EDITORS’ NOTES
d
oes 2013 mean looking for a new place to rent?
Here we are, already moving into mid-January. Perhaps some of your New Year’s resolutions may have already been forgotten, but if finding a new place is one of them, we hope you’ll find Renters Guide to be your best source of information. As the Eastern Renters Guide celebrates its 18th anniversary of publishing this year, each month we have a dedicated theme. January’s special focus is on Finding the Perfect Apartment. Look for great tips and advice from the experts to help guide you through this process. One tip I can offer is to be sure to get a feel for each company and the staff who you’ll be dealing with if you’re renting a space that’s run by a property management company. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own. I hope this resolution will be one of the easier ones you achieve this year. Let us know how your search for a new home goes. We’d love to hear from you.

hat’s your motivation? Do you need more space - or less of it? A new lifestyle? A new job? A change in your family or relationship status necessitating a change? Then embrace the opportunity, go out and find that perfect new apartment. Sometimes, even though life has changed and a new apartment is necessary, moving can feel too overwhelming or inconvenient to take on the challenge and make the effort. While there isn’t an honest person alive that will tell you moving is easy or effortless, you can minimize the impact, stress and headaches by planning it out carefully. The first step is deciding what you want. Get a few points down on paper, such as: location, size, necessary amenities and budget. Be realistic and know the difference between your ideal and the market reality. Start looking. Look in advance so you get a feel for what the market has to offer. If you like something put your name on the wait list. Get your finances in order and your references in check. Start streamlining your possessions. If you’re moving with children you’ll have to get their stuff in order too. If you start getting your move in order well before you actually give your notice and sign your lease there will be much less to do once the 60-day countdown is on. With Renters Guide in hand you’ll find the perfect place. Our magazine and website, homeTRADER.ca, offer the best selection of available apartments as well as informative articles and advice, making it easy to make your move!

Greenwin inc. Better homes, better communities
O
ne of the ironies of urban living is that the closer we live to our neighbours, the less we seem know about them. Greenwin Inc. has been changing that since taking over management of St. Laurent on the Parc. Located at 1240 and 1244 Donald St., St. Laurent on the Parc is conveniently located near restaurants and shopping and steps away from the St. Laurent Centre. The property also offers quick and easy access to downtown, either by car or public transportation. More importantly, however, St. Laurent on the Parc is not just a building –it’s building a community.
Although the property was their first in the Ottawa area, Greenwin Inc. brings decades of experience to it. Founded in the 1950s, Greenwin began by constructing new single-family homes in suburban Toronto and has since expanded its interests to include development and management of low- and highrise apartment and condominium complexes. Today, Greenwin is among Canada’s largest privately-owned residential management companies, with properties in Ottawa, Montreal, Saint John, and throughout southern Ontario. Despite all their experience, Greenwin attributes its success to maintaining the tradition of family and community upon which the company was founded. What makes Greenwin unique among Ottawa-area property management companies is the company’s active participation in its organization through a variety of free community events and facilities offered to residents. Ongoing activities include indoor and outdoor
18G
sports and recreation, an after-school program, March break and summer camps and a community garden. To encourage use of the nearly five acres of outdoor space on the property, the exterior grounds have undergone continuous improvement since Greenwin assumed management responsibility.“We want people to think of the grounds as their backyard,” says Greenwin principal Kevin Green, adding that “there are always kids playing and people out for a walk, or just relaxing in the sun.” In the summer, the two outdoor pools are in near-constant use. The most popular activity, however, is the annual barbecue, held each year in early July. According to Green,“It’s not just a barbecue. We have face-painting, a bouncy-castle, and other fun activities for the kids. There’s also a DJ and dancing. Everybody comes.” St. Laurent on the Parc offers other value-added amenities to residents. The media room is a great place to enjoy something special on the big screen while the fitness facilities, including an exercise room, indoor squash and basketball courts, allow you to keep up the fitness regime without the gym fees! To find out more about living at St. Laurent on the Parc visit online at www. stlaurentontheparc.com or call 613-744-0283.

