t’s a holiday marathon that doesn’t stop until we reach the finish line on January 1. Do you realize the convenience that apartment living offers over the holidays? I don’t want to hear that your apartment is small, you can’t have many people over. Au contraire. I’ve always had the home that was the holiday destination. Whether for a feast or a fête, there’s never been a lack of room – it just takes some planning. I’ve moved the furniture out of the way and rented a big table and extra chairs. Doesn’t that seem the logical thing to do for the once-a-year you need seating for 15, instead of having a dedicated dining room you rarely use? I’ve been lucky enough to live in buildings where there are party rooms. I book my dates months in advance. I’ve never had a guest list too large for the party room – and it saves me the deep clean of my own place before guests arrive. Many party rooms have upscale features like a fireplace, piano, catering kitchen and bar – even a sound system for dancing. When I go to parties at the apartments of family and friends, I always check if there’s a guest suite I can rent. They’re often available at a nominal fee. It’s so much more convenient and comfortable than a late night cab ride. Guest suites come to be like mini-vacations, especially if you’re visiting friends and family who live some distance away. I wouldn’t want to impose on my host further, so it’s an ideal solution! Apartment entertaining is also fabulous because there are no worries about parking, no last minute driveway to shovel, and most apartments are convenient to public transit so there’s no excuse for guests who don’t drive. You’re ready for holiday rental living, and we’re here to help. Our magazine and website, TheRentersGuide.ca, offer the best selection of apartments, informative articles and advice, making it easy to make your move!

And the award goes to... Midwest ProPerty ManageMent
P
roperty management companies strive to provide customer service and quality rental experiences, boasting that they’re the best. But backing up that claim can be subjective. That’s why it’s quite exciting to announce that Midwest was nominated by Bentall Kennedy for such a distinction. many. Instead of visions of sugar plums we get visions of mad mall dashes, credit card bills and lots of cleaning. Put years past behind and make a few simple changes. These tips will help replace the holiday stress with holiday joy. avoid gifts that clutter: Give gifts that can be consumed rather than take up space. Consider giving candles, gourmet food baskets, vintage wines, fresh flowers, jams and jellies, etc. Gift certificates are also appreciated by those who want to streamline their homes. Clear away the ‘every day’: For more impact and less clutter, remove your every day decorative items from tabletops and mantels before displaying holiday decorations. Store them in the decoration boxes.

Help for the host: Hosting a holiday soirée this year? Don’t be a superhero – accept help. Make it a potluck. People enjoy contributing and it makes the meal more interesting. While you’re at it, consider putting your kids to work during the event or hiring students to help out. They can take coats as guests arrive, freshen up the appetizer plates and load the dishwasher. They’ll be learning valuable skills and perhaps making some extra money and you’ll be a more relaxed and joyful host! Make it meaningful: Connect to what the holidays are really all about – spending time and making special memories with the people you love. Make time for doing fun things together, like baking cookies, going downtown to see the holiday lights and festive store windows, renting a favourite family movie or going skating at the local rink. An effective way to make time for these activities is to let go of the need to create the perfect home, buy the perfect gifts, and cook the perfect holiday meal. Perfection is unattainable, no matter how organized and talented you are (especially this time of year). Be an early bird: Wrap and ship your holiday gifts to out-of-town friends/family early to avoid rush postage costs and long lineups at the post office.

