Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years, and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

’m not a huge TV watcher, but I do happen to love the reality TV shows. Specifically, the ones that let you in for a peek at the mega mansions, millionaire lofts and rockstar pads of the insanely wealthy and incredibly famous. I also like those programs that go around the world looking at different homes – a casa in Costa Rica, an auberge in Paris, a London flat. While my city home will never compare to a Kardashian castle, and I’m not moving anywhere exotic any time soon, it’s good to dream big. But more than just dreaming – glimpses of professionally styled, money’s-no-object, exotic setting offer amazing inspiration! With the vacancy rate down around record lows across the country, it’s a bit tricky to find the exact apartment you’re looking to rent. The more rigid your needs, the smaller your selection will be. Budget, size and location dictate your options. Instead of being disheartened because you can’t find the perfect layout, broaden your scope with some vision and creativity. One of my favourite tricks is inspired by a dressing room/make-up table I saw in a star’s loft bedroom. She used a floor-toceiling bookshelf as the headboard of her bed. Behind the bookshelf she created a lavish and lovely make-up table and dressing room – you’d never know her secret niche existed. It’s also a great way for dividing a room if you want the kids to share but still afford them each a lot of privacy, or perhaps create a home office nook. Inspiration comes from all over, I just happen to enjoy all things home and decor, and I’m always impressed by the originality and unusual functionality of a space just by looking at it from a different perspective. H&R BLOCK CANADA ANSWERED MORE THAN 3,000 TAX questions online in 2013. Here are the most popular questions from the past year: 1. How much can I earn before I start paying tax? In 2013, you can earn at least $11,038 federally before you begin paying income tax. 2. I worked on contract this summer. How do I report the income? You are considered self-employed for tax purposes so you will need to complete a T2125 Form as part of your personal tax return. You will be able to report your business income as well as reasonable expenses you incurred to earn your income. Remember, you have to pay both the employer and employee portions of the Canada Pension Plan (CPP). However, you can claim a non-refundable tax credit for the employee portion and a deduction for the employer portion. 3. I started university in the fall. How much will my refund be? In order to receive a tax refund, you have to have paid income tax during the year. If you didnâ€™t work during the year, your tuition credits cannot create a refund on their own. However, you can carry the credits forward to use in future years when you are earning more income. 4. When can I file my 2013 return? The Canada Revenue Agency begins accepting returns electronically starting February 10, 2014 when the Netfile system opens. We always recommend that you wait until all your slips and receipts arrive before you file your return. 5. My father gave me $6,000 to help with bills. Do I need to report it on my tax return? Gifts are not taxable and do not need to be reported on your tax return. However, if you deposit the gift into a savings account or investment, the income earned by the money would be reported on your tax return. 6. If I moved from one province to another in December, which province do I file in? Your province of residence is determined on December 31 of the tax year. So, for example, if you are living in Saskatchewan at the end of the year, you need to file a SK return. 7. I have been living with my boyfriend since July TheRentersGuide.ca 2013? Do I file as common-law? You are not considered common-law for tax purposes until you have lived together for 12 continuous months.

But if you have children, you are considered common-law as soon as you begin living together. Your marital status is determined on December 31 of the tax year. Once you are common-law, you continue to file individual returns, but with spousal information. There is no joint filing option in Canada. 8. Do I have to claim common-law if we keep our finances separate? Once you live together for 12 continuous months, you are considered common- law for tax purposes and you need to report it correctly on your tax return. It does not matter how you structure your finances. 9. How do I claim stock that has lost its value? Unless you have sold the stock and realized the loss or the stock is no longer listed, you cannot claim a stock value drop. If you have sold your stock, you need to report your capital loss on a Schedule 3. Capital losses can only be used to reduce capital gains. 10. I was born in the U.S. but I became a Canadian citizen 20 years ago. Do I need to file a U.S. tax return? Unless you went to a U.S. embassy and officially renounced your citizenship, you are considered a dual citizen no matter how long you have lived outside of the U.S. If you are a U.S. citizen, the IRS expects you to file a Form 1040 TheRentersGuide.ca and FBAR every year if you meet the requirements.

by HELLEN BUTTIGIEG ELIMINATE YOUR CLUTTER HOT SPOTS We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. If they don’t have a proper home, create one. KEEP YOUR PANTRY DECLUTTERED Most people can’t resist buying items when they go on sale. But when it comes to food, buying too much and neglecting to use it before the expiry will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or are lucky enough to have a large pantry, keeping these areas streamlined and organized will save you time, money and frustration. Before going grocery shopping, take an inventory of everything you have and plan the meals for the upcoming week with an eye towards incorporating these items. Once you’ve used up the excess, get into the habit of planning your weekly meals in advance. You will avoid over-buying and will always know what you’re making for dinner. STOP PAPERS FROM ACCUMULATING Are you wasting your valuable time shuffling papers? Get into the habit of thinking twice before bringing home any piece of paper or printing a page. CREATE AN IN/OUT ZONE IN YOUR HOME Set up a small container for each family member on a table or a small bookcase by the door as a place to hold keys, cell phones and wallets. It can also act as a landing spot for brief-cases and backpacks. In addition to providing a home for those items when you walk in the door, it also gives you a consistent spot to place things you’ll need to take with you when you leave the next morning. ARE YOU BEING HELD HOSTAGE BY YOUR POSSESSIONS? If you’re reluctant to get rid of certain items because they were expensive, think about how much it’s costing you to keep them. The more possessions you have, the more time it takes to care for them and the more space it takes to store them. Although it may be difficult to let go of things that no longer serve you, the payoff is well worth it: you’ll have more free time in your day and be more relaxed in your home. FEELING STUCK If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.
