Why I rent I HAVE BEEN ASKED many times

whether I rent or own. The truth is, I’ve gone back and forth. I’ve been a renter and a property owner.

Over the years I’ve had my share of experiences on both sides. Owning can be a great opportunity, but it can also be stressful and hard on the budget. There’s always a surprise expense when you’re least expecting it. Renting offers flexibility and stressfree, maintenance-free living, but it can be hard to find the perfect place.

I really enjoy renting.

I have always preferred ‘all-inclusive’ rentals. It doesn’t mean you don’t have the expense of utilities, it just means the expense is factored into the rent.

The monthly expense is consistent instead of varying month by month, plus, I like the simplicity of one bill as opposed to tracking hydro, gas, water and trash removal.

But all-inclusive isn’t always better – or cheaper. I think that paying your own bills can be better on your budget, especially if you’re really good about conserving power and water.

I like renting because I’m not much into property maintenance.

In my first home the grass all died before I realized I hadn’t watered it (in months!). That may sound silly - but I’m busy, and not a green thumb. I thought the rain would just keep it healthy. Oh, how wrong I was. And every time I worked on that lawn, all I could think of was the water bill and what I could be doing with my time instead of mowing and raking.

I love decor projects. In my house, we exposed brick walls, painted rooms and renovated the kitchen. It was fun – but it was also very expensive. It all began when our fridge died. On the other hand, when I rented and our dryer died, the landlord told me to order a new one and give her the bill.

It’s more fun getting new appliances when someone else is paying the bill.

OFTEN AS RENTERS, we have to deal with our fair share of awkward moments; bumping in to your ex-fling on the elevator, trying to avoid eye contact with story-telling Bob, finding an eviction notice on your apartment door (harsh).

But let’s not forget the painfully awkward moment of having to tell a stranger that you can’t let them into the building.

No one likes to be the bad guy, yet it’s everyone’s responsibility to ensure a stranger doesn’t get let into the building. That includes not buzzing people in if you’re not expecting anyone and not holding the door for people you don’t recognize. At times, that can even mean saying “No” to grandma, a girl scout and a mother with a stroller…

Awkward!

It’s awkward, it’s weird – it’s a situation renters try hard to avoid – but it is the golden rule.

Thankfully you’re a renter, which means you’re good at thinking on your feet (seriously, it’s one of the five signs of being a renter). Just take a cue from the list below and memorize one of these – or even all of these:

10 ways to tell a stranger you’re not letting them into the building.

1. The polite way Say: “Unfortunately, I can’t let people I don’t know into the building.”

2. The rational way Say: “If you don’t have a key, I can’t let you in.”

3. The apologetic way Say: “I’m sorry, but I don’t know you and I don’t feel comfortable letting you in the building. I hope you understand,” followed by an apologetic smile.

No one likes to be the bad guy, yet it’s everyone’s responsibility to ensure a stranger doesn’t get let into the building.

4. The optimistic way “I’m sure your host will be down any second now. Thanks for waiting!”

5. The helpful way Say: “If you can’t reach your host with the buzzer, try sending them a text message.”

6. The understanding way Say: “I get stuck out here all the time too! It’s usually just a couple of minutes before the right person who can help you gets here.”

7. The I’m such a silly-fool way Say: “You wouldn’t believe how many warnings my landlord has given me for letting strangers into the building. I can’t afford another one. Sorry about that.”

8. The sarcastic way Say: “Let me go get the doorman, he’s better at holding doors than me (wink, wink)”.

9. The time-sensitive way Say: “I no speak-a the English”.

Then, run away!

10. The cowardly way: Point to the other side of the street and yell, “Is that Rihanna?!”

Once again, run away!

IT’S TRUE WHAT THEY SAY, good things really do come in small packages. Here’s another adage apartment dwellers should pay attention to: it’s not the size that matters, but how you use it. To make the most of your small space, all you need is a tape measure, an open mind, and these five small-space survival tips:

1. First impressions count When you walk into your apartment, what’s the first thing you see? Is it pleasing? Inviting? Does it reflect what you want your home to say about you? You only have one chance to make a first impression, so make it count!

2. Pleasing proportions For furniture to serve the double duty of fashion and function – a smallspace essential – it must be well proportioned to the space.

Rule of thumb: The smaller the room, the smaller the furnishings. This also applies to artwork and accessories.

3. Leave the traffic jam for the road Especially in a compact apartment, but applicable to any-sized space, it’s important to keep high-traffic areas clear of furniture, for functional reasons as well as aesthetic ones.

Tip: Ensure you can open doors without bumping into anything.

4. Focus!

Plan your room around one main focal point. Emphasize your favourite feature by arranging your furniture to complement and highlight it. It could be an impressive view, a cosy fireplace or a great piece of art.

5. Measure twice, buy once Last but not least, here’s one more saying that’s worth repeating: Measure twice, cut once. Before buying any piece of furniture, make sure the door opening will accommodate its size. Don’t forget to take your tape measure into the elevator, stairwell and corridors too.

THERE’S AN OLD SAYING about being penny wise and pound foolish, and I see this play out often in the moving industry.

When anticipating moving your home or business, you have the option of hiring a moving company or doing it yourself. Although people assume DIY is the economical way to go, hiring a professional mover can, in fact, save you time, stress and even money.

Think about it. By doing it yourself, you have to rent a truck, determine supplies/moving equipment and other incidentals. You need to transfer your possessions from point A to B safely and efficiently, and find helpers.

Few are qualified or willing to get behind the wheel of a moving truck, so likely what you end up with is a cargo van, which requires more than one trip. You ask a few friends and/ or family members to help with the reward of cold beverages and pizza, but at the last minute, some of them do not show up. Those who do are probably not trained in things like how to lift boxes without hurting their backs. There is much more chance of injury when people move themselves.
