re you too busy to manage a home? Perhaps you’ve done the homeownership thing, and want to unshackle yourself from the costs of upkeep and home maintenance? Most everyone these days is looking at ways to de-stress and simplify their lives, and renting rather than owning one can be one of the easiest ways to get relief. When you really think about it, it’s an option that may take some getting used to! Needless to say, when you’re renting a home, your “to-do” list will likely look very different than those from your homeownership days. It could include things like frequent trips, and longer vacations; more time to enjoy friends and family and plentiful periods of “me” time with those books and movies you’ve always wanted to check out. Whether you’re a life-long renter or a homeowner in need of a change, this issue of Renters Guide is for you. We’ve profiled some of the top buildings and suites in the Greater Toronto Area, and we’ve got some great advice on renting and decorating in the issue too. Your new “to-do” list is waiting. Time to set yourself free.

f you’re apartment hunting at this time of year, buildings with outdoor amenities like a pool, tennis courts and gorgeous grounds will seem extra-enticing. And air-conditioning will probably also top the list. Some communities just seem designed for summer living – practically like living at a resort! While it sounds like fun, take a minute to look at your wishlist before you get too attached to that dream of days by the pool. There’s no reason you can’t have it, but make sure that some of the other important items on your list don’t get missed. It might seem reasonable to go a bit further away from your ideal location, but once the summer fun is over and the days grow shorter, will the longer walk to the bus stop become annoying, and more of an issue in rain and snow? If you trade off for no underground parking, will you be upset while cleaning off the car all winter? If you’re going over budget for those extra amenities, make sure it’s worth it in the long run. It can seem perfectly reasonable to make decisions for the ‘now’ but if they come at the cost of what you’ll need later you may regret it. There’s really no reason you can’t have it all, but it may take some searching. We’re here to help! With Renters Guide in hand you’ll find that perfect place. Our magazine and website, TheRentersGuide.ca, offer the best selection of available apartments, informative articles and advice, making it easy to make your move!

Small-Space planning Five steps to an efficient layout

With your neW apartment rented, and key in hand, now comes the fun part – decorating! Small spaces require some careful planning in order to make the most of every inch while staying true to your vision of “home.” You can have your cake and eat it too – the secret to success is in the planning. Canadian furniture manufacturer Decor-Rest offers some tricks of the trade for decorating with confidence and transforming what’s between those four walls into a real home. #1 | First impressions count What’s the first thing you see when you enter a room? Is it pleasing? Inviting? Does it reflect what you want the room to say about you and your lifestyle? Decor-Rest suggests arranging your furniture so the entrance to the room is welcoming and establishes a good flow of traffic. Avoid blocking the main entrance to a room with bulky furniture. #2 | pleasing proportions For furniture to serve its function, it must be well proportioned to the room. The rule of thumb is this: the smaller the room, the smaller the furniture pieces. According to Decor-Rest, “Whether the room is large or small, do not overcrowd the space with too much furniture.” This also applies to accessories and artwork. #3 | leave the traFFic jam For the road Avoid dodging around furniture, keep high-traffic areas clear, and ensure you can open doors without bumping them into your brand new coffee table. #4 | Focus! Plan your room around a focal point. Emphasize your favourite feature by arranging your furniture around it. Examine your space first to determine its architectural assets. Ask yourself, does it have a great view or a cosy fireplace as its main feature? If you’re uncertain about where to start, choose your carpet first – it can be the inspiration for the rest of the colour scheme and theme. #5 | measure tWice, buy once Have you ever bought a couch and brought it home, only to realize it doesn’t fit through the door? The old “measure twice, cut once” adage will save you frustration, time and money. Always make sure the door size will accommodate the largest furniture piece. Don’t forget to take your tape measure into the stairwell/elevator and corridors too.

pring is the season of new beginnings. But it can be hard to appreciate if you’re stuck indoors trying to sift through the accumulation of winter clutter.

Fortunately there are some easy techniques to help you get a jump-start on decluttering. The following steps will help get your home organized and allow you to enjoy the new season, clutter-free, especially if planning a summer move. We recommend the following tips: Start by sorting and organizing closets. If there is limited closet space, consider storing winter clothing in the attic, basement or garage. Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants.

Care for hazardous materials. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides, and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots. Concentrate on disinfecting spaces. Change air filters, rotate mattresses and vacuum under furniture.

Sort out items no longer used or worn. If it hasn’t been worn in more than a year, then it probably won’t be again. Set aside a couple of empty boxes for donations or items to sell. Use sturdy boxes with dividers for packing breakables. Make sure TheRentersGuide.ca cardboard boxes are structurally sound. Dish-pack boxes with adjustable inserts that form individual cells are a great option for fragile items. Think Green. Survey local recycling options to fi nd the most convenient solution for recyclables. Organize recyclables by category: plastic, glass, TheRentersGuide.ca aluminum, paper, cardboard, etc.

