inding a new apartment to live doesn’t have to be a stressful experience. Given that there are so many options and professionals who are willing to help you, it’s important to give yourself enough time and make sure you’ve prepared enough beforehand before you jump in to anything.

The first step is to make up a checklist of must-haves as a way to keep track of the essentials. If you must have parking, put it down on paper.

This checklist will serve as a guide while you’re shopping and will help you better define which apartment works best for you.

Also on your list should be your cost considerations. Make sure you can afford to pay your rent comfortably every month so you’re not stressed out ever time it’s due. Be realistic and choose within the limits of what is affordable to you. Make sure your rent covers what you need it to, and if there are extras, find out what the other costs are so you can tally up the totals and compare.

It’s better to delay moving rather than making a hasty decision that leaves you anxiety-filled every time the rent comes due.

I don’t just keep an eye on the rental market, I love seeing what new condos are developing, where the style trends are going in finishes and features, what the resale home market is doing and what land is being sold and turned into brand new housing communities. I love seeing cities grow and towns sprawl.

Of all the reading about real estate that I do in a day, the one thing that annoys me like no other is the pressure to buy. “Get in the market” they say.

“Carries like rent” they promise. “Own your dream” they demand.

You actually are in the market. You rent some very real real estate. If it carries like rent, why do owners always talk about the surprise expenses – I don’t remember the last time I heard a renter reeling from sticker shock on a new roof or furnace. And is a house really your dream? Could the money you save – since renting generally uses less budget than owning – be better spent in other investments? And if you’re just getting into the market and have to buy a tiny starter far out of your preferred community just to get into the market in the first place, well, is that really the dream you hoped to own?

For some, owning is definitely a good option, but thinking it’s always the preferable option is a mistake. The bottom line is, don’t just believe the hype, go ahead and do the math for yourself. Dollar for dollar and square foot for square foot, see if your lofty apartment isn’t bigger, less expensive and betterlocated than the new home you can afford. Think long term. Are you tied to your job, location and space – or might you relocate? These factors determine what’s actually best for you, not just what trends dictate.

Postal elves ready to helP santa’s Post office More than a million letters expected again this year “Treat every day like Christmas,” “There’s room for everyone on the Nice List” and “The best way to spread Christmas cheer is singing loudly for all to hear.” Santa’s Chief Postal Elf reminded all her crew - new and old - of these rules just last week. Santa’s 9,000 postal elves have their pens, pencils and mailbags ready to receive letters from children all over the world.

Santa’s postal elves will help him answer more than one million letters in more than 30 different languages, including Braille. More than 21.8 million letters have been received at Santa’s North Pole Post Office since 1982.

According to Santa’s CPE (Chief Postal Elf), Holly T. Elf, there are three golden rules in sending a letter to Santa: 1) Make sure you include your return address! While Santa knows where you live, his postal elves need your address to deliver Santa’s letter to your home. After all, not everyone has access to Rudolph!

2) Send your letter soon! Already letters are arriving from across the world and Santa is busy reading them every night with Mrs. Claus. He encourages you to send your letter soon to ensure he’ll have enough time to answer each and every one of them. Letters must be mailed by December 17 to allow enough time for travel to the North Pole and back!

3) Remember Santa’s address: When your letter is ready, drop it in a mailbox anywhere in Canada and the postal elves will make sure it gets to the big man quickly. Santa has a special arrangement with the post office and a stamp is not required. But please remember any other letter or card being sent to Grandma or anyone else needs a stamp. Insurance is great, but prevention is better

hey say that an ounce of prevention is worth a pound of cure. Think of insurance as the cure (sort of) to a number of bad things that could happen to you or your family. Yes, if you have a fire or a theft, insurance will help you pick up the pieces. But most people who have lost their homes in a fire — even those with great insurance coverage — will tell you that they would prefer if it had never happened in the first place.

Insurance gives you financial peace of mind. If you have the right coverage, no theft, fire, accident or hurricane can leave you broke.

However, there are certain things that insurance cannot fix. For example: If your wedding ring or a priceless family heirloom is stolen in a break-in, insurance may cover the actual market value of the item, but the sentimental value cannot be replaced. To ensure that your application goes as smoothly as possible, take some time to compile the appropriate information (such as contact names and phone numbers) before you go to visit any

apartments in person so it is easily accessible when you need it Once you’ve found that perfect apartment, the next step will be to complete a rental application form.

Completing this standard form will provide your landlord with some basic information about you: your current residence (or landlord); your rental history – if you have one; your employment history and/or references,

personal references, credit references and banking information or a reference letter from your bank. “It’s also helpful to have a real pay stub to verify your employment,” says Annette Mincer of Direct Properties.

Some applicants, it seems, unfortunately do attempt to falsify employment information.

If the rent is increased during the term of your tenancy, the accumulated interest is applied

molten chocolate lava cake directionS

Warm, silky and devilishly good, Molten Chocolate Lava Cake is the quintessential chocolate-lover’s dessert. Best of all, its gooey centre actually erupts with a luscious molten core of chocolatey goodness.

And unlike some other recipes I’ve tried, this recipe is fool-proof!

Preheat oven to 325°F. Grease four ramekins, about 2 ¾ inches in diameter, and dust with cocoa powder. Set aside.

Melt the chocolate in a small pan over medium heat. Once half melted, add butter and continue to heat until the chocolate and butter are completely melted and combined. Set aside.

Using a blender or hand whisk, beat the eggs, egg yolks and sugar in a medium bowl until pale and thickened, then add to the chocolate mixture.

Gently fold in the flour with a metal spoon.

Divide mixture between the four ramekins and cook in the oven for 12 to 15 minutes, until the cakes are firm on top. Using oven mitts, remove the ramekins from the oven and turn them out onto serving plates. Garnish with raspberries and dust with icing sugar.

It’s easy to reduce the stress of personal finances

lot of unnecessary stress could be eliminated if we put a greater focus on our personal finances, according to a spokesperson with the Chartered Professional Accountants of Canada (CPA Canada).

“Financial decisions do matter,” says Nicholas Cheung, CPA, CA and a director with CPA Canada.

A national survey, conducted in 2012, revealed that individuals who closely monitor and follow a budget are less likely to be stressed. According to the research, almost half of the respondents who always stuck to a household budget did experience some money worries. However, for those respondents who did not have a budget or occasionally spent beyond their budgeted limits, two-thirds experienced money worries.

“A budget does not necessarily eliminate financial stress but it can sure help to reduce it,” stresses Cheung. “Investing time and energy into managing your personal finances can go a long way in providing some peace of mind.”
