hat’s on your wish list when searching for a home to lease? I did an informal survey with a small group of past and present renters to see what people look for, and the results are in. In the top spot – without a doubt – are actually two key items that go hand-in-hand: clean and quiet. A building with reliable security system was also near the top of the list in many cases, as was a property manager that responded quickly to issues, and a laundry room that was readily available and fully functional. New appliances and new paint were also in demand and in one case, a home that offered lots of natural light was a request. While your “Top 10” list may read differently, make sure you do in fact have a list handy so that you can compare apples with apples when shopping for a space to lease. It’s important for property managers to know what you’re looking for when you’re shopping so that they can help you find what you’re looking for or can offer alternatives if they have access to other locations. The more locations you have to compare, the better the chances of finding just the right one that tops your list.

on’t wait for ‘the perfect time’ to move. It’s never ‘the perfect time’ for anything. Something always comes up, – whether it’s a work thing, a family thing, a personal thing – life will always offer a good excuse to put off your plans. Don’t give into it. Summer is a great time to move. Families want to move in the summer because there’s less disruption for children. July and August give moms and dads enough time to register for new schools and activities and find daycare. August and September are huge for students. Whether it’s the first time moving away from home, or it’s a ritual to go back home to family and friends for the summer break and then move back to school in the fall, there is a lot of movement into student apartments and communities. But not just parents and students, summer is just an ideal time to move for everyone. Apartment balconies have more to offer – buildings onsite pools seem just too appealing, and with less chance of rain and no chance of snow, a smooth move is much more likely for summer moves. This summer Renters Guide will help you find the perfect apartment – we’re here to help! Our magazine and website, TheRentersGuide.ca, offer the best selection of available apartments, informative articles and advice, making it easy to make your move!

s more Canadian businesses begin to offer online shopping and online and mobile sales continue to grow, security experts point out that a few bad apples are also using the popularity of online shopping to scam merchants with stolen payment card information.

L

“The good news is business owners and their employees can play a crucial role in the fight against fraud and they already have the tools to recognize and stop online, mobile or phone purchases carried out with stolen card data,”says Gord Jamieson, head of security for Visa Canada. Jamieson notes that business owners can be at risk when a payment card is not physically present. To help identify this type of fraud before it occurs, he recommends merchants watch for the following five warning signs when carrying out transactions without the payment card: • Multiple purchases made with different cards, shipped to a single address: This can indicate a batch of stolen payment card account numbers. • Multiple high value transactions made on the same card over a very short period of time: This can indicate an attempt to “run the card”until the account is closed. • Multiple purchases made on a card with a single billing address, shipped to many different addresses: This may indicate organized criminal activity. • Online transactions with multiple cards but a single IP address: This may indicate a batch of stolen cards being run from the same computer. • Multiple transactions in close succession with very similar account numbers: This may indicate account numbers that have been generated using illegal software.

4543657_29/14

According to Jamieson, merchants or employees who come across any of these warning signs should request additional information from the cardholder.

“There are many tools available to help merchants avoid fraud, like the address verification service, the ‘three digit code’ and a service called Verified by Visa,”Jamieson said. He also recommends reporting the suspicious activity to their payment service provider as soon as possible. More information on protecting against fraud is available online at www.VisaSecuritySense.ca. NC

REVEAL THE UNTAPPED POTENTIAL

of the

HOME OFFICE

by JO ALCORN | PHOTOGRAPHY by ROBERT CARTER

BEFORE

As much As we All wAnt A stunning office of trAnquility

and efficiency, the budget is never as big as we desire. Yet, even with champagne taste on a beer budget, there are clever design directions that anyone can follow to accomplish that high-end look for less. The flexibility to work from home has increased tenfold in the past few years but that often means more and more people can be found with their office space either mixed into their living room, bedroom or a spare room. It is important to remember that the space you work in should be one of motivation and inspiration. We spend a lot of time in these areas, so it should be a space we love and want to come into. When I first saw my client’s office, I immediately felt tired, bored and uninspired even to want to enter the room. My client’s office space was a great size, however you would never know it with the layout she had, the mis-proportioned furniture in it and the dark walls closing in on the space. A great office was hidden from its true potential, as many are when the desk is pushed up against the wall or a window. In this redesign, we had the freedom to truly open up the floor layout by moving the desk to the middle of the room, which created great wall space behind for storage, a sitting area in the corner and an inspirational wall to brighten up the room. By reconfiguring the space it instantly became more inviting, exciting and overall more efficient. Paint goes a long way and just by updating the dark room with light, trendy and cheerful colours, the room immediately transformed into a space of inspiration. I used Para Paints trend colours on the walls, and I also work with Para and created my own paint colour called JoJo. It is the brightest of whites and goes on thick and luxurious. Bringing a light colour into a dark room always creates the illusion of more space. Due to a tight budget, painting a fun pattern on the wall was less expensive than wallpaper and we achieved the same look. I had Jim Connelly, the painter from the Debbie Travis show, come in to create an amazing zig-zag accent wall that sets off the entire office making the space motivating to enter. Accent lighting and accessories were added from Bouclair Home (bouclair. TheRentersGuide.ca com) to create a great ambiance to work in and much needed storage pieces. The perfect desk and chair were sourced from a Canadian gem called Harkel

