EDITORS’ NOTES

t

he moment you move into an apartment from a reliable property management company, you will be able to enjoy a number of benefits. One cheque basically takes care of it all. As you know, one of the biggest things to consider when renting is your choice of location. Unlike furniture, paint and being a good neighbour, it’s the one thing that you cannot change, so it’s important to choose well. What are the other critical things to consider when choosing a location? There are so many personal variables, it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you aren’t keen on owning a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot not only offers many health benefits, it gives you a chance to meet new neighbours and discover new places too. Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options.

partments living offers incredible flexibility and makes it easy to have a home that meets your needs, even as they change. You can have exactly the amount of space you need, and as your lifestyle and needs change it’s easy for your apartment to keep up. No agents, land transfer taxes or lawyers – renters are free of that expense and stress. Just give proper written notice and move on. If it’s just a change in the size of your suite, often it’s as easy as a chat with the management. They may be able to give you another suite within the building – or at least let you know when one becomes available. Even a change of location can be accommodated by management companies with numerous locations – why not stay with a property management company that you find does a great job in creating a comfortable and well-maintained community. Look around you and see, is your apartment just right or have you outgrown it? When it’s time to move on, with Renters Guide in hand you’ll find that perfect place to call home. Our magazine and website, TheRentersGuide.ca, offer the best selection of available apartments, informative articles and advice, making it easy to make your move!

quicktips

Decorating

your rental space Here are some tips for renters from rental guru Jodi Gilmour

TheRentersGuide.ca

TheRentersGuide.ca

❖

When decorating small spaces, you don’t necessarily have to go with pint-sized furniture. Just pare down the number of pieces.

❖

Make sure there’s balance and create interest by drawing the eye to varying levels throughout the space. Multi-purpose pieces go a long way.

❖

One of the quickest ways to change the look of a rental, aside from paint, is to change the lighting. Invest in new light fixtures and take them with you when you leave.

❖

When decorating on a budget, try to look at old items in a new way. A desk can become a buffet table, and who knows ,maybe an old door would make a great headboard!

❖

Never underestimate the power of a coat of paint! Paint a tree stump in a bold hue to create a cool side table or stool.

❖

Walk through a second-hand store with a mind to breathe new life into an old piece of furniture; try using two tones of your favourite colour.

❖

To create a gallery wall you have to start with a commitment; your frames should either match, but vary in size or they can be mismatched but uniform in size. Oh, and make a choice; black and white or colour for the entire collection.

❖

Collections are a starting point for your accent pieces and carry themes on in other ways. If you collect bird figurines, find a ‘birdie’ pillow to complete the look.

❖

We improved a kitchen for a budding chef by capping inexpensive bookshelves with a slab of granite we found in the sale section at one of our suppliers. Instant island! Widely recognized for her professionalism, resources, and winning charm, Jodi Gilmour helped many into new rentals when she hosted HGTV’s hit series For Rent. She was also a featured contributor on Marriage Under TheRentersGuide.ca Construction. Her experience managing one of Canada’s largest and most successful RE/MAX franchises sets her apart from the competition. Jodi’s says she’s committed to improving their quality of life.

The realiTy is ThaT once you move in

together you have to share a space, and your space ultimately reflects your style. you have to take what you both have already and determine what to keep, what will work and what won’t. Whether it be her childhood teddy bear, or that ugly thing he calls a “sofa,” the issue that arises is how to blend her past along with his, and still have an extremely welldecorated and tasteful place to go home to.

do we HaVe To keep THaT? wHaT iS THaT? wHaT do we need To buY? THeSe are juST Some of THe queSTionS THaT wiLL come up aLonG THe waY Do we have to keep that? What is that? What do we need to buy? These are just some of the questions that will come up along the way. you both need to be on board, and working toward a design goal that will make both of you happy at the end of the day. hopefully you share at least some of the same taste! opposites attract, so pairing your pieces together can work. mix heavier and lighter pieces together, and mix opaque with transparent. When you start mixing and matching your styles you will be surprised at how harmonious it can look. Just make sure that you listen to each other – you need to understand each other’s needs and wants. it’s a good idea to spend a weekend and analyze what you both have to determine where you stand in terms furnishings for your home. Will you be having children down the road? children will determine a lot of things, such as what you really need to invest in. Do you really need that 52-inch plasma television, or should you spend on something else? make a wish list that is prioritized, TheRentersGuide.ca starting with what you really need and where your money needs to go first. Find common ground and choose on an overall design style and concept.

if you have a piece of furniture that you just can’t let go of, changing the look of it is the best way to hold onto it. consider re-upholstering or painting it to match your new, blended décor. complement your existing furniture with newer pieces that link both styles. you can take his dining room chairs, match it with her dining room table and purchase a new light fixture that will join the two styles. By combining your pieces, you can create some of the most visually interesting and appealing rooms. merging your styles together will not happen over night. eventually the two styles will come together, creating what will hopefully be a balanced and harmonious space. combining the styles will take thought, and whether it be including her teddy bear, or that ugly sofa of his, it just needs to be executed in the right way, creating an extremely well-decorated and tasteful place to go home to.