finances
How to take finances from mine and yours to ours, at any age Ready to say “I do” to joint finances? Here’s how to combine dollars and cents at any life stage.
F
irst comes love, and then comes…a joint bank account. Whether a couple is cohabitating in their twenties, getting married in their thirties, or remarrying in their sixties, at some point in any serious relationship the conversation about joint finances will surface. Regardless of life stage, successfully integrating finances requires open and honest communication to determine how to best combine and plan for the future together.
According to research from TD Canada Trust, which surveyed adults in committed relationships, the top three personal finance products that Canadians combine with their partner are a joint bank account (64 per cent), a mortgage (60 per cent) and a joint credit card (50 per cent), compared to only 36 per cent of couples who have a joint financial plan.
“Start by discussing debt, saving, spending habits, financial goals, and credit history to determine if there is anything that may affect the ability to secure future loans together,” said Farrell Jones.“Next, work together to create a household budget that meets the needs of expense and debt management and has a little left over to put towards the collective financial goals.”
“A common first step in combining finances with a partner is a joint account for shared household expenses, and like other aspects of the relationship, communication is key to keeping things harmonious,” said Janice Farrell Jones, TD Canada Trust.“It’s important that both parties have a clear understanding of household finances - from day to day spending to long-term savings and investments - and all aspects of each individuals finances - from everyday banking to credit card management - to set the framework for a strong financial future together.”
Paying down student debt and saving for a home in the future, for example, are common goals for many couples in their 20s. As with any financial goal, it’s important to discuss and align on key considerations like timing, affordability and overall expectations. In the case of home ownership, couples should also make sure they agree on whether they are buying for the long or short-term as it will have a financial impact down the road.
TD Canada Trust provides some advice that may help in maintaining financial harmony when integrating finances with a partner at any life stage: The 20s TheRentersGuide.ca Combining finances is often a first for many couples in TheRentersGuide.ca their 20s, whether it’s renting an apartment together or working to pay down existing student debt. When and how to share money will always vary depending on an individual couple’s financial situation and relationship, but TheRentersGuide.ca communication is always key. TheRentersGuide.ca
The 40s Paying down debt, raising kids and saving for retirement with many financial priorities, streamlining is essential for couples looking to combine their finances in their 40s. “First and foremost, couples at this life-stage should focus on what will make life easier, financially, together,” said Farrell Jones.“Consider working with an expert to make sure each individual financial strategy aligns with the other to maximize savings potential TheRentersGuide.ca and keep all of the TheRentersGuide.ca household financial priorities on track. Couples can also further streamline by making savings automatic with preauthorized transfers into a TFSA, RSP and a child’s RESP.”
TheRentersGuide.ca TheRentersGuide.ca
Some couples may choose to merge certain aspects of their finances, while retaining individual accounts for additional saving or discretionary spending. Whether a couple decides to combine everything, keep everything separate, or somewhere in the middle, it’s important that both parties are ultimately working towards the same financial goals. The 60s Likely, many couples in their 60s have a solid financial base, but with fewer peak income earning years remaining, it’s important to have a clear picture of what retirement looks like and what it will take, financially, to get there. “Spending time with the grandkids will have a much different price tag than travelling the world, so alignment on the retirement vision is essential,” said Farrell Jones. “If there is not enough saved for the type of retirement a couple wants, they should work with an expert to help determine how much more needs to be saved and ensure each individual financial plan complements the other to maximize savings and investments.” Whether married or common-law, couples should also ensure their retirement savings strategy takes advantage of spousal RSP contributions to help reach their retirement goals faster while lowering income taxes now and in retirement. About the TD Canada Trust Love & Money Poll: TD Bank Group commissioned Environics Research Group (www.environics.ca) to conduct an online custom survey of 4,564 Canadians aged 18 years and older who are currently in a committed/serious relationship. Responses were collected between January 10 and 25, 2013. About TD Canada Trust: TD Canada Trust offers personal and business banking to more than 11.5 million customers, providing a wide range of products and services from chequing and savings accounts, to credit cards, mortgages and business banking, to credit protection and travel medical insurance, as well as advice on managing everyday finances. The Best Reasons to

