NOISE. IT’S ONE OF the biggest renter complaints there is.

Sometimes people are sensitive – they can’t handle the slightest bit of noise. Sometimes people don’t realize that their arguing, high end sound system and non-stop dog barking are affecting the people on the other side of the wall. Whether it’s a screaming baby or the upstairs neighbour who always wears hard-soled shoes, it can definitely impact your happiness if noise is keeping you from being comfortable in your own home.

I’ve lived in many different types of rentals, and I have a few helpful hints if you want to rent yourself some peace and quiet.

Choose your rental carefully. This can be a toughie in a tight rental market, but there are definitely a few types of apartments that are more likely to provide some extra silence.

Purpose-built rental buildings and condos have building codes that incorpoate sound control. Some buildings are more sound-proof than others, though.

Concrete construction is best. It’s a natural sound reducer. Vibrations are muted so sound doesn’t travel. When picking a unit, the corner is quietest because it only shares one wall with one neighbour. The top floor is best for the same reason. The walking/ dropping/chair dragging, tap-dancing noises from above are some of the worst. Generally sounds transfers from the floor above you to your ceiling and into your home worse than from below where no contact is made.

Basement apartments in residential homes tend to be bad for upstairs noise. Apartments above stores are great for quiet nights – unless the business below is a bar with a DJ that will be open all hours of the night!

Of course, you can always talk to the neighbour to keep it down, but renting the right kind of apartment will minimize the problem from the start. If you’re ready to move, let us help. ONE OF OTTAWA’S EARLIEST suburban

centres, Hintonburg is located south of Mechanicsville, which used to be home to blue-collar workers but is now known for its artisanal coffee roasting. The area is north of the Civic Hospital and east of Westboro. For all of its modern advances, Hintonburg still manages to retain its quiet charm.

Hintonburg enjoys an extremely broad appeal. You see it in the variety of private and family-owned businesses and restaurants in the area. The neighbourhood is great for pedestrians and bikes, which is lucky because the shops along Wellington Avenue are best taken in leisurely.

Residents also enjoy access to the natural beauty along the NCCmanicured paths that run beside the Sir John A. McDonald Parkway.

Residents here embrace variety.

Hintonburg offers an enticing array of things to see and do for any taste or interest. Like to cook? Visit chef shops and the Parkdale Market for farm-fresh Ontario grown produce and local goods. Crave activity? Bike, run, or cross-country ski along the Ottawa River. Hintonburg leads the way in balancing the variety of urban life without sacrificing the comforts of a smaller community.

The family friendly area is home to

public and privte schools and in close range of the Ottawa Civic Hospital.

Ottawa’s increased investment in transit infrastructure continues to ensure that area residents will be bussing in efficiency and will benefit from the upcoming light rail services through the downtown core, and ongoing bike-sharing programs continue to gain popularity too.

Meanwhile, those with cars are served by easy access to Ottawa’s 417 (a.k.a. the “Queensway”).

While Hintonburg is extremely pedestrian friendly, those without cars will be bussing to the grocers when they grow tired of boutique food and artisanal pricing. Car owners will find themselves snapping up parking spots, which are an increasingly scarce commodity here.

Everything needs a home. Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) you will use it. Store similar things together and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-of-the way spaces. Keep a label maker handy to label drawers, shelves and containers so you don’t have to rely on your memory when you need to find something quickly.

you’re forever tucking things away that don’t have a real home – and wasting far too much time trying to remember where and when you go to retrieve them. Develop a place for each activity you do and space to keep those items that go with it to add some organization to your home – and your life!

Everyone needs a home office. Are you using your kitchen or dining room table as an office? It can be frustrating and time consuming to constantly have to pack up your papers and bring them out again.

Whether you’re an entrepreneur, a student or a homemaker, you need a space in your home specifically designated for processing paperwork.

Although it would be ideal to have a room devoted entirely to this purpose, you can also use an armoire in the family room that closes up when not in use, or a closet that

has been refitted with a countertop and drawers. You’ll also need good lighting, a comfortable chair, and a functional filing system.

