re you too busy to manage a home? Perhaps you’ve done the homeownership thing, and want to unshackle yourself from the costs of upkeep and home maintenance? Most everyone these days is looking at ways to de-stress and simplify their lives, and renting rather than owning one can be one of the easiest ways to get relief. When you really think about it, it’s an option that may take some getting used to! Needless to say, when you’re renting a home, your “to-do” list will likely look very different than those from your homeownership days. It could things like frequent trips, and longer vacations; more time to enjoy friends and family and plentiful periods of “me” time with those books and movies you’ve always wanted to check out. Whether you’re a life-long renter or a homeowner in need of a change, this issue of Renters Guide is for you. We’ve profiled some of the top buildings and suites in the Greater Toronto Area, and we’ve got some great advice on renting and decorating in the issue too. Your new “to-do” list is waiting. Time to set yourself free.

t

he car. More and more, people are deciding that they don’t need it. Rental living really can make car ownership an unnecessary expense. No, it’s not that some buildings come with a car included – well not exactly. In many cities in Canada there are one, two and even three carshare programs available. With cars at-the-ready in high usage areas, they’re a perfect option for those occasional drivers. Some property management companies are even starting to offer ride-share on site. While that may work for non-commuters, those that need to travel a distance beyond a reasonable walk or bike ride start to be hard-pressed to part with their cars. Why not move closer to work or rent on a convenient transit line? Apartments are readily found on the major routes. Whether it’s a train, tram, subway, LRT or bus in your community, moving to a transit pass can save on gas, parking, insurance and car payments – and if you add just a portion of those saving to your rental budget you could be living better and wasting less time in traffic. That time you save is priceless. Have you ever considered carpooling? If you’re living in an apartment building, chances are you’ll be able to find someone to commute with. Sharing the expense and enjoying some company can brighten a commute even in the worst weather. If you want to make the move, we’re here to help. You may even find underground parking in your next move! Our magazine and website, TheRentersGuide.ca, offer the best selection of available apartments, informative articles and advice, making it easy to make your move!

MAKE PAINT SUPPLY shopping easier

A

ll painting projects begin the same way – with a trip to the hardware store or home centre to gather supplies. Before you head out, treat this shopping trip like you would one to the grocery store – by making a list of the items you need. Since you’re going to need much more than paint and a paintbrush, take the guesswork out of supply shopping with this helpful shopping list. t 1BJOUFS T UBQF o IFMQT UP LFFQ DMFBO MJOFT BT ZPV DVU JO PS QBJOU USJN 6TF B IJHI RVBMJUZ UBQF UIBU T USVTUFE CZ UIF QSPT MJLF B CSBOE DBMMFE 1BJOUFS T .BUF (SFFO UBQF

décor

A small touch can make a big

décor difference

N

ow may not be the right time to give your home the top-to-bottom makeover of your dreams. But there are many smaller things you can do, especially in kitchens and bathrooms that will make a big difference for a small investment. A change of colour on walls, for example. One trend at the moment is a new neutral – green. Avoid extreme tones, and you’ll find that green works well with other colours, and certainly gives a fresh look to your home. Then you can add a stylish trolley cart or shelving to your bathroom. There are many to choose from in an abundance of styles and sizes. Extra storage space will tidy up bathroom clutter, and will start you thinking about another way to bring style and glamour into your home – decorative hardware. It’s so simple, and not at all expensive to replace your old cabinet hardware, the drawer and door knobs and pulls, or bathroom hardware and coat hooks, with something that looks and works better. Done right, it brings a new look to your home, co-ordinated from room to room. Choose a brand that offers product depth – Amerock, for example. If you fall in love with one of their styles you’ll find it’s available in many product shapes, sizes and finishes, even hard-tofind, oversize items. The latest of the new finishes are two metallic finishes. Caramel Bronze has a glow all its own, TheRentersGuide.ca rich and coppery. The second, Brushed Bronze, plays up the silver and gold tones in any room.

long with a fresh pack of crayons and pristine notebooks, your children will likely appreciate a fresh look for their rooms. Sally Morse is the director of creative services for Hunter Douglas, a leading name in Canadian window treatments. Take a look at a few of her best tips to do a makeover easily: A special place – Since it’s important for your child to have a special space in his or her room dedicated to schoolwork, you can use moldings, a screen, or even a curtain to separate the space from the rest of the room. A closet may even be converted into a study area with storage transferred to an armoire or under-the-bed containers. Wherever the study area is, make sure it is equipped with a good work surface and outlets for a computer and task lamp. Create an appealing atmosphere – Take a cue from your child’s special interests to select a theme for decorating their room and creating an inviting setting TheRentersGuide.ca they’ll look forward to spending time in. Some examples: t 0DFBO *G ZPVS DIJME UIPVHIU UIFJS WBDBUJPO BU UIF CFBDI XBT QVSF IFBWFO they can return there in memory with a beach-themed-bedroom. t 4UBST BOE NPPOMJHIU o " MJUUMF OJHIU PXM XJMM enjoy seeing the planets on the ceiling and perhaps a few shooting stars that decoratively land on walls and furniture. Natural light can be transformed with the right window treatment to help create an ethereal mood across the room. Sleep tight – Be sure your child can sleep soundly with window treatments that block out the light and noise. Hunter Douglas, for example, offers an array of light-blocking designs and all of its window treatments are rated for sound absorption. Be safe – Above all else your child’s room needs to be a safe haven. Do I really need

TENANT insurance?

