s you know, one of the biggest things to consider when renting is your choice of location. Unlike furniture, paint and being a good neighbour, it’s the one thing that you cannot change so it’s important to choose well. What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you want to use public transportation to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places. Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options.

stopped drinking coffee and switched to tea. Every time I tell someone this, they either say “I could never stop drinking coffee!” or “Isn’t tea so much nicer!” Either way, they feel very emphatically about their choice.

I find the same sort of emphatic responses from people when I discuss renting.

Banks and real estate agents keep telling people to buy. “A home carries like rent,” and “You’re wasting money by not investing,” they say. And many people are blindly listening. Of course they’re going to say that! Banks make money on mortgages, agents make money selling. “I don’t want to buy” is replacing the notion of “I can’t afford to buy” because renting is a really beneficial arrangement. It’s just received a lot bad PR by people who know they won’t earn a red cent from your rent. I have seen little evidence that a home can carry for as little as rent. Sure, your monthly mortgage payment may be in the same range, but home insurance is much more expensive than tenant insurance, and renters never pay maintenance fees, roof repairs, building upgrades property taxes, mortgage interest or assessed fees. I could go on with plumbing issues, eaves trough cleaning and appliance breakdowns. Renters may not build equity from their rent payment, but that payment does get them a worry-free experience where someone else is responsible for all of the upkeep and community expenses. Plus, with more expendable income, renters have money freed up that could go towards lifestyle purchases, from a trip to a car – or that money could be used for a non-real estate investment. Still a win. It’s not so crazy for someone – like me – to switch from coffee to tea, and it’s becoming more common for people to switch from owning to renting. MOVING AN ELDERLY LOVED ONE CAN BE TOUGH. No one wants to upset that person and everyone wants the move to go as smoothly as possible. This can seem like ‘mission impossible’. Census Canada data suggests Canadians approaching retirement age are now the fastest-growing demographic in Canada and experts predict 28 per cent of the United States population will reach retirement age within the next TheRentersGuide.ca five years. The children and families of the ‘Baby Boomer’ generation - people born between 1946 and 1960 are already helping their loved ones move into downsized or elderly assistance

accommodations and often are not emotionally prepared for the task at hand. Senior loved ones can be very set in their ways and often are not well equipped to express their emotional frustrations in a constructive way as moving day draws closer. It all can seem like a daunting task. Over the years, we have packed and moved many seniors and the important thing is to stay organized, be patient, calm and respectful throughout the move process. If you are moving a senior loved one into a retirement facility or an apartment, you should first contact the management to find out what they TheRentersGuide.ca are allowed to bring in, appropriate moving hours and if they have any tips specific to their facility to help smooth the moving process.

REMEMBER: Organize and Start packing several weeks in advance. If your loved one is moving from a large home to a one bedroom apartment, there will be more furniture than needed. Get a floor plan of the new space and help your senior plan the space with their favourite furnishings, then help them decide what to do with the extra furnishings. If the item is a family heirloom and can’t be accommodated in the new space, suggest giving it to a close family member like a child or grandchild. Sort before you pack. Seniors tend to collect things they don’t need or use. Be sensitive when suggesting to get rid of possessions. Ask if they use the item and if they would mind if you donated it to raise money for the Salvation Army, for example. Start packing early so you won’t be overwhelmed as moving day draws near. Pack and clean as you go. When helping sort and pack your senior’s belongings keep in mind that their eyesight and reduced mobility prevents them from doing regular chores and can result in poor housekeeping habits. Instead of commenting, offer to clean as you pack and try not to be judgmental. You’ll will need more time than you think. Allow enough time so your loved one doesn’t feel rushed. Sorting through years of stuff is difficult and sometimes emotionally painful. Allow your loved one time to say goodbye. If they take longer to clean out the desk drawer because they found a stack of pictures, let them take the time to walk down memory lane. This is a very important part of the process. Be patient and listen to their life stories, there will come a time you will be glad you did. Make their new space feel familiar. Take pictures and colour samples of the inside of their current home. Try to decorate the new space and place objects in a similar way, so that their new space will feel like the old one. Be as detailed as you can from arranging the bedroom furniture to placing family pictures on the bureau. This will help make the new surroundings feel like home. Wrap small items in coloured paper. The brigtly wrapped paper is easy to see. This prevents items like small knickknacks from becoming lost or thrown out. Label boxes on top and sides. Make sure to mark the top and sides of boxes as they’re packed and write in large letters to make it easier for your loved one to read. Make sure to label boxes containing breakable or sentimental items as ‘fragile’. Pack all electronic equipment in their original boxes. If the original boxes aren’t available, use low-static bubble wrap when packing these items. Always use packing paper.

