Historically, the neighbourhood was primarily made up of Italian families. In recent years, however, demographics have shifted, now offering a wider diversity. The flavour is more historical than reflective of the population. This is a diverse neighbourhood ranging from young

professionals to retirees.

With access to many major bus routes and close to the O-Train, getting around on public transportation isn’t a problem. Very walkable, major landmarks and destinations, including downtown, are a reasonable distance away. For those who choose to drive, parking could be a problem in the evenings and on weekends but the many side streets do offer parking so don’t be too scared to try your luck.

The perfect place for 2017 Happy new year! I hope that 2017 is off to a great start for you.

It’s a time of year with a lot of anticipation – resolutions, changes, taking account of things. I, for one, don’t like the pressure. What I do like about the arrival of a new year is the idea of a fresh start.

I like to think of January 1st as the first day of a fresh slate. I know it’s arbitrary,and that there’s no magic at midnight, but I like to give myself the break and the encouragement each year. On January 1st you are free of last year, free to make what you want out of this year. From mistakes and missed opportunities to taking chances and tackling your dreams, the year holds opportunity.

And that’s one reason why I find the new year an ideal time to assess your living situation.

ONE FEAR MOST TENANTS have revolves around the concern of when the Landlord can enter their premises and for what reason. The question is: When and why a Landlord can enter the property, and whether the Landlord needs to provide you with notice. Thankfully, there are rules that govern Landlords on whether they can make unexpected visits to your home. Generally, prior written notice must be given to a Tenant but under certain situations, a Landlord may enter the property without notice.

Your Rights as a Tenant Tenants have a right to privacy, and a right to undisturbed possession from the landlord. The wording used in different Provinces varies between reasonable enjoyment and quiet enjoyment. There are many different circumstances that could lead you to believe that the Landlord is interfering with your quiet enjoyment.

Examples include:

a) The Landlord entering the rental premises frequently and without notice or permission; b) The Landlord causing unreasonable and ongoing noise, ie. from repairs construction maintenance etc.; c) The Landlord intentionally removing or restricting services explicitly promised in the rental agreement; d) The Landlord allowing the property to fall into disrepair Entering with Written Notice Your Landlord – except in extraordinary situations as provided by law – needs to provide written notice that outlines when and why he wants to enter your property.

This must be done at least 24 hours in advance. Unless such notice has been served upon you as provided in your Provincial legislation, a landlord may only enter your property under a few exceptions. Below are some examples of entry with notice: a) Fixing something or to check on appliances that are no longer working b) Making sure the home is safe (such as installing smoke alarms) c) Showing the home to someone who wants to buy it d) Other reasonable reasons stated in the signed rental agreement or provided by law Entry without Written Notice a) Emergency Each Province has its own Residential Tenancy legislation that sets out the circumstances when a Landlord can enter without notice. Generally a common thread is that a Landlord can enter the property in the case of an emergency. An emergency is usually defined as something that is both unexpected and dangerous. A good example would be a fire or flood. In these circumstances, your Landlord does not need to provide notice before entering your property. Repairing something that has broken in your home does not count as an emergency. b) Consent: You can always consent to the landlord entering your property. c) Provision of Services set out in Rental Agreement

The Landlord, or his agents, could enter their property for a variety of reasons outlined in the rental agreement.

For example, a housekeeper could enter the property on the agreed times of the rental agreement. These services generally have to be between certain hours of the day.

Check with your local Landlord and Tenant Bureau for the hours of when the Landlord may provide these services.

There are other issues, like moving, when written notice is not required and again, your local authority will set the hours. All in all, neither side can abuse their rights when it comes to this area, as the law is clear that provided parties act reasonably and follow the law. The local tribunal will generally support them.

Hope this gives you some idea of how complex this all can be. Most Provincial Governments offer easy access to help. Go online, check the blue pages and know your rights whether a Landlord or a Tenant Perhaps the most difficult part of writing these articles relates not the actual writing, but thinking of a topic to address. Five points to help you

create a sweet sleep retreat AS WINTER SETS IN and the days

get shorter and shorter, ensuring our bedrooms feel like sanctuaries becomes so much more important.

The bedroom is such an easy place to overlook – and in my experience, it’s often the last place busy parents will invest time and money. To ensure you get the best sleep possible, here are some essential steps to creating the best sleep retreat.

1. Get the best mattress you can afford We spend a third of our day sleeping, so your mattress is a product that is absolutely worth investing in! While it might be scary to look at a high-ticket price on a premium mattress, remember that a good mattress can last anywhere from five to 10 years or longer. So a $2500 mattress amortized over this length of time ends up costing around the same price as your daily cup of coffee. And do ensure you try before you by, don’t be shy to lie down and toss and turn in the store to make sure it’s a perfect fit.

2. Keep it dark Keeping a room dark plays a huge

impact on quality of sleep for both adults and children. Before going to bed, put lights on a dimmer (an easy change an electrician can do if you don’t have them currently or an adaptor you can plug your lamp into) to mentally prepare your body for rest. Then ensure you have black out window coverings for the best light fastness. In children’s rooms especially, I love using side channels that a company like Budget Blinds can install to keep light out from the small gaps that typically occur on the sides of roller shades.

3. Keep it dramatic I love creating cozy bedrooms. In my space I used a deep indigo blue called Krimson Lake by CIL Paints.

It is absolutely a myth that dark colours are inappropriate for small spaces – in a small space dark paint can make a room feel cozy, dramatic and inviting. I took the drama one step further by installing applied moulding from Metrie’s Very Square collection. Applied moulding painted out the same colour as the walls is a modern take on a more traditional architectural application.

4. Keep it clean Commit to keeping the bedroom the cleanest room in the house. At the end of a chaotic day, who wants to return to chaos? Commit to using laundry hampers, to putting clean laundry away immediately, and to making the bed daily. Making the bed, if you don’t do so already, is a really simple task that will yield huge wins and build momentum for keeping the rest of the room tidy as well.

5. Make it smell good I use an essential oil diffuser in the bedroom in the morning to get me energized and in the evening to get my body ready for sleep. A few drops of lavender essential oil diffused in the room makes everything smell good and can do wonders to calm the nerves and aid in relaxation. For further help getting the best sleep try an herbal supplement like Pascoflair’s passion flower to de-stress and aid in restlessness. And absolutely remember to not let the bedroom become a dumping ground for mess.
