love my car, but sometimes I wonder if the convenience is really worth it. If I didn’t own a vehicle, I’d save hundreds of dollars every month, not to mention get some much needed exercise by walking more than I currently do while reducing my carbon footprint. If you use public transportation as your way to get around, living in a transit friendly area becomes one of the most important things to consider when you’re looking for a new location. The other alternative is to live near a Zipcar or AutoShare location. These are car sharing clubs. All you need to join is a driver’s license and a clean driving record to enjoy the benefits. You can use a car for a few hours or a few days and then drop it right back off where you picked it up. It’s a great alternative to owning a car since gas and insurance are usually covered and you don’t ever have to get a car wash or an oil change. Many rental properties in Canadian cities have started to incorporate this service into their communities. When you’re out shopping around for a new place to call home, be sure to ask about transit and alternates like car clubs. Save money and be kind to the environment.

afety is an ongoing concern, regardless of where you live. While some cities are safer than others – and there can be significant variation by neighbourhood, living in the ‘right’ or ‘wrong’ place isn’t the question. The question is: What can I do to ensure safety at my apartment. Many buildings are incorporating security cameras and limited access – a key or fob access system – to control entrance into and through the building. Don’t share your keys or make spares for people who don’t actually live at the property. Fobs are becoming more the norm because they can not be duplicated by residents and can be deactivated if lost. Don’t prop doors open, don’t let people in if you don’t know them and report any trespassers. All residents have an obligation to help keep the building and community secure. But beyond ‘stranger danger,’ there can be concerns within your own home. Do you have a working smoke alarm and CO detector? Have you checked to make sure they’e functioning? Have you changed the batteries lately? If it’s not functioning or not present, talk to your property management. It’s not just important, in many places it’s the law. Taking charge of safety is an important responsibility. Your home should be a haven, not a liability. Letting your landlords and/or property management know about any safety issue – from burnt out light bulbs to icy patches in the parking lot, broken door locks and unsecured windows. If you want to make the move, we’re here to help. Our magazine and website, TheRentersGuide.ca, offer the best selection of available apartments, informative articles and advice, making it easy to make your move!

When living together MEANS LIVING BETTER ARE YOU THINKING ABOUT MOVING IN TOGETHER? This decision might be an opportunity to improve your financial situation by combining your income and expenses and doing some long-term planning.
how your joint accounts are to be used, and the amounts you will each deposit in them. Also take the time to assess your banking habits and make sure that you have the bank accounts that meet your needs. It could help you save money.
ADVANTAGES OF A RELATIONSHIP Being a couple is bound to have an impact on your income and expenses. Living under the same roof is much less expensive than living alone. You can save a great deal on the costs of electricity, heating, telephone, Internet, groceries and automobiles – not to mention, rent.
SEEK A BALANCED APPROACH Once you have agreed on the lifestyle you would like to have, you can draw up your budget to obtain an overview of your total income, your essential and non-essential expenses and your ability to save. You may not particularly enjoy drawing up a budget, but simply setting objectives, such as purchasing a house or condo and saving for your children’s education if planning to have a family, will motivate you to draw up your budget and, more importantly, to stick to it.
HAVE A FRANK DISCUSSION Before you combine your finances, it is important to talk to your future spouse to get a better idea of your spending habits, income, debts and savings. Discuss the possibility of opening joint accounts (chequing or savings) to cover your essential household expenses or to save money. You might also choose to keep a personal account for your other expenses. Whatever choices you make, you should agree on
More information about how to draw up a budget and choose a suitable bank account is available online on the Financial Consumer Agency of Canada (FCAC) website, fcac.gc.ca. You can also follow @FCACan on Twitter and on YouTube. NC