T

HE SHORT ANSWER IS YES. THERE ARE A

FEW REALLY GOOD REASONS FOR HAVING TENANT INSURANCE.

For one, as a tenant you are liable – yes, legally responsible – for any harm you cause to any part of your building and to others who live or visit there. Yikes! If your faulty toaster oven starts a fire that damages not only your apartment, but also the entire complex, you may have to pay out a lot of money. You could even find yourself in trouble if your party guests get out of hand and cause damage. Then there are your possessions. You might not think that you have much of real value, but what if you had to replace them all at once, due to fire or water damage? Replacing your clothing, alone, could run you a few thousand dollars. And that old couch and bed might not look like much, but buying new ones would be hard on the wallet. When you consider what it would cost to replace everything, monthly insurance premiums may look pretty good by comparison. One more thing you might want to think about – talk to your insurance representative about getting an insurance policy that will pay for the full cost to replace what you’ve lost. The alternative is a settlement based on how much your old stuff was actually worth, given that it was old. The depreciated value may not be enough.

Family Budgeting

rom groceries to the hydro bill, every family needs to watch their pennies. “A family needs a budget that everyone can follow,” said Dennis Tew, father of three and chief financial officer of Franklin Templeton Investments Corp. “Ensure you track expenses and plan for costs. This will help you save more and spend less.” Here are a few ways to get your family budget on track: Recurring expenses. Track your monthly spending on your home, food, transportation, utilities and loans. Consider giving to charity on a regular basis too. Occasional expenses. Birthday gifts, entertainment, dining out, school trips and clothing can quickly add up. Ensure you watch these expenses closely.

Emergencies. Build up some savings in an emergency fund. A rule of thumb is three months of your income. Save for the future. Put some money aside for a new home, car or family vacation. Remember to contribute to an RRSP and RESP. Paying off debt should be a priority too. Consider asking a financial advisor to help you plan and budget. More tips on how to save for the future are available at www.franklintempleton.ca. NC

FINANCIAL ADVICE increases your wealth

I

t’s been a “chicken and egg” question for years: Do wealthy people seek advice, or does advice increase a person’s wealth?

New Canadian research has proven convincingly that having a financial advisor helps people increase their wealth. People who’ve had a financial advisor for four to six years have more than 1½ times the savings of people that do not have an advisor but are similar in all other ways (such as age, income levels, and education). The longer people have had advice, the more their levels of savings improve. Those who’ve have had a financial advisor for seven to 14 years have twice the savings of those who are not receiving advice.

After 15 years or more, people with financial advisors have closer to three times the savings of those who do not have advisors – mostly because simply having an advisor encourages people to save regularly and save more. That leaves one less “chicken and egg” question for us to ponder. NC

NANAIMO SQUARES

LESLIE STYLES, FOODIE & TRAVEL AFICIONADO, SHARES SOME DELICIOUS DISHES FOUND ON HER TRAVELS AROUND THE WORLD.

M

y mom used to make Nanaimo Squares when I was a child. She made other desserts too, but her Nanaimo Squares were the absolute best. ‘Sweet’ doesn’t even begin to describe these delectable little wonders. They start with a crumb base, followed by a layer of light custard buttercream, topped with a smooth glossy layer of semi sweet chocolate. Best of all, you don’t have to bake them.

MOM’S NANAIMO SQUARES INGREDIENTS MIDDLE LAYER

› ½ cup unsalted butter › 3½ tbsp vanilla custard powder › 3 tbsp milk › 2 cups icing sugar ICING LAYER

› 4 squares semi-sweet chocolate (1 oz. each) › 1 tbsp unsalted butter

DIRECTIONS › Cream butter and sugar together, then add beaten egg and mix (or if you don’t like to use raw egg — melt first 3 ingredients in top of double boiler, then add the raw egg, stirring to cook and thicken, then remove from heat). › Continue by stirring in crumbs, coconut, and nuts. Press firmly into an ungreased 9” x 9” pan. My Mom uses a glass pyrex dish, which I think works better. › Melt chocolate and butter over low heat. Cool. Once cool, but still liquid, pour over second layer spreading evenly. › Refrigerate until firm. Cut into squares, serve and enjoy.
