Sometimes it’s hard to decide when to move. Have you outgrown your home – is it too small, or too big? Does the neighbourhood still have everything you need – from building amenities to neighbourhood shops and services? Sometimes when you’re used to living somewhere you just make the best of what you have. You’ve grown accustomed to the issues, but you’ve figured out how to live with them. But your home should be more than just making do – you should enjoy where you live. Maybe it’s time to consider what your needs are. Take a look around and decide if you could have something that would add to your lifestyle, make you more comfortable or put you just where you want to be. Do you need more space? Is it the location that no longer meets your needs? Have you seen the need for different amenities?

Whatever your changing needs, if your apartment doesn’t really work for you, why not find the place that will? Sometimes it’s fear of change, sometimes it’s just that moving can seem overwhelming, but sometimes making that move can add so much that it’s worth the effort. As 2016 comes to a close and 2017 brings with it a fresh canvas, and it’s always a great time to start thinking about ways you can make changes in your lifestyle for the better. Start looking around and making your list. Decide what you really want in your new home and then take your time and search for it. Your perfect home is out there. Neighbourhood Profile

Glenora

Rich heritage and lots of character

MORE PHOTOS AND STATS ONLINE ypnexthome.ca/glenora

GLENORA IS A HISTORIC residential

neighbourhood in Edmonton. Bound by 111th Ave. and the North Saskatchewan River between Groat Road and approximately 142nd St. This neighbourhood features heritage homes that range from quaint in character to mansions of grandeur. Glenora is conveniently located just west of downtown and is undoubtedly one of Edmonton’s most beautiful mature neighbourhoods. Property values are high in Glenora and most residents earn higher than average incomes, according to the Income by Household Census. Homes are upgraded to match the neighbourhood’s historical charm and gardens are meticulously maintained,

showcasing pride in ownership. Residents are passionate about their unique neighbourhood, take good care of it and have created a tight-knit community. The mature elm trees along the boulevards have created a natural canopy that shades the streets and fills the neighbourhood with a chorus of birdsong. Grand heritage homes have river views while the smaller homes are tucked away on quiet residential streets. The school yards and Glenora Park, home of the Glenora Community League, are usually bustling with activity as children play and neighbours meet. Glenora is just west of downtown, providing access to all major

amenities including shopping, dining, healthcare and other services. The Royal Alberta Museum and historical Government House, home to Alberta’s first six Lieutenant Governors, are located along the river valley. Schools and parks are in the neighbourhood while galleries, dining and more shops are on near 124th St. All major east-west bus routes run through Glenora, offering easy city-wide access via bus or LRT at downtown stations. Groat Road takes you into the river valley south or towards St. Albert Trail north. Stony Plain Road leads out of Glenora – west Edmonton is quick this way. Most of the homes in Glenora were built before 1960, giving the neighbourhood a rich heritage and lots of character. Infill housing has been infiltrating over the last several decades, mostly adding to Glenora’s architectural diversity and flair.

Amy is a freelance writer and communications professional. Her insights and extensive familiarity with Edmonton make her a great guide for getting to know local communities.

How to organize your small space

MORE TRENDING ONLINE ypnexthome.ca/news

By Clare Kumar

ARE YOU FEELING beaten by your small space? Have no fear. These savvy strategies will help you find space you didn’t know you had.

Maximize space inside your closets It’s important to make every inch of your valuable storage real estate count. Group like with like and place things in the closet closest to where they will be used. If space is really tight sometimes it’s most efficient to group like shapes together. I chose a slim line laundry hamper from Neatfreak (www.neatfreak.com) to use in my foyer closet to contain awkward items such as a yoga mat, vacuum wand, wrapping paper rolls and my tennis racquet. Very sturdy Neatclips allow me to make use of the space above the hamper by hanging bags or boots from the top bar. I added coordinating bins on upper shelves which stack and provide discrete yet spacious storage for a variety of lightweight items such as off-season hats and mitts, cooler bags and cleaning cloths. How to fit it all in one room In one large room that must serve as kitchen, dining and living space, it can be challenging fit it all in. Getting clear on what you need to cook, eat and relax comfortably is important to guide your decisions. Two islands from IKEA (ikea.ca) expanded both the counter space and storage. A smaller footprint desk, also from IKEA, works well as a regular dining space for two. Simply moving the wheeled islands and using them as a buffet opens up more elegant dining

