Renting a lifestyle WHY DID YOU CHOOSE the home you
rented? Many people want to rent in a building with numerous amenities. Depending on what your apartment building includes, it can really feel like you’re not just renting a home, but that you’re renting a lifestyle. Not all buildings come with amenities, and not all apartments have more for you to enjoy beyond your home’s front door, but a lot of the purpose-built apartment buildings have chosen to include some exceptional amenity spaces for residents to use. These set the bar high for an exceptional rental experience. Of course, if you don’t use your building’s amenities, you’re not getting full value from your rent. Amenities are included, so you should give some thought to using them. Amenities like swimming pools are well used. Outdoor pools keep the kids occupied all summer long (trust me, I know first hand, having spent several years as a lifeguard as a summer job). Indoor pools are popular too – as are fitness facilities and change
+ get social 6
rooms. Gym memberships can be pricey, plus the advantage of not having to leave the house and go somewhere takes half the effort out of keeping up a fitness regime. The business centre is another popular amenity. With more entrepreneurs and employees working from home, it may offer features like faxes and printers – and even meeting spaces – so that residents don’t have to have clients and meetings in their suite (or a local coffee shop), and can maintain professional appearances. From party rooms and tennis courts to screening rooms, games rooms, stores and lounges, having amenities on site can add comfort, convenience and entertainment to your home. Use them if you have them! Renting can offer an exceptional lifestyle – and all of these amenities expand the size of your home. If you’re ready to move, let us help. We have extensive listings and rental advice. Check us out online at NextHome.ca, and get ready to rent your new home!

CENTRETOWN IS THE HEART of
Ottawa. Located only steps from Parliament Hill and City Hall, It’s bounded on the north by Gloucester St. and Lisgar St., on the east by the Rideau Canal, on the south by Hwy. 417, and on the west by Bronson Ave. Centretown is an interesting mix of young professionals, upper-end Parliament workers, students and retirees. One thing they have in common: they want to live close to everything, and they don’t want to waste any time. Residents enjoy all that Centretown has to offer, from fine dining along Elgin and Bank streets, to shows at the NAC.
Residents can walk everywhere. The sidewalks are always lined with pedestrians and the bikes hustle around the city with ease in the blockaded bike lanes. This neighbourhood offers an eclectic mix of residents, but because of the busy streets and constant flow of people, it’s not a popular area for young families. Most residents are Hill workers or university students. There is no lack of transportation options in Centretown – bike, walk, drive or ride the bus. Almost all bus routes travel through Centretown, so you won’t have to wait long to get where you want to go, especially
during rush hour. There is also quick and easy access to Hwy. 417 and the Greyhound bus station is located on Catherine St. There is a wide array of shops, restaurants, cafes, bars and all other kinds of entertainment. Places are often crowded, which means reservations would be wise. Residents in the area battle for seats at the local pubs with the civil servants who work next door and the tourists visiting Parliament Hill.
Lindsay has lived in the Ottawa/Gatineau area her whole life. When she’s not touring the city in search of the hottest new neighbourhood spots, she’s busy writing fiction and enjoying life with her husband and two dogs. lindsay_foran01@hotmail.com