Go Green in your apartment By Jane Herman

L

iving in an apartment instead of a house, is an environmentally friendly use of space and resources. Many of today’s rental buildings have been updated with energy-efficient windows, furnaces, appliances, lighting and plumbing fixtures. But it’s up to you to do your part to reduce energy use wherever possible and conserve precious resources like water. save energy and save Money: Use fans during the summer to keep air circulating through your apartment. Replace incandescent bulbs with compact fluorescents, which use 75 per cent less energy and last longer.

Bring your own reusable bags to the store when you shop. Make a habit of carrying a small one in your handbag or leave a few in your car. Use a cloth instead of paper towels and napkins. Use covered storage ware and cookware in the kitchen instead of aluminum foil and disposable pans. Break the habit of using plastic cutlery, paper plates and cups and invest in a washable set of plastic ware for parties, picnics and on the balcony. Avoid pre-packaged fruits and vegetables, individually wrapped snacks, juice boxes and single-serving snacks, which are the cause of most of the litter that degrades our parks and public spaces. Invest in a set of reusable mesh fruit and vegetable bags that you can use for shopping and home storage.

Turn off all lights, unplug appliances and electronics, or use a power bar when not in use, at night or when you leave your apartment. Electronic devices that have transformers or“instant on”features are known as“power vampires”because they draw power even when turned off. Home entertainment centres and computers can use as much power as your refrigerator even when not in use. Wash clothes in cold water whenever possible. As much as 85 percent of the energy used to machine wash clothes goes to heating the water. Dry some of your laundry on a drying rack to save the energy used during machine drying. Keep the heat in during winter by drawing your drapes or window coverings during the day. In summer, keeping the windows covered will help to keep your apartment cooler.

Make your own cleaning supplies: Making your own cleaning products saves money, time and packaging and dramatically improves your indoor air quality.

Clean the condenser coils on the back of your fridge at least once a year.

Pure soap, baking soda, vinegar, lemon juice, borax (washing soda) and a coarse scrubbing sponge can take care of most household cleaning needs. Be sure to purchase a couple of refillable spray bottles from the hardware store.

conserve water: When doing laundry, adjust the machine setting to the size of the load. Report any leaky faucets to your property manager. The city has to treat water with chemicals and use energy to pump it back to you.

For an all-purpose cleaner, use a mixture of ½ tsp. washing soda, ¼ tsp. liquid soap, and 2 cups hot tap water.

Take shorter showers.

coMpost and recycle: In most cities, apartments send way too much garbage to landfills. Learn what can be recycled in your municipality and commit to making recycling a regular habit. In Toronto that includes everything from egg cartons to tetra paks, styrofoam trays and plastic containers. Properly dispose of used furniture, electronics, clothing and household items, batteries as directed by your community.

Never let the water run when brushing your teeth: fill up a small cup of water instead. When washing dishes, fill up the sink with soapy water and immerse your dishes. Set on a drying rack, then rinse, instead of letting the water run continuously while you wash and rinse each dish. If you have a dishwasher, run it only when full.

TheRentersGuide.ca

Banish plastic water Bottles, disposaBle iteMs and excess packaging: Keep a pitcher of cold water in the refrigerator instead of running the water until it gets cold. Use a reusable water bottle for water and a travel mug for coffee.

A good natural glass cleaner can be made by mixing ¼ tsp. liquid detergent, 3 tbs. vinegar and 2 cups water in a spray bottle.

Walk, cycle, take public transportation or use a shared vehicle to help reduce the number of cars on the roads. Just a few small changes in your lifestyle can make a big difference in the quality of the environment for everyone. Lemon BLueBerry cupcakes with mint directions For the Fritters

Preheat oven to 350°F. Line two 12-cup muffin pans with paper liners. Sift flour, sugar, baking powder, salt and baking soda into large bowl. In another bowl, whisk together the melted butter and oil until combined. Add the eggs and whisk to blend. Then whisk in the buttermilk, milk, vanilla extract, and peel. Next, add the buttermilk mixture to dry ingredients, and whisk just to blend. Stir in the frozen blueberries, then divide the batter among the muffin cups. Bake the cupcakes until a tester inserted into the centre comes out clean, about 23 minutes. Transfer the cupcakes to racks and let cool. For the frosting, combine the first five ingredients together in medium bowl. Add 4 teaspoons of milk. Using an electric mixer, beat until the mixture is well blended and fluffy, adding more milk by teaspoonfuls if dry, about four minutes.

f

luffy, moist and bursting with bright flavours, these luscious lemon blueberry cupcakes, slathered with an amazingly rich, delectably smooth and pillowy buttercream frosting, are like sunshine on a plate. Garnished with a rain of fresh blueberries and a sprig of aromatic mint, it’s no small wonder why cupcakes have become such a culinary phenomenon. The secret to this delicious recipe? Freezing the berries before adding them to the batter which prevents them from sinking to the bottom and discoloring the cupcakes. Everyone loves a cupcake, and these perfect bitesize treats are sure to make every occasion a celebration. ingredients Makes 24 cupcakes Cupcakes: 3 1/4 cups all purpose flour 1 1/4 cups sugar 1 tbsp baking powder 1/2 tsp coarse kosher salt TheRentersGuide.ca 1/4 tsp baking soda 6 tbsp unsalted butter, melted 1/4 cup canola oil 2 large eggs 1 cup buttermilk or low-fat yogurt 1 cup whole milk 1 tsp vanilla extract 1TheRentersGuide.ca tbsp lemon zest 1 1/4 cups fresh blueberries, frozen four hours

