With access to many major bus routes and close proximity to the O-Train, getting around on public transportation should never be a problem. Walking is another great option as many major landmarks and destinations, including downtown are a reasonable distance away.

Close to Dow’s Lake, the Rideau River, Carleton University and Le Breton Flats, Little Italy is a convenient area to call home.

When you rent and THE LANDLORD WANTS TO SELL

UH-OH. YOUR LANDLORD wants to sell the property and they just mentioned it to you – or worse, you just came home to a “For Sale” sign on the front lawn. It’s a seller’s market and rental is a hot commodity, you can’t blame them if they’ve decided to cash in. But how will this affect you?

It’s not so much a concern in a large apartment building complex, as most highrises are handled by professional management companies and when they are bought and sold it really has little effect, if anything it’s a good thing. Usually the new company will do an audit to see what needs to be invested into the building and improvements may even take place. But when you’re renting a house – or a unit within a house, duplex or triplex and the owner wants to sell, it’s important to keep communications open for a smooth process.

Tensions can mount quickly, especially if you want to stay. You may voice your hopes of remaining, but unless you have a lease, you may need to move unexpectedly. And even if you have a lease, that only guarantees your stay temporarily.

Living with uncertainty is challenging, however, staying positive and respectful will help keep the situation manageable. And it reflects well on you when potential new owners ask your landlord about you.

It’s unsettling to be at the mercy of someone else’s decisions. Take time to digest the fact that you may need to move against your wishes before

reacting. Find out how much notice and/or compensation is legally due to you in this situation. In Ontario, if you are in a lease, you cannot be evicted before the end of the term.

You can be given 60 days’ notice to leave, at the end of the lease, whereas in a month-to-month situation you may only have 60 days.

Be clear on the laws and boundaries around showing the unit. Ontario and BC require 24 hours’ written notice be provided to the tenant. If you have children or pets, discuss their needs around showings with the landlord. If you work from home, that is another consideration you may want to bring up. Having agreements with your landlord on preferred showing times is helpful.

Put it in writing and agree together to be flexible. For example, if you are planning a dinner party which happens to fall within your agreed standard showing times, give your landlord plenty of notice and ask them to avoid scheduling showings on that day – or at least that time.

Name other times that will work.

Be willing to cooperate. But be clear, the landlord has the right to enter with 24 hours written notice provided to you.

You will likely have to deal with Realtors. If a Realtor asks to show your place with less than 24 hours’ notice you are within your rights to refuse. In this situation it is helpful to suggest other suitable days and times. Landlords understand this is a stressful situation and should back up your rights here, especially if you are respecting and backing up theirs. But again, keep in mind that you won’t stop the property from being sold by not being helpful, but by making it difficult for prospective purchasers to enter you may find that you prolong the process and cause yourself additional stress with more showings and a less understanding landlord. And if you don’t accommodate the person who may end up being your new landlord, you may find that your new landlord isn’t terribly flexible or understanding of your needs and requests.

Working together as a team will reap the best outcome. Whether or not you have to move may be out of your control, however, being reasonable when the landlord wants to sell is the best practice and may ingratiate you to your new landlord.

If it doesn’t sell, you may wind up with a better relationship with your landlord and your chosen place to live. If it does sell, you may get to stay and start off in the good graces of the new owners.

The pros and cons of

dating the neighbour

YOU NEVER KNOW where you might find love – at your local coffee shop, in the gym or even in your rental’s elevator. If you think you found your future soul mate in the latter, then you’re about to find out that dating your neighbour can get complicated. Honestly, whoever came up with the “boy next door” fantasy didn’t have a clue!

Still, you can’t help who you love, so I’ll let you be the judge. Here are the pros and cons of dating a neighbour.

PRO: TALK ABOUT CONVENIENCE! At home movie nights and dinner dates are literally just a couple of steps or an elevator ride away. This will allow you to spend more time with your significant other cuddling up on the couch or getting to know each other better. In the dead of winter, who wants to battle the cold and leave the building anyway?

CON: GETTING TOO COMFORTABLE TOO FAST Getting comfortable with your significant other is an awesome feeling, but inter-building dating might lead you to get too comfortable, too fast. If you don’t carefully balance going out and staying in on date nights, you might find yourself hanging out in your pyjamas and ordering take out sooner than expected.

