Whether you’re relocating from one coast to the other or moving to your first place out of parents home, changing homes can be hectic, exciting and certainly stressful. But, relax. You can eliminate all the anxiety sometimes associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help you give you tips on moving as well as advice regarding the size of vehicle you will need. If you decide to go with a pro, ask your friends and family for a recommendation of mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide as well any other additional costs, such as insurance and mileage costs so you can budget accordingly.

hile most advice about choosing where to live is “location, location, location,” the fact is, you can’t sacrifice the rest of your comforts to make sure you’re in the best location. Sure, it would be ideal to live within walking distance to work, have your favourite places within blocks and have your family and friends all surrounding you, but often, it’s just not possible. While you should try to find a location that’s most convenient to your lifestyle, sacrificing space, budget or quality is something you really need to consider. There is usually a decent compromises that provides you with best option. Sometimes accepting a commute but getting lower rent and more space is a better idea. Sometimes you need the extra bedrooms and upping your budget makes more sense. The one thing you shouldn’t compromise on is quality. While there’s no guarantee you’re going to have an ideal experience anywhere, you can increase the odds in your favour. When apartment hunting, look for quality assurance programs and property management companies that offer personal attention. Survey the building and grounds. The care and upkeep – or lack thereof – will tell you a lot about what to expect when you move in. Look for signs of possible issues, talk to current residents – search online for reviews. Use your judgement and do your homework and you’ll find the perfect apartment – we’re here to help! Renting an apartment in Ontario brings with it numerous privileges and responsibilities. Tenants should know where they stand when it comes to what they are entitled to under the Residential Tenancies Act because it protects renters’ safety and privacy, and also outlines tenant responsibilities. At the Federation of Rental-housing Providers of Ontario (FRPO), we find that consumers often do not understand the parameters of the landlord-rental relationship, especially when it comes to issues around rent and when it can be increased. The rules governing the amount of rent are stipulated in great detail in the Residential Tenancies Act. Landlords can increase rent only in accordance with this document, and in an amount that is not greater than the lawful rent permitted under the appropriate sections. Property managers and property owners, who are members of the Certified Rental Building Program (CRBP) pay strict adherence to these rental-increase regulations. Tenant’s living in CRBP-approved buildings can expect a consistent and straightforward approach with regard to any increases in their rent – no unlawful surprises. For example, there is the “12-month rule” which states that a landlord who is entitled by law to increase rent to a tenant for a rental unit can do so only after at least one year has elapsed. This time frame begins on the day of the last rent increase for that specific tenant in that exact rental unit if there was a previous increase, or since the day the unit was rented to that tenant. In addition, the guideline for each calendar year is determined by the percentage change from year-to-year in the Consumer Price Index for Ontario for the prices of goods and services, as reported monthly by Statistics Canada. These prices are averaged over the 12-month period that ends at the end of May of the previous calendar year, rounded to the first decimal point. Landlords can apply to the Landlord and Tenant Board for permission to raise rents over the established guideline if they are engaging in costly repairs or renovations. TheRentersGuide.ca If the landlord makes such an application, tenants must receive access to a copy of this form and notice of the hearing date. As a tenant, you must receive at least 90 days’ notice in writing of a rent increase, with the amount of increase mentioned. If you don’t receive this notice, you do TheRentersGuide.ca not have to pay the increase, but are still responsible for the rent.
This gives you some idea of the level of detail covered in the Residential Tenancies Act, and there are many more points to consider. There are some exceptions to all of these guidelines, so it is important to check the Act if you are in doubt about your landlord’s responsibilities – or your own. The Certified Rental Building Program (CRBP) was created by FRPO to help ensure a high quality of life for tenants in certified buildings. The apartments that qualify under the program comply with the conditions stipulated in the Residential Tenancies Act. This is a useful tool in helping you to locate buildings that are safe and professionally run. Insurance is great, but prevention is better