Where did I put the... Have you ever stored a special item in a safe place and then forgotten where you put it when you need it three months later? A simple solution is to create a document in MS Word or a similar program on your computer to record the location of seldom-used articles.

Use the ‘find’ feature in Word (located in the Edit drop-down menu) to retrieve the information quickly within the document. Be sure to name the document something obvious so you can find it on your computer.

A shoe-in for office supply storage.

Use the pockets of a clear vinyl shoe bag to hold just about everything you need for the office, from spare scissors to extra batteries. These usually come with hooks you can use to hang them

What did I do with that manual?

Did you add new appliances and electronics to your collection recently?

Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category.

Where did I leave my keys? The most common excuse for lateness?

“I couldn’t find my keys”. It’s hard to be successful if you can’t even leave your home. Save yourself the frustration and embarrassment by simply making an extra set of keys and keeping them in a special place.

Give another set to a relative or neighbour in case of emergency.

Create a home for your keys and always place them there when you arrive. You can use a bowl, a small basket or a hook. If all else fails, attach a beeper to your keys that you can activate when they go missing.

Moving etiquette – follow the golden rule

EVEN AT THE BEST OF TIMES, moving day can be stressful for everyone involved. Whether you are moving into or out of an apartment, low-rise home or a commercial property, a move involves trucks, boxes, packing materials, workers and a certain amount of organized chaos.

As with any major event, preparation is key. There are certain things to do on moving day to make things go as smoothly as possible.

The first is to be sure to bring your manners with you.

THINK OF THE FOLLOWING TIPS AS “MOVING ETIQUETTE.”

• Let your neighbours at both ends know when to expect the movers to pull into your place. Ensure that the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other property while items are being carried into or out of your new place. It is important to respect your neighbours’ privacy and property.

• If you are booking a residential move and have the choice, select 9am or 10am for your truck to arrive. This is a time when people who work the 9-to-5 shift are not at home, and you are less likely to cause them any inconvenience.

• Everyone wants to move at the same time, but this can tie up the elevators and make it impossible for residents to come and go, so instead of chaos, the property 20

management will book a block of time for you to move. Book the elevators well in advance – in both the building you are leaving and the building you will be moving into – so that you can have the benefit of arranging your time comfortably.

You should also check to see if

movers are restricted to using specific doors. Sometimes there are service areas to use for moving so that the rest of the tenants aren’t disturbed or inconvenienced, or to accommodate large, heavy pieces of furniture.

to be cared for elsewhere. The very nature of a move means that doors will be open for long periods, and having animals wandering in and out can be dangerous for them and for those carrying your belongings.

• If the movers are playing a radio, ask them to keep the volume down

to avoid bothering neighbours who may want peace and quiet.

• The physical nature of moving means that your movers will get thirsty and hungry. Although it is not obligatory, offering cool drinks and some snacks is always greatly appreciated. Cold water and pop

during the summer or coffee and hot chocolate in the winter can go a long way to keeping movers refreshed and energized.

• Most people wonder about whether to tip movers. Tipping is not compulsory in the industry, so it is totally up to you. If you feel your moving crew has done an exemplary job, by all means, show your appreciation that way. Whether or not you tip, you should expect excellent service.

• Most moving companies are good about removing packing materials, like crates and boxes when they leave. If anything is left behind, collect it yourself and dispose of it.

• As items are moved out of rooms, take advantage of the opportunity to sweep, mop and clean what you can. Think about how you would like to find the place you are moving into and act accordingly. Some people hire cleaners to come in and work their magic before turning in the key to the landlord or new tenants. You may even want to check your lease, some leases and tenant agreements stipulate the condition of cleanliness and you don’t want to be sent a bill from your old landlord because you didn’t fulfill your obligations at your old apartment when leaving.

• Keep your cool. By moving day, you are likely to be tired and worried about all your items arriving at your destination without any damage.

So, it’s all about common courtesy – treating others the way you would like to be treated – and it works both ways. Sell it or Store it?

