veryone knows that real estate is about location, location, location. Since it’s one of the biggest considerations you’re faced with when it comes to choosing a rental, just what are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers a balance between the two locations. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, look for a well-connected mass transit location. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too. Don’t let the cost of rent solely dictate your choice of location. Make a list of your personal priorities first and then take the time to assess each location for its merits and weigh your options. Unlike paint and decor, location is the one thing that you cannot change so it’s important to choose well.

o you love to entertain? Apartment living is perfect for you. It’s funny, I have friends complain all the time – I’d love to downsize, but a smaller place would limit my entertaining options. My apartment is too small to have groups of people over. Excuses, I say. All excuses. It’s just about choosing the right community. Of course you could rent a big suite that would accommodate the extended guest list. There are definitely some gorgeous places out there – more like mansions in the sky – but if your budget isn’t as lofty as that dreamy penthouse, there are still a lot of options. Rent in a building with a party room. For free – or a nominal cleaning fee – many communities offer party rooms. Often they come with great features such as a catering kitchen, fireplace, piano, stage, sound system, dance floor, outdoor terrace, television screens, seating and dining tables. You can throw catered affairs, big celebrations or dinner parties, have dancing and decorate. It allows you to entertain beyond the capacity of your suite – plus no concerns about noise complaints from the neighbours! And, though still in the comfort of your own home, your personal possessions aren’t on display and you don’t have to worry about doing a deep clean. Your party room is a great way to enjoy your home. Add amenities like screening rooms, guest suites and games rooms and you have more than just parties, you have entertaining options from card nights to movie screenings. If you want to make the move, we’re here to help, whether it’s entertaining options or something more simple. Our magazine and website, TheRentersGuide.ca, offer the best selection of available apartments, informative articles and advice, making it easy to make your move!

CHOOSING

THE RIGHT LANDLORD Six tips from an industry insider By Sheryl Erenberg

2 3 4 5

T

here are a lot of choices out there. Here are six tips from Marketing Consultant Sheryl Erenberg, who specializes in rental communities:

1

How attractive is the exterior of the building?

6

Finding the person who does rentals It shouldn’t be an obstacle course or an episode of CSI to get from the parking lot to the person who rents apartments. We call this “The Golden Path” to the product. The “path” should be clean, welllit and have plenty of signs along the way. Ideally, a sign above the enterphone panel should tell you who to call. First impressions are important Are you made to feel welcome when you arrive? How hard is the person representing the building trying to assist you? Encourage you to rent? If they are distracted or unpleasant would you want to live there? Trust your instincts. Watch and listen to how the staff interact with one another Do they appear to be working as a team? Listen to the radio chatter if you have the chance. Is the conversation between employees pleasant? Professional? A lot can be learned about the landlord by who they choose to represent them and how they train/motivate their employees. Yes, you can predict the future! If, while they are with you, the staff come in contact with an existing tenant, listen carefully to their tone of voice, their willingness to assist that customer and watch their body language. Do they know tenants by name when they meet them in the building? How effectively do they handle complaints? This could be you next month or next year! The lobby test After your visit, sit in the lobby and do an informal survey by asking passing/waiting tenants how long they’ve lived at the property and whether they would recommend it. A good sample for your survey is five to seven people.

TheRentersGuide.ca We call this “curb appeal” in the industry.

Are the grounds kept? Are the hedges trimmed? Is the grass cut and are the flower beds planted? Is the building sign visible and up to date? If the property looks neglected, the chances are good that TheRentersGuide.ca tenants will be too!

Sheryl Erenberg is president of Sheryl Erenberg and Associates. Her marketing consulting firm has advised TheRentersGuide.ca hundreds of developers and landlords over the past three decades. The company specializes in repositioning stigmatized properties and marketing under-performing communities. sherylerenberg.com

12 THINGS TO PACK LAST It’s time to pack up for your big move! Here’s a helpful list of 12 items to pack last and keep handy

01

Box cutter – Don’t pack this item at all! It’s the first thing you’ll need to open up all those boxes.

02

Alarm clock – You don’t want to be out the door late on the first morning at your new place, right? And you may want to keep a radio, CD or MP3 player handy so you can enjoy some music while you work.

