How to dodge the “rogue movers” who take your belongings hostage MOVING SEASON IS IN FULL SWING.
Families want to settle into new homes before the school year starts. Military personnel across the country are receiving new assignments. College and university students are moving into residences and apartments. Wherever you’re headed, beware of the “rogue movers” scam, which is a real threat! Typically, rogue movers will find victims through ads on popular classified postings websites, quote a low price, claiming “no surprise fees” or that “everything is included.” The fraudsters will deal with you by phone, insisting that a verbal contract is enough and that the paper copy can be signed on the day of the move. However, when they arrive at your doorstep, they present you with a very different contract, containing unexpected clauses and extra charges, such as warehousing and pickup fees. They pressure you to sign the contract or be left in the lurch. In some instances, the fraudsters will hold your possessions hostage until you pay what they want for their delivery. You’re left scrambling to find the money, hoping that you will get everything back in one piece. Moving is stressful enough without these unpleasant surprises. Follow these tips to make sure that your move goes off without a hitch. Seek certification: Some provinces require professional movers to have specific permits or registrations. This is a good starting point to find a legitimate company. Consult your provincial consumer protection agency for more information. Do your homework: Take the time necessary to research the company and consult multiple reviews. Contact your provincial consumer protection 12
agency or the Better Business Bureau to see if they have received complaints about the company. Get an estimate: Legitimate companies will send representatives to assess your needs, ensuring your quote is detailed and complete. This is an opportunity to inquire about any surcharges, insurances or additional fees and to ask questions. Get it in writing: Do not trust companies providing quotes or contracts over the phone. Get both in writing before the move and take the time to read the information carefully.
Ask questions if clauses are unclear and keep records of responses. Trust your instincts: If it looks too good to be true, it probably is. If you’ve been the victim of a rogue mover or other fraud, or if you have information about this type of scam, report it to the Canada Anti-Fraud Centre, the Competition Bureau or your local police. You can also file a complaint with the Better Business Bureau or your provincial consumer protection agency to help others who might consider hiring the same company.

NEW EDINBURGH is bordered on the
west by the Rideau River, to the north by the Ottawa River, to the south by Beechwood Avenue, and on the east by Princess Avenue. New Edinburgh is a unique mix of both its upscale neighbour, Rockcliffe Park, and the lower income neighbourhood of Vanier. These affluent residents are just as wealthy as the Rockliffe Parkers, but with perhaps a little less... pretention. New Edinburgh is an active community. The popular New Edinburgh Park boasts tennis courts, bike paths through lush scenery, patios, outdoor markets, art shows
and more. Swing by 24 Sussex and see if you can catch a glimpse of the Prime Minister. One of the nicest, best kept secrets is the Rideau Falls that shoot into the Rideau River. New Edinburgh, although home to only 3,000 residents, is a bustling community. The New Edinburgh patio is busy, the Second Cup parking lot is full, and the new moms meet daily for their strollersize walks. These neighbours are quick to wave, but don’t misinterpret this as naivete. If you seem in any way suspicious, these residents will be sure to have the local police on your tail in minutes.
New Edinburgh is home to many embassies, consulates, and yes, even the Prime Minister. You’ll pay higher rent because of the proximity to downtown as well as Rockcliffe Park, Ottawa’s most expensive neighbourhood. With the proximity to downtown and so many bike paths, many residents prefer to park their sedans and hop on bikes. For those who prefer to drive, Hwy. 417 is only minutes away.
Lindsay has lived in the Ottawa/Gatineau area her whole life. When she’s not touring the city in search of the hottest new neighbourhoods she’s busy writing fiction and enjoying life with her husband and two dogs. lindsay_foran01@hotmail.com

It’s a special time for those recent high school grads. They’re heading off to school, and need an upgrade on their childhood furnishings. Whether they’re moving out or just carving out a home of their own, they need a space where they can be all grown up. We love these super-cool finds to help them make the grade with style.