Your Credit rating and its impaCt

on Your Application to Rent By Jane Herman

M

ost people do not realize how important it is to have good credit. Potential landlords and other creditors are always interested in how you manage and pay your credit obligations in a timely manner. In addition, having a good credit rating TheRentersGuide.ca has significant implications on whether you’ll be able to buy a car or get a mortgage in the future. For renters, though, TheRentersGuide.ca the question is, how will having good credit impact on your qualifications as a tenant?

TheRentersGuide.ca

TheRentersGuide.ca

renters’help

“Many industries, such as apartment rental companies, may view a copy of your credit report in the tenant application process,” says Clifton O’Neal, Director of Corporate Communications for TransUnion, one of several credit bureaus in Canada. Your credit report is simply a file that is available to you and your potential landlord for a small fee from a company like Rent Check (www.rentcheckcorp.com) Equifax Canada (www. equfax.ca) or TransUnion (www.transunion.ca). Your “credit score” is based on all the information that is in the file, such as credit card payments (i.e., missed or late); whether you are carrying a large balance or paying it down; car loans and other bank loans; phone and cell phone payments. How long your payments are overdue can significantly impact on your credit rating: for example, a few days might be insignificant, while 90 days might be rather detrimental. “It’s important to get hold of your credit report at least once a year and to scrutinize it carefully,” says Richard Lewis, CFO of Rent Check. “You may be unknowingly rejected from renting or obtaining a loan for something you know nothing about, or because of information that is outdated or inaccurate. If there are extenuating circumstances, you can always provide a written explanation. For example, perhaps you were in a business that went bankrupt, or missed some credit card or car payments because you were laid off from work for a period, due to illness or a disability, or other extenuating circumstances. You might be a recent immigrant who is paying for everything out of your life’s savings until they find a job in Canada, or someone who is earning cash in the form of tips, etc. and might not want a “paper trail” of their spending history. (There is no benefit to paying your bills in cash. If you are earning money, it’s a good idea to open a bank account, get your own telephone and credit card and make regular payments to establish a good credit rating as soon as you can). Perhaps you are a woman, formerly married, and have no credit history as everything was in your husband’s name or because he had financial difficulties or setbacks. On the other hand, if you keep applying for credit, by shopping around from credit card company to credit card company, and have too many credit checks done at the same time, and get declined it can make it appear that you are a bad risk and actually worsen your credit score. This could potentially happen if you had bad credit and then went to apply for an apartment, got turned down, and kept applying with different landlords.

TheRentersGuide.ca

It is legally permissible for landlords to obtain credit information and, according to the Ontario Human Rights Code, to consider this information in order to assess a

prospective tenant. But your landlord must have your written permission to do so, which you provide when you complete and sign an Application to Rent. In Ontario no landlord has the legal authority to request that a tenant provide more than a month’s rent as a so-called “Security Deposit” either against possible damages to the apartment or because the applicant is perceived as a credit risk. (Landlords may only ask for the last month’s rent). If you have rented previously, you may also have a “tenancy report,” which provides information on the timeliness of your monthly rental payments, whether or not you’ve had evictions and other collections. Consistently paying your rent on time can be the most important determining factor in whether a landlord will accept your application.“Often individuals with “low” credit scores can have “high” rent scores,” says John Dobrowolski, President of Rent Check. Because rent is not necessarily a discretionary item,“Many people who are carrying too much debt are careful to pay their rent on time,” notes Dobrowolski. While a landlord has the legal right to decline an application if there is a bad credit history, there is no universal rule within the industry. Decisions are made on an individual basis, and vary from landlord to landlord. Some landlords will try to find a workable solution, like asking for a guarantor. Here are some ways you can improve your credit report and score before begin searching for that apartment, enabling you to be viewed in the best possible light: • Pay all of your bills/credit obligations on time each and every month – even if it is only the minimum. • Keep your balances low, relative to your overall credit limit. A good rule of thumb is below 30 percent. • Apply for new credit in moderation • Maintain a healthy mix of credit in your credit file • Think twice before closing old credit accounts in which you have a positive history established • Monitor monthly any joint or co-signed accounts. Any derogatory information associated with these accounts will be reflected on your credit report as well. • Review your credit reports from the 2 national credit bureaus at least once a year.

Gather boxes in all sizes from friends, neighbours and stores. Collect cushioning materials like bubble wrap, foam pellets, furniture pads, blankets, plastic bags, tissue paper and newspapers to use as padding inside boxes. Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Reinforce the bottom of boxes with extra tape for added strength. Label each box with the name of the room in your new home where it should be placed and unpacked. List the contents of the box on its side. Number the boxes and keep a list of which boxes go in which room in your new home. Label boxes containing fragile items with large red lettering. Place china in plastic bags and stack plates upright on their sides, not flat. Pack your TV, stereo and computer in their original boxes whenever possible. Keep boxes to 50 pounds or less. Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

any Canadians don’t think twice before seeking the advice and guidance of a trained expert. When our cars make an odd noise, we take them to the mechanic. When we’re not feeling well, we make an appointment to see our family doctor. While the ultimate role of managing your finances rests on your shoulders, seeking the advice of a professional financial planner can help you make the most of your investments.

