f you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease agreement?

By knowing your rights and responsibilities ahead of time, you will be well informed and able to determine if the location is right for you. Once you choose your location, make sure you understand your lease – and all the provisions in it – before you sign. Over the course of your tenancy a landlord should give you adequate written notice, in accordance with the timelines set out in The Landlord and Tenant Act, when rent or landlord services will be adjusted. You should be able to discuss any clarifications or adjustments before they take effect or a new lease is signed.

Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. Many go above and beyond.

Making Your Place Your Own

you can inject colour and create whatever and however you want, using your furniture, artwork, accessories and rugs. These all are an opportunity to mix pattern, colour and styles, harmonizing a beautiful and unique space.

As you begin the decorating process, start by establishing the sofa and area rug.

The sofa should be proportionate to the room.

A clean, sleek shape with narrow arms suits a small room, and doesn’t waste space. I like to use a neutral fabric – something that will wear well and anchor the room. Accessorizing with patterned and solid pillows in a complementary colour scheme is sure to bring excitement to the sofa and space.

Area rugs can also be your beginning point of reference for your living area, especially if there is a particular pattern and colour that you are fond of. I prefer the use of rugs over carpets, as they come in various sizes, colours and designs, but they also allow you to show the surrounding flooring.

I am sure most of us have fond memories of living at home with our parents, and saying, “I can’t wait to get my own place so I can decorate it the way I want to,” after being grounded for painting the walls a horrid colour to our parents’ dismay. We couldn’t wait to get out into the real world and do it “our” way. “Its only paint,” we’d retort, but this somehow never appeased them.

Some of us were fortunate to move out sooner than others, usually to university or college, but it still meant we were living in strict policy – dorms (where at the fraternity or sorority houses, anything goes) or a cheap rental – a room in someone’s home or a shared accommodation where painting just wasn’t a option. So, we let the walls be neutral and focused instead on the TheRentersGuide.ca furniture.

Dolly, LD, corrugated, internal move – hearing the terms used to describe your move may give you panicked flashbacks of high school second language classes.

Professional moving can be a very technical business. There are industry-specific terms to describe moving processes and products that most people have never heard before. No need to worry.

Local move: A move in which all stages of moving take place near the moving company’s origin.

SOME HELPFUL TERMS Appliance dolly: A special dolly with straps to help load and unload large items such as appliances and oversized furniture.

Corrugated: Describes a type of cardboard used to make boxes for moving and storage. Corrugated boxes have multiple layers of cardboard called “fluting” that give strength and durability to the box’s structure.

Binding estimate: A flat price based upon a given inventory meaning no matter how long the job takes, the flat price is always paid. This is typically restricted to situations when an on-site estimate is performed.

Bill of lading: A contract between the mover and the customer that also acts as a receipt. Make sure you understand TheRentersGuide.ca everything on the bill before you sign it.

Fuel surcharge: When gasoline prices are in a period of flux, some movers will charge the customer an added fee TheRentersGuide.ca in addition to the cost of the move to

Dish cells: Cardboard inserts that provide individual cubicles for your dishware within a cardboard box. Dish cells give extra support to breakable dishes and prevent the box from caving or allowing direct contact between pieces.

Internal move: A move in which the items stay in the same building.

Internal moves are useful for preparing your home or office for painting, carpet cleaning, furniture rearrangement and holiday decorating.

LD: Short for long distance move. Many provinces regulate the moving industry based on the distance the items are

Non-binding estimate: When an in-home estimate cannot be conducted, the customers give a description of items to be moved. The mover then gives the customer his best guess of what the move will cost based on his previous experience with similar jobs. These estimates are typically requested by the customer last minute, agreed to over the phone and are subject to change.

Stretch-wrap: A thin plastic packing and moving material used to secure moving blankets covering your items during the moving process. Stretch-wrap is used to protect your furniture from precipitation, sweat and tearing.

Shrink-wrap: A thicker plastic, which requires heat to adhere to furniture.

Typical items do not require packaging this thick for moving.

Like learning any new language, it’s important to ask questions. If there is a term you do not understand, ask the representative from your moving company to clarify. Confusion about some moving terms is not only frustrating, it can be costly.