03

Light bulbs and a small lamp (perhaps a flashlight too) – It may be dark when you finally move in.

04

Cleaning supplies – You’ll want to give your new home a once-over. You’ll also want to make sure you have toilet paper, toiletries and a towel, even a change of clothes for the first day in your new place. If you are on regular medication it’s very important to keep it with you.

05

Some personal ID, such as a driver’s licence – If you’re opening a new chequing account and applying for utilities, you’ll need proof of your new address too.

TheRentersGuide.ca Sufficient cash – Sounds silly, but if you’re

06

moving far and opening a new bank account, you may have to wait for your first cheque to clear. You’ll also need some time to learn where neighbourhood bank machines are.

07

Cell phone with charger or regular land line telephone with plug, if your new line’s hooked up. Put these within easy reach. There’s always potential for an emergency.

08 09

Address book – Keep those important telephone numbers handy.

Snacks, and pizza or fast food numbers and coupons – You’re going to work up an appetite, so think about treating yourself to a quick bite or your first food delivery call.

10

Lots to drink – Have plenty of water, pop, juice or other refreshments, and some drinking glasses. Dehydration is a sneaky beast, so be prepared. Thirst always seems to come first, particularly if you have to lug that stuff by yourself.

11

The tool box – Hammers and screwdrivers, Allen keys, nails and screws, Scotch tape, duct tape and especially a tape measure.

12

Extension cords and batteries – Everything’s electric these days. Computers, CD players, your iPod and cell, and all those little gizmos you just can’t live without. It just makes sense to keep that extension cord and fresh pack of batteries TheRentersGuide.ca within easy reach.

t’s been a “chicken and egg” question for years: Do wealthy people seek advice, or does advice increase a person’s wealth?

New Canadian research has proven convincingly that having a financial advisor helps people increase their wealth. People who’ve had a financial advisor for four to six years have more than 1½ times the savings of people that do not have an advisor but are similar in all other ways (such as age, income levels, and education). The longer people have had advice, the more their levels of savings improve. Those who’ve have had a financial advisor for seven to 14 years have twice the savings of those who are not receiving advice. After 15 years or more, people with financial advisors have closer to three times the savings of those who do not have advisors – mostly because simply having an advisor encourages people to save regularly and save more. That leaves one less “chicken and egg” question for us to ponder. NC

quicktips

TYPES OF TENANTS’ INSURANCE YOU CAN BUY – and what they cover

L

andlords have relatively few legal obligations to compensate tenants for damage to – or loss of – their personal possessions. Tenants, on the other hand, are responsible for the harm they may cause to any part of the building in which they live or to others who live or visit there.

| COVERAGES | Each insurance company packages tenants’ insurance policies differently, or calls the products by different names, but they all (should) include two kinds of coverage – Basic Liability coverage and Contents coverage. Basic Liability coverage protects you if you or your guests cause damage to the building – whether it be your unit or the whole building. If you don’t have TheRentersGuide.ca this protection and you are sued for the repair costs, you could be financially responsible for the whole bill. This coverage is comparable to the liability coverage in a typical homeowners’ TheRentersGuide.ca policy.

Contents coverage replaces your belongings if they are lost or damaged. You may think you have little of value, but you would be very surprised how much it would cost you to replace everything – all at once. You should insure for an amount representing the new replacement cost of all your belongings. Coverage is on a named perils or an all risk basis. Named perils means your insurance covers only those perils, such as fire and theft, that are specifically named in the insurance policy. All risk means your insurance covers loss or damage resulting from numerous miscellaneous causes. For more information talk to your insurance representative about your tenants’ insurance needs. The Insurance Bureau of Canada offers information for consumers to help make them aware of their insurance needs and assist them in understanding the types of insurance available. They are the national industry association representing Canada’s TheRentersGuide.ca private home, car and business insurers. Its member companies represent 90 per cent of the property and casualty (P&C) insurance market in Canada. For more valuable information from the Insurance Bureau of Canada please visit www.ibc.ca. Living with a roommate: The Good, The Bad and The Compromise BY TAL KLACHOOK

WHETHER YOU’RE FRESH OUT OF UNIVERSITY OR COLLEGE, LEAVING YOUR PARENTS’ HOUSE TheRentersGuide.ca FOR THE FIRST TIME OR MOVING OUT FROM YOUR FIRST-YEAR DORM ROOM, IT’S FINALLY TIME TO TheRentersGuide.ca MOVE INTO THE APARTMENT YOU’VE RENTED WITH A COUPLE OF YOUR CLOSE FRIENDS.