Advice | RENTAL RANTINGS
What does your rental decor
say about you?
MORE ADVICE ONLINE nexthome.ca/news/advice
By Jennifer Braun
fanatic or a movie enthusiast, your love for whatever hobby you choose is self-evident at first home glance. Your favourite sports teams, or movie series dominate your home decor in the form of colour schemes, wall decor, coffee mugs, pillow shams and more. We can tell you’re passionate for the things and people you love, and you’re not afraid to show it. You take the time and you put the time into the things you care about.
LIKE IT OR NOT, your home style says a lot about you. It’s your most intimate and personal space after all, and the one place you run back to day in and day out. Your friends, family, and recent connections are reading the signs when they enter your home – and are making some interesting notes. Don’t send out mixed signals. This is what your home decor is saying about you:
Still looks like Move-in Day Decorating a rental might feel impossible because of painting and other decor restrictions, but leaving your apartment bare gives off the impression that you’re lazy and uninventive. You have paintings to hang up, they’ve just been leaning against the wall since move-in day, and any other attempt at home decor basically began and ended
when you bought red pillows for the living room. White walls and parquet flooring is not a style! Stop being afraid of taking a few risks and start adding some personality to your home. Mix and Match Everything You don’t like to be confined by labels or limited by a certain aesthetic. You have eclectic taste. Your home style is a mix and match of second-hand furniture from your parents’ home, a combination of bad house warming gifts and items you refuse to live without. You just can’t say no to the things you love or bear to let a good item go to waste. Your taste won’t please everybody, but at least we know you’re all about functionality and living by your own rules. I Really Really Love My Hobbies It doesn’t matter if you’re a sports
Modern Minimalist If your home has a modern and minimalist style, you like to be on trend without taking big risks. You are low maintenance just like your home style. Clean lines, modern furniture and low key colours like black and white dominate your home’s decor. Still, you get bored easily, so you occasionally punch things up with new pillows or faux fur throws. No big deal, you’re all about easy-going living. My Life Is A Mess, I’ll Just Leave This Here You are constantly on the go and your home is a reflection of that. Somehow your kitchen table has been turned into your home office and your living room is now a leftover snacking ground. Everything seems to be in the wrong place and you are quickly running out of home necessities like toilet paper and coffee. Luckily, your home is just a reflection of this current life period, you’ll come around right after this work rush and piece your home decor style back together.

Time for a rental reality check By Elisa Krovblit Keay
upon segment of the population living in the city, where will we draw that labour force to keep the city moving? We can’t all have sixfigure income households, and it is becoming increasingly necessary to stay in these markets. SCENARIO B: We create an
environment with affordable housing for all. But we can’t create an environment where we dictate a limit on profitability. The tighter the profit margins, the less likely we will see money put into improvements, let alone regular upkeep. This results in poor housing conditions and little additional supply in rental housing, since there isn’t a significant return on investment.
IN MAJOR MARKETS WHERE RENT is increasingly unaffordable, we need a reality check – a way to ensure owners see ROI while renters see rents they can afford. Let’s face it, we’re a capitalist country. Business owners are in business to make money. But we also value the essential needs of Canadians. In the rental market, this means that we recognize the right of property owners to run their businesses, while we watch out for the weaker and more marginalized segment of society, creating affordable housing programs and income supplements for the cost of living. Right now, the system is broken.
Real estate has become so 12
expensive in some markets that provincial governments have stepped in to cool things off. Of course property owners are unhappy with rules like the foreign homebuyers tax in Vancouver and Ontario - and rent control from the Rental Fairness Act, 2017 in Ontario; while renters are unhappy that new rules don’t go far enough in keeping rental housing affordable. So what’s reasonable? SCENARIO A: We can create an
environment where capitalists can play. But when the lowest wage earners can no longer afford to live close to work, who will be doing those minimum wage jobs and filling those casual or part-time positions? Without a large and very relied-
SCENARIO C: The middle ground. But the middle ground hasn’t been discovered yet. People want to live where they work – but they don’t want to spend most of that income to maintain that home close to work. Some people can accept a long commute, living further in order to afford a home; however, numerous studies have proven that increased commutes affect your health, your mood and your lifestyle. As cities in Canada continue to grow, the infrastructure isn’t keeping up. Cities need more rental as the demand rises. Without the necessary supply, the demand causes crushing market rent increases. Roads, highways and transit congestion are on the rise with city traffic increasingly impacting commuters. We can keep legislating bandaids, but part of the solution isn’t in legislating rental pricing, it’s in creating enough rentals in highdemand markets to ease the pressure on supply which, in turn, will ease the near record-lows in vacancy rates in the country’s most expensive rental markets, and help level off the cost of rent.