Frosting: 2 1/4 cups powdered sugar 10 tbsp (1 1/4 sticks) unsalted butter, at room temperature 1/2 cup plus 2 tablespoons maple sugar 1/2 tsp coarse kosher salt 1 1/4 tsp vanilla extract 4 tsp (or more) whole milk 1 cup chilled fresh blueberries Fresh mint sprigs

To decorate, spread the frosting over top of the cupcakes, and garnish with chilled berries and little sprigs of mint sprigs.

moving

Get a move on Surviving relocation

N

obody pretends that moving to a new home or condo is a walk in the park – but it needn’t be an out-and-out nightmare either. As moving day approaches, don’t wait to be overwhelmed with a flood of jobs that should have been tended to weeks before.

- If you’re doing the job yourself, book a truck. Self-movers should consult the truck rental company as to the truck size required to accommodate your belongings.

Here, you’ll find a step-by-step guide to easing some of the panic

- Take a good look at the floor plan of your new home and visualize your furniture arrangement. Decide which furniture you want to hang on to, and which, if any, should be set free.

associated with the big day:

8 weeks to go

- If you’re moving to a new town, make a phone call to the local Chamber of Commerce for information about schools, amenities, taxes, etc.

- Get estimates from several different moving companies and book a mover. If you decide to contract the mover to take care of your packing, arrange to have this done one or two days before the moving date.

- Properly dispose of anything you will be unable to move – ie, food in the freezer; flammable painting and cleaning supplies. Re-familiarize yourself with the contents of your locker or storage space.

5 weeks to go - Talk to your mover about costs, insurance, loading delivery and claims procedures. Ask your accountant about tax-deductible moving expenses, and be sure to retain any pertinent records. - Obtain copies of your family’s records from doctors, dentists, lawyers, accountants, etc.

-

TheRentersGuide.ca TheRentersGuide.ca TheRentersGuide.ca TheRentersGuide.ca

Transfer your children’s school records. - Fill out a change of address form at the post office. Inform creditors, magazine subscriptions, etc., of your new address.

4 weeks to go

If necessary, book a baby-sitter for moving day. - Return library books, videos and items long ago borrowed from neighbours.

2 days to go

- Arrange storage if needed.

If you’ve hired movers to pack for you, they should be doing so now.

- If your furniture, curtains or carpets need fixing, now is the time to have the work done.

Set aside a suitcase with the clothing and toiletries you’ll need along the way, or upon arrival in your new home.

- If you don’t want it, unload it at a garage sale: less to move, cash to gain.

3 weeks to go - Estimate how many boxes you’ll need and buy them or start to collect them from neighbourhood stores.

Pack a survival kit for your first day, including: - scissors and utility knife - coffee cups, paper plates and - paper towels - tea kettle, instant coffee, tea and water/ soft drinks

Also collect the following: - newspapers

- address book, pens and paper

- bubble wrap

- soap and towels

- scissors

- garbage bags

- packing tape and string

Valuables and important papers should be carefully secured. Bring these with you instead of packing them in the truck.

- labels and markers

Defrost your refrigerator and freezer.

- utility knife

- furniture pads - dolly Moving day may seem eons away, but it’s time to start packing those things you won’t use before the move. Arrange for cancellation of utilities, television programming, phone, Internet, etc., and arrange for their setup at your new home. If you’re taking a lengthy journey, make travel and hotel reservations. Have your address changed on your driver’s license, registration and insurance, and your health card. In major city centres, much of this can be easily done with once stop or online.

1 week to go TheRentersGuide.ca

- Have medical prescriptions transferred to a pharmacy in your new neighbourhood.

Be prepared to pay the movers on delivery day.

2 weeks to go - Arrange for the transfer of your bank accounts to your new branch. - Cancel or re-direct any direct deposit or automatic payment arrangements. - Talk to your veterinarian about the best way to move your pet. - Cancel delivery services and newspaper subscriptions.

Moving day - Pick up the truck early, if you’re moving yourself. - Make a list of every item loaded onto the truck. - Provide the mover with a phone number through which you can be reached.

- Be available by phone to answer questions and direct the mover as needed. - Read the bill of lading before signing. - Put aside in a safe place until the transaction is seen through to the very end, including any settling of claims. - Ensure appliances are turned off in your old house. - Do a final inspection of the property – don’t forget the balcony. - Lock all doors and windows.

Upon arrival - As the truck is unloaded, check off each item on your list. Examine furniture for damage and settle your bill. - If you have children underfoot, open a box containing their toys and books. - Ensure utilities are in working order. - Sit back with the comforting beverage of your choice, ignore the disarray and feel proud.