TheRentersGuide.ca

TheRentersGuide.ca

Life is great. The endless décor shopping, inspiration boards on Pinterest and the thought of how incredibly fun living with your BFFs is going to be, is surreal. But when the ‘cookie-cutter’ stage of living with your friends slowly diminishes and you start arguing about who is buying the next roll of toilet paper, you begin to doubt the decision of living with the friends you never imagined you’d disagree with about anything. While there are certainly some perks of living with a roommate, there are times when it feels like you are stuck with the ‘worst roommate ever.’ You know, the one with unsanitary hygiene habits – who rarely showers but when they do, they decide that it’s a good idea to use your towel. Or the kind who stays up all night playing World of Warcraft on full volume, when they know you have an exam the next day. I’ve heard almost all of the ‘worst roommate ever’ horror stories, and thankfully I am yet to be a victim of one (knock-on-wood). Maybe it is because I got lucky, or maybe it’s because growing up with three sisters, I’ve learned to share and compromise almost everything. ‘Share’ and ‘compromise’ are key concepts when if you’re even considering the idea of living with others. In any case, while living with a roommate may have its downfalls, they do come in handy. One of the many reasons people choose to live with a roommate is because of financial considerations. Affording your own place when you’re twenty-something (especially while paying for school or saving up for something) may be manageable but it will definitely be financially straining. So splitting the cost of rent, utilities and food still gives you the independence you need and want, while saving you money. Though this sounds quite promising, it can often result in conflict. Since everything is shared the boundaries become blurred as to who owns what, and can result in your roommates taking and using personal belongings without permission. If you’re like me, and hate the thought of living alone and feel the need of having someone to scare off any hypothetical intruders/spiders/door-to-door sales people, then having a roommate is perfect for you. A roommate is like having a second family. There is always someone to hang out with and talk to, unlock the door when you’ve forgotten your keys, take care of you when you’ve had a little too much on a night out, and bring you soup when you are too sick to get out of bed. While you may enjoy your roommate’s company, what you may not enjoy is whom they are bringing home. Once you’ve TheRentersGuide.ca made the decision to live with a roommate you can kiss your private life goodbye. You’ll find that those who are involved in a relationship will often complain about the lack of privacy they have, when

their significant other is present. However, what you do need to keep in mind is that no one wants to be woken up in the middle of the night, because of a roommate’s decision to stay up and entertain. The freedom of living out of the house and without someone imposing rules for the first time can leave some roommates drunk on freedom and making choices that may infringe on their cohabitants’ needs. It is only fair that some sort of compromise should be agreed upon before bringing a significant other to the house. In fact, in the spirit of keeping ‘sharing’ and ‘compromise’ top of mind, it’s probably a good idea to lay out some ground rules, agreements and understandings at the outset of rooming together, addressing the common issues impartially before conflict sets in to your happy home. Creating an agreement or schedule on things such as cleaning, chores and shower times can prevent disagreement and clashing of personalities. There is nothing worse than running late for work and having to wait for your roommate to get out of the shower so that you can brush your teeth. Even though living with a roommate can have some moments of frustrations, as cliché as it sounds, the good and the memorable times overbear the bad. It’s all about learning how to adjust and being able to overcome the differences. At the end of the day, these roommates can become your life long friends and mentors.

1 2 3 4 5 6

Stand close to the load to be lifted.

7 8 9 10

Keep the load close to your body.

Place your feet shoulder-width apart. Bend your knees and keep your back straight. Squat down to the level of the object and test the weight of the load. Ask for help if the load is too heavy or awkward. Use your leg and arm muscles, not your back, to smoothly and slowly lift the load. Try not to jerk when lifting.
