AT THE FEDERATION OF RENTAL-HOUSING PROVIDERS OF ONTARIO (FRPO), we find that people often do not understand the importance of purchasing tenant insurance when they move into an apartment. According to Statistics Canada, fewer than half of all tenants have this type of protection – and protection, it is. As a renter, you are responsible for what happens in your unit. Household insurance should include a liability clause that will cover you should someone get injured in your apartment and sue. You may also be unaware that if you cause damage to other units in the building through your own carelessness, like water damage, for example, you could be liable for the repairs. Renters who have not done their “homework” sometimes assume that the landlord’s insurance will cover them, when in fact, it does not. The property insurance which landlords purchase covers the building and their own personal liability. This means that your personal belongings are not protected unless you purchase tenant insurance that covers your stuff.

Another reason to consider insuring your contents is that sometimes your items are covered outside of your apartment. If your laptop is stolen on a trip, as it is part of your property, it may be covered under your policy. It’s always worth checking with your agent or broker. Additionally, if you are a student renting housing while in university, have your parents check as to whether you might be covered under their home insurance policy. If you choose an apartment building that has successfully completed the Certified Rental Building Program (CRBP), be sure to ask the building manager or property manager for advice about insurance. The CRBP was created by FRPO to help ensure a high quality of life for tenants in certified buildings. Part of that commitment is to provide information to potential tenants that helps them to make their rental decision with confidence. It’s all about peace of mind. Let’s say the apartment building burns down. The landlord’s insurance would cover repairs to the structure, but you would have to purchase replacements for all of your personal furniture and other possessions. If that sounds like it’s not a big deal – think again. People are usually astounded at the value of what they own. The best way to appreciate this fact is to take one room and list the items in it. YOUR IDEA OF THE PERFECT RENTAL IS dependent on a number of factors – location, unit design, price, and possibly even an amenity packages. There are many perks to having resources like a fitness room and designated social spaces in your building, unfortunately, these advantages can easily become hard to enjoy if you have a couple of bad apples around your rental. To ensure everyone can benefit from all the shared offerings in your building, follow these simple dos – and especially make note of these don’ts:

DO WORK UP A SWEAT IN THE FITNESS ROOM // DON’T LEAVE YOUR SWEAT IN THE FITNESS ROOM Ignoring all the Fitness Room rules in your building is tempting. There’s no gym personnel on staff ready to wave a finger at you for not putting the weights back. There’s never more than a handful of people around to give you a dirty look. But ignoring all the Fitness Room rules also sucks for everyone else. Read the rules (usually found printed on the wall) and do everything you would do at a normal gym. Wiping down the machines after each use is especially important!

DO GET COMFORTABLE ON THE TERRACE // DON’T THINK YOU OWN THE TERRACE This summer, I highly suggest you make use of any outdoor space your rental offers. Make time to take advantage of the terrace, firepits and more. Just consider sticking to the unwritten “Two Item Rule.” (I just invented this rule.) The way it works is if you’re going to the terrace you can only bring two items with you, like a sandwich ypnexthome.ca and a book, or a coffee and your iPad. Don’t come down with a four-course meal and the bathtub and take up all of the space. And whatever you do, don’t even think about watching a movie or listening to music without headphones. ypnexthome.ca

DO COOL OFF IN THE POOL // DON’T INVADE THE POOL It’s really great to have an outdoor swimming pool at your rental, especially on a hot summer day. What’s even more enjoyable is actually having the chance to use it in an agreeable fashion. That means don’t invade the pool with your friend Jack, Jill, Bob, and Sam, as well as your cousin and his four kids on the hottest day of the year. Most pools will have rules for how many guests you can bring – and will usually be enforced on busy days. DO PARTY IN THE PARTY ROOM // DON’T BRING THE PARTY TO YOUR NEIGHBOUR’S ROOM As its name suggests, the Party Room is all about the party, but outside the Party Room – that’s still the hallway. You can celebrate everything from the NHL playoffs to a new promotion inside the Party Room, just don’t bring the fun all the way to your neighbour’s front door. MOVING TO A NEW APARTMENT CAN REQUIRE DOWNSIZING. If you’re ready to purge, it’s a great opportunity to rid yourself of that shaky Billy bookcase you’ve had since college. But what to do about that comfy sofa that almost matches your armchair – or your collection of Nancy Drew mysteries? You might consider joining the millions of North Americans who would rather rely on selfstorage than say goodbye to their beloved belongings. So what does it cost to store your stuff here in Canada? In any of our major cities, you can expect to pay anything from $90 - $220 a month, plus taxes, for a typical five-by-10-foot (50 square-foot) unit. That’s just enough space to store the contents of one bedroom or living room. Vancouver, unsurprisingly, is the most expensive city for storage, with an average cost of $177/month. Toronto comes in second, at $156/month, with Calgary close behind at $153. Montreal is a relative bargain, with an average price of only $118/month – even in the city centre. Winnipeg and Halifax are also more reasonable, ringing in at $114 and $109/ month, respectively. Many of the larger storage companies offer rental incentives such as first month free, or a small discount (five to 10 per cent) for payment 6 to ypnexthome.ca 12 months in advance. You can also save a lot by choosing a facility on the edge of town or in a rural area, but these drive-up spaces are often less reliably serviced for pests, and can be plagued by the dust of gravel parking lots.

You could pay to store your lovely Ektorp sofa for a year, which will run you $2124 in Vancouver, or $1308 in Halifax. When you weigh that cost against selling it for a couple hundred bucks and buying a brand new one for $450-ish, it doesn’t seem like that much of a bargain. Unless the items you’re holding onto are incredibly valuable, it might be wiser to seek out new digs that feature storage – or even an extra bedroom. Storage is cost-effective in the short-term, but make sure the cost of storing something isn’t going to run you more than it would to replace it when you’re ready to use it again (and just when are you planning that next move?). Besides, if you’re not saving money, and it’s not a family heirloom that carries great sentimental attachment, wouldn’t you rather just buy yourself a new one to suit your style the next time you move? 1. A GOOD, DETAILED CONTRACT. A contract ensures and outlines all expectations. This is particularly true when you hire professional movers. You’re obviously the “who,” and your gorgeous new apartment is obviously the “why,” but we also need to know exactly “what,”“where,” and “when” in order to transport your items to your new place. There are usually a lot of details, and finding out about them on moving day is counterproductive. Think ahead.

And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. If you’ve been quoted only on moving and not on packing, you’ll need a new contract that reflects the cost of packing. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur.

2. DO YOUR RESEARCH. The first thing to do is find a reputable mover. Check online with the Better Business Bureau or the Canadian Association of Movers, and of course, ask friends and family members to refer companies they have used.