Advice | APARTMENTALITY
The lease
You’re signing a contract By Elisa Krovblit
MORE ADVICE ONLINE nexthome.ca/news/advice
Inclusions: The lease should state how much the rent is, and what that includes. It varies from property to property – you may have utilities included, or you may have to pay for things such as hydro, gas and water. Is laundry included?
YOU WANT THE APARTMENT and you
are going to sign the lease. But are you clear on what that means? It’s a legal contract and you’re legally obligated to fulfill the terms it contains. The lease is there to protect both the landlord and the tenant. This legal contract spells out what each party’s obligations are. Though leases are not legally necessary to rent an apartment, and the landlord and tenant can just agree upon terms, shake hands and go about their lives, this doesn’t give either party any recourse should issues arise. If there’s nothing in writing, it’s just a matter of one person’s word and memory of events against the other. You may be thinking that renting a place is straightforward, and that the lease just complicates things with legalities, but you’d be wrong. It’s best to have a contract that spells out all obligations and then nothing is left to memory or chance. This is, after all, protecting your right to your home, and without that confidence that your 26
expectations will be met, you may find your rental experience subpar. The lease must contain some basics: The landlord, the tenant and the address: These are the basics and they identify the parties involved. All people living in an apartment should be on the lease. The duration: Is it week-to-week, month-to-month or something else? Is there a minimum residency, like six months or one year as a minimum? The rules around tenancy are determined by this information, so clarify it. The maintenance obligations: Who shovels the snow, who cuts the grass, and who takes care of repairs? If you rent in an apartment building, this may be all taken care of by the property manager. But if you’re renting a whole home, you may have to look after more of the property.
Exclusions: Are there areas of the property other than your unit for your use? In a duplex, for example, the rights to garage access or backyard usage may lie with one tenant or both units. If they’re not included, you have no rights to use them. Don’t end up disappointed. Expectations: The landlord may include clauses about what is and isn’t permitted. These expectations can include items such as having tenant’s insurance, no smoking, pets or painting. Read your lease carefully before signing it, and make sure you get a copy of what you’ve signed. That’s your right. If it’s not outlined in the lease, it doesn’t count. Before you sign, discuss any concerns or requests with the landlord. Often, if there is an issue, there may be some resolution you can come to – leases can be changed, but only before they’re signed. It becomes trickier down the road if you change your mind. Remember, this is a legal document and you’re obligated to follow the terms you agreed upon with the landlord. And that’s why you sign a lease.