Advice | MOVING
When moving, everyone wins playing by the rules By Chuck Resnick
MORE ADVICE ONLINE nexthome.ca/news/advice
WHEN HIRING A PROFESSIONAL MOVER, one expects to have
your possessions packed and/or transported safely. It is a common expectation, also shared by your movers. However, sometimes movers may be unable to take some of your belongings onto their truck. Federal and Provincial regulations prohibits movers from transporting hazardous materials such as – but not limited to – propane canisters, flammables or gasoline cans unless they are empty of fuel, as well as paints, solvents, firearms or anything deemed to be a hazardous material. It is important for consumers to understand what can and cannot be moved before the day arrives. Movers also establish their own guidelines. At Two Men and a Truck - Canada, it is challenging for us to secure plants on our trucks and we prefer not to move valuables such as jewelry, stocks, bonds, and cash – as examples. Common sense dictates that these are items you would want to take yourself. If you have items of extraordinary value such as paintings, sculptures and antiques, let your mover know ahead of time. The issue here is insurance. The basic package your mover offers may not cover these pricey goods. You may need to arrange for additional insurance. Your renter’s insurance policy may even have a rider for goods in transit. It’s best to check with your insurance company. 16
It is critical to know and understand how much insurance your moving company carries. Most provinces have a “Condition of Carriage” and most movers have their own set insurance amount. For example, at Two Men and a Truck - Canada, you are insured up to $250,000, and we offer replacement cost with a $250. deductible. Extremely large items and toughto-move items such as pianos, pool tables and massive wall units are a challenge. These types of large items should be discussed before moving day. We do move them every day. We use a piano board that makes it easier to move a baby grand, but it is much harder to move an upright piano, which takes muscle power, heavy duty dollies and a truck with a lift gate. Another “rule” to be aware of if you live in an apartment building
or condominium is arranging with your super or property manager to reserve the elevator for the time of your move. Right up front, you should determine how this process works. Let your mover know where the loading/unloading zone is, or whether they will have to walk items through the lobby to get to the elevator. The more your mover knows, the more accurate their estimate will be. No one likes moving day surprises, including your mover. Communication is key. So, once we all know where we stand, we can work together for a successful move.

Property Profile | CRB
cover story
Certified Rental Building Program CRB program offers the “best of the best” in resident satisfaction and apartment living in Greater Ottawa and across Ontario communities By Ted Whitehead SINCE ITS INCEPTION IN THE FALL OF 2008, the Certified Rental Building
(CRB) program, and its many members throughout Ontario have worked hard to ensure that renters living in CRBapproved buildings receive a high quality rental living experience. Like many of you, I know that there are tens of thousands of Ontario renters who are perfectly satisfied, living in professionally managed apartment buildings. I have long believed that renters living in CRB-approved buildings receive amongst the best in service 18
quality and apartment living across Ontario. To that end, we set out to prove these points this past summer, by gathering feedback from thousands of renters who have chosen to live in CRBapproved apartment buildings. FRPO CRB Resident Satisfaction Survey Project In June, The Federation of Rentalhousing Providers of Ontario (FRPO) CRB launched its second independent CRB Resident Satisfaction Survey Project. We enrolled 10 CRB-member
companies with apartment buildings in Ontario to be a part of this project. Our objective was to garner resident satisfaction ratings in four areas that directly impact “service quality” and/or the “quality apartment product” in which tenants were residing. The CRB Resident Satisfaction Survey Project’s goals were threefold: 1 | To demonstrate that living in a CRB-approved building represents professional and caring property management 2 | To demonstrate CRB member