BMO Bank of Montreal offers the following tips when searching for a qualified financial planner: M eet face -to - face Meeting with a financial planner face-to-face gives you the opportunity to gauge whether his or her personality is a good fit with yours. Be sure to learn about their years of experience and their area of expertise.

If you’re not sure where to start your search for a potential financial planner, visit your local bank branch. They have financial planners available to help you at no cost. Play 20 questions Your first meeting with a financial planner should be filled with questions. They should be getting to know you, your financial situation and your financial goals just as much as you are getting to know them. Re - evaluate Once you have selected a financial planner, be sure to regularly reassess your relationship and your financial plan. As your life and financial situation changes, so too should your plan and investing strategy.

Yellow most popular paint colour worldwide, finds Dulux Paints Survey

Dulux Bedroom – Prairie Grass: Sunny yellow tones, such as Dulux’s Prairie Grass (35YY 61/431), featured on the walls of this bedroom, warm up a living space by mimicking sunshine.

Dulux Bathroom – Kansas Corn: Earthy yellows, such as Dulux’s Kansas Corn (30YY 63/231), pictured on the walls of this bathroom, create a spa-like atmosphere and warm up a small space without overwhelming it.

TheRentersGuide.ca Dulux Kitchen – Daisy Chain: Cheery citrus yellows, such as Dulux’s Daisy Chain (45YY 79/376), featured on the walls of this kitchen, are energizing and engaging, making them ideal for the dining room, kitchen or other social areas. TheRentersGuide.ca

TheRentersGuide.ca Dulux Living Room – Sugar Cane: Bold accent colours in accessories work well with soft, subtle yellows, such as Dulux’s Sugar Cane (50YY 83/143), pictured on the walls of this living room. TheRentersGuide.ca

It may not be our favourIte colour, but when it comes to painting our walls, yellow is the number one choice worldwide. That’s the finding of an international survey conducted on behalf of leading paint brand Dulux paint. The study shows that while blue is the most popular colour in the world, preferred by 36 per cent of people, the picture changes when you look at actual sales volume of paint colours. “For every can of blue wall paint sold, you can almost fill an Olympic-size pool with the yellow paint that’s purchased over the counter,”said Martin Tustin-Fuchs, Brand Director for Dulux paint, pointing out that yellow is actually cited as the least favourite colour worldwide, with only five per cent of people favouring it. “When presented with paint swatches, however, most people seem to like yellow – as long as it’s called something other than yellow, that is,”TustinFuchs said. “Paint names like buttercup, vanilla and champagne are more attractive to consumers,” he said, listing Dulux’s Sugar Cane (50YY 83/143), Daisy Chain (45YY 79/376), Prairie Grass (35YY 61/431) and Kansas Corn (30YY 63/231) as the brand’s topselling yellow paints. Yellow works well in the home because it’s a warm, happy colour that represents renewal and brightens spirits, he explains. Think sunshine, daffodils and the trademark smiley face. While all kinds of yellow shades adorn Canadian walls, studies show off-white yellows take top spot in our homes. Tustin-Fuchs offers these tips on how to pick the best shade of yellow for your rooms: Sunny yellow: Infused with a tinge of orange, sunny yellow does wonders in lighting up a poorly-lit room. Try painting this bright shade on both walls and ceilings, and it will appear to mimic sunlight — even on cloudy days. Sunny yellow is said to increase awareness and stimulate creativity, spontaneity and the mind, making it an ideal choice for a kids’ playroom, study area or home office. Mellow yellow: Cream tones tinted with yellow create a relaxing retreat in any living space. Soft and TheRentersGuide.ca light, earthy yellows warm up smaller spaces, like bathrooms and vestibules, without overwhelming them. Warm yellow is also a good option for a

master bedroom, depending on the mood you want to create. While red stimulates passion in a bedroom, yellow delivers a calm, spa-like atmosphere, which may provide a welcome sanctuary after a long day. Citrus yellow: Known to energize and increase the appetite, cheery lemon yellow is a good option for eating areas. Reflecting a high amount of light, this shade works well in any kitchen or as an accent wall in a dining area. Framed in white moulding, bright yellow also brings an inviting feel to an entrance hall. Combine citrus yellow with black and white tones to create a stylish, uplifting colour scheme in any of these spaces. Banana Yellow: Warm tropical yellows work particularly well with neutral or wood furnishings. Best used in a family room or living area, banana yellow emits a welcoming, upbeat feel that wraps a person in warmth. To keep a yellow room from feeling too warm, add bold accent colours, such as green, turquoise or orange, through accessories. “At times, a specific shade may become fashionable or unfashionable, but yellow in general never goes out of style,” Tustin-Fuchs said, adding that Dulux is all about bringing renewal into people’s lives, and yellow paint – no matter what the shade – is a fail-safe way to do just that.“Simply put, yellow paint is sunshine in a can,” he said. For more information about Dulux paint, or to view its 2013 paint palette, visit www.dulux.ca or a local Dulux store.