Top list
10 iconic Canadian fashion labels Julie Bruns
From warm winter boots and coats to seriously stylin’ shades, these are some of the most iconic Canadian brands taking over the fashion world. 1. Fluevog The quirky styling of Fluevog footwear make these Canadian-made shoes a statement piece in any wardrobe. John Fluevog started making shoes in the 1970s in Vancouver, and built the brand around not just quality, but bold character and a sense of humour that can’t be missed. After all, his famous Angel soles were engraved with “Resists alkali, water, acid, fatigue and Satan.” Who else promises that? 2. Poppy Barley Started by Edmonton sisters Kendall and Justine Barber, Poppy Barley is more than your average design shoe brand. First of all, if it’s a Poppy Barley shoe, it’s designed to be as comfortable as possible. It’s also been crafted in a factory vetted by the sisters to make sure that the workers are being treated fairly. To top it all off, they offer custom boots, built to your measurements. It’s no wonder this brand is making waves across the country, with shops in Edmonton, Calgary, Vancouver and Toronto. 3. Canada Goose In a country with fierce winters, there’s plenty of room for a clothing brand to take on the challenge of keeping people warm in extreme conditions. And that’s exactly what Canada Goose has done. Its outerwear is designed to fend off Arctic-level temperatures with rock-star style. 4. Gravity Pope This is yet another footwear designer calling Edmonton “home.” Distinguishes by crafting bold footwear
with a modern look and retro twists, as well as by curating collections of clothing discovered around the world, they’ve got retail outlets in Toronto, Vancouver, Calgary and Edmonton. With the attention to detail that goes into their products, we’re sure you’ll love what you see. 5. Arc’Teryx Based in North Vancouver, Arc’Teryx is the real deal when it comes to technical clothing, used by outdoor enthusiasts around the world. From climbing harnesses to coats and everything in between, they craft their gear with the quality you need to take on the extremes, and make it to the other side. With Canada’s adventurous terrain and climate, they’ve had plenty of inspiration to push their designs. 6. Herschel You might not guess that this iconic backpack company has its roots in Canada, but it’s so Canadian, that it’s even named after a village in Saskatchewan where the founders’ ancestors settled. Based in Vancouver, Herschel crafts backpacks that mix casual functionality with a wide variety of colors and prints to express the wearer’s personality, all without losing that laid-back charm. 7. Vintage Frames Company Leading in vintage sunglasses and frames world-wide, Vintage Frames Company is based in Montreal but sells products around the world. While you may not have heard of them, you’ve likely seen their work. These guys offer an amazing collection of over 100,000
different original, never-been-worn vintage frames. 8. Lululemon Embrace the yoga pants! That’s what Lululemon did in 1998 when they started up in Vancouver and took off globally as the coveted athletic-wear brand. While the brand has grown, their foundation remains the same, with a focus on comfort and stretch. 9. Roots It’s no surprise this is a Canadian brand – they’ve got a beaver into their logo! Whether you seek something cosy to fend off that northern chill or for the high-quality leather goods that they’ve earned a reputation for, everything is bound to have a hint of that rugged Canadiana feel. 10. Sorel Founded in Kitchener, Ont., Sorel has a well-earned reputation toasty toes. But they’ve broadened their product beyond boots i to include more stylish footwear for all seasons. Regardless, Sorel will always be associated with those iconic boots.

Advice | THE RENTALIST
The perks of LIVING ALONE By Kathryn Kusyszyn
A
TO HAVE A ROOM OF ONE’S OWN,
as famously championed by Virginia Woolf, is a necessity for a woman writer. In modern times, more women (and men), whether writers or not, are taking advantage of financial independence to enjoy the benefits of solitary living. In our overcrowded world, with incessant advertising, stimulation, and pollution of all sorts, living alone provides a sanctuary for the soul. It’s a respite for the individual who needs to recharge, with somewhat surprising social and creative implications. Primary among the benefits of living alone is the freedom afforded to come and go as one likes, do as one pleases, and not answer to anyone. There is no need to deal with others’ preferences in the areas of music, food, decorating, entertainment, temperature and above all, cleanliness. Only one person’s mess to clean up, one person’s laundry, one person’s dishes… ah, heavenly!
Other perks are privacy and the opportunity for full self-expression. No one is present to cramp one’s style. Wandering the house in all manner of (un)dress is perfectly acceptable, as is ordering in at 3am, having spontaneous dance parties, and leaving the dishes unwashed for days. This type of home is conducive to productivity, since there is no one around to get into long conversations with. The next Great Canadian novel is more likely to be written without the distraction of others. When one does desire company, it is by choice. Eric Klinenberg, author of the book The Extraordinary Rise and Surprising appeal of Living Alone, found that people who lived alone spent more time with friends and neighbours than married couples. Apparently so-called ‘loners’ have the best of both worlds, quiet when they want it and company when they want it. The benefit of guaranteed quiet at home is a welcome contrast
MORE ADVICE ONLINE ypnexthome.ca/news/advice
to the outside world. Especially for introverts, who recharge by spending time alone, this living arrangement is desirable and potentially essential for their wellbeing. Home becomes an oasis, a place of restorative solitude. A single inhabitant home can also be a castle. Knowing that everything is just where one left it (excepting mischievous pets), is a feature not available to multi-person households. It’s grounding and stabilizing. Not to mention that the last piece of cake is never eaten by someone else. So if you think about it, for reasons of social health, peace of mind, selfexpression and creativity, solitary living is on the upswing. Virginia would certainly approve.
