EDITORS’ NOTES
m
ost newcomers to Canada tend to settle in larger cities such as Vancouver, Calgary, Edmonton, Toronto and Montreal. Since housing costs vary greatly across Canada, finding the right place to live and work may mean doing some homework. List the most important features that you want to have in your community. Perhaps it’s great schools, affordable housing, close proximity to transit and plentiful job opportunities. Check out the statistics of the potential locations you have in mind online by using reliable sources such as the local school board website and Statistics Canada. There are always tradeoffs in the real world. Smaller cities usually have lower living costs, but you may require multiple vehicles to get your family from point A to B. Larger cities offer more transit and job opportunities, but you will have to deal with traffic, congestion and a possible increase in housing costs. Choosing a place to live is one of the biggest financial decisions you’ll ever have to make. Look for good value in the home you’re considering, and look for a place that offers a reasonable cost of living based realistically on your finances, as well as a great quality of life. You can’t go wrong when you know the realities.

ith an incredible variety of options – from style to location, budget and size – we can all find the perfect apartment. But one other thing is crucial to finding perfecting – renting from the right landlord and/or property management company. I remember thinking my first place was perfect. It was in the heart of the Annex in downtown Toronto. It was freshly renovated and I had my very own ensuite and private deck! Then winter rolled in and the heating bills went up. And up. And up. But my place was cold! It was only when I went to fix a loose piece of trim around the window that I saw behind the wall – the newspaper that had been used in lieu of insulation wasn’t cutting it! My apartment in Mount Royal in Calgary was cool. Lots of space, great neighbours and a huge ball-and-claw tub. But when the building’s washing machines went out of order, one by one until none worked, it was almost a month of long hauls to the laundromat until the landlord got around to fixing a single machine. When it was time to move on and I turned over the keys to my beautiful and spotless, meticulously cared for apartment, my landlord offered no explanation or justification for keeping my damage deposit. I’ve learned my lesson – twice. While size, location, style and budget will always be top priorities in my apartment search, vetting the landlord and/or property management company will always be a crucial element. With this in mind, you’re ready for a move and we’re here to help. Our magazine and website, TheRentersGuide.ca, offer the best selection of apartments, informative articles and advice, making it easy to make your move!

oist, savoury and delicious, these Cheddar, Scallion and Chive Biscuits are wonderful with a bowl of hot soup on a cold winter day, or served on their own, slathered with butter as they come out warm and fragrant from the oven. Quick and easy to prepare, this recipe calls for a handful of dry ingredients that are blended together with butter then tossed with cheddar, chopped scallions, minced chives and buttermilk, to form a stiff batter. The dough can be made ahead, covered and set aside until needed, then simply dropped in small mounds onto a parchment lined baking sheet and baked for about twenty minutes, until they become puffed up and golden brown. Lovely and crispy on the outside, with a moist, cheesy and pillowy centre, these heavenly little biscuits are way too easy to make and completely addictive.
ingredients Makes 12 biscuits › 2 1/4 cups all-purpose flour › 2 1/2 tsp baking powder › 2 tsp sugar › 3/4 tsp baking soda › 1 tsp salt › 1/4 tsp cayenne
› 6 tablespoons cold unsalted butter, cut into 1/2-inch cubes › 2 cups Cheddar, coarsely grated › 3 scallions, finely chopped › 3 tbsp chopped chives › 1 1/3 cups well-shaken buttermilk

Preheat oven to 450°F. Whisk together flour, baking powder, sugar, baking soda, and salt in a bowl, then blend in butter with your fingertips until mixture resembles coarse meal. Stir in Cheddar, scallions and chives. Add buttermilk and stir until just combined. Drop dough in 12 equal mounds about two inches apart onto a large parchment lined baking sheet. Bake in the middle of the oven until the tops are golden brown and the biscuits are cooked through, about 18 to 20 minutes. Serve hot or warm with some fresh butter close by!