WHY UNIVERSITY STUDENTS NEED
tenant insurance! B
etween moving to their new place, choosing courses, and making new friends, postsecondary students should never forget about tenant insurance, say advisors in this field. Many tenants know that landlords have insurance on their building and they assume it’s enough. They may be surprised to learn how risky going without tenant insurance really is. “A landlord’s insurance won’t cover a tenant’s personal belongings if they are lost in a disaster,” says John Jenner, vice-president of marketing and communications at Western Financial Group.“Tenants also need to understand TheRentersGuide.ca that they will be responsible for damages that they might cause accidentally to any part of the building, or to another tenants’ possessions. For example, if your toaster malfunctions and causes a fire in the building, you are responsible to pay for both the damages to the building and TheRentersGuide.ca for any possessions that your fellow tenants lost.”
Tenant insurance covers two main areas: contents and liability. Here are a few more details: Contents Even if you don’t own many expensive things, it can be very expensive to replace everything you own. Contents insurance will help you replace your possessions and cover the cost of the damage you caused to others’ property. Liability Did you know you could be held legally responsible if someone got hurt in your apartment? For example, if someone slipped on your wet floor they might choose to sue you. Tenant insurance will protect you against legal fees and will pay potential losses. This section of the insurance policy will also protect you if one of your guests damages the building. “Tenant insurance is not expensive, but going without it might be,” said Jenner.“It is important for renters to know their options to make sure they are protected in case of an incident.”

FINANCIAL QUICK TIPS:
How to get smarter ABOUT MONEY
I
nvestor Education Fund (IEF), a Canadian non-profit organization dedicated to financial literacy and education, has developed three tips based on the most common issues: Is it best to renew a mortgage or get a new one? Shop around. When looking at interest rates, keep in mind that the difference between a rate of 3.5 per cent and 3.6 per cent can translate into thousands of dollars over the life of your mortgage. Use the mortgage calculator at www. GetSmarterAboutMoney.ca to see how much you can save with different mortgage options.
Is it too late to save? Time is on your side. Thanks to the power of compound interest, even small savings can add up to a huge amount over time. For example, if you save $1,200 a year (or $100 a month) at an interest rate of four per cent starting at age 25, by age 60, your savings will have grown to $91,917.98. If you save the same amount at the same interest rate but start at age 35, by age 60, you’ll have only $51,974.09. The compound interest calculator at GetSmarterAboutMoney.ca will show you how your savings can grow over time. NC
Is it best to pay down debt or invest? Let the interest rate decide. When deciding whether to invest your money or use it to pay down debt, look at the interest rate you’re paying on your debt and compare it to how much you would generate from the potential investment. The pay down debt or invest calculator on www. GetSmarterAboutMoney.ca can help you figure it TheRentersGuide.ca out.

Collect cushioning materials like bubble wrap, foam pellets, furniture pads, blankets, plastic bags, tissue paper and newspapers to use as padding inside boxes. Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Reinforce the bottom of boxes with extra tape for added strength.

List the contents of the box on its side. Number the boxes and keep a list of which boxes go in which room in your new home. Label boxes containing fragile items with large red lettering. Place china in plastic bags and stack plates upright on their sides, not flat. Pack your TV, stereo and computer in their original boxes whenever possible. Keep boxes to 50 pounds or less. Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