change. Nowhere is that statement truer than in the world of design. Every year we are exposed to new and exciting design trends and movements in the industry. Often, the word ‘trend’ can be associated with a negative connotation, suggesting a style that will inevitably pass just as fast as the current season. However, I believe that if properly executed, a ‘trend’ can become a classic staple rather than a temporary essential. Colour Colour is usually the first trend everyone is curious about. What’s the big colour to hit the design world? In my opinion, there have been a few. First is yellow – a creamy bright hue that will dominate with its vibrancy. Yellow can be combined easily with neutrals to create the perfect colour palette. Pair it with white & grey for a modern look, or accent it with navy for a

fresh design approach. Yes, you read that correctly, navy as a neutral. This is a design trend which deserves some serious note taking. Forget brown and beige, blue is the new chief in town. It’s much more subtle than black although the intensity of navy has the same dramatic effect. There is such a large spectrum of blue hues, from royal to electric and midnight to cobalt, you’re guaranteed to be drawn to at least one. FEElinG Lately, a huge movement we’ve been seeing in interior design has nothing to do with colour, pattern or even style but rather a mood trend. Our clients have been requesting a comfortable environment where they feel at ease in lieu of the typical designer showhome. We’ve been hearing more and more that our clients are looking for fabrics they can use, instead of just to look at. It’s an attempt to have their homes decorated to look as if they’ve decorated it themselves. This is actually one of my favourite trends because it allows the homeowner to create a personal reflection of themselves in their most sacred environments. This trend is all about using understated pieces to form a collection of new and old, reclaimed and store-bought. FinisHEs Another area we are seeing this trend of mixing and non matching is with metals. Do you love brushed nickel? Are you intrigued by bronze? Does stainless steel still excite you? Well, you don’t have to choose one. While this may be music to a designer’s ears, it can also be a pretty scary statement for the amateur decorator. It’s how you incorporate the metals and the harmony between your choices that will result in the perfect metal combination. For instance, if you are working on a kitchen design, you can use a faucet that stands out while keeping your cabinet hardware consistent throughout the kitchen.

Man CavE First and for most, the man cave is not a new concept however, it is evolving and becoming much more mainstream. We are seeing more men who like to get involved in everything from the fabric selections, furniture pieces, artwork – even down to the rugs. This puts into perspective that the man cave is no longer a dark and gloomy space either in the garage or the basement. These “caves” were typically poorly lit, dressed with rundown furniture and kept bare floored yet featured the large TV screen as their focal point. Rather, these trendy spaces are just as tailored and customized as the main floor living room, although the large TV screen is still the dominant feature. Trends don’t have to all be used, especially not together. You should incorporate what works for you and your lifestyle. They are a gateway to start getting excited about change and making better style decisions. These current styles emerge from the notion of people enjoying their homes and creating living spaces that suit them personally. Let’s make 2013 the best design year yet!

Searching for a
HOME
BY WAYNE KARL
Mass transit, highway construction and other infrastructure are key considerations when planning a move.
Key points to consider
EVER NOTICE RENTAL COMMUNITIES BOAST THEY ARE “just minutes from shopping, schools and all the amenities!” and that “Everything you need is right at your doorstep!”? This is not just marketing gimmickry at work. These factors really matter, as such attractions are critical in determining appeal to renters – for lifestyle and comfort while living there. However, one of those factors carries a little more weight than the others: proximity to infrastructure. The federal and provincial governments have been spending billions on infrastructure improvements over the last few years to upgrade highways, transit systems, airports and other services such as health care. For rental developments, this means more and better access. It’s no exaggeration to say the infrastructure developments have allowed new communities to literally sprout up along the way. Numerous studies throughout North America and elsewhere show that proximity to mass transit and highways has the most significant impact on property values, since it improves residents’ accessibility to a city’s central business district and other areas with employment opportunities. The greatest benefit, according to Cutting Edge Research Inc., a Vancouverbased real estate consultancy that examines housing trends across the country, is for properties located within 500 metres of stations along new transit lines. “Distance is now measured in minutes, not kilometres,” says Don Campbell, president of Cutting Edge, summarizing a principle that renters anywhere in Canada can follow: as people increasingly factor commuting times into their renting decisions, proximity to transportation is a top determining factor for convenience. Prospective renters, then, while you’re out there shopping for your new home, take a look around and see how close you are to the nearest highway, subway or light rail transit. Then follow the tracks to those housing projects and communities and your new home.

