EDITORS’ NOTES

d

id you know that once you sign a lease and take possession of your new digs that an inspection is in order? Landlords cannot hold tenants responsible for normal wear and tear, however tenants are expected to fix damage such as stained broadloom and damaged walls or ceilings. Since the question of who did the damage may come into play at some point during your occupancy, inspecting the condition of the premises on move-in day is important. Be thorough and document everything you notice. The tenant and the landlord should inspect the rental premises together. In some provinces, an inspection report is required by law. This should be a formalized process by which both the landlord and tenant end up with a signed agreement and both parties receive copies of the signed inspection sheet. During your inspection, you’ll review many aspects of the home. Be sure the safety features, such as smoke and carbon monoxide detectors, are included in the inspection too. It’s the law to have working detectors in the home. Be sure to keep them in working order during your stay by testing their operation regularly.

h what weather we’ve been having. It goes hot, then cold. Summer couldn’t make up it’s mind and Autumn is following suit. Alberta had snow in September and Ontario had a heat wave into October. Seriously, nobody knows what to expect from day to day. So where does that leave your apartment? Do you need the heat or the A/C? While there are no laws about turning on the air conditioning, and A/C isn’t considered a vital service under the Landlord Tenant Act or the Residential Tenancies Act, heat is. All residents are entitled to warmth, and if the landlord is the one who provides the heat, the landlord has to be mindful of the law. While specific temperatures are set at the municipal level, the standard across the country is along the lines of a minimum temperature of 21°C (68°F) between September and June. Some municipalities stipulate that the temperature can go down to 18°C between 11pm and 6am. This doesn’t mean the heat comes on for September 1, it just means that the landlord has to be in tune with the weather to ensure the heat is on before the mercury plummets. Some like it hot, some like it cold. While nobody has to live without heat, some people won’t live in a place without air conditioning. If it’s in your lease that your apartment includes it, then the air conditioning needs to come on at a reasonable time as the weather grows warm, and stay on until the weather becomes sufficiently cool. That’s a discretionary call that the landlord has to make, but if you’re feeling the heat, you can put in a request. And while the weather fluctuates, you’ll need to have back-up. Fans and blankets can help you get comfortable. You need that perfect home for all seasons – and we’re here to help! Our magazine and website, plus RentersGuide.ca and our new Renters Guide app, offer the best selection of available apartments as well as great articles and advice, making it easy to make your move!

quicktips

use the wall to store it all By hellen Buttigieg

Clearing Clutter and putting everything away Can be a Challenge when you don’t have enough storage space. You’ve got to be creative in finding new places to store things, because closets and furniture will only get you so far. Take advantage of your condo’s height. Use the wall to store it all, and make a statement with decorative shelving and storage possibilities. go vertiCal or go home. When you’ve run out of storage space, lie on the floor and look up. There is a limited amount of horizontal space (countertops, desks, tables and the floor) but vertical space is abundant and often overlooked. Consider putting shelves above door frames or around the perimeter of the room, like a border. Hang things from the ceiling in the kitchen. When purchasing armoires, bookcases or shelving units, choose the tallest you can find and put baskets on top of them. Clear up valuable tabletop spaCe. We all have a limited amount of counter and tabletop space, but our wall space is often under-utilized. By hanging photos and framing special mementos in shadow boxes on the wall, you’ll free up space on your tabletops and create a less-cluttered, more-spacious look.

RentersGuide.ca running out of kitChen-Cabinet spaCe? If your kitchen supplies exceed your cabinet space, consider mounting a metal rail to your wall. Use hooks (usually included with a rail) to hang everything from utensils to hand towels. This attractive storage solution gives you easy access to RentersGuide.ca your items and utilizes previously unused wall space.

make the most of Ceiling spaCe. Rather than putting up a wallpaper border, install shelves a foot or so below the ceiling around the perimeter of your children’s rooms. On them, display prized belongings and collectables. This gets your treasures out of the closet where they take up valuable space, yet still allows the kids to enjoy them. adjust your storage systems. A common misconception is that once you have organized your entire home, you’re done. However, organizing is a process, not a destination. As your interests change, so will your organizing systems. Put some time aside to tweak existing systems on a regular basis – especially when you experience a lifestyle change.

avoid shampoo overload in the bath. For a more streamlined look in your bath or shower, consider attaching wall-mounted soap and shampoo dispensers. This will eliminate the sticky mess of shampoos, soaps and lotions crowding the bath or shower, contributing to a more serene, spa-like space.

store magazines Creatively. When looking for interesting ways to store magazines, think outside the box. As a creative alternative to a magazine stand, consider using a ladder. Propped up against a wall, a ladder is an interesting way to display magazines and make use of otherwise wasted vertical space.

