hen it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish.

If possible, speak to current tenants and ask about their experience. If you’re shown a model, ask to view the actual suite where you’ll be living so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises.

While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises during the tenancy. The landlord is responsible for general upkeep, including wear and tear.

You should be asked to fill out an Inspection Worksheet when you move in, which the landlord will sign. This is an important document to keep on hand for moving day. Consider taking photographs if there are damaged areas, or bring a video camera if you have one and tape the inspection. A little diligence now ensures peace of mind for later.

ou’ve got the reno bug. I know, it sounds like fun. A new bathroom vanity, deep mocha hardwood flooring. But you can’t. You rent.

You’re stuck reading all of these great décor magazines with no way to express your inner interior decorator!

I’ve got two things to say: 1) You’ll never truly appreciate how lucky you are that you don’t have to live through a renovation. It’s hard to believe, but the experience of dirt, dust and disruption really does take away from the enjoyment of the final outcome.

2) Think outside the big beige box. Sure, you may not be able to rip up floors – but there are reams of products out there that will do the trick.

Floating floors – they click together and are temporary – if you move you can even take them with you to your new home and reconfigure them there! Or go with a rug or hallway runner. Since they’re not permanent you can be more daring, go with colour, pattern or texture that can easily be changed as something new in your décor mag strikes a chord.

You can’t tear out that bathroom vanity, but you can spend that extra money in changing up the hardware and on really amazing accessories. If you need more storage, find a chrome trolley, the ones on casters are totally on trend. They offer great storage capacity and be adapted for use in the office, bedroom or kitchen when you want to change things up.

is money. Don’t waste my time. There are all kinds of clichés about time, and the sad part is, they are all true. The time you waste is time you will never get back. Spending time on tasks you don’t enjoy is practically a crime. Be conscious of the way you spend your time and streamline tasks to save time where you can. That extra time can be used for the better things in life. As John Lennon said “Life is what happens when you are busy making other plans.”

Find it fast by clear labeling You can retrieve anything you need quickly and effortlessly when you store related items in clear (see-through) containers and label the contents with large, easy-to-read labels. You can create labels using a label maker, computer-generated adhesive labels or handwritten shipping labels attached with clear packing tape (use a thick black marker).

Time management I’ve always maintained that the task expands to fit the time allotted for it, especially for perfectionists. But there is a point of diminishing returns on the time invested. When you begin a task or project, decide how much time it’s worth spending on the activity and stick to that (set a timer to help keep you on track).

Understand your high/low energy periods and schedule your daily tasks accordingly Tackle tough tasks during high-energy periods and less-demanding tasks during low ones. Also consider your work style when planning your day; do you work best in short bursts or long stretches? You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your daily activities.

What is your time worth? Do you wish you had more time yet find yourself spending time to save money?

If you spend hours doing unpleasant tasks that you could hire someone to do, or drive across the city to save a few dollars on a grocery store special, you are squandering a precious commodity. Look at it this way: You can always make more money but you can never have more than 24 hours in a day. An extra hour I was listening to the radio when the announcer asked “If you had an extra hour in your day, what would you do with it?” My first thought was that another question needs to be asked before I could answer that one, and it is: “What can you do to free up an extra hour in your day?” I decided to hire someone to do my bookkeeping so I could free up time to take my dog for a leisurely walk instead of rushing. I challenged my daughter with this question and she decided to give up watching “Survivor” this year so she could learn a dance solo for the studio’s competitive program. How we spend our time is our choice; we need to choose consciously. So, “what can you do to free up an extra hour in your day?”

Save steps Store items near the place you use them. For example, I keep a bottle of vinegar and water and a roll of paper towel in the kitchen and in each of the bathrooms.

When a quick cleanup is required, it takes less time and energy because the supplies are handy. One of my most-often used items in the house is a basket I keep in the hall closet on a shelf at waist height. I toss my keys and sunglasses in it so I never have to go searching for them when I’m rushing out the door. I also have a drawer there for my dog’s leash and bags – so handy!

Find it fast It’s easy to forget where we put the items we don’t use on a regular basis. Create an inventory that details the storage location of items you use only on a seasonal or occasional basis. Keep the document on your computer with a shortcut on your desktop. As the list grows, you can always find the information quickly by using the Edit/Find feature in MS Word. Now you never have to worry about remembering where you put your passport!

Consolidate tasks to save time For example, return calls and emails in batches rather than interrupting yourself throughout the day.

ore than 4 million people moved residences in Canada last year, many of whom did the packing themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks.

Here a re a few tips to help you avoid finding damaged items at your destination: 1. Consider purchasing boxes from your mover. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight.

Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings.

2. Be realistic about the number of boxes you need. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement.Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day.

3. Start packing early and be completely packed when the movers arrive.

Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes and we get in each others’ way.

This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure.

TheRentersGuide.ca Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic

wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up precious time and, therefore, money!

4. Think ahead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door. Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds off the time for each box. Saving 20 seconds per box can save lots of time – and money.

5. Consider having your moving company pack for you. We are skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety.

So, when it comes to moving, forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.

CMHC Offers a Range of Tips and Resources

W

hether you are a first-time renter or a long-time tenant, there are many important decisions to make when evaluating potential rental accommodations.

