hen it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish.

If possible, speak to current tenants and ask about their experience. If you’re shown a model, ask to view the actual suite where you’ll be living so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises. While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises during the tenancy. The landlord is responsible for general upkeep, including wear and tear. You should be asked to fill out an Inspection Worksheet when you move in, which the landlord will sign. This is an important document to keep on hand for moving day. Consider taking photographs if there are damaged areas, or bring a video camera if you have one and tape the inspection. A little diligence now ensures peace of mind for later.

ou’ve got the reno bug. I know, it sounds like fun. A new bathroom vanity, hand-scraped exotic hardwood flooring. But you can’t. You rent. You’re stuck reading all of these great décor magazines with no way to express your inner interior decorator!

I’ve got two things to say:

1) You’ll never truly appreciate how lucky you are that you don’t have to live through a renovation. It’s hard to believe, but the experience of dirt, dust and disruption really does take away from the enjoyment of the final outcome. 2) Think outside the big beige box. Sure, you may not be able to rip up floors – but there are reams of products out there that will do the trick. Floating floors: they click together and are temporary – if you move you can even take them with you to your new home and reconfigure them there! Or go with a rug or hallway runner. Since they’re not permanent you can be more daring, go with colour, pattern or texture that can easily be changed as something new in your décor mag strikes a chord. You can’t tear out that bathroom vanity, but you can spend that extra money in changing up the hardware and on really amazing accessories. If you need more storage, find a chrome trolley, or brass bar cart – the ones on casters are totally on trend. They offer great storage capacity and can be adapted for use in the office, bedroom or kitchen when you want to change things up. is money. Don’t waste my time. There are all kinds of clichés about time, and the sad part is, they are all true. The time you waste is time you will never get back. Spending time on tasks you don’t enjoy is practically a crime. Be conscious of the way you spend your time and streamline tasks to save time where you can. That extra time can be used for the better things in life. As John Lennon said “Life is what happens when you are busy making other plans.” Find it fast by clear labeling You can retrieve anything you need quickly and effortlessly when you store related items in clear (see-through) containers and label the contents with large, easy-to-read labels. You can create labels using a label maker, computer-generated adhesive labels or handwritten shipping labels attached with clear packing tape (use a thick black marker). Time management I’ve always maintained that the task expands to fit the time allotted for it, especially for perfectionists. But there is a point of diminishing returns on the time invested. When you begin a task or project, decide how much time it’s worth spending on the activity and stick to that (set a timer to help keep you on track). Understand your high/low energy periods and schedule your daily tasks accordingly Tackle tough tasks during high-energy periods and less-demanding tasks during low ones. Also consider your work style when planning your day; do you work best in short bursts or long stretches? You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your daily activities. What is your time worth? Do you wish you had more time yet find yourself spending time to save money? If you spend hours doing unpleasant tasks that you could hire someone to do, or drive across the city to save a few dollars on a grocery store special, you are squandering a precious commodity. Average people spend time to save money; successful people spend money TheRentersGuide.ca to save time. An extra hour I was listening to the radio when the announcer asked “If you had an extra hour in your day, what would you do with it?” My first thought was that another question needs to be asked before I could answer that one, and it is: “What can you do to free up an extra hour in your day?” I decided to hire someone to do my bookkeeping so I could free up time to take my dog for a leisurely walk instead of rushing. I challenged my daughter with this question and she decided to give up watching “Survivor” this year so she could learn a dance solo for the studio’s competitive program. How we spend our time is our choice; we need to choose consciously. So, “what can you do to free up an extra hour in your day?” Save steps Store items near the place you use them. For example, I keep a bottle of vinegar and water and a roll of paper towel in the kitchen and in each of the bathrooms. When a quick cleanup is required, it takes less time and energy because the supplies are handy. One of my most-often used items in the house is a basket I keep in the hall closet on a shelf at waist height. I toss my keys and sunglasses in it so I never have to go searching for them when I’m rushing out the door. I also have a drawer there for my dog’s leash and bags – so handy! Find it fast It’s easy to forget where we put the items we don’t use on a regular basis. Create an inventory that details the storage location of items you use only on a seasonal or occasional basis. Keep the document on your computer with a shortcut on your desktop. As the list grows, you can always find the information quickly by using the Edit/Find feature in MS Word. Now you never have to worry about remembering where you put your passport! Consolidate tasks to save time For example, return calls and emails in batches rather than interrupting yourself throughout the day.

WHEN YOU GO APARTMENT HUNTING, there are many important considerations for a renter to keep in mind. Location is critical, especially when a work commute is in order. If you rely on public transportation, you want a building on a bus or subway route, and even if you own a vehicle, living close to major highways is a help. Rent, of course, is a major factor, and you definitely want the most for your money. You need to look at square footage, the number of rooms including bedrooms, the overall appearance of the building, how well it’s kept up, safety features, and so on. When looking for your apartment home, it is smart to make a must have/niceto-have list for purposes of comparison. After all, the apartment you choose will be your home, and you want it to feel like “home” as much as possible. That concept, however, is different for different people. Renting an apartment that includes major appliances is a must have for most renters. If you have a pet and select a pet-friendly building, you may consider it a must to have a park nearby for walks. Families with young children might place “playground facilities” on their must-have list, but place something like a fitness room in the nice-to-have column. We understand what a big decision it is to choose an apartment building, and we believe people should be able to expect certain standards of quality and service when they rent. To help consumers know when they find an apartment building that meets those standards, we created the Certified Rental Building Program (CRBP). This program establishes accountability for owners and rental property managers to actively practice more than 36 established building management and customer service “quality-standards” in order to qualify their buildings for the Certified Rental Building designation. When you see the CRBP logo posted in a multi-residential apartment building in Ontario, you can be assured that the owner/property manager cares enough about “quality and service” to go the extra step in applying for and satisfying the requirements for the program. These include a training and education component for building staff that includes learning on several topics such as knowledge of the Human Rights Code, fire and building code compliance, employee training policies, adherence to Occupational Health & Safety Act procedures,. Information/privacy law compliance, customer response guidelines to tenant maintenance and general inquiry standards, etc.. 12 THINGS TO PACK LAST It’s time to pack up for your big move! Here’s a helpful list of 12 items to pack last and keep handy

Box cutter – Don’t pack this item at all! It’s the first thing you’ll need to open up all those

boxes.

Alarm clock – You don’t want to be out the door late on the first morning at your new place, right? And you may want to keep a radio, CD or MP3 player handy so you can enjoy some music while you work.

Light bulbs and a small lamp (perhaps a flashlight too) – It may be dark when you finally move in.

Cleaning supplies – You’ll want to give your new home a once-over. You’ll also want to make sure you have toilet paper, toiletries and a towel, even a change of clothes for the first day in your new place. If you are on regular medication it’s very important to keep it with you.

Some personal ID, such as a driver’s licence – If you’re opening a new chequing account and applying for utilities, you’ll need proof of your new address too.