Do you want to live in a city, a town or in the country? Where do you work, and how easy will it be to get there and at what are the commuting costs? If you have or plan to have children, where will they go to school and how will they will get there? Do you want safe walking areas, recreational facilities or other amenities such as shopping nearby? How close do you want to be to family and friends?

quicktips
Make your resolutions
achievable
H
ere’s a New Year’s resolution anyone can keep: resolve not to make any more New Year’s resolutions. That might feel good in the moment, but, if you’re trying to find a mate, shed some weight, or save money this year, simply abandoning resolutions isn’t going to help. Advisors tell us that by setting realistic goals where changes are small, you are more likely to form habits that will stay with you throughout the year. Amanda Burton, a registered dietitian at Recipe for Health, says, “The problem with most New Year’s resolutions is that they focus on taking something away from someone and tend to accentuate the negative rather than the positive. By focusing on how you can live positively, you are more likely to achieve success.” In her role as a professional dietitian, Burton most often sees clients who come to her seeking help with the goal of losing weight. She suggests starting with these simple steps: Think positively: According to the Journal of the Academy of Nutrition and Dietetics, researchers have found that practicing positive thinking can increase your chances of weight loss success.Go slow: Any diet change is easier if you take it slowly. Why not promise to add a new piece of fruit to your brown bag
lunch each week or an extra serving of vegetables at dinner versus doing a big diet overhaul? Think small: Don’t restrict yourself from the foods and drinks you love. Instead, have small amounts of your favourites. If you like soda pop for example, Burton suggests those Coke mini cans which offer a smaller portion size. Love burgers? Consider keeping calories in check by having a slider loaded with your favourite vegetable toppings, like lettuce, onions and tomato. Buddy up: Find someone with similar goals to help you through the year. Be sure to share your ideas, plans, and successes regularly. By simply stating your intentions to someone else, you are more likely to achieve long-term success. By following these simple tips, you can avoid making New Year’s resolutions forever and simply enjoy new habits for years to come. NC

Continued from page 12
monthly basis – and help you avoid any unwelcome surprises later. » are features such as laundry and parking included, or will you need to pay more for the use of these services? » Will your monthly travel costs increase, decrease or stay about the same at the new location? » Will you need to purchase or provide your own appliances? » Is there any form of provincial or territorial rent control in place? If not, what are the landlord’s plans for future rent increases? How much you can afford to spend on rent depends on a number of factors, including your overall household income, how much debt you or your family are comfortable with, how
important your lifestyle is to you and how much you want to put aside for the future. As a general rule, however, your entire monthly housing costs – including rent, electricity, heat, water and municipal services – should total less than 30 per cent of the before-tax income of your household. This doesn’t include the cost of property insurance, parking, cable, telephone and Internet service, each of which should also be figured into your budget if you plan on using them. If you can’t find a suitable place in the area where you’re looking that meets your price range, you may want to revisit your list of preferences, and decide if there are any other costsaving measures you can make. After cost, location can be the most important factor in a rental search. Prime locations that are close to work, school, public transit or other
amenities usually cost more, but they may also offer other advantages, such as reduced commuting time and expenses. Lastly, other important considerations in choosing a rental home are the safety of the building and community, as well as its proximity to family and friends. To help you decide, prepare a list of locations that best match your needs, and then add another list of secondary locations that you could also consider if necessary. Build self-esteem for a lifetime of confidence
H
ow a child feels about him or herself can have a strong influence on their academic achievement. If their self-esteem is strong, they can respond to life’s challenges better, and become happy and successful adults. As a parent, you play a major role in shaping your child’s self-esteem. Here are some ways to help your child feel good about themselves: • Acknowledge and encourage your child’s strengths and special talents. Provide opportunities for your child to participate in things she is good at, such as music, sports, dance, theatre, or community service. • Help your child see the positive. Remind him of his past achievements and special skills. Developing confidence in his ability to solve problems is a key element in self-esteem. • Teach your child that it’s okay to make mistakes. Reassure him that no one gets everything right all of the time.
• Support your child’s attempts to try new things. Help her to feel that she doesn’t have to be a “star” at everything she tries. The pressure to succeed may lead a child to limit herself to activities she knows she can already do. • Help your child take responsibility for the negative consequences of his own behaviour. Learning to acknowledge and try to repair harm or damage done to others is a far more effective tool to build a child’s self-respect than blame or punishment. After school programs can help children develop self-esteem by providing structured and supervised activities such as computer instruction, sports, literacy tutoring, music and art lessons, nutrition guidance, and help with homework. “We’ve funded hundreds of Canada’s after school programs and have learned that kids enrolled in these programs actually develop enhanced social behaviours and are more motivated to excel and stay in school,” says Jasmina Zurovac, director of corporate donations at RBC. “This in turn has a positive impact on a child’s self-esteem.” The RBC After School Grants Project supports programs that help kids learn, grow and reach their full potential. Visit www.rbc.com/after school for more information. NC