Renting a Home Know Your rights and responsibilities
W
hether you’re a firsttime renter or an experienced tenant, when it comes to renting a home, it’s important to make sure you understand your rights and responsibilities.
The first step in looking for a home is to identify your needs as a renter. What’s your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? What amenities are important to you? If you haven’t already created a list of your needs and preferences, CMHC’s Rental Search Worksheet can help give you a head start. Once you’ve identified what you’re looking for, it’s time to start looking for your new home. There are a number of resources available to help you find a place to rent. These can range from magazines [Editor’s note: Like Renters Guide!) to newspapers, websites, notice boards and word-of-mouth. When you look at a prospective rental, have a list of questions
To help you through each stage of the rental process, Canada

When meeting a landlord, try to make a good impression. Dress neatly and arrive on time. Respect the current tenant’s privacy. And make the landlord’s job easier by bringing your rental history and references, a letter from your current employer, and a cheque so you can leave a deposit in case you’re interested in the home. If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. CMHC’s Rental Unit Evaluation Worksheet can help you evaluate your options and make an informed decision. When you rent a place, the landlord will usually ask you to sign a rental agreement, commonly known as a“lease.”Rental agreements vary from one province or territory to another, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent and what it includes, the date when the rent is due each month, the amount of any security or damage deposits, the term of the rental period, as well as things like who is responsible for maintaining the property, whether there are any restrictions on the tenant, and when and how the landlord can enter the premises. Once you’ve signed your lease, it’s time to move in! Moving can be a hectic time. A planning checklist, such as CMHC’s Three Weeks to Moving Day, can help you keep track of all the details, and help make sure your move goes as smoothly as possible. Before you move in, you and your landlord should inspect your new home together. Use an Initial Inspection Worksheet to document everything you notice, so you won’t be held liable for any preexisting damage when you leave. Once you’re living in your new home, make sure you and your landlord are clear on who is responsible for what, especially with issues such as emergency or regular repairs, rent increases, or how TheRentersGuide.ca to handle any complaints that might arise. In the event of an emergency (such as a leaking roof or broken furnace on a cold
winter day), try to contact your landlord or emergency contact at least twice, and give them a reasonable amount of time to respond. If you can’t reach your landlord and have to authorize emergency repairs yourself, make sure to document and keep all paperwork related to the repair for later reimbursement. If a problem arises that you can’t work out directly with your landlord, check with your provincial or territorial rental authority to find out if there are any tenant advocacy groups in your community. Do not withhold rent to pay for repairs, as this can be grounds to have you evicted. When your lease expires, you may sign a new lease, or you might shift to a monthto-month lease. Depending on where you live, your landlord could also give notice that they will be increasing your rent. For more information on renewing a lease and rent increases, read the CMHC Provincial and Territorial Fact Sheet for your area. Eventually, the time will come when you’re ready to end your tenancy and move out. When this time comes, you
and your landlord will again inspect the property together, to see if any repairs are needed above and beyond the usual “wear and tear.”Your landlord will also have to return any damage or security deposits you paid when you moved in, plus interest. Remember: you may need your old landlord to give you a reference in the future. So do your best to leave under good terms. Give them the proper amount of notice in writing. Make any necessary repairs. Allow the landlord to show the home to potential new tenants. And leave the place in as good a condition as you found it, so the next tenants will be able to enjoy their new home as much as you did. To find out more about renting a home in Canada, visit CMHC’s online Guide to Renting a Home or call 1-800-668-2642. For over 65 years, Canada Mortgage and Housing Corporation (CMHC) has been Canada’s national housing agency, and a source of objective, reliable housing information.

Give your small space
big
impact
Decorating a small interior Definitely has its challenges, but no matter the size anD with a little know-how it’s possible to create a space that feels granD. if you are unsure how to create Drama in small quarters here are a few big iDeas that pack some punch: • Area rugs – A simple small rug is tempting, but anchor the space with something more visually interesting. Go for a coloured pattern you love and make sure the rug is a proper fit to ground all of the furniture. If you go too small, the furniture will look out of place. • Sofa – Finding the right scale furniture can be tricky, but consider one large sofa that accommodates all seating in one swoop. A slim, neutral coloured sectional or customizable configuration will make your small room feel more airy. When it comes to furniture in a small spaces, less is more. • Fireplace – Create a dramatic, but functional focal point. Electric fireplaces are plug-and-play and provide the flexibility of heating a room or simply adding ambiance with flame-only options. Look for a space-saving wall mount or a statement mantel. The Opti-myst line by Dimplex offers both. • Artwork –Scaling up artwork can be a really effective use of space. Use large art to create a single focal point that anchors the other items in the room. Make sure to select art that ties your colour scheme together and most importantly, reflects your personal style. NC