Just don’t call it yellow, say Dulux experts – study shows names like vanilla, buttercup preferred Dulux paint is AkzoNobel’s flagship paint brand worldwide. First introduced in 1931, the brand is sold in more than 40 markets globally today, making it the most widely available paint brand in the world. In North America, you will find the brand in nearly 240 Dulux Paint Stores across Canada serving the professional market. Within the province of Quebec, the leading Bétonel brand is combined with the Dulux brand, to form seventy Bétonel/Dulux Paint Stores. No matter where the Dulux brand is sold, it offers an extensive portfolio of high quality products and services to the marketplace. Dulux and Bétonel paints are brands of AkzoNobel, one of the world’s largest paint and coatings companies. Within its North American paints business, AkzoNobel produces a portfolio of wellrespected brands, including Sico, Glidden, Glidden Professional, Dulux Bétonel, CIL, Ralph Lauren and Devoe paints; Flood, Sikkens and Synteko wood care products; and Liquid Nails and Mulco adhesives and caulks. Products are sold through company-owned stores, national retail outlets, distributors and independent dealers throughout North America as well TheRentersGuide.ca as exported internationally.

Loss Prevention

Insurance is great, but prevention is better

T

hey say that an ounce of prevention is worth a pound of cure. Think of insurance as the cure (sort of) to a number of bad things that could happen to you or your family. Yes, if you have a fire or a theft, insurance will help you pick up the pieces. But most people who have lost their homes in a fire — even those with great insurance coverage — will tell you that they would prefer if it had never happened in the first place.

Insurance gives you financial peace of mind. If you have the right coverage, no theft, fire, accident or hurricane can leave you broke. However, there are certain things that insurance cannot fix. For example: If your wedding ring or a priceless family heirloom is stolen in a break-in, insurance may cover the actual market value of the item, but the sentimental value cannot be replaced. If you suffer a fire and all your family photos are destroyed, you will feel a tremendous loss, even though the photos have no TheRentersGuide.ca monetary value. Insurers are in the business of compensating people when they suffer losses. Being so close to so many human tragedies,

TheRentersGuide.ca

insurers are passionately committed to loss prevention. They know that it is better to avoid suffering than to try to make up for it. If your home is uninhabitable for a period of time, you may need to move to a hotel or even a new, likely furnished, apartment. Some tenant’s policies will cover additional living expenses you incur during this time, such as meals (if you are in a hotel) and extra rent or room charges. Be sure to ask your insurance representative if you have this type of coverage, so that if disaster strikes you can focus on putting your life back together without worrying about the added costs. For more information talk to your insurance representative about your tenants’ insurance needs. The Insurance Bureau of Canada offers information for consumers to help make them aware of their insurance needs and assist them in understanding the types of insurance available. They are the national industry association representing Canada’s private home, car and business insurers. Its member companies represent 90 per cent of the property and casualty (P&C) insurance market in Canada. Colour takes baths

from blah to ahhhh…

T

oday’s bath has been redefined as a home spa, the one place where you can retreat to for a reviving pick-me-up. So, when it comes time to give this room a pampering of its own, consider paint and the power of colour. It’s a quick, easy and economical way to invigorate the space. “A splash of paint can be the perfect tonic for toning up a tired bathroom,” suggests Benjamin Moore colour expert Sharon Grech. “Whether it’s just a fresh coat of existing colours or a whole new palette, budget-conscious consumers will appreciate the affordability.” When it comes to bathroom paint, conventional wisdom has always dictated that only a high-gloss finish will do, to avoid telltale water spots and streaks from showing. Now, according to Grech, Benjamin Moore has developed Aura Bath & Spa – a matte-finish paint that locks out moisture. “It is exceptionally eco-friendly, low-VOC premium performance paint that retains the colour integrity regardless of the steamiest conditions and offers a terrific option for consumers.” The new formulation is available in 1,800-plus colours. With a choice of colours that extensive, deciding which ones to use can be the biggest challenge. “The cool palette of blues, greens and watery hues is, of course, a popular choice for creating a calming and serene setting,” she advises. “Think about using the warmer end of the spectrum – yellows, oranges and pinks – if you want a room that wakes up the senses and is more stimulating and lively.” You can learn more online at benjaminmoore.ca.
