EDITORS’ NOTES

w

hen you tell people you’re shopping for a place to rent, you’ll find almost everyone will want to share their own experience with you. Some will offer you their own personal advice and suggestions, while others will frighten you with details about a “friend’s” disastrous rental experience. With so many variables, it can be hard to figure out what’s necessarily good advice. It’s always best to get advice from the experts, especially when it comes to renting a big-ticket item like an apartment or a home. No matter what your Uncle Joe says, when you’re equipped with the right expert advice for your situation, you can move forward by making confident decisions that are right for you. Much of what you’ll want to know about the road to finding the perfect place is right here in this magazine. If you don’t find what you’re looking for, write to us and we’ll help get you an answer from one of our experts. Take us along for the ride and let us know how it turns out. Thanks to our website, RentersGuide.ca, you now have even more articles and features than ever to source and help you find a great new space to call your own.

s finding a new place on your to-do list in 2015? Whether it’s your first move or your tenth, changing homes is a big step that often accompanies some other major milestone in your life – going away to university, the start (or end) of a relationship, the birth of a child, a new job, retirement, and surely there are some others in between. As if moving wasn’t stressful enough, throw life into the mix and it’s enough to put some people into a tailspin. Here are some tips, courtesy of the Canadian Association of Movers, to get your move started on the right foot: ›› Find reputable movers through the Canadian Association of Movers, the Better Business Bureau (BBB), and/or your provincial government’s consumer protection agency. ›› Ask three movers for estimates in writing. ›› Get the terms and conditions of your move in writing. ›› Ensure your goods will be insured in case of loss or damage. Moving is an exciting time, whether you’re heading across the globe, or across town. Enjoy the prospects of a fresh start, and the endless possibilities awaiting you at your new place.

moving

...continued

Moving last minute? No problem, if it’s during the cold months. Choosing to move in the “off season” – sometime between November and March – can save you time and money. Summer is the busiest season for moving companies. This means you must be well prepared, booking six to eight weeks in advance to ensure your preferred moving company is available. Not only are they higher in demand but generally their rates are also more expensive. Some companies may be more willing to negotiate their rates during the winter months as they’re competing for business during the slow season. Likewise, less rush and stress for companies in the winter means you get their best employees resulting in a higher quality of service. With everything booked, now comes the packing. Follow these tips for a relaxed and toasty move – no matter what’s going on outside those frosted windows. • Have a contingency plan. Keep up to date with local weather forecasts and change your plans accordingly. If a big snowfall or freezing rain is expected the morning of your move day, don’t risk it. • Keep cozy. Carry extra warm clothes for you and your family – including hats, gloves and snow pants. Pack these ahead of time and clearly label them so you can locate them immediately. • Remember your items will be in a non-heated environment for a while. Ensure your plants, electronics and liquids are properly packed and protected from the cold. • Allow extra time on the move day – cold weather slows things down. RentersGuide.ca Additionally, rushing in the winter can lead to accidents and injuries. • Have driveways and sidewalks cleared of snow before the movers arrive. Your driveway needs to be

RentersGuide.ca

ploughed wider than usual – enough to allow the moving truck’s loading ramp to be positioned as close to your front door as possible. Lay plywood down on muddy or slushy areas. Slipping can not only lead to dropped boxes and broken possessions but also personal injury. • Quality movers will use floor runners to protect your floors in high traffic area but for extra protection inside, cover your floors to protect them from tracked-in snow, mud, and salt. • Drive safe. Make sure maintenance and service on your vehicles is current. Check the air pressure on your tires and ensure the trunk is equipped with emergency kits (matches, flashlight, food), blankets,

and shovels. Drive slowly with extra caution. • Be certain that your heating company for your new home is aware of your move in day. Wintertime moving doesn’t have to be wet and miserable. With these reminders, you’ll be packed up, moved and basking in the warmth of your new home before you know it.

Edmonton’s rental rates

on the rise by SONIA BELL

The average monthly rent in Edmonton has increased once again, according to the Rental Market Survey conducted by Canada Mortgage and Housing Corp. (CMHC). Although the average vacancy rate in Edmonton has risen from 1.4 per cent in Oct. 2013 to 1.7 per cent in Oct. 2014, the vacancy rate is still relatively low, and thus monthly rents continue to rise.

STYLING

YOUR SPACE

BY YANIC SIMARD

YOU PROBABLY DON’T WANT TO SINK A FORTUNE INTO YOUR RENTAL, especially if you don’t plan on staying for the long RentersGuide.ca term. However, you don’t have to make do with eggshell-painted bare walls either. Even if your living space is temporary, there are RentersGuide.ca many decorating solutions that you can take with you when you go, and make your place feel like home for the time being.

RentersGuide.ca

RentersGuide.ca

PAINT. If you really can’t stand the neutral wall colour, try asking your landlord if you can paint, even if it’s only one feature wall (if you promise paint it back when you leave it may help). If they say no, there are still plenty of options when it comes to adding personality into your space. A VARIETY OF STORES. Mix and match your furniture pieces, don’t purchase everything at once. My general rule of thumb is to shop at a minimum of three different stores when furnishing your home. You don’t have to buy everything at the same time, shop around and turn your place into a story. ART. If your landlord doesn’t want holes in the walls, you’ve got a few options when it comes to artwork and wall-hung accessories. You can purchase pieces that are free standing, such as my personal favourite, large floorstanding mirrors. Mirrors are a great way to make a room look larger and feel more upscale. Your second option is using stick-on hooks (you can find these at any home improvement store) that are guaranteed not to create surface damage and can hold quite a lot of weight. There is a wide range of sizes and styles available that will suit your undressed-wall’s needs! VISUAL INTEREST. Create some visual interest in your rental unit by placing a large, floor-to-ceiling, free standing book shelf to cover one of your empty walls and to make use of your vertical space. This can easily be a feature wall, and a great way to show off your belongings. Make sure whatever you place on the shelves are at varying heights. Book shelves aren’t only for books anymore- you can dedicate a shelf for your glassware including vases of different colours and sizes, and you can also purchase baskets to place on a couple shelves that serve as great storage and a great place to hide clutter. COLOURS, PATTERNS AND TEXTURES. Liven up the space with different colours, patterns and textures. When mixing patterns, make sure the scales differ, for example, match a large-scale floral with a small-scale stripe. You can bring in these elements in varying ways. Throw cushions, area rugs, bedding and upholstery are just a few options. Be creative and let your style shine through. You may feel frustrated at first when it comes to decorating your rental unit. No paint, no holes and no major changes doesn’t mean no style. Weather you are RentersGuide.ca staying for the short-term or the long run; you can still make your rental an inviting, warm and cozy place to call home.