ould you rather spend your free time seeing the latest movies or grouting your bathroom tile? Would you prefer to spend your extra money each month on unexpected furnace repairs or sock it away in TheRentersGuide.ca mutual funds? TheRentersGuide.ca TheRentersGuide.ca TheRentersGuide.ca
For reasons such as these, more and more time-pressed individuals, empty nesters, single parents and young professionals are choosing to rent. Here’s why: Hassle-Free living When you rent, you’ll never have to call a plumber, electrician or handyman again! Renting frees you from the cost and hassle of all home maintenance and repairs. Empty-nesters can happily shed house-related chores and move closer to entertainment, restaurants and shopping, while young professionals can enjoy a simpler lifestyle and shorter commute. aFFordability By renting, you’ll be able to afford to live in an area that might otherwise be out of your price range. And, unless you’re planning on staying in a house for more than five years, you risk losing money if you buy a home. Mortgages are amortized so you’re paying mostly interest in the first few years. Add in property tax, insurance, maintenance costs and the fees associated with selling the house and five years of renting can be significantly less than owning. tHe rewards oF renting Renting gives you the freedom to invest your savings in stocks, mutual funds, a small business, your education, or a vacation, instead of a home. lock in Utility costs In most cases, you will not have to incur bills when you rent. In many apartments the cost of utilities are included in your rent. Because of fluctuating market prices, utility rates can rise dramatically. As a renter, you will not have to bear these cost increases directly. apartment living oFFers services When you lock yourself out of your apartment, the property manager can always let you in. Likewise, you can often count on someone being there to receive a parcel when you’re at work or away from your home. Some apartment communities include concierge services that offer everything from babysitting to housekeeping, pet care, and grocery shopping. Now that’s for me! sUperior amenities packages Apartments have evolved, and many now offer a package of amenities and services that cannot be easily or affordably replicated in a single family home, like onsite fitness centres, swimming pools, tennis and squash courts, business centres, movie screening rooms and party facilities. never be lonely! Decorating a small interior Definitely has its challenges, but no matter the size anD with a little know-how it’s possible to create a space that feels granD. if you are unsure how to create Drama in small quarters here are a few big iDeas that pack some punch: • Area rugs – A simple small rug is tempting, but anchor the space with something more visually interesting. Go for a coloured pattern you love and make sure the rug is a proper fit to ground all of the furniture. If you go too small, the furniture will look out of place. • Sofa – Finding the right scale furniture can be tricky, but consider one large sofa that accommodates all seating in one swoop. A slim, neutral coloured sectional or customizable configuration will make your small room feel more airy. When it comes to furniture in a small spaces, less is more. • Fireplace – Create a dramatic, but functional focal point. Electric fireplaces are plug-and-play and provide the flexibility of heating a room or simply adding ambiance with flame-only options. Look for a space-saving wall mount or a statement mantel. The Opti-myst line by Dimplex offers both. • Artwork –Scaling up artwork can be a really effective TheRentersGuide.ca use of space. It pays to know your rights as a financial consumer
K
nowing your rights is fundamental to your financial health. This knowledge enables you to make informed decisions that are right for your situation, needs and overall well-being. But are you aware of what your rights are when you visit your local bank branch, open a bank account or shop for a line of credit?
It pays to know that in Canada, there are laws, voluntary codes of conduct, and public commitments designed to protect financial consumers. The Financial Consumer Agency of
Canada (FCAC) ensures that all federally regulated financial institutions comply with these regulations. For example, you have the right to: • free services like cashing a Government of Canada cheque for free at any bank as long as the cheque is for $1,500 or less • dispute errors that you have spotted on your credit report that you believe are wrong; • file a complaint with your financial institution’s complaint-handling process if you are not satisfied with the service that you have received • refuse some services – federally regulated financial institutions must obtain your consent before charging you for a new optional product or service like additional insurance coverage, a loan or overdraft protection • open a basic bank account, even if you don’t have a job, if you don’t have money to put in the account right away or if you have been bankrupt, as long as you have certain required pieces of identification. More information on your rights as a financial consumer and on the obligations of federally regulated financial institutions is available online at itpaystoknow.gc.ca. NC

01 Box cutter – Don’t pack this item at all! It’s the first thing you’ll need to open up all those boxes. 02 Alarm clock – You don’t want to be out the door late on the first morning, right? And you may want to keep a radio or music dock handy so you can enjoy some music while you work.
2 & 3 BEDROOM AVAILABLE • All split levels • 4 appliances including washer/dryer
03 Light bulbs and a small lamp (perhaps a flashlight too) – It may be dark when you finally move in.
• Quiet family complex
04 Cleaning supplies – Give your new home a once-over. Also, have toilet paper, toiletries and a towel, even a change of clothes for your first day. It’s important to keep regular medication handy.
• Close to schools and parks
05 Some personal ID, such as a driver’s licence – you’ll need proof of your new address too.

A PLACE FOR EVERYONE
08 Address book – Keep important numbers handy. 09 Snacks, and pizza or fast food numbers and coupons – You’re going to work up an appetite, so think about treating yourself to a quick bite or your first food delivery call. 10 Lots to drink – Have plenty of water, pop, juice or other refreshments, and some drinking glasses. Thirst always seems to come first, particularly if you have to lug that stuff by yourself. 11 The tool box – Hammers and screwdrivers, Allen keys, nails and screws, Scotch tape, duct tape and especially a tape measure. 12 Extension cords and batteries – Everything’s electric these days – all those little gizmos you just can’t live without. It just makes sense to keep that extension cord and extra batteries around.

