roommate half the amount? Will the landlord take cheques from each? Or will you use another arrangement? If a last month’s rent deposit is required, it’s easier if each tenant puts up half, in case one person wants to move out before the other one. And moving out should have its stipulations too. Enough notice that nobody is scrambling to find a new roommate and enough notice to change things up with the landlord. There are legal obligations when all parties are listed on the lease. What about your hydro, Internet and cable (and land line, if you have one)? Will one person be responsible for paying all the bills? How will they be split up? If you’re a couple and there is disparity in your incomes, clarify the financial expectations before signing your lease. Are you at RentersGuide.ca the point where your finances are blended or do you want to maintain clear, separate responsibilities and obligations. ClEaning: This is an area that often causes problems when living with someone. One person can be compulsively neat and the other careless and sloppy. Here I think discussing the RentersGuide.ca issue beforehand (especially if you’re looking for a roommate)
can help to ensure greater success down the road. Ask your potential roommate how clean you like/need the apartment to be. Clarify at the outset who will clean the bathroom(s) and how frequently; take out the garbage and recycling, or vacuum the living room, and when. Create a chart or a check list and stick to it. Or, discuss sharing the cost of a cleaning service if you need it to keep everyone happy. pErsonal spaCE and pErsonality: Everyone needs some private space and time. When looking for a roommate, let them know if you are the type of person who has the TV on all the time, if you always have music on or if you need silent time or like to spend your evenings curled up with a good book and a glass of wine in the living room. Do you need quiet, early evenings or are you a noisy night owl? What about guests? Be sure to discuss your lifestyle preferences with your roommate so there won’t be any surprises. For example, do you like to have a lot of friends over regularly, or are you the type of person who goes out after work and tends to come home late in the evenings. Would you be put out if your roommate had their boyfriend or girlfriend over all the time or a friend occupy the guest room regularly? Is it something you often do? Having constant guests can wear on the roommate relationship because a guest will enjoy the living area and use the home without having any financial responsibility. Ground rules are a good idea. Food and inCidEntals: This is more of a challenge between roommate rather than those who have blended finances. Will you share the cost of food – and the work involved in preparing and cleaning up meals? It can be highly impractical to have two containers of everything. If you are a vegetarian or have food allergies, it would be pragmatic to cohabit with someone who is sensitive to your situation. Do you share leftovers? Do you have a strict ‘replace what you take’ policy? Are you going to have a ‘communal kitty’ where you each put a specified amount each week to cover the cost of frequently replaced items you share, like toilet paper, dish soap and light bulbs? Decide before issues arise. A secret to successful cohabitation is understanding the other person’s goals and expectations, and also being like-minded on some of the items that could be major issues. Good relationships are the result of commitment,RentersGuide.ca consideration, communication, and compromise. The more you know about yourself, your partner and the realities you’ll face together, the greater your chances of success.

PLAN AHEAD for a smooth moving day
MOVING CAN BE A STRESSFUL EVENT IN OUR LIVES. However, with proper planning, you can help make your moving day a success. Advance planning is essential. Begin at least two months before your anticipated moving date by taking an inventory of your belongings, including furniture, lamps, pictures, books, dishes, cookware, bedding, clothing, etc., to determine how many cartons you’ll need. Start collecting empty cartons well in advance. Decide if you will be hiring professional movers, or if you’ll be renting a truck and moving yourself. Your budget ,physical capacity and time constraints will all impact on this decision. FIGURE OUT IF YOU NEED TO RENT STORAGE SPACE. If your new apartment is too small for all your things, consider storing some of your items. Also, if must move out of your old apartment before you can move into your new one, you might need to store your stuff until you’re allowed to move into your new apartment. RESEARCH THE BEST MOVING TIMES. Some apartment buildings restrict moving to certain hours. Make sure you schedule the movers or truck rental hours within these requirements. If possible try to avoid periods with rush-hour traffic. COORDINATE WITH YOUR LANDLORD. Moving policies may vary from company to company, so make sure you are thoroughly familiar with: • Vehicle parking and building access rules (Will you be using the front door or a special service entrance?) Find out exactly where you, your friends and the movers are permitted to park while you are moving your things into the building. • Rules and requirements for reserving the elevator (the building may have special fabric protectors that they install in the elevator to prevent damage while you’re moving). • When/where you will pick up your keys – most likely, the day you move in, but you may be able to make special arrangements to pick them up beforehand. SCHEDULE THE MOVING DAY WITH THE TRUCK RENTAL OR MOVING COMPANY. You may have to take a day off of work to move. It’s a good idea to recruit a friend or relative to help you.