hey say that an ounce of prevention is worth a pound of cure. Think of insurance as the cure (sort of) to a number of bad things that could happen to you or your family. Yes, if you have a fire or a theft, insurance will help you pick up the pieces. But most people who have lost their homes in a fire — even those with great insurance coverage — will tell you that they would prefer if it had never happened in the first place.
Insurance gives you financial peace of mind. If you have the right coverage, no theft, fire, accident or hurricane can leave you broke. However, there are certain things that insurance cannot fix. For example: If your wedding ring or a priceless family heirloom is stolen in a break-in, insurance may cover the actual market value of the item, but the sentimental value cannot be replaced. 7 steps to
de-cluttering for a move by Hellen Buttigieg Moving is rigHt at tHe top of tHe list of most
people’s stressful situations. But a little organization goes a long way in alleviating the stress and making the move go smoothly. I’m happy to share some simple steps that will help you de-clutter your current home so you can enjoy your new home with a clean slate: 1. Start now: Our tendency is to put it off until packing time, but most people are in a time crunch at that point, and will often put things in a box to deal with ‘later’. Remember that you are paying for each item you move, not only in the time it takes to pack and unpack it, but also by the space it takes up in the moving truck. Why pay to move something you don’t really need? You’ll be busy when you move into your new home, and will probably put off going through those ‘deal with them later’ boxes indefinitely; believe me, when I work with clients, I come across unpacked boxes that have been sitting in the basement or garage for several years after a move. 2. Pictures: Take pictures of all the large items you know will not work or fit in your next home and post them on one of the resale sites online, like Kijiji, Craigslist or Ebay. You can put the extra money you earn towards your moving expenses and perhaps some pieces that fit the new place much better than your old stuff. And the nice thing about photographing them in the first place is that, if you have any sentimental attachment to the items you are selling, you can always use the pictures to trigger the memories. 3. The no-brainers: Go through your house one room at a time and get rid of the no-brainers first. No-brainers are items you don’t have to think twice about letting go of, like torn towels, chipped plates and broken electronics (if you haven’t fixed them by now, trust me, you probably never will). Do this every day, even if it’s just for just 15 minutes, until the task is complete. This is a great way to warm up your de-cluttering muscles and will give you an immediate sense of accomplishment and motivate you to tackle the tougher stuff.
Could a local women’s shelter make better use of the clothes you never wear? Find the closest drop-off location where your unused electronics can be reused or recycled safely (do an online search – there are hundreds of locations). 5. Fight the ‘what if I need it someday’ fear: If you haven’t used it in a year, chances are you never will. For example, we wear only 20 per cent of our clothes 80 per cent of the time. If in doubt, toss it out (or donate/sell it). On the offchance you do need it months from now, you can always replace it, but chances are you’ll never look back. If you keep everything because of this fear, it will probably cost you much more in time, money and stress than it would to replace it. 6. Be prepared: Set up your supplies in advance. For the de-cluttering process, you will need bins, sticky notes (for labeling) and garbage bags. Use bins to do the initial sort; label them ‘donate’, ‘sell’, ‘recycle,’ ‘toss’ and ‘keep’. When the bins get full, transfer the contents into bags. Use clear bags for items that will be donated and opaque bags for garbage, so there’s no confusion. Arrange for a charity to come and pick up the donations or drop them off yourself before the end of the week (you can always go back again as you accumulate more items to donate). Give yourself a deadline on the ‘sell’ items and have a plan for the items that don’t sell (i.e. donate). Transfer the ‘keep’ items directly into the moving boxes. 7. Get the whole family involved: Everyone should make decisions on their own things, when it comes to determining what to keep and what to let go of. But a little competition never hurt, so make a game of the de-cluttering process. Set a timer, give everyone a bin, and put some up-beat music on to make it fun. Choose a token prize for the winner who got rid of the most items and a reward for the entire family for the effort each member put in.

4. Research: Do some research ahead of time and decide where you will take your discarded items. Although some things will be garbage, most items can be donated or recycled. You will be motivated to let go of more things if you know they will be going to a cause that you believe in TheRentersGuide.ca or disposed of in a way that doesn’t hurt the environment.

Combine the crab and mayonnaise in a large bowl and mix until thoroughly combined. To plate the dish, start with a round of sliced cucumber on each serving dish. Using a ramekin lightly brushed with vegetable oil, layer a portion of the crab, followed by a few slices of pickled ginger topped with chopped avocado and press down firmly to compact the mixture. Invert into the middle of the cucumber ring and top with a mound of chopped mango. Garnish with a flurry of finely chopped chives, some sesame seeds and finish with a drizzle of Balsamic Fig glaze.