for four. This tight design left ample space for two sofas in the living space, perfect for conversation. Choose space-saving products In a small space there are often smaller appliances, so saving space in the fridge and freezer becomes even more important. I look for products that nest and compact, but I hadn’t thought about appliances that would help me do the same until I got to try the FoodSaver (www. foodsaver.com) vacuum sealer. While helping you keep your food fresher longer also helps maximize your food storage space by removing air from packages. If you pre-freeze liquid items into uniform shapes in a storage container, you can get even more out of your storage space. I now have a fully stocked fridge with soups, vegetables, meats and fish, all of which I can see easily.

Create an inspiring space I’ve always believed that while the number one priority is to have furniture, storage spaces and tools that function well, it’s important to incorporate beauty. To achieve this, I visited Homesense (homesense. ca) and was able to find stunning furniture, accessories, carpets and curtains all complementary to my design theme. I scored gorgeous, small scale marble and gold metal coffee tables, an ivory and grey wool rug to soften the space and add warmth, and a curvy-lined condo-sized wood-edged sofa with a low enough profile to avoid compromising my view. I stacked an LED wax candle (that looks entirely real and has a four hour timer!) in a hurricane glass on top of a shiny gold box, to hide my black PVR. Here fashion hides function!

purpose-built rental market, the average apartment vacancy rate in Canada’s 34 larger centres increased slightly, to 3.4 per cent in October 2016, from 3.3 per cent in October 2015, according to the fall Rental Market Survey released recently by Canada Mortgage and Housing Corporation (CMHC). The Rental Market Survey provides data and analysis for both the primary or purpose built rental market and the secondary rental market covering condominium apartments. Report Highlights Saskatoon (10.3 per cent), St-John’s (7.9 per cent), Edmonton (7.1 per cent), Calgary (7.0 per cent) and Saguenay (7.0 per cent) are the major Canadian centres with the highest purpose built rental housing vacancy rates. Victoria and Abbotsford-Mission (0.5 per cent), Kelowna (0.6 per cent) and Vancouver (0.7 per cent) are the major Canadian centres with the lowest purpose built rental housing vacancy rates. On average across Canada’s 34 larger centres, rental rates for a twobedroom apartment rose by 2 per cent compared to last year. The average rent for a two bedroom apartment is $995 per month. Average month rental rates for a two-bedroom condominium apartment ranged from a high of $2,029 per month in Toronto to a low of $1,033 in Québec City. “Since last year, the supply of apartment units in the primary rental market increased more than the number of occupied units, causing the vacancy rate to increase slightly. That said, regional trends across the country were considerably different, roughly offsetting one another at the national level.” explains Anthony Passarelli, senior market analyst, CMHC. CMHC recognizes that there is demand to fill information gaps with respect to Canada’s housing markets. To address this need CMHC has, for the first time, asked property managers to provide information on the total number of units that have been occupied by a new tenant in the past twelve months. The results of this additional question indicate that the turnover rates in purpose built rental apartments in Alberta, Saskatchewan, Manitoba and most centers in the Atlantic Canada were above the national average, while turnover rates in British Columbia, Quebec and Ontario were generally below the national average. Advice | THE RENTALIST

How to host

a (big) holiday party in a small space

MORE ADVICE ONLINE ypnexthome.ca/news/advice

By Jackie Marchildon WHO CARES IF YOUR HOME is small, you can still host a great, big holiday party. You just need to know how to create space where it’s limited, decorate so the smallness is forgotten and appreciate how close you are with your friends!

Tip #1: Move the furniture: If you live in a one-bedroom apartment, chances are the party is happening in your living room and in your kitchen. I host an annual holiday party, and the guest list continues to grow. Every year, we move our small furniture pieces into our bedroom and leave only the couch. The couch gets pushed to the corner so that it still provides seating, but we make room for dancing. The guest list peaked at 37 people last year, so this year I plan to move the couch completely out of the living room. It’s too big to be shoved into our bedroom, but it will fit cozily in the corner of our kitchen. Open space is important, but people do like to be seated at the start of a party — especially if there is food. Nobody likes juggling a plate and a beverage. My kitchen table stays in its place, but we move the chairs to the perimeter of the living room so that people can sit before the mingling and dancing starts. Make smart furniture choices. A dog crate can easily be turned into a table by throwing a festive tablecloth over it. I have a side table that is chair height and that can be turned into a stool. Work with what you’ve got.