ALLOCATE AT LEAST A WEEK TO PACK, OR MORE IF YOU WORK FULL TIME OR GO TO SCHOOL. Never wait until the last minute. Packing is tiring and takes a lot of planning. If you can, plan to take off the day before you move, in case of any last-minute errands and cleaning. CLEAN THE APARTMENT YOU’RE VACATING. If your landlord has to make many repairs or do heavy cleaning, you could be responsible. So, take care to leave the apartment the way you found it: sweep the floors, wipe off the counters, clean the stove, inside the fridge, and clean the bathroom. Be environmentally responsible – recycle your empty boxes. After you’ve unpacked and settled in, flatten your boxes and place them in the building’s paper recycling area.
YOU MAY WANT TO KEEP THE FOLLOWING ITEMS HANDY TO USE DURING YOUR MOVE: - Boxcutter/knife - Packing tape and dispenser - Hammer, screwdriver - Scissors - Extension cords - Batteries - Flashlight - Snacks and drinks - Paper plates, napkins, cups, cutlery - Plastic garbage bags - Cleaning supplies - Light bulbs - Phone (for your land line – If you have one) - Toiletries (i.e., soap) - Bedding/towels – so you’ll be able to make your bed and sleep comfortably, even if you’re not unpacked

start the new year by freeing yourself by HELLEN BUTTIGIEG
THERE IS SO MUCH BUILDUP AT THE END OF THE
year that it can almost feel like a race to the finish line. Then January 1st arrives, the social calendar calms down and the cocooning begins as you prepare to ride out the rest of the winter. Before you jump right back to everything you were doing before the holidays, take some time to look around and decide what needs to change. Not that you have to go making grand resolutions for the new year – unless that’s your thing – but look at it as an opportunity to free yourself of things that weren’t working for you. Try new methods that may improve your life in little, noticeable ways. Get clear on the year ahead If New Year’s resolutions are not your thing, there’s another way of defining what you’d like your life to look like – create a vision board. Get some magazines, glue and a poster board and start cutting and RentersGuide.ca pasting images that you feel drawn to or that represent something you’d like to be or have in your life. If you would like to learn more about the power of these dream boards, and have a look at some of the ones I’ve created personally, check out my blog post, Creating a Dream Board (WeOrganizeU.com) RentersGuide.ca
End procrastination by knowing your payoff Ever wonder how to motivate yourself to tackle that daunting task you’ve been putting off? Rather than dwelling on the chore itself, turn your attention to how you will benefit once the job is done. If you can come up with two or three compelling ways your life will be better as a result of completing what you’ve been procrastinating on, you will find the inspiration to take action. Make your ‘someday’ a reality How many times have you wistfully said, “Someday, I’d like to…” It’s interesting how we often procrastinate on doing the things we most want to do. We continue to put it off because something more pressing always seems to come up. But life is short, and habitually putting off doing those meaningful things that bring us joy can literally suck the life right out of us. One thing that I personally find very effective is to catch myself when I say I’d like to do something, and immediately pull out my calendar and schedule it in, even if it’s not for another month or two… or even six. The trick is to allow enough time to prepare for the event in advance and, once the date approaches, treat it as you would any other appointment you’ve booked with someone important – keep it. Make decisions fearlessly Clutter often represents unmade decisions. Many people struggle with indecision because of the fear of making a mistake (especially perfectionists). It may seem easier to avoid making the decision, but by doing so, you are deciding to procrastinate and stay stuck. Whenever possible, make decisions as you go along, before they accumulate. Although there’s no guarantee you will make the right decision, you will be taking the option that appears to be the right thing to do at the time. Avoid berating yourself if the outcome is less than you had hoped, and besides, there’s usually some recourse. See it as a great learning experience and move on. One effective decision-making technique is to ask: “What’s the worse thing that can happen if I make the wrong decision?” and “Can I live with that consequence?” This usually puts the decision into perspective and helps you make it confidently.