quicktips
Take a test before you paint Paint is the best way to bring new life and style into your home, but sometimes finding the perfect colour can be a challenge. It can be overwhelming to go into a paint store and see an array of paint chips in a sea of colours – even if you think you know the colour you want. We’ve all had that experience where we’ve seen the “perfect” colour in a magazine or on television, only to get it home and find it looks different in our space. Often, landing on the right colour is all about the lighting. While paint formulas remain consistent, the combination of natural and ambient lighting in each room will cause the colour to look different on the wall.
great in the store, but in your own home with the mix of natural and electric light the colour may be completely different.” Flores cites PARA Paints’ various shades of white from the bright white of Coconut Sugar (PF60) to the warmer White Chocolate (PF27) to cool, crisp Princess Cut (PF57) as each bringing a different energy to a room. Wall paint will also look different when it’s wet and will often dry to a lighter shade so having a test patch that dries completely is the best way to be sure. Tips for Paint Perfection • Flat or matte finish will absorb light and hide imperfections - Best used in bedrooms, dining or living rooms • Semi-gloss or high-gloss reflects light and is best used on perfectly smooth surfaces - Best used on trim and doors, and is not recommended for walls • Bring tester cans home and test patches of each on wall
“The trick is to bring home a few tester cans in various shades of the same colour to see how it looks in your space,” says blogger Jennifer Flores of Rambling Renovators.“The paint may look

Make future holidays merrier
by properly packing
SEASONAL DECORATIONS by Chuck Resnick
Holiday preparations such as tree trimming, present wrapping and hanging lights help get us in the holiday spirit and are lots of fun. But thoughtful packing of seasonal decorations and materials at the end of the holidays for the next year, can keep the fun in what is for some, a stressful time. In other words, it pays to plan, even 12 months ahead.
packing paper. Instead of throwing away used paper or junk mail, run it through a paper shredder, it makes great packing filler. • Decorations that contain photographs or food should be sealed in an air tight bag to keep them safe. Sealing photos preserves them and the scent from any food item will attract insects or mice wherever they are stored. • Boxes with dividers are best to pack ornaments in. There are cardboard boxes made especially for fragile items. They come with adjustable inserts that forms individual cells for delicate items. These “Dish Pack”boxes are very popular at all our Two Men and a Truck branches. • Keep extra hangers, hooks and ornament parts in a labelled bag or box. Lights • To prevent tangles, wrap lights around empty gift wrapping paper tubes. • Leave the plug accessible by taping the ends of the light strands to the end of the tube. Next year you can quickly test the lights before unwinding them. • Store coloured lights in a dark place to prevent fading – especially blues, greens and purples.
Here are some tips from Two Men and a Truck to keep in mind while packing away TheRentersGuide.ca holiday decorations:
Wrapping paper • Hanging garment bags provides good storage for wrapping paper rolls. Use outside pockets for gift tags, cards and tissue paper. • To protect used rolls of paper, cut an empty wrapping paper tube from end to end and slide it over the roll. • Ribbons and bows can be saved and reused, pack loosely so they keep their shape.
Delicate items • Wrap breakables in paper or bubble wrap. Do not use newspaper - the print may wear off on ornaments. Use tissue or
Some other considerations • Wrap holiday candles individually in cellophane and store in a cool place so they do not melt together.
Careful packing and organization prevents damage and breakage, and ensures you can find everything next year. It is worth taking the extra time to organize and preserve your decorations for next year.
TheRentersGuide.ca
• Pack an “open first”box. Place the decorations you use first in here with essentials such as extension cords. • Use a wardrobe box to hang and store seasonal clothing that you only wear twice a year like that special snowman sweater from your mother-in-law or that flashing Christmas tie. This way you can find it, wear it, and store it away on a hanger easily. • If you haven’t used a decoration in a few years donate it. If it is damaged, get rid of it. • Take special care if you are storing your items in a damp area like a basement. Don’t store boxes near sources of heat and moisture. • The most important tip is to label every box. The more detailed the description, the easier it will be to find things. Use different colours to distinguish different holidays. For example, use orange for Halloween, brown for Thanksgiving, and red or green for Christmas. • Take a digital photo of special care items like snow globes or wreaths, print them off on regular paper and tape the photo to the outside of the box as an easy description of what’s inside. All Two Men and a Truck branches in Canada offer a variety of storage boxes and packing supplies suitable to store all your decorative treasures. Visit twomen.ca for a location near you.
