Six steps to finding

A GREAT RENTAL WHEN IT COMES TO FINDING A GREAT RENTAL, knowing your wants and needs before you hit the streets will simplify your search.

Canada Mortgage and Housing Corp. (CMHC) offers some tips to help you find the right place to call “home.”

1. IDENTIFY YOUR RENTAL NEEDS. What is your budget? Which neighbourhood do you want to live in?

How many bedrooms do you need? What amenities are important to you? Make a list of your needs and preferences to help narrow down that great rental opportunity.

2. ASK QUESTIONS. Have a list of questions ready to ask the landlord.

Is parking included in the cost of rent? What about utilities? Ask about the lease and terms. Be clear on any policies surrounding pets, smoking, or anything else that may affect your lifestyle.

When you find a great rental and are ready to move forward, typically you’ll sign a lease. Rental agreements vary, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent, what is included in that cost, the rent payment due date, the deposit amount paid, the term of the rental period, and details like who is responsible for upkeep. ensure all this information is outlined.

3. FIRST IMPRESSIONS COUNT.

6. TAKE NOTES – AGAIN.

Make a good impression when meeting with the landlord. Dress neatly and arrive on time. Make the landlord’s job easier by bringing your rental history and references, a current employment letter, and a cheque so you can leave a deposit in case you’re interested in taking the place.

Once you’ve signed your lease, it’s time to move in! But before you do, you and your landlord should inspect your new home together. Document all issues so you won’t be held liable for any preexisting damage when you leave. You can even take photos to document the condition of the unit before you move in.

How is your

ELEVATOR ETIQUETTE YOU NEED TO TAKE THE ELEVATOR in your apartment building every day, and there are some huge pet peeves that come along for the ride. Here’s an elevator etiquette refresher.

1. EXIT THEN ENTER. Let passengers off before boarding the elevator.

2. KNOW WHEN TO TAKE THE STAIRS. One flight up or two flights down – use the stairs when able. This isn’t a hard and fast rule, but it helps keep the flow on a busy elevator.

3. HOLD THE DOOR! Your neighbours will remember you watching the doors close on them – and not in a good way.

Hold the door for others who are running to catch the elevator.

4. KIDS. If they’re old enough, let them push the button, but don’t let your children play with the panel or light up all floors like a Christmas tree. That’s no way to impress the neighbours or make friends.

5. KEEP YOUR GERMS TO YOURSELF. If you are sick, wait for an empty elevator. If that is truly impossible, absolutely refrain from coughing/sneezing, and otherwise sharing germs for the duration of the ride. Always sneeze or cough into your sleeve, not your hands, and RentersGuide.ca never put your germ-infested hands on the floor buttons.

6. BE NEIGHBOURLY. Generally, the people on the elevator are your RentersGuide.ca

neighbours. There’s no need for awkward silence – but there’s also no need for awkward questions. Don’t confuse friendliness and nosiness.

7. KEEP IT DOWN. If you’re listening to music, talking on the phone or chatting it up, keep the volume down so you don’t disturb other riders.

8 BE AWARE. If you’ve got a backpack or large package make sure it’s not pressing into anyone or acting like a battering ram as you turn around. And when other passengers board, move a little to give everyone some personal space.

THE BYWARD MARKET THE BYWARD MARKET, one of Ottawa’s oldest and largest outdoor markets, is located between Sussex Drive and Cumberland Street, and runs from Rideau Street to Cathcart Street. The ByWard Market is the place to be if you’re looking for constant stimulation. There is literally an electric buzz of people, music, traffic, and bicycle bells. In this area, cars are a nuisance, when you have everything you could need at your fingertips, why drive?

There is a palpable pulse to the streets of The ByWard Market. During the day, vendors, local farmers and artists set up shop throughout the area. At every corner, there are musicians, actors, and performers of all kinds sharing their talent with the public.

People of every lifestyle, income, and age share this small neighbourhood and make it their own.

Because of proximity to the University of Ottawa, the Market is the central gathering ground for students and professors. Greenspaces filled with study groups or artists painting the scenery are a common sight. In The ByWard Market, you can find anything from a hotdog street stand to the best five-star restaurant The area is convenient - Highway 417 is within a kilometer, offering quick access to the city. There are two bridges leading to the Outaouais and its many scenic bike paths and hiking trails. For those without a vehicle, the transitway is within blocks and has a heavy flow of buses at all hours. As a bonus, the city is currently building the new light rail train (LRT) which will go through downtown.

A final note on the neighbourhood, The ByWard Market is noisy, busy and congested. A popular truck route travels through the downtown core, creating heavy traffic, noise, and dangers to pedestrians and bikers.

Needless to say, if you’re looking for a quiet oasis, this is not the place for you. The good? You can’t beat the energy on the streets. There is a constant buzz and it’s contagious and invigorating!