(all pieces are made and manufactured in Canada!) – harkeloffice.com. On the one wall we added inspirational quotes to budget-friendly frames hung on picture racks and the wall, the nice part of this DIY project is the quotes can be changed to keep up with the growing mind of your child or you can use them to showcase your children’s art masterpieces. My client spends many hours in her office and I wanted to create a room that was fresh in colour, had sophisticated storage and an efficient workspace that illustrated her true professional personality. I then tied it all together with fun, budget-friendly textures and accessories, which are needed to achieve a clever and interesting home office to work in. We saved money in certain design areas and made sure to splurge on the

high-traffic pieces (such as the office desk and chair), which is important to keep in mind. Think of your home office as an extension of your home, and use those same design principles you used throughout the dĂŠcor. For example, the importance of accent lighting, the warmth of textures, the completeness of accessories, the joy of colour and the most important part, the functionality of your furniture pieces. Keep in mind your home office should be an important part of your home since it is the room you make a living in.

Canada’s Rental VaCanCy Rate InCReases The average renTal aparTmenT vacancy raTe in Canada’s 35 major centres1 increased to 2.7 per cent in April 2013, from 2.3 per cent in April 2012, according to the spring Rental Market Survey2 released recently by Canada Mortgage and Housing Corporation (CMHC). “While demand for rental units remains high, substitutes to purpose-built rental market units, such as rented condominiums, have taken some of the overall demand for rental units,” said Mathieu Laberge, Deputy Chief Economist at CMHC’s Market Analysis Centre.“Sustained demand for rental housing from net migration was partly offset by moderating employment growth, notably for young workers aged 20 – 24.” The results of CMHC’s spring survey reveal that the major centres with the lowest vacancy rates in April 2013 were Edmonton and Calgary (1.2 per cent each) and St. John’s (1.5 per cent). The major centres with the highest vacancy rates were Saint John (10.4 per cent), Charlottetown (8.7 per cent) and Moncton (7.4 per cent). The Canadian average two-bedroom rent in new and existing structures was $911 in April 2013. With respect to the Census Metropolitan Areas, the highest average monthly rents for two-bedroom apartments were in Vancouver ($1,255), Toronto ($1,202) and Calgary ($1,202). The lowest average monthly rents for two-bedroom apartments were in Saguenay ($560), Trois-Rivières ($562) and Sherbrooke ($586). Overall, the average rent for two-bedroom apartments in existing structures across Canada’s 35 major centres increased 2.7 per cent between April 2012 and April 2013, up from 2.2 per cent in the previous year. The major centres with the largest increase in fixed sample average rent were Calgary (7.2 per cent), St. TheRentersGuide.ca John’s (5.5 per cent) and Regina (4.7 per cent). Year-over-year comparisons of average rents can be slightly misleading because rents in newly built structures tend to be higher than in existing buildings. How to cook

for a baby Preparing homemade baby food puree is very simple and takes very little time. It’s as easy as 1, 2, 3 … 4! 1. Cook the food 2. Let it cool 3. Toss it into a food processor 4. Pour into tray or jar and store (freezer) TheRentersGuide.ca Cooking the baby food: Steam, bake or boil the food (steaming maintains the most nutrients).

The liquid the vegetables/fruits were cooked in can be added to the puree to adjust consistency. Breast milk or formula can also be used to thin the puree.

Storing the baby food: Transfer baby food puree into ice trays or baby food container. If freezing in glass use “safe to freeze” jars or containers. Fill each cube with the puree (should be about one ounce in measurement). Cover the tray with lid or plastic wrap and freeze. Once the cubes of puree have set and are frozen, you can transfer the cubes into freezer bags. Label the bag with the date of preparation as well as the type of food. Different foods have different recommended freezing times, but to be safe use the cubes within a month of freezing.

TenanT insurance is affordable peace of mind

S

o, you’ve found your ideal apartment: a two bedroom basement paradise or a mid-town penthouse or a fantastic south-facing one bedroom. Now it’s time to move in right away, right? Sure, start packing, but make sure you also budget for tenant insurance.