Cherry, Almond and Wild Rice
Stuffed Pork Loin
This impressive dish features juicy pork tenderloin filled with dried cherries, hearty wild rice, herbs and roasted almonds. It’s sure to be the star of the dinner table! 6-8 servings ingredients: 2 tbsp (30 mL) olive oil 1 small yellow onion, diced 6 oz (170 g) Italian sausage, removed from casing 2 cloves garlic, minced ¼ cup (50 mL) chopped parsley 1 tbsp (15 mL) chopped fresh thyme 1 tbsp (15 mL) chopped fresh rosemary ⅓ cup (75 mL) coarsely chopped dried cherries ½ cup (125 mL) coarsely chopped roasted almonds 1 cup (250 mL) cooked wild rice Salt and pepper to taste 2 ½ pound (1.1 kgs) boneless pork loin, filleted Kitchen twine for wrapping Salt and pepper for topping
directions: In a medium saucepan over medium heat, warm olive oil. Add onions and sauté until translucent, about three to five minutes. Add sausage and garlic and cook until browned and cooked through. Remove from heat and add parsley, thyme, rosemary, dried cherries and almonds. Stir in wild rice; add salt and pepper to taste. Preheat oven to 350°F (180°C). Spread filleted pork loin out on a clean work surface. Top pork loin with prepared stuffing from edge to edge. Starting from the short side, roll pork loin and stuffing into a spiral. Tie roll together with heavy-duty kitchen string in the centre and at the two ends of roast to prevent it from unrolling in the oven. Place roast on a rack in a shallow roasting pan and sprinkle generously with salt and pepper. Insert an oven-safe meat thermometer into the centre of the roast and cook for one hour. Reduce heat to 325°F (160°C) and continue to cook for another 45 to 60 minutes. Remove roast from the oven once the meat thermometer reaches 160°F (71°C). Allow meat to rest in the pan, loosely covered with foil for 20 to 30 minutes. NC

moving
TO PACK, OR NOT TO PACK … By Dan Hopkins
36G
Moving is a very personal thing and people who hire moving companies ask for varying levels of service.
Take packing, for example. Some clients want to pack their own items, while others prefer a turn key solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you. The Professional Packer Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to your new home or business. Accessories such as lamps may seem to be packed
well, but may shift inside the carton and break or chip as a result. Professional packers have the experience to know exactly what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first. Having your mover do the packing offers you the peace of mind in knowing that if the unexpected happens, your possessions will be repaired or replaced.
37G
moving The DIY Packer At Two Men and a Truck, trained packing professionals help clients with as much or as little of the packing and unpacking as required, and we sell a full range of packing supplies. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry. Some of the items you will need are tape dispensers, newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is 3 cubic feet in size. The sizes go up from there, to 4.5 and 6 cubic feet for lighter objects such as pillows and stuffed animals. These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing topnotch service.