ith a little guidance and the right tools, cleaning your floors can be done in no time – and can also save you the expense and headache of sending heavy loads, like area rugs, out for professional cleaning. The problem areas to tackle skillfully on any rug, say the pros, are spills and stains, dug-in grime, and tightly tangled hair around the fibres – all of which require examination before you proceed. “Every household should have a few reliable tools for do-ityourself maintenance, especially homes with growing families and pets, says Andrew Santoni at appliance innovator, Electrolux.“Indeed, it is due to advancements in technology that daily housework routines are now so much easier. A specialized vacuum for rugs and bare floor cleaning is one essential tool, he says, emphasizing that regular and thorough vacuuming is a key factor in maintaining a healthy and clean home environment. Now, a new innovation from Electrolux called Brushroll Clean Technology solves the problem with the touch of a button. This new feature is particularly popular with the latest Ergorapido model, selling now for around $150. It’s a slender stick vacuum with the ability to instantly pick up long hair, matted clumps, thread fibers, and TheRentersGuide.ca any kind of pet hair – and it can be converted into a detachable hand vacuum for crevices and tight corners. Better still, he says, the Ergorapido is cordless (with a rechargeable battery) and is really light to carry. CARBON MONOXIDE LEAKS
ARE DEADLY and odourless alarm, Gignac says. “If they did, they would still be with us today. Carbon monoxide is colourless, odourless and tasteless. So without a CO alarm, humans cannot detect its presence. Despite the average home having several potential sources of the deadly gas, studies show that nearly 60 per cent of Canadians have not installed a CO alarm. “Over the past four years I have spoken to dozens of groups and hundreds of people and the comments are almost always the same, Gignac says. People tell me they don’t need a carbon monoxide alarm because they have electric heat. But when I ask them if they have a gas appliance or water heater, or a wood-burning or gas fireplace, or a garage or carport attached to their house, they all get a horrified look on their face. Because any one of those can be a source of CO and their families have been at risk for years.
T
hat nip in the air as a warning that fall is on its way also provides an early warning that increased vigilance is required to protect your family from carbon monoxide, known as the “silent killer.
For one Ontario man, it is an especially stark reminder. In late 2008 John Gignac, a retired firefighter, lost his niece, her husband and their two children to carbon monoxide (CO) poisoning. A blocked chimney vent forced the deadly gas from their gas fireplace back into their home. Since then, Gignac has established the Hawkins-Gignac Foundation for CO Education and spends his retirement TheRentersGuide.ca imploring others to protect themselves from CO with one simple step: installing a CSAapproved carbon monoxide alarm. “My niece Laurie Hawkins and her family had TheRentersGuide.ca no chance because they did not have a CO
In addition to being impossible to detect, CO also has another nefarious trait. Symptoms of carbon monoxide exposure mimic the flu, without the fever. hen it comes to cleaning products, cleanliness and toxicity have become synonymous, but today’s classic home care products have finally been exposed for what they are – dangerous. Traditional cleaners boast health and cleanliness when in reality they have been blamed for contributing to a slew of health problems while destroying “good bacteria and making us more susceptible to illness.
It’s time to change the way we clean our homes. Harsh chemicals and dangerous fumes impact our overall health, and there are many natural solutions that can take care of whatever ails the cleanliness of your home. Here are some tips to help bring natural solutions to your home:

SCRUMPDILLYICIOUS Leslie Styles, foodie and travel aficionado, shares some delicious dishes found on her travels around the world
MOLTEN CHOCOLATE LAVA CAKE DIRECTIONS
Warm, silky and devilishly good, Molten Chocolate Lava Cake is the quintessential chocolate-lover’s dessert. Best of all, its gooey centre actually erupts with a luscious molten core of chocolatey goodness. And unlike some other recipes I’ve tried, this recipe is fool-proof!
Preheat oven to 325°F. Grease four ramekins, about 2 ¾ inches in diameter, and dust with cocoa powder. Set aside. Melt the chocolate in a small pan over medium heat. Once half melted, add butter and continue to heat until the chocolate and butter are completely melted and combined. Set aside. Using a blender or hand whisk, beat the eggs, egg yolks and sugar in a medium bowl until pale and thickened, then add to the chocolate mixture. Gently fold in the flour with a metal spoon. Divide mixture between the four ramekins and cook in the oven for 12 to 15 minutes, until the cakes are firm on top. Using oven mitts, remove the ramekins from the oven and turn them out onto serving plates. Garnish with raspberries and dust with icing sugar.

