You’ve found that perfect place, now what?

It’s not just the search – just when you think you’ve found the perfect place to call home, you’ll face your next hurdle. The application.

Some landlords will offer you an apartment on the spot, but most will make you go through the application process. They want to check your references, you employment and your credit.

Be aware, you have to authorize, with signed consent, for a prospective landlord to do a credit check.

You’ll also be required to leave last month’s rent as a deposit. This will eventually be applied, upon your next move, to your last month in your apartment. The landlord can ask for first and last month’s rent with your application or lease, but will often take last and then accept first when you pick up your keys.

EMPLOYERS CHECK REFERENCES, landlords check references, and if you’re considering someone as a roommate, you should check their references too. A person can seem charming initially, then later on turn into a nightmare. Do your homework and avoid such situations.

Have a rental application form that’s appropriate for your province. It will cover all the bases. Discuss how they feel about overnight visitors, smoking, pets, sharing household chores, etc. Asking why they left their last place and how long they lived there is important.

The application form will have a spot for references. Ask for references from their current employer, a previous landlord and at least one previous roommate. Tell them that you will call these people

to verify employment status and their previous housing history. By providing contact information for these references, the prospective roommate is giving you permission to contact them. Check your province’s privacy and human rights laws for what you are allowed to ask and what isn’t okay.

When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check for another job. When calling a previous landlord, find out how long the person lived there, whether they paid their rent on time or if there were any other pertinent issues, and why they left. If this information doesn’t match what the person told you, you may need to clarify.

If someone cannot provide any references or if none of their references are forthcoming, beware.

You will be living with this person in close quarters, sharing a space and relying on them to fulfil their responsibilities. You need to have a reasonable comfort level with them – they will have access to all of your personal posessions and be privy to much of your private life. Your health, safety and peace of mind are at stake.

Be selective. Communicate clearly and you will find the right match.

Stress-Free Living

HAVING YOUR OWN RENTAL IS EXCITING and liberating, but somewhere down the line it can also cause some unnecessary anxiety. It’s not because rental living isn’t great, but because sometimes life just happens. One day you’re contemplating yellow or purple pillows for the living room and the next, you’re worried about paying your rent on time and finding a few spare minutes to clean your home.

Then, unexpected problems creep up at the worse moment. Of course the one day you’re late for work, you wake up to a leaking kitchen faucet!

Relax… life is crazy, but rental living doesn’t have to be. Take some advice and you’ll soon see rental living can be stressfree.

STAY ON BUDGET: Nothing can cause panic like not being able to meet your monthly rent. Of course you created a budget way before move-in day, but somehow this month your budget went south (I blame online shopping!). Take a second look at your budget and make sure there is plenty of breathing room for unexpected sales… I mean unexpected living expenses. Keep your budget top of mind. Paying bills is much more relieving than receiving bills you can’t pay.

CREATE A GOOD RELATIONSHIP WITH YOUR LANDLORD: Having a good relationship with your landlord can make all the difference between a good and a bad tenant experience. If you’re having problems with your rental, neighbours or any other issues, your landlord is your best bet to fix your problems quickly and keep stress off your back. Maintain a good relationship with your landlord by sticking to your lease obligations and communicating with them in good faith.

You never know when you might want to put in a special request.

TAKE ADVANTAGE OF RENTAL ADVANTAGES: Renting is full of perks (which you pay for), so get informed and start taking advantage. Why are you rushing home to accept a package? Ask the concierge to pick it up for you. Is there a repair that needs to get done in your rental ASAP? Call your landlord and get the issue sorted. There are many advantages to being a renter. Inform yourself and start rental living stress free.

KEEP IT ORGANIZED: After a long day at work, there is nothing more stressful or less appealing than having to go home to a major to-do list of things that have to be cleaned, cooked and set on fire. (No, you can’t actually set your laundry on fire!)

Instead, eliminate clutter and do home chores as you go along. A quick 15 minutes of cleaning a day can go a long way. You can’t have a stress-free home with three days worth of dirty dishes waiting at your sink. Find whatever tricks work best for you so you can stay organized and you will soon stay stress-free too.

TAKE CARE OF YOURSELF: Finally, in order to be able to take care of your home you have to take care of yourself. Identify whatever is causing you stress and nix it in the butt right away. Take time for yourself.

Break a sweat at your building’s fitness centre (again, you pay for it) or relax with some aromatherapy candles while you unwind with a book or your favourite Netflix series.

WE ALL KNOW HOW EXPENSIVE it is to rent in cities like Vancouver, Toronto and Calgary, especially those who live there! But what do we know about the inexpensive cities throughout the country? Where can we find rent dirt cheap without losing access to amenities and services and without living completely in the middle of nowhere?

According to the most recent study conducted by the Canadian Mortgage and Housing Corporation (CMHC), here’s where.

CORNER BROOK, NEWFOUNDLAND Bachelor suite: $484 One bedroom: $563 Two bedroom: $755 Three bedroom: $800 Welcome to the bustling city of Corner Brook, located on the beautiful west coast of Newfoundland! This little city is considered the service centre for the east coast, has plenty of recreational facilities, professional services, restaurants, shopping and according to the city’s website, employment opportunities.

Industry is being revitalized here and includes the manufacturing of electronics, thermoplastics and other goods.

The cheapest urban centre to rent in Canada is…

BATHURST, NEW BRUNSWICK Bachelor suite: $359 One bedroom: $458 Two bedroom: $592 Three bedroom: $648 Behold! Rent in the $350s. That would be a small portion of condo fees for a Vancouverite, but in Bathurst, is the very affordable cost of housing. It’s a very picturesque city on the harbour with an historic downtown and an active community. Industries include mining, fishing, forestry and tourism.

WINKLER, MANITOBA One-bedroom: $514 Two-bedroom: $681 The CMHC report for Winkler showed no data for a bachelor or three-bedroom unit, but the one and two bedrooms are remarkably affordable!

The little city is getting bigger all the time with an expanding manufacturing sector and strong agricultural presence.