MOVING TO A NEW APARTMENT can require downsizing. If you’re ready to purge, it’s a great opportunity to rid yourself of that shaky Billy bookcase you’ve had since college. But what to do about that comfy sofa that almost matches your armchair – or your collection of Nancy Drew mysteries?

You might consider joining the millions of North Americans who would rather rely on self-storage than say goodbye to their beloved belongings.

So what does it cost to store your stuff here in Canada? In any of our major cities, you can expect to pay anything from $90 - $220 a month, plus taxes, for a typical five-by-10foot (50 square-foot) unit. That’s just enough space to store the contents of one bedroom or living room.

Vancouver, unsurprisingly, is the

most expensive city for storage, with an average cost of $177/month. Toronto comes in second, at $156/month, with Calgary close behind at $153. Montreal is a relative bargain, with an average price of only $118/month – even in the city centre. Winnipeg and Halifax are also more reasonable, ringing in at $114 and $109/month, respectively.

Many of the larger storage companies offer rental incentives such as first month free, or a small discount (five to 10 per cent) for payment 6 to 12 months in advance. You can also save a lot by choosing a facility on the edge of town or in a rural area, but these drive-up spaces are often less reliably serviced for pests, and can be plagued by the dust of gravel parking lots.

You could pay to store your lovely Ektorp sofa for a year, which will run

you $2124 in Vancouver, or $1308 in Halifax. When you weigh that cost against selling it for a couple hundred bucks and buying a brand new one for $450-ish, it doesn’t seem like that much of a bargain. Unless the items you’re holding onto are incredibly valuable, it might be wiser to seek out new digs that feature storage – or even an extra bedroom.

Storage is cost-effective in the shortterm, but make sure the cost of storing something isn’t going to run you more than it would to replace it when you’re ready to use it again (and just when are you planning that next move?). Besides, if you’re not saving money, and it’s not a family heirloom that carries great sentimental attachment, wouldn’t you rather just buy yourself a new one to suit your style the next time you move?

The pros and cons of

dating the neighbour

YOU NEVER KNOW WHERE YOU MIGHT FIND LOVE – at your local coffee shop, in the gym

or even in your rental’s elevator. If you think you found your future soul mate in the latter, then you’re about to find out that dating your neighbour can get complicated. Honestly, whoever came up with the “boy next door” fantasy didn’t have a clue!

Still, you can’t help who you love, so I’ll let you be the judge. Here are the pros and cons of dating a neighbour.

PRO: Talk about convenience!

At home movie nights and dinner dates are literally just a couple of steps or an elevator ride away. This will allow you to spend more time with your significant other cuddling up on the couch or getting to know each other better. In the dead of winter, who wants to battle the cold and leave the building anyway?

CON: Getting too comfortable too fast Getting comfortable with your significant other is an awesome feeling, but interbuilding dating might lead you to get too comfortable, too fast. If you don’t carefully balance going out and staying in on date nights, you might find yourself hanging out in your pyjamas and ordering take out sooner than expected.

Everyone needs some alone time, but that can be impossible if you start to feel like every spare minute should be spent next door, or you meet at the mailbox or the pool or the fitness room whether you want to or not. Set boundaries and make sure no one comes knocking uninvited.

PRO: Two rentals are better than one When you’re inter-building dating, you’ll never have to worry about running out of anything again. You’ll basically be living out of two apartments. One more bottle of wine? I’ll go upstairs to get that.

CON: Talk about an awkward break-up When you couple-up, there’s always a potential break-up if it doesn’t work out.

Hopefully, you’re both mature enough to do this in an amicable way, but let’s be honest – no one wants to bump into their ex, let alone be stuck in an elevator with them. Now that’s awkward elevator talk!

CON: It’s the little things that matter On that same note, missing out on the small things that couples usually do when first getting to know each other may lead your romance straight into hot water. You want to get to know your significant other in all situations. Do they offer to pick up the bill? Are they snarky with the Starbucks barista (big turnoff!)? It’s all these small things that can make you see a significant other in a different light.