Perhaps you think you don’t need it because you’re only renting and you don’t own any fancy stuff. But, what if something happened – would you have enough set aside to replace all your belongings and to find temporary housing? If you said no, Pina FerraroNovello, a corporate underwriter with Desjardins General Insurance Group would like you to reconsider. “Tenant insurance is necessary because it protects your property and also covers you in the event that you accidentally cause damage to the property of others,” said Ferraro-Novello.“For example, if your bathtub overflowed and flooded the apartment below destroying your neighbour’s property, tenant insurance would protect you. Luckily, it’s a simple and affordable coverage. Also, if you’re a student, your parents’ policy might automatically extend coverage to you at school.”

apartment is seriously damaged as a result of an insured loss, tenant insurance would also typically cover your additional living expenses while it’s being repaired. Tenant insurance also provides liability coverage if someone gets hurt because of your negligence, like slipping and falling on a wet floor in your apartment for example.

How much coverage do you need? The total cost of tenant’s insurance will depend largely on the value of your contents. Most renters tend to underestimate what it would cost to replace their belongings. It’s smart to take an inventory, including photos, which only takes a few minutes and will make things a lot easier if you experience a loss. Start by walking from room to room and itemize all the contents, including your closets and cupboards. You might think they’re not worth that much until you have to replace them. Keep in mind however that coverage for some insured items may be subject to exclusions or maximum limits. Read your policy carefully to determine your exact coverage.

TheRentersGuide.ca

Typical items to include on your inventory are: computer, printer, tablet, smart phone, flat screen TV, video game system and games, music player and other electronics, clothes, shoes, boots, pots, pans, other personal and household items.

This type of insurance protects you from damage, like fire, theft, certain water damage and vandalism. If your TheRentersGuide.ca

“A family needs a budget that everyone can follow,” said Dennis Tew, father of three and chief financial officer of Franklin Templeton Investments Corp.“Ensure you track expenses and plan for costs. This will help you save more and spend less.”

EMPTY SUITE?

Here are a few ways to get your family budget on track: Recurring expenses. Track your monthly spending on your home, food, transportation, utilities and loans. Consider giving to charity on a regular basis too.

Occasional expenses. Birthday gifts, entertainment, dining out, school trips and clothing can quickly add up. Ensure you watch these expenses closely. Emergencies. Build up some savings in an emergency fund. A rule of thumb is three months of your income.

587-784-4044

Save for the future. Put some money aside for a new home, car or family vacation. Remember to contribute to an RRSP and RESP. Paying off debt should be a priority too. Consider asking a financial advisor to help you plan and budget. More tips on how to save for the future are available at www.franklintempleton.ca. NC

5 tips for decorating

small spaces by lisa canning

Small SpaceS are more and more common,

and making these spaces work can be a challenge. With careful space planning and ingenious multi-functional products, you can have all the function and style in any square footage. TIp #1: STarT WITH a rIGHT-SIZed SoFa The sofa is often a great place to start when planning a small space, as it usually takes up the most mass, and it is also the easiest piece to purchase incorrectly. A sofa that is too large in a given space can feel cumbersome. Conversely, a sofa that is too small can feel like dollhouse furniture. Luckily, many retailers make it easier to make the right choice by carrying apartment-sized, or condo-appropriate pieces, which are often smaller-scale translations of their most popular lines. And of course, many apartment/condo-sized sofas can also be purchased with a sofa bed option to give you the flexibility of creating a guest room in your small space. TIp #2: USe clear FUrnITUre What’s great about furniture made out of glass or acrylic is that it doesn’t take up much visual space. A ghost chair or a waterfall table will give you an instant modern update and provide great function while keeping the space feeling light. In spaces that have gorgeous large windows, place pieces that are clear directly in front, since they won’t obstruct the view. TIp #3: Wall-moUnTed lIGHTInG A layered lighting plan is something I always recommend TheRentersGuide.ca to clients, but in a small space this approach is especially advantageous. Rather than opting for a floor lamp with mass, weight and that takes up floor area, sconces give you ambient lighting while saving space. I love the architectural detail sconces provide and often use them on either end of TheRentersGuide.ca a gallery wall or sofa.

TIp #4: WorK WITH pIeceS THaT are mUlTIFUncTIonal In a space that might be too small for a home office, or a formal dining room, I have some great innovative products to share. The first is the Functional Coffee Table from BoConcept. At first glance, it looks like a sleek, minimal coffee table. But with an easy lift, it reveals a desk-height table and ample storage. Storage will always be an issue in small spaces, so anything that will serve a function and provide storage is a great addition. Another incredible product on the market is the Lacuna table by VNO Designs. This innovative product begins as a piece of customizable art on the wall. With the release of a latch, the art piece lowers to reveal a concealed leg and becomes a dining table for five. For people who don’t formally entertain often, or for those living in really limited space, this is a unique space-saving solution. TIp #5: WorK WITH SmarT SToraGe SYSTemS Great interior storage is just as important as utilizing multi-functional storage. Drawer dividers, shelf dividers and small storage boxes are great tools to use to increase your storage space. The more levels you can create within a drawer, the more items can be stored and easily found. I love using small stackable, acrylic storage compartments to divide my drawers. Style doesn’t stop at the exterior of a piece – allow your furniture to function at its best by investing in interior organization.