Tip #2: Choose your party food wisely: Every party needs snacks. At my event, everyone brings something. Potluck or not, your best bet is to make food that is easy to eat without a table. Don’t make tacos, for instance. People will be picking at this food all night and you’ll be thankful when you’re throwing out napkins and toothpicks, instead of washing a full set of dishes. Choose your dishes carefully too. Do you own 40 cups? I sure don’t. Paper cups and plates will be your best friends. They make for an easy cleanup and you can buy some fun stuff to match your holiday decor. Tip #3: Decorate using your environment: It’s easy to create a warm and cozy atmosphere in a small space. I have a fireplace and that helps create a nice ambiance. My neighbourhood has a few shops that sell pine mantelpieces around the holidays, and they look (and smell) great. I throw leftover pine into little bunches and leave them around the house — in little clear candle jars, on the window sills, wherever works. Lights around the windows are a must! My friends have a sunroom that we always end up in, just off of their kitchen. One year, they cut out a bunch of snowflakes and hung them from the ceiling and it looked beautiful. So simple, but perfect for the sunroom. Nobody knows your home better than you do — decorate it as you see fit. If people are

impressed with the decorations, they won’t even notice the tight quarters. Tip #4: Use your space appropriately: Your space is small, but you can work around that by rearranging a few areas. Move coats from your front entrance to your bedroom — it’ll provide more space at the front door and eliminate a bottleneck as guests come and go. Open up your fire escape door, use your balcony if you have one, open your home where you normally wouldn’t. If the door is open, it’s okay — it’ll get hot in your tiny home with 40 people in it, and maybe you’ll even invite a few new friends in this way. Tip #5: Take a group photo: Always take a group picture — that way you’ll remember how many people you were able to fit in your place. It will help you plan the next year because you’ll remember what did or didn’t work. Plus, it’ll provide you with a photo of what was surely a fun night. Happy holidays!

Advice | QUICK TIPS

Use the wall to store it all By Hellen Buttigieg

CLEARING CLUTTER AND PUTTING

everything away can be a challenge when you don’t have enough storage space. You’ve got to be creative in finding new places to store things, because closets and furniture will only get you so far. Take advantage of your condo’s height. Use the wall to store it all, and make a statement with decorative shelving and storage possibilities. Go vertical or go home. When you’ve run out of storage space, lie on the floor and look up. There is a limited amount of horizontal space (countertops, desks, tables and the floor) but vertical space is abundant and often overlooked. Consider putting shelves above door frames or around the perimeter of the room, like a border. Hang things from the ceiling in the kitchen. When purchasing armoires, bookcases or shelving units, choose the tallest you can find and put baskets on top of them. Clear up valuable tabletop space. We all have a limited amount of counter and tabletop space, but our wall space is often under-utilized. By hanging photos and framing special mementos in shadow boxes on the wall, you’ll free up space on your tabletops and create a less-cluttered, more-spacious look. Running out of kitchen-cabinet space? If your kitchen supplies exceed your cabinet space, consider mounting a metal rail to your wall. Use hooks (usually included with a rail) to hang everything from utensils to hand towels. This attractive storage solution gives you easy access to your

items and utilizes previously unused wall space.

experience a lifestyle change.

Make the most of ceiling space. Install shelves a foot or so below the ceiling around the perimeter of your children’s rooms. On them, display prized belongings and collectables. This gets your treasures out of the closet where they take up valuable space, yet still allows the kids to enjoy them.

Avoid shampoo overload in the bath. For a more streamlined look in your bath or shower, consider attaching wall-mounted soap and shampoo dispensers. This will eliminate the sticky mess of shampoos, soaps and lotions crowding the bath or shower, contributing to a more serene, spalike space.

Adjust your storage systems. A common misconception is that once you have organized your entire home, you’re done. However, organizing is a process, not a destination. As your interests change, so will your organizing systems. Put some time aside to tweak existing systems on a regular basis – especially when you

Store magazines creatively. When looking for interesting ways to store magazines, think outside the box. As a creative alternative to a magazine stand, consider using a ladder. Propped up against a wall, a ladder is an interesting way to display magazines and make use of otherwise wasted vertical space.