Over 89 per cent of responding residents rated their satisfaction with daily living in their apartment building as “Good to Excellent” Recommending to Family and Friends • Over 90 per cent of responding residents indicated they would be “Likely to Extremely Likely” to recommend their CRB-approved building to family and friends. The Project’s survey results clearly support the premise that residents living in CRB-approved apartment communities are overall “very satisfied” with their apartment home choice and community; they greatly appreciate the service quality provided by professionally trained building staff; and, would highly recommend their apartment buildings to their family and friends.
buildings represent the very “Best of the Best” of apartment living in Ontario at all economic levels of communities 3 | To gather the untold story of the thousand of residents who are completely happy with their apartment home The CRB Resident Satisfaction Survey project included 89 CRB-approved apartment communities in Ontario. The location of these buildings covered a broad base of environmental, social, economic, and cultural diversity. In total, 2,886 residents willingly participated and gave their feedback on their overall satisfaction with the “quality” of their apartment home/community (product), and/or the “quality of service/care provided by building staff. The final survey results were very positive for GTA – and Ontario renters overall. Highlights of the Resident Satisfaction Survey Project Results:
Building Common Areas • Over 86 per cent of responding residents rated their buildings common areas appearance and condition as “Good to Excellent” Service Quality and Maintenance Requests • Over 89 per cent of responding residents rated the level of service provided by their building staffs as “Good to Excellent” • Over 87 per cent of responding residents rated the overall response and care taken to their maintenance requests as “Good to Excellent” Apartment Daily Living • Over 89 per cent of responding residents rated their satisfaction with daily living in their apartment building as “Good to Excellent • Over 85 per cent rated the appearance and condition of their apartment unit as “Good to Excellent
CRB Resident Feedback Videos While gathering the survey data we also took the time to speak directly with residents at a number of the participating apartment communities. We wanted their honest direct feedback on what it is truly like to live in a CRBapproved apartment community. Two CRB Resident Feedback videos were produced and will soon be available on the CRB website as well as added to our CRB YouTube collection of videos. We encourage renters in the Greater Ottawa area to select a CRB-approved apartment property when looking for a their rental-apartment home and for a quality rental-living experience. Advice | APARTMENTALITY
MOVING DAY
Timing your move to minimize stress By Kimberly Leung
MORE INFO ONLINE nexthome.ca/news/advice
MOVING CAN BE A REAL CHORE.
Between apartment searching, paperwork, giving notice and booking movers, you’re probably finding yourself impatient to get it all over with. As excited as you might be to get out of your current place, it’s a good idea to build in a few days of overlap between your old and new lease. Having extra time to clean, pack and tie up loose ends before turning in your keys can help cut down on moving day stress. But if your old lease ends right when your new lease begins, things can get a little tricky. According to the Landlord and Tenant Board of Ontario, you’re required to be moved out of your unit by 11:59pm on the last day of your lease, and you can take possession of a new unit at 12am on the first day of your lease. “It’s not ideal to schedule your move on the exact closing date of
your lease,” says Nicole McNeely, marketing manager at Park Property Management. If you’re timing your moves very closely together, make sure to talk to your both your old and new landlords. In some cases, they may have some flexibility to add a couple extra days on your lease or let you move in early, so you and your boxes won’t have to resort to couch-surfing for the turnover time. Also, If there’s currently a tenant living in the unit you’re slated to move into, it wouldn’t hurt to confirm with your new landlord that they’ll be gone by the time you’re planning on moving in, to avoid any unwelcome surprises. In the event you find yourself having to move out and in on the same day, it’s important to be organized. McNeely suggests getting in touch with the superintendent to book an elevator, if needed, and
coordinating with your moving company to ensure your belongings can go straight from your unit into the truck. This way, you’re not wasting time waiting for the movers to show up, or paying extra for your movers to wait around until the elevator opens up. Being organized also includes being fully packed and ready to go on the day of the move. McNeely estimates that it can take two people at least three days to pack a threebedroom home, so it’s important to give yourself enough time. You may also want to arrange for your mail to be forwarded to your new address, so you don’t miss the delivery of any important items. Even though moving may never be your idea of fun, keeping these things in mind can help make the process headache-free.

Advice | RENTERS’ HELP
Three things every renter should do By Elisa Krovblit Keay YOU’RE A RENTER AND you appreciate the lifestyle. Ask any homeowner who has had a roof repair bill or had to move to accept a job offer, and you’ll appreciate it even more. But rental living has a few demands that can be easily met by every resident, ensuring their rental experience should be nothing but maintenance-free comfort. 1. Understand your lease
You signed it and you’re bound by it. Whenever you’re about to sign a contract – and yes, your lease is a legally binding contract – read it and make sure you understand it. If there is anything you don’t agree with, ask. If there is any wrong info, have it corrected. Leases can be negotiated, changed and rewritten. Once it’s signed, those are the rules.
2. Know your rights
Each province and territory has its own set of rental rules and there will be a landlord and tenant board or government office that enforces them. Know how to access them and understand the basics. If you have issues during your tenancy, this is where to find out what your rights are. You’ll also need to know how your deposit works and how to give proper notice. If you do that wrong you might find yourself on the hook for a lot of money unintentionally. 3. Rental insurance
A lot of renters are under the misguided impression that the landlord has you covered. The landlord has insurance, but it only covers the building – literally the structure, mechanicals and the
common areas. You need tenant’s insurance to cover your personal belongings. Imagine if you had to replace everything you own at once. Clothes, furniture, electronics, kitchenware, everything. And it’s not just property loss or damage, if there is a fire and you’re displaced, your insurance will help cover that, if you have it. If a visitor has an accident in your premises, insurance foots the lawsuit bill. Rental insurance is quite inexpensive. Many leases stipulate you must have it, but even if it’s not mandatory, you should have it.