Seal all boxes with packing tape. This makes it easier to stack and protect your senior’s belongings. Use boxes designed for the items you are packing. Dish packs for dishes and wardrobe boxes makes it easy for seniors to access their clothing on hangers. Check clothing before donating. It’s a good idea to sort unwanted clothing for donation prior to moving. Before donating any gently worn unwanted clothing, check pockets for valuables. Seniors often hide small valuable items like jewelry or cash in the pockets of suit jackets or shoes and forget where they hid it. ONE OF THE MANY BENEFITS OF CHOOSING AN APARTMENT IN A RENTAL BUILDING THAT BEARS THE CERTIFIED RENTAL BUILDING PROGRAM (CRBP) DISTINCTION IS KNOWING THAT THE OWNERS AND/OR PROPERTY MANAGERS HAVE AGREED TO CONDUCT BUSINESS ACCORDING TO A MEMBER CODE OF CONDUCT. This brings great peace of mind to renters, and offers CRBP members a clear, concise reminder of what is expected of them once their buildings have been granted certification status. The CRBP is managed and operated by the Federation of Rental Housing Providers of Ontario (FRPO) with the goal of protecting the interests of all multi-residential apartment building stakeholders – and the Code of Conduct plays a major role in accomplishing that goal. What does it mean for renters? The key word in the Code of Conduct is “professionalism.” CRBP members agree to operate their buildings with high standards of integrity and honesty – and that goes for renters, suppliers, employees and contractors. Managers and owners must do their best to make sure the apartment building is safe and secure for everyone who lives and works there. Of course, members are required to comply with municipal, provincial and federal legislation and by-laws when it comes to the operation of residential buildings, and the Code of Conduct contains a reminder. There is also an item that covers the agreement to not discriminate against TheRentersGuide.ca anyone on the basis of race, colour, creed, gender, sexual orientation, family status, national origin, receipt of public assistance or source of income. Beyond this point, CRBP members agree to report to the

TheRentersGuide.ca Program’s administration any laws or policies that they 34

may find unfair or prejudicial to renters or rental housing providers. Much of the Code of Conduct is based on the golden rule. For example, there is an item stipulating that members agree to treat their tenants with respect, and should expect to receive respect in return. All parties involved in a rental residence situation should know and uphold their responsibilities. If and when a dispute arises, the building owner or manager is expected to resolve it in good faith. Tenants should be aware that there is a mediation service offered by the Ontario Rental Housing Tribunal for cases that are not resolved adequately between the parties at the building level. Fairness is the operating principle that members agree to pursue, along with avoidance of and protection against fraud, misrepresentation and unethical practices of any kind. Another aspect of the Code includes continual education, training and communication. Members agree to ongoing efforts to uphold and improve professional standards. This benefits everyone, from renters to managers, owners, and professional industry organizations. Fairness, conscientiousness, honesty, integrity, respect – these are the concepts that form the basis for the CRBP Code of Conduct. These are excellent values that should guide all business interactions, and in fact, life in general. The bottom line result for tenants is improved communication with their building manager and/or owner, as well as a better quality of life for all parties. H&R BLOCK CANADA ANSWERED MORE THAN 3,000 TAX questions online in 2013. Here are the most popular questions from the past year: 1. How much can I earn before I start paying tax? In 2013, you can earn at least $11,038 federally before you begin paying income tax. 2. I worked on contract this summer. How do I report the income? You are considered self-employed for tax purposes so you will need to complete a T2125 Form as part of your personal tax return. You will be able to report your business income as well as reasonable expenses you incurred to earn your income. Remember, you have to pay both the employer and employee portions of the Canada Pension Plan (CPP). However, you can claim a non-refundable tax credit for the employee portion and a deduction for the employer portion. 3. I started university in the fall. How much will my refund be? In order to receive a tax refund, you have to have paid income tax during the year. If you didnâ&#x20AC;&#x2122;t work during the year, your tuition credits cannot create a refund on their own. However, you can carry the credits forward to use in future years when you are earning more income. 4. When can I file my 2013 return? The Canada Revenue Agency begins accepting returns electronically starting February 10, 2014 when the Netfile system opens. We always recommend that you wait until all your slips and receipts arrive before you file your return. 5. My father gave me $6,000 to help with bills. Do I need to report it on my tax return? Gifts are not taxable and do not need to be reported on your tax return. However, if you deposit the gift into a savings account or investment, the income earned by the money would be reported on your tax return. 6. If I moved from one province to another in December, which province do I file in? Your province of residence is determined on December 31 of the tax year. So, for example, if you are living in Saskatchewan at the end of the year, you need to file a SK return. 7. I have been living with my boyfriend since July TheRentersGuide.ca 2013? Do I file as common-law? You are not considered common-law for tax purposes until you have lived together for 12 continuous months. But if you

have children, you are considered common-law as soon as you begin living together. Your marital status is determined on December 31 of the tax year. Once you are common-law, you continue to file individual returns, but with spousal information. There is no joint filing option in Canada. 8. Do I have to claim common-law if we keep our finances separate? Once you live together for 12 continuous months, you are considered common- law for tax purposes and you need to report it correctly on your tax return. It does not matter how you structure your finances. 9. How do I claim stock that has lost its value? Unless you have sold the stock and realized the loss or the stock is no longer listed, you cannot claim a stock value drop. If you have sold your stock, you need to report your capital loss on a Schedule 3. Capital losses can only be used to reduce capital gains. 10. I was born in the U.S. but I became a Canadian citizen 20 years ago. Do I need to file a U.S. tax return? Unless you went to a U.S. embassy and officially renounced your citizenship, you are considered a dual citizen no matter how long you have lived outside of the U.S. If you are a U.S. citizen, the IRS expects you to file a Form 1040 and FBAR every year if you meet the requirements.