moving

It’s important to understand

tHe contract by ChuCk ResniCk

Hiring professional movers can save you a lot of work and aggravation, especially wHen everyone understands wHat’s involved. The best way to ensure that situation is for all parties to communicate effectively. From the mover’s point-of-view, having a contract that is clear and agreed upon is the number-one way to achieve success. In Ontario, service agreements with moving companies come under the umbrella of Consumer and Corporate Affairs. When we provide you with a written quote in person, by law, we cannot charge you greater than 10 per cent over the amount stipulated in the contract – unless you change the conditions of the move. At Two Men and a Truck - Canada, we price by the hour, whatever it takes. If you call and ask to have 100 boxes moved, and we show up to find 200, of course we have to charge more than what we agreed upon. That is considered a change to the conditions of the move. Moving takes time, and there are many unexpected situations that might cause a delay and make your price go up. For example, the person who moves out of your apartment building before you may be running late, and the elevator is tied up longer than you planned. For the mover, the meter is running the entire time. Sometimes customers neglect to tell us that they are giving a large furniture item to a friend or relative and want us to drop it off on the way. This is a change to the conditions of the move and will cost more. The most common glitch is that the key to the new home isn’t available when it should be, and someone has to drive somewhere to get it. We bill RentersGuide.ca from dock to dock, so anything that increases the time also ups the price. When one of these unexpected happenings occurs, the mover will pull out a form called “Revision to Estimate” to explain the change, and everyone signs it.

to quote on moving them from or to separate addresses. This is do-able, as long as they understand they pay for our crews’ time. It may well be more cost effective than hiring movers separately to have a number of students belongings all on the same truck. We hire our own staff rather than casual or day labour. Our employees are trained professionals who are bonded and insured. Make sure you hire a reputable mover whose crew members are covered by Workers’ Compensation and who has a bona fide phone number linked to their office to call if and when you need to, especially on moving day. When all is said and done, customers should check with reliable sources to ensure they are hiring a bona fide professional firm. At Two Men and a Truck – Canada, we use the latest in technology when it comes to hardware and software to help us with estimating. A contract lets you and your mover know where you stand. Read it carefully and ask any questions you have. An informed consumer is always a happier one. Visit www.twomen.ca

tips

for small space survival

By yanic Simard PhotoS By Brandon BarrĂŠ, Stacey Brandford & ted yarwood

Whether you’re styling your pint-sized apartment or just your petite poWder room, decorating any small space can be made easy if you go about it in the right way. No matter what the scale of the project, some planning is always required. An undersized area needs an immense amount of thought, resulting in a fully functional and practical, warm and liveable space. Consider my five tips when designing your tiny quarters. RentersGuide.ca RentersGuide.ca RentersGuide.ca

1. multi-purposing: If you have a very small space, you may not have separate living and dining areas. Combine the two by purchasing a high streamline sofa or sofa bed and a few side chairs that can be tucked away when not in use. When dining, bring the chairs in towards the sofa and place a round dining table in the middle. If you decide to go with the option of the sofa bed, this room is now not only a living and dining room, but also a guest bedroom. Also consider multipurpose furniture; a large ottoman with a top that opens can serve as a coffee table, extra seating and even storage for blankets and pillows. 2. proportions: If your furniture is oversized in comparison to the area it’s in, you will not get maximum use out of every inch of your home. Choosing furniture that is proportionate to the space is key when designing your place. Don’t fall in love at first sight. Bring a measuring tape (which should be – or will become – your best friend when furnishing a small space) with you when you go shopping, and if the piece is too big just walk away! You’ll find something better. 3. contain the clutter: Practical storage solutions are a must when space is limited, so make use of your vertical space. Consider hiring a company that specializes in custombuilt closets. Closet organizers will save your life. Floorto- ceiling wall units and book shelves are also a great way to make use of the vertical space in your home, and can be a great place to store items and show off some of your prized possessions. 4. open Furniture: Furniture that has legs tends to create a feeling of more openness in a space. Having a few pieces with closed bottoms such as an ottoman or a few stools is okay, but the majority should be open at the base. Transparent furniture is also a personal favourite of mine to use in small spaces – for example the ghost chair.

5. Visual FloW: Visual flow is the path your eyes take when looking at something as a whole. Your eyes should not focus on one particular area of the home. Your space should balance, creating harmony. I create harmony by using a combination of elements, such as using a variety of textures. Mix different fabrics together – silk, chenille, linen, suede velvet and sheers all together in monochromatic tones. I’m also known for painting the walls and trim work the same colour, the walls in matte but the trim in semi-gloss. Maintenance plays a big role in creating harmony. Visual flow will be obstructed if you’ve got a clutter – you need keep everything simple, clean and organized. Designing your small space may feel like a challenge at first, but if you tackle it in the right way you’ll be amazed with the results, and how it ends up not feeling like a small space after all. An undersized area needs an immense amount of thought, resulting in a fully-functional and practical, yet warm and RentersGuide.ca livable space.