PRO: YOU GET TO KNOW THEM VERY WELL There’s no place to hide when you’re dating your neighbour, so you’ll get to know your beau’s schedules and affairs very well. Not to mention the close proximity will probably lead you into their rental fairly quickly, and there’s nothing like dissecting a person’s home to help you figure them out.

CON: WHAT PRIVACY? Living close to your significant other is great, until you don’t want to see them right now.

Everyone needs some alone time, but that can be impossible if you start to feel like every spare minute should be spent next door, or you meet at the mailbox or the pool or the fitness room whether you want to or not. Set boundaries and

make sure no one comes knocking uninvited.

PRO: CASH SURPLUS Quick dates will often not require a coffee date rendezvous or a cheap bite to eat at a local bistro. That means more cash in your pockets.

CON: IT’S THE LITTLE THINGS THAT MATTER On that same note, missing out on the small things that couples usually do when first getting to know each other may lead your romance straight into hot water. You want to get to know your significant other in all situations. Do they offer to pick up the bill? Are they snarky with the Starbucks barista (big turnoff!)? It’s all these small things that can make you see a significant other in a different light.

PRO: TWO RENTALS ARE BETTER THAN ONE When you’re inter-building dating, you’ll never have to worry about running out of anything again. You’ll basically be living out of two apartments. One more bottle of wine? I’ll go upstairs to get that.

CON: TALK ABOUT AN AWKWARD BREAK-UP When you couple-up, there’s always a potential break-up if it doesn’t work out.

Hopefully, you’re both mature enough to do this in an amicable way, but let’s be honest – no one wants to bump into their ex, let alone be stuck in an elevator with them. Now that’s awkward elevator talk!

Things your movers

can and cannot do

WHEN YOU HIRE A MOVING COMPANY, it is important to understand what services the firm can and cannot provide. At Two Men and a Truck – Canada, we pride ourselves on accommodating our clients in every possible way. But there are some requests that pose problems.

MOVE HAZARDOUS MATERIALS, CONTAINERS OF FUEL AND GAS-POWERED ITEMS, SUCH AS LAWN MOWERS THAT ARE NOT EMPTIED OF FUEL: This is in accordance with Ontario’s Health and Safety Act and Hazard Materials Act. The law prohibits us from transporting these types of goods.

MOVE LIVE PLANTS: Many movers, including our company, have their own guidelines about this. Securing plants takes a level of special treatment that we are not prepared to offer.

If customers need advice on how to move plants, we can help them find companies that are equipped to do so. In our experience, most customers move plants themselves.

MOVING ANIMALS: Moving animals takes special care, and movers are not willing to take responsibility for pets during a move. You are best to arrange for them to be somewhere else on moving day, and then ease them into their new surroundings yourself.

REARRANGE YOUR FURNITURE: Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your move. We are happy to provide you with this service – for a fee – but it shouldn’t be assumed it is automatically included.

MOVE PERSONAL VALUABLES: It makes sense that small valuables such as jewelry, stocks, bonds and cash are items you want to transport yourself.

STOP THE CLOCK BECAUSE THERE IS A CHANGE ON YOUR END: We get paid from the time we leave our facility until the time we return.

If you change the parameters of your contract or something unexpected happens on your end to

cause a delay, the move continues on as planned, but will likely extend longer than your estimate.

MOVE ITEMS LARGER THAN WE HAVE THE ABILITY TO DO: When we see items that are too big and bulky for us to handle, we will let you know. Upright pianos, for example, are incredibly heavy and usually require heavy-duty dollies and a truck with a lift gate. We can definitely help you with any size of piano. Massive walls can also present challenges. We can help you find the right firm to move those specialty items, if required.

PROVIDE INSURANCE COVERAGE FOR ITEMS OF EXTRAORDINARY VALUE: Ontario’s Conditions of Carriage requires movers to insure items at least 60 cents per pound. If our coverage does not include antiques or works of art, we can arrange it through our Insurer as long as these items are itemized upfront. Your tenants insurance policy may also have a rider for goods in transit.

INSTALL MAJOR APPLIANCES: We are neither plumbers nor electricians. If you require installation of your major appliances, arrange to have those professionals help you during your moving week.

LOAD PRE-PACKED BOXES AND ITEMS INTO A U-HAUL OR POD: We do not do “load only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination.

All of the above help ensure that your possessions arrive at the other end in one piece, with the safety of you, your family and the movers in mind. And, that’s our job!