To help make these decisions easier, Canada Mortgage and Housing Corporation (CMHC) offers a number of resources, including worksheets and helpful hints, to help you make responsible and informed rental decisions.

Starting with tips for getting started and identifying rental needs, to evaluating rental options and meeting a landlord, to signing rental agreements and paying rental deposits, CMHC’s resources support renters throughout all stages of the rental process.

CMHC also offers resources designed specifically for recent immigrants to Canada in eight different languages. Renting in Canada: What Newcomers Need to Know includes a variety of relevant and appropriate tools, products and resources to make finding safe and affordable housing easier.

Taking the time to plan and determine what you need and how much you can afford will make the overall rental experience less stressful and the outcome more satisfying. In the planning stage, it is important to identify things like the number of bedrooms and location requirements, establish a budget and evaluate an apartment’s affordability.

The tenant-landlord relationship is one of shared responsibility and CMHC’s resources provide guidance on the responsibilities of both. They also offer advice on dealing with issues such as regular and emergency repairs, rent increases and payment difficulties.

enerally, it’s the building owner and management who are responsible for the security of your building. The Residential Tenancies Act notes that the building’s windows, doors, locks and lighting must be in a good state of repair. The safety of your neighbourhood can also have a significant impact on your building’s security. However, residents can also help to ensure that the building is safe and secure. Be alert and help to prevent dangerous situations before they occur.

Residents have a right to expect reasonable protection, both inside TheRentersGuide.ca their apartments as well as in common areas such as parking garages and elevators. This includes proper lighting in lobbies, corridors

and laundry facilities, and deadbolt locks on doors and window locks.

Responsible landlords maintain and fix security problems, such as burnedout lights, and deal with complaints about suspicious activities or broken security items. Check out the condition of security features when apartment hunting and after you move in. If you notice that any of your building’s safety features are broken or malfunctioning, report them immediately to the management.

One of the most important ways to help keep your building safe is to restrict and prevent access to the building by persons who are not authorized to be there. This can create serious potential security risks. Do not be afraid to question someone who is waiting for you to buzz them in.

Burglars have been known to pose as delivery people to gain entry.

Though the convenience may make it tempting, you should never make a key for friends or family members, or give out your building access code or card to anyone who does not lawfully reside in the building. Relationships change, friends come and go – there’s no need for someone with whom you are no longer involved with to have access to your home, raising safety concerns for both you and other residents in the building.

To help keep your building safe and secure, Canada Mortgage and Housing Corporation recommends that you:

If they are not equipped with a good deadbolt lock, make sure to keep a sturdy bar in the door’s track to prevent it from opening. » Do not leave bicycles or other personal items on your balcony, especially if you are on a ground or

low floor – thieves can easily climb a ladder to steal them. Conceal and store items you cannot store inside.

Thanks to modern technology, security systems are becoming increasingly sophisticated. Security pass cards and innovative key fob passes are issued to residents in many buildings. These can be

enabled and disabled remotely by the administration, thus limiting building access to tenants who presently reside in the building. Security cameras are commonplace, but in many buildings residents can see who they are buzzing in on a designated channel in their own apartment. But sometimes just old-fashioned precautions, awareness of one’s surroundings, and consideration for others in the community can also help to be effective in creating a safe and secure living environment.

Slice the chocolate pound cake into thick pieces and spread generously with cherry jam, rather like making big jam sandwiches, and layer in the bottom of a large, wide trifle bowl, squishing the cake down. Then pour over the cherry brandy so that the cake soaks it up — trifle should be boozy! Top with all of the drained cherries, being sure to push some against the side of the bowl, because that’s what you’ll see when the trifle is served. Cover with cling wrap and leave to macerate while you make the custard.

Melt 4 ounces of chocolate in a saucepan, over medium-low. Once the chocolate is melted, set aside while you get on with the custard. In a saucepan warm the milk and cream. Whisk the egg yolks, sugar, and cocoa in a large bowl.

Pour the warm milk and cream into the bowl whisking it into the yolks and sugar mixture.

Stir in the melted chocolate, scraping the sides well with a rubber spatula to get all of it in, and pour the custard back into the rinsed saucepan.

nspired by the same sinfully sensational ingredients as a Black Forest Gateau, namely several layers of chocolate Genoise, Kirsch-flavored Morello cherries, whipped cream and chocolate shavings, Nigella Lawson has created a recipe for Black Cherry Trifle that is both beautiful to look at and achingly delicious to eat. I made this glorious ‘pud’ for a recent dinner party, and was given a thumping endorsement by all.

Nigella suggests cheating and buying some chocolate cake and then tweaking it to make it your own. “I’m all for making life easier, and what makes my life easier when I have a crowd coming for supper, is to buy something and then make it even better. Once liquor and fruits are added, no one will tell the difference!” This is truly heaven in a bowl.

Cook over a medium heat until the custard thickens, stirring all the time. Make sure it doesn’t boil, as it will split and curdle. The custard will get darker as it cooks and the flecks of chocolate will melt once the custard has thickened. And you do need this thick, so don’t panic so much that you stop cooking while it is still runny.