quicktips
start the new year by freeing yourself by Hellen Buttigieg
There is so much buildup aT The end of The
year that it can almost feel like a race to the finish line. Then January 1st arrives, the social calendar calms down and the cocooning begins as you prepare to ride out the rest of the winter. Before you jump right back to everything you were doing before the holidays, take some time to look around and decide what needs to change. Not that you have to go making grand resolutions for the new year – unless that’s your thing – but look at it as an opportunity to free yourself of things that weren’t working for you. Try new methods that may improve your life in little, noticeable ways. Get clear on the year ahead If setting New Year’s resolutions is not your thing, there’s another way of defining what you’d like your life to look like – create a vision board. Get some magazines, glue and a poster board and start cutting and pasting images that you feel drawn to or that represent something you’d like to be or have in your life. If you would like to learn more about the power of these dream boards, and have a look at some of the ones I’ve created personally, check out my blog post, Creating a Dream Board (WeOrganizeU.com) 40G
End procrastination by knowing your payoff Ever wonder how to motivate yourself to tackle that daunting task you’ve been putting off? Rather than dwelling on the chore itself, turn your attention to how you will benefit once the job is done. If you can come up with two or three compelling ways your life will be better as a result of completing what you’ve been procrastinating on, you will find the inspiration to take action. Make your ‘someday’ a reality How many times have you wistfully said, “Someday, I’d like to…” It’s interesting how we often procrastinate on doing the things we most want to do. We continue to put it off because something more pressing always seems to come up. But life is short, and habitually putting off doing those meaningful things that bring us joy can literally suck the life right out of us. One thing that I personally find very effective is to catch myself when I say I’d like to do something, and immediately pull out my calendar and schedule it in, even if it’s not for another month or two… or even six. The trick is to allow enough time to prepare for the event in advance and, once the date approaches, treat it as you would any other appointment you’ve booked with someone important – keep it. Make decisions fearlessly Clutter often represents unmade decisions. Many people struggle with indecision because of the fear of making a mistake (especially perfectionists). It may seem easier to avoid making the decision, but by doing so, you are deciding to procrastinate and stay stuck. Whenever possible, make decisions as you go along, before they accumulate. Although there’s no guarantee you will make the right decision, you will be taking the option that appears to be the right thing to do at the time. Avoid berating yourself if the outcome is less than you had hoped, and besides, there’s usually some recourse. See it as a great learning experience and move on. One effective decision-making technique is to ask: “What’s the worse thing that can happen if I make the wrong decision?” and “Can I live with that consequence?” This usually puts the decision into perspective and helps you make it confidently.

Rental housing fraud on the rise:
Beware by Ted WhiTehead
T
he Federation of Rental-housing Providers of Ontario (FRPO) is warning all tenants and landlords to be aware of an increasing number of apartment-fraud schemes. Rental scams vary but here are three of the more common scenarios:
42G
ExamplE 1: A scammer poses as a landlord on websites such as Craigslist or Kijiji and says they are out of the country and require a deposit on the rental apartment. Once the money is paid, usually through a money transfer, the new tenant discovers there isn’t actually a rental home available, and their money is lost. ExamplE 2: A scammer has somehow obtained access to a property or place. They pose as a landlord / property manager and show the victim the property. They then request an immediate down payment to secure the property and inform the victim they can move in at a later date. On the move-in date, the victim arrives only to discover it wasn’t actually an available rental home and there have been other victims as well. ExamplE 3: A scammer poses as a tenant and responds to internet advertisements for rental apartments. The suspect contacts the landlord by email only. The “tenant” advises they are currently out of the province, but they will send a pay-cheque or bank draft as a deposit to secure the rental. The cheque will be more than the agreedupon amount, and the “tenant” will direct the landlord to send the excess money to a third party. After depositing the cheque, the victim will be notified by their bank that the cheque they deposited was worthless and the landlord will be responsible to the bank for the money.
Fraud prevention tips for tenants Is thE prIcE too good to bE truE? Check rental rates in the same area. Often fraudsters will try to entice their victims with unbelievably low prices to elicit multiple victims. arE thEy just communIcatIng wIth you vIa EmaIl? Only the landlord and property manager have the authority to rent out a place (there are exceptions to this rule, however, it is rare). ask thE nEIghbours about thE landownEr and hIstory of thE propErty. These buildings are monitored by FRPO to meet professional standards and are independently audited to meet rigorous standards. You will not be exposed to fraud in a CRB building. vErIfy paymEnts If you are considering renting to someone who sends advance payment, ensure that their payment is good with your bank. ExcEss paymEnts Never wire or transfer excess funds to anyone. cautIon durIng studEnt rEntal sEason Fraud becomes more prevalent near the end of a term at university or college when students are attempting to sublet their apartments. Be extra cautious at this time. tEnant scrEEnIng Use proper applicant screening practices and follow up on all references. Make sure that the tenant application form has been completed in its entirety. This information is compiled from advice provided by the Ontario Provincial Police, Waterloo Regional Police, Vancouver Police Department, Halifax Regional Police and the Ontario Ministry of Consumer Services. To report suspected fraud, contact the Canadian Anti-Fraud Centre at 1.888.495.8501 or info@antifraudcentre.ca