Want your partner to pop the question?
Fix your finances first
M
any dream of the day they’ll say “I do!” But if you want your own “happily ever after” in the near future, you may want to check your personal finances first. According to a poll from TD Canada Trust, 77 per cent of Canadians say they would not marry someone who was bad at managing their personal finances or if they held excessive debt.
TD Canada Trust offers advice to Canadians in relationships who are ready to take the next step: • Honesty is the best policy: Being open and honest is an important part of establishing a healthy financial foundation. If you’re saving for a down payment on a home but your partner is thinking about their next spending spree, you might be headed for some challenges. Although it can be difficult to open up about your finances, doing so can prevent big headaches down the road. • Create a plan, together: Once you’ve discussed what both parties bring to the table financially, make a plan of action, together. There can be benefits to pooling your assets, like helping each other service existing debts or lowering your household’s overall tax burden. Speak with a financial advisor who can help you create a tailored plan that works for both of you. • Retain some financial independence: While it can be worthwhile to combine finances, it is important to have individual financial goals outside of those you have as a couple. For instance, having a credit card and bills in your own name that you pay back in full and on time will help build your personal credit rating. Similarly, saving regularly through contributions from your paycheque into a Tax Free Savings Account (TFSA) or your RRSP will help you build a healthy nest egg for your future together. NC.

Welcome the neW year
with a new attitude By Hellen Buttigieg
Everyone has a list of things they’d like to accomplish, and a new year is the perfect time for a fresh start. Getting organized is a major resolution, and not an easy one to keep. It’s even difficult to figure out where to start on the road to becoming organized. Start by trying out some of these organizational tactics. Easy to incorporate, these little changes may keep the big goal on track. Keep your New Year’s resolutions. If you’ve resolved to get organized this year but are already feeling discouraged, detach from the results and focus on the process. We often fail to reach our goals simply because they were unrealistic in the first place. If it took 10 years for your clutter to accumulate, you can’t expect yourself to clear it all in a few days. The key is to do only what you can, but do it consistently. Just 15 minutes a day spent organizing will add up to seven hours a month and 84 hours a year! Commit to 15 minutes every day and feel good about making organizing part of your daily life rather than dwelling on how much more there is to do. Tackle quick tasks now. Adopt a “do it now” policy for anything that can be done in less than five minutes. For example, when a form needs to be filled out or a cheque has to be mailed, resist putting it off until the due date – do it now. This ensures that it won’t be forgotten or misplaced and frees up the mental energy that unfinished business consumes. Time-saving ways to shop. Pressed for time? Rather than wasting time running back and forth to the store, consider shopping online. The time and gas savings usually offset the cost of shipping. Some sites offer free delivery when you spend a minimum amount; to save costs, keep an on-going wish list and buy only when you have several items on the list. You can purchase everything from office supplies to groceries and furniture online, but make sure the site is secure before entering credit card information (look for the padlock in the browser window). Keep rooms tidy in less than two minutes. Items that don’t belong in a room are the main contributors to visual clutter. Get into the habit of removing ‘move elsewhere items’ when you leave the room, and placing them on their way to where they do belong. For example, if something belongs upstairs, place it at the bottom of the staircase and take it to the proper room the next time you go up. You’ll be amazed at how effective this technique can be in keeping rooms tidy with minimal effort.
TheRentersGuide.ca
Tidy doesn’t mean perfect. Organizing is not necessarily about how looks, it’s about how it works. If you are not naturally neat, avoid storing everything behind closed doors. Not only can it make you feel ill at ease, it may also be virtually impossible for you to maintain that kind of system. Choose furniture pieces
TheRentersGuide.ca
that provide visible storage instead, like a coffee table with shelves underneath. Keep the system low maintenance. If you never seem to get around to hanging your clothes on hangers, place some open bins in your closet. Purging for “fraidy-cats.” If you keep every paper that enters your home because you’re afraid you might need it someday, here’s a way to ease the fear. Designate a temporary holding tank, a box or bin for papers you don’t need, which you’ll dump once a month. Knowing that these papers won’t be tossed immediately and will be there “just in case,” lessens the anxiety of letting them go. Store your sheets in sets in the linen closet. For each set, fold the flat sheet, the fitted sheet and one pillowcase. Place the set inside the remaining pillowcase. These tidy packages stack nicely on the shelves and make changing the sheets quick and easy. Fabric softener sheets tucked into the linen closet will keep bedding smelling fresh. Encourage filing, discourage piling. Keep extra file folders in the back of your filing drawer, and have a label-maker handy. Having these supplies ready to go will encourage you to quickly create new files as you need them rather than pile papers on top of your filing cabinet “just for now.” Accomplish more in your day by knowing your style. Understand your high/low energy periods and schedule your daily tasks accordingly. Tackle tough tasks during high-energy periods and less-demanding tasks during low ones. Also consider your work style when planning your day. Do you work best in short bursts or long stretches? You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your daily activities.
