Not all landlords and management companies are equal. Some pride themselves in creating a quality experience – proactively fixing things, ensuring resident satisfaction, taking an honest interest in their buildings and striving to provide quality.

Some cities have landlord licensing, some cities have quality assurance programs. Both of these can help to give you insight into the quality of your prospective new apartment, but when it comes down to it, it doesn’t

take a private eye to figure out the good from the bad. Google is also your friend - search the address, search the building name, search the property management company. Like what you see? When at the property, just ask residents. People love to complain as much as they love to brag. They’ll often give you the inside scoop – and that’s what you want!

Avoid common packing mistakes

moved residences in Canada last year, many of whom did the packing themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks.

Here are a few tips to help you avoid finding damaged items at your destination: 1. Consider purchasing boxes from your mover. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight.

Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to

your belongings.

2. Be realistic about the number of boxes you need. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement.Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day.

3. Start packing early and be completely packed when the movers arrive. Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes and we get in each others’ way.

This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area

Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move.

If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time.

It also eats up precious time and, therefore, money!

4. Think ahead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door.

Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds off the time for each box. Saving 20 seconds per box can save lots of time and money.

5. Consider having your moving company pack for you. We are skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety.

So, when it comes to moving, forethought goes a long way.

STUDY UP ON YOUR RENTAL RIGHTS

IT’S JUST ABOUT TIME for the new school year to begin, and for many students in college and university, it means leaving Casa del Mom’n’Dad and moving off to a new apartment at school. It’s usually the first time leaving home, the first time having an apartment and the first time having to pay all of the bills. Students should enjoy and make the most of this newfound freedom, but they should also be aware of their new-found rental rights and responsibilities.

Seasoned renters will have learned the ropes – either through their own research and experiences or through the experiences of friends and neighbours, but one of the first things college and university students should learn is the basics that are included in the Residential Tenancies Act (RTA).

Regardless of which province you live in, the RTA will help guide you to understanding your rental rights and responsibilities. Each province differs slightly in their rules, so it’s important to

understand the rules in the province in which you will be residing.

Basics rental rights that are important to understand are: Entry – Your landlord must give you notice to enter your apartment and cannot just come in whenever they want (unless a valid emergency is involved).

Rent – There are rules dictating how much rent your landlord can charge, including how often the rent

can be raised and how much notice the landlord has to give you before raising the rent.

Pets – Some provinces allow pet restrictions and if it’s in the lease, you can be evicted for having pets. Other provinces allow pets and anything pertaining to pets in the lease is void.

Find out what applies to you before you pick up a furry friend.

Deposits – Some provinces only permit a deposit equal to last month’s rent – and this money can only be applied to the last month’s rental payment. Some provinces allow damage deposits and/or pet deposits.

There is a legal limit to deposits.

Repairs and maintenance – The landlord is obligated to keep the apartment and common areas clean and in good repair. Know the process for submitting maintenance requests.

Don’t feel you need to live in unhealthy, dangerous or otherwise sub-par conditions because you’re a student.

Locks – Neither you nor the landlord can change the locks to lock the other out.

Eviction – There are numerous valid reasons for eviction, but each includes a legal process that needs to be followed. Once the legal process is completed, the only one that can change the locks and physically remove the tenant is the Bailiff or Sheriff. Make sure you’re not getting put out illegally.

Your responsibilities: Sign a lease – This is a contract that defines all expectations – from the cost of rent to what is included in the rent. It also outlines the landlord’s expectations. This contract is enforceable and you need to stick to the terms or you can be evicted. It cannot include illegal terms. Make sure

you understand what you’re signing. If it’s not in writing then it doesn’t count.

Repairs and maintenance – If problems arise, contact your landlord immediately. This is both for your own comfort and for the protection of the property. Many small problems can turn into major issues if left unremedied, and you’re obligated to look after the property.

Terminating residency – When you want to move out – whether going back to your parents’ home or moving onto a new apartment – you need to give proper notice. There are forms that you can use, provided by your local Landlord and Tenant agency or provincial services agency. There are also specified notice periods set by each province. If you do not give your landlord the proper notice, you may be on the hook for rent payments until the proper terms of termination are met.

Human Rights – Everyone is also protected under Canadian Human Rights Code as well as the provincial code. You cannot be discriminated against for your age, sex, sexual preferences or gender identity, marital status, religion, ethnicity or many other basic principles.

How to ensure your rental rights: Make sure you get a copy of the lease you singed at the time of signing, and keep this document. If any issues arise, contact your landlord in writing. Keep a log of any times you need to contact your landlord. This is important if issues end up escalating or you feel you’re not being treated fairly. A log showing repeated requests with no response will stand up as evidence if you need to pursue issues in the courts or Landlord Tenant Tribunal that cannot be resolved simply between you and the landlord.

Make sure you always get receipts for your rent – at the time of payment, especially if you’re paying cash. Keep all documentation of any expenses incurred due to issues that are the landlord’s responsibility.

Treat your landlord and neighbours with consideration and you should enjoy your first rental experience and your first time away from home, on your own. Most landlords do treat their tenants well and look after their responsibilities, but as a new renter and a student, ensuring you understand your rights and responsibilities is important and should be taken seriously.

IF YOUR APARTMENT BUILDING or rental home doesn’t require you to have proof of renters insurance, you might hum and haw about having to pay an extra monthly fee and decide it’s not necessary. I’m all for avoiding extra monthly payments – but that renters insurance policy might really help you out should you come across a series of unfortunate events.

Your landlord probably has property insurance on your building, but their policy doesn’t likely protect your personal belongings, any of the upgrades you’ve made to your unit, or cover you if someone hurts themselves in your home.

It will cover certain things, but disregard others – know what’s what when it comes to your landlord’s insurance versus your own.

IF A FIRE BURNS DOWN YOUR BUILDING: Property insurance: Generally speaking, your landlord’s property insurance would pay for the demolition of the building (if necessary), as well as cover the expenses required to repair or rebuild it. This means it would pay to fix the structure itself, as well as any permanant fixtures – lights, built-in cabinetry, etc. Their insurance would not cover your personal belongings.

VS Renters insurance: In most cases, renters insurance would cover all of the contents in your unit in the case of a fire. Most policies would also cover your expenses if you needed a place to live while your home was out of commission.

IF SOMEONE GETS HURT IN YOUR HOME: Property insurance: Chances are, if you organize a get-together and a partygoer slips on a spill and hurts themself in your home, your landlord’s insurance would not be of any help if that person decided to sue you.

VS Renters insurance: If you had liability coverage included in your renters insurance, it would protect you financially if you unintentionally caused bodily harm to someone in your home. It would also likely cover you if you

accidentally caused damage to the property in which you lived.

IF SOMEONE BREAKS IN AND STEALS YOUR STUFF… Property insurance: As you now know, the landlord’s property insurance doesn’t extend to the contents of your unit, which means that without renters insurance, you’d be on the hook for replacing everything yourself in this situation.

VS Renters insurance: In most cases, your renters insurance policy covers your possessions and personal property if your apartment gets broken into.

Whether you’re renting a basement apartment in a home, a unit in a mid-rise or one in a massive highrise, insurance is all the same – the property owner insures the structure and property, and the resident insures the contents.