N
ow it’s time to ‘fess up. Yup. If you’ve been putting it off, you can do so no longer. If you aren’t prepared to talk about your money, about the mistakes that you’ve made, about your successes, about your dreams for the future and your hopes for your life together, then call it off NOW! Still getting married? Okay, gather up all your financial papers, grab a pad or notebook, pencils, a calculator and some file folders. As you do this, you might as well get your money organized, if you haven’t already done so. (Gail’s 12 Steps to Getting Financially Organized.)
What You Have Get out your latest statements (or if you’re planning to do this, save your next statements) for your: chequing account(s) savings account(s) investments (GICs, term deposits, mutual funds, brokerage account) pension (corporate, RRSP) equity in any property (the value of the property less the mortgage amount) ownership in a business any other property you may have an interest in (like a family cottage) If you’re just starting out financially, you may only have one or two pieces of paper to work with. Lucky you. If you’ve already established yourself financially, you may have scads of paper. List the financial institution(s) and your balance(s) for each of the statements you’ve gathered.
What You Owe Now it’s time to look at your debt, if you have any. Gather up your most recent statements for your: credit cards, including store cards and gas cards line(s) of credit loans, including car loans, student loans mortgage buy-now-pay-later purchases pay advance loans taxes (your last year’s tax return) Again, list each company to whom you owe money, your balances, and the interest rate you’re paying. If you have an account that’s in overdraft, you’d put the overdraft amount on this list.
45G
finances
Other Financial Stuff Next, make a note of the following: How much do you earn gross and net? What benefits do you have where you work? Whose job will take priority (if, for example, you have to move for a career opportunity)? Do you own a car (or other vehicle)? How old is it? When will you likely need to replace it? If you didn’t do it before because you didn’t owe the tax man any money, find a copy of last year’s tax return now. Do you have any insurance (through work, or that you bought)? Who is it with? What’s it for (life, disability, medical, critical illness)? What’s the insurance benefit? Who is the beneficiary? Will you be changing the beneficiary once you marry? Do you have a will and powers of attorney? (Once you wed you have to remake your will if you already have one.) Get a copy of your credit report so you can see how you look to lenders. The worse your credit history, the more you’ll pay in interest since you’re a higher credit risk. How will we deal with interruptions in our income as they come (which they, undoubtedly will)? For example, if one of us loses a job? When we have children? If a family-member becomes ill? If we decide to continue our education? What other financial responsibilities do we each have (i.e., commitment to support a family member, child support or spousal support, aging parents, needy siblings and the like)? Now that you’ve each sketched a picture on paper of your financial realities, it’s time to talk. One of the first questions you’ll want to address is this:“Will we pay off debt before we get married?”If yes, then you have to make a plan for your debt repayment. Decide how long you have till you’re getting married and then divide the amount you owe by the number of months until you tie the knot. It’s not perfect, but it’ll give you a good idea of how much you’ll have to shell out to dig yourself out of the hole before you plunge into wedlock. If you decide to tackle the debt together once you’re married, how? Will it come from your current joint cash flow? Will 46G
one or both of you get a second job to pay down the debt? Don’t even think about having kids until you’ve paid off all your consumer debt. Since one or both of you will likely want to spend time at home with your Minime, you’ll have less income to live on. Maternity or parental leave isn’t a right. It’s a privilege. And one you exercise only if you can afford it.You won’t be able to make ends meet on less income if you’re still repaying stupid debt. If one of you has a crappy credit history, what will (s)he do to fix it so when the time comes to buy a home (or a new car), there are no surprises? And no whopping interest cost. If one of you is an on-again-off-again money manager, remember that if you have a joint account, any missteps going through that account will be reported on both your credit histories. While money is the number-one way to mess up a perfectly good relationship, I have met couples for whom relationship issues lead to money problems. While you’re in questioning mode, why don’t you answer the following 12 questions too? How are we going to divide up the household chores? How much time will we spend at work, at home together, doing our own thing? What are our expectations about how we will spend our free time? Do you believe that we should be doing everything together?
What role will religion/spirituality play in our lives together? Can we each pursue our own interests? Do you need time alone? What role will our families and friends play in our lives? What’s your philosophy on having/raising children? How will having a child change the way we live? How would you feel if I want a night out with my friends? How will we make sure we have quality time together? Now that you’ve come clean, you should be ready to move forward together without too many big surprises. Marriage requires constant attention. Just when you think everything is going smoothly, your significant other will say or do something that takes your breath away. Know, also, that no matter how well paired you seem at first, as time goes by and you each change, you won’t be the person you were when you married and neither will (s)he. Give each other room, and revisit the questions you sense may have different answers. For while it may feel safer ignoring your differences, that’s a fool’s game. So communicate, don’t disintegrate.