ADVENTURE GIRL RIDES AGAIN! RAISES OVER $10,000 FOR TYPE 1 DIABETES RESEARCH World’s longest and most difficult horse race, EAA Director Lynn Hamilton survives the Mongol Derby, raises money and awareness for Type 1 Diabetes
BY ELISA KROVBLIT
LYNN HAMILTON AKA ADVENTURE GIRL SADDLED UP THIS SUMMER FOR THE RIDE OF HER LIFE! Director of the Edmonton Apartment Association and owner of Beacon Hill Properties, Hamilton TheRentersGuide.ca went to Ulaanbaatar, Mongolia, risking life and limb, to compete with The Adventurists (theadventurists.com) riding the famed and acclaimed Mongol Derby. TheRentersGuide.ca
Riding 10 hours a day across Mongolia, 1,000 kilometres through desert, marsh, salt flats and grass – with only five kilos of provisions, she ate and rested with the nomads, rode semi-wild Mongolian horses, some of which that had never carried a rider before! She took on the challenge in support of Type 1 Diabetes and has raised money and awareness for the cause with each gallop. All in all, a gruelling and sometimes quite dangerous ride later, Hamilton achieved and surpassed the $10,000 fundraising TheRentersGuide.ca goal she’d set for herself for Type 1 Diabetes. The Mongol Derby is no simple summer vacation. It’s touted as the toughest horse race in the world. According to the Guinness
TheRentersGuide.ca
World Records, The Mongol Derby officially became the world’s longest horse race on August 17, 2010 in Binder, Mongolia, with a length of 833.2 kms. On The Adventurists’ website the race is described:“It’s the Khaan’s mother of equine adventures, a 1,000-km multi-horse race across the epic wilderness of the Mongolian steppe. The mammoth network of horse stations is a recreation of Chinggis Khaan’s legendary empire-busting postal system.” The Adventurists, as the website goes on to explain, are“run by The League of Adventurists International Ltd., a UK-based company not just hell bent on fighting to make the world less boring, but also raising massive buckets of cash for charities. We figure since we are rather fond of adventuring in the world we should do our bit to look after it.” The Mongol Derby makes no bones about the risks, and the disclaimer on the website includes: t The nature of the Mongol Derby means that if you do fall off, the response time of the medical team is going to depend on where you are and if you have been able to activate your emergency beacon. If you are seriously injured you may be hundreds of miles from the nearest TheRentersGuide.ca hospital. t Every selected rider will have to sign a legally binding rider agreement, in which they will recognize the inherent dangers
of taking part in the Mongol Derby. t The Mongol Derby is an extremely physically demanding and dangerous race. This really is the toughest horse race in the world and that is a title it holds for good reason. Hamilton rose to the challenge, and committed her time and horsemanship to riding in The Mongol Derby. The race ran from August 1 to 14, and many supporters were behind her, championing a good cause – awareness and fundraising for research and the fight against Type 1 Diabetes. Hamilton raised a commendable $12,112. Originally setting out to compete and win, as the race progressed and serious and somewhat harrowing situations arose – from a fellow rider’s epileptic attack to a severe three-day bout with food poisoning, to a sexual assault on one of her compatriots, her original drive to win turned into a humanitarian resolve of support and camaraderie, as the competitors banded together, supporting each other to the finish line. A personal victory and a group triumph, it’s not the winning, but the finishing that is everything when this kind of compassion and kindness come together in such an amazing philanthropic event. As challenging as The Mongol Derby was, Lynn feels her efforts dwarfed in contrast
with the challenge of living with Type 1 Diabetes. A mother of five, two of her children live with the illness and she’s determined to make the cure happen. With exceptional research facilities at Edmonton’s University of Alberta, a donation like Hamilton’s will go a long way in finding the cure. And the Juvenile Diabetes Research Foundation has assured her that the money she’s raised will directly benefit research going on in the province. Hamilton’s achievements are numerous. Mother, lawyer, head of several companies, Edmonton Apartment Association Director, ace horse rider, she’s a powerhouse. Global News Edmonton selected her as their ‘Woman of Vision’ for September. The feature, written and produced by Global’s Lesley MacDonald, profiles women from various fields and, as they say,“all walks of life.” Hamilton is most definitely an ideal candidate. A commendable member of our industry, The Renters Guide wishes to congratulate Lynn Hamilton/ Adventure Girl on a great race and an incredible achievement. For more information, visit Adventure Girl’s blog: bit.ly/18PCoSq and check out the Juvenile Diabetes Research Foundation at JDRF.ca. While the race may be over, the fundraising won’t end until a cureTheRentersGuide.ca is found.