a new apartment
A new life By Jane Herman
Life is a journey...from chiLdhood to aduLthood to oLd age...But the path is not always a straight and even one, twisting and turning through varying stages of our evolution, as we develop our independence, find a partner and build a family, live in an empty nest and ultimately on our own again. Sometimes, a long term relationship ends in a divorce or the death of one’s spouse. (Apparently 50% of all marriages do end in divorce). Another major life change occurs when grown children move on, leaving empty-nesters to readjust once again.

Knowing that our lives do change, sometimes abruptly, it can be reassuring to know that apartment living offers many social and financial advantages that can help us to successfully transition through a variety of challenging situations. That First Apartment Helps Build Independence After attending school in Montreal and living with roommates, my son announced that he no longer needed to live in the same household as us, that he was perfectly capable of cooking, cleaning, doing his own laundry and managing on his own. He’s never looked back, nor have we. Living alone for the first time affords a hands-on opportunity to share the expenses and responsibilities of managing a household with roommates—and can help develop the skills needed for later in life. Apartment Living Facilitates the Transition to Life in Canada New immigrants, depending on their circumstances and where they have come from, often arrive in Canada and may be surprised to discover that in our society collective, intergenerational living is not the norm. Some immigrants may initially choose to live with relatives and/or friends while learning their way around, finding a job, and adjusting to a new culture. Renting is a great option during this period of transition, and gives you the flexibility to move again once you have found a job, or chosen a different neighbourhood or city where you ultimately want to settle. Apartment Living Helps you Get Back on Your Feet After a messy divorce several years ago, a friend of mine moved with her two adolescent daughters to a comfortable three-bedroom rental
apartment, to minimize her expenses and get her finances in order.“Renting was a great option for me at that time,” she recalled.“Not only was it the most economical option available – no property taxes or maintenance fees, as in a condo – there were no landscaping or maintenance issues to worry about - even the hydro was included! Even better, the management company organized a lot of social activities for the residents, so I had the opportunity to meet a lot of my neighbours, which I found helpful and welcoming while going through the transition to being a single mom.” Renting Helps to Transition After the Death of a Spouse Since the death of his wife only three months ago, a man I know has moved into an apartment downtown, within walking distance of his office. After several months of coming home to an empty house filled with reminders of their life together, their children now grown, surrounded by married friends, and suddenly on his own again, he found living in a new space, with furniture he had chosen by himself, helped him to move on. Renting –and in a lively downtown neighbourhood
where great shopping and entertainment opportunities abound -- was the option also chosen by his octogenarian mother, who also had the good fortune to meet a very nice gentleman in her building, after her husband died three years ago. Selling the marital home after the death of a spouse late in life affords you to take advantage of the considerable equity you have accumulated, and enjoy the convenience of walking to neighbourhood shopping and recreation as well as potential social opportunities. When life takes an unexpected turn in a new direction, remember the financial freedom and social advantages renting can offer.

cheddar, scaLLion & chive Biscuits directions
Preheat oven to 450°F. Whisk together flour, baking powder, sugar, baking soda, and salt in a bowl, then blend in butter with your fingertips until mixture resembles coarse meal. Stir in Cheddar, scallions and chives. Add buttermilk and stir until just combined. Drop dough in 12 equal mounds about two inches apart onto a large parchment lined baking sheet. Bake in the middle of the oven until the tops are golden brown and the biscuits are cooked through, about 18 to 20 minutes. Serve hot or warm with some fresh butter close by!
m
oist, savoury and delicious, these Cheddar, Scallion and Chive Biscuits are wonderful with a bowl of hot soup on a cold winter day, or served on their own, slathered with butter as they come out warm and fragrant from the oven. Quick and easy to prepare, this recipe calls for a handful of dry ingredients that are blended together with butter then tossed with cheddar, chopped scallions, minced chives and buttermilk, to form a stiff batter. The dough can be made ahead, covered and set aside until needed, then simply dropped in small mounds onto a parchment lined baking sheet and baked for about twenty minutes, until they become puffed up and golden brown. Lovely and crispy on the outside, with a moist, cheesy and pillowy centre, these heavenly little biscuits are way too easy to make and completely addictive.
