As part of the process, your landlord must

give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand.

You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

MULLING A MOVE TO THE BIG CITY? Or just closer to work? If your new digs are conveniently located, you may find that you no longer need your car. But giving one up is not for the faint of heart.

With a car comes freedom and the ability to live life on your terms, so why would you want to be carfree? As it turns out, there may be some very good reasons to trade in your junker.

GOT EXTRA MONEY? NOT IF YOU OWN A CAR Cars aren’t cheap. And while they may be considered an asset, they’re a depreciating one. Even ignoring what happens to the price of one when you drive it off the lot, once you factor in the normal costs of use, like gas and oil changes, not to mention winter tires (an expensive fact of life for most Canadians), you start to realize how significantly owning a car can set you back. Bonus: if the unit you’re renting comes with a parking space and you don’t have a car, you may even be able to make some money off it by renting it to someone else in your building.

Sometimes an opportunity comes knocking – one that you can’t turn down. One that will take you away from home for an extended but not permanent stay. On first glance the options can seem like a rock and a hard place have come to visit with your lucky happenstance. Either give up your home and pack it all into storage while you go away, and then face finding a new place when you return, or pay rent for an apartment to sit empty while you are gone. The former is a lot of upheaval, especially tricky if you are under lease and are obligated for many more months. The later seems like a huge waste of money, and may not make sense or even be feasible financially.

technically, you continue to be responsible for your lease even if you are not living in the apartment.

Subletting has a legal aspect to it.

Subletting means that a tenant moves out of his or her unit for a specific period of time, but plans to move back into the unit before the end of the tenancy. The person who moves into the unit is known as a “subtenant.” The subtenant is responsible for paying the rent to the original tenant who continues to pay rent directly to the landlord, and is responsible for complying with everything in the lease.

If you’re planning to leave your unit for an extended period of time but want to return to it, you must ask your landlord’s permission to sublet the unit. You must inform the landlord when you are leaving and when you will be returning.

Your landlord cannot refuse the idea of subletting a unit, but they can refuse a specific person if they believe the person is unsuitable.

You, and not your landlord, are responsible for finding someone to pay your rent while you are temporarily away. It’s best to give the subtenant’s info to the landlord, who may need to contact the subtenant and/or enter the apartment in case of an emergency.

Subletting may be an ideal option. Just as you may need to leave temporarily, there are plenty of people that need a short-term place to stay. Whether they’re moving here and need a landing spot until they find more permanent accommodations, are renovating and need to vacate their homes for a limited period of time, or are just here, as in your situation, for an extended but not permanent stay, it’s just a matter of finding someone with comparable needs and making arrangements for them Subletting is often confused with to live in your apartment and take “Assigning a Unit.” Assigning a Unit over the financial responsibilities.

While it can be a great arrangement, means that the tenant moves out of

the unit permanently and transfers their lease to another person. All aspects of the lease stay the same.

This is the option that you may choose if you’re still in a lease but circumstances arise where you need to leave. Notify your landlord as soon as possible. The situation is similar to a sublet: you need the landlord’s permission to Assign the tenancy. It is your responsibility to find someone to take over the lease.

You are responsible for paying your rent and maintaining your commitment until a suitable tenant has been found. The landlord has the right to refuse to let this person become a new tenant, but must have a good reason for doing so.

It’s possible that the landlord might refuse the idea of the Assignment or might not respond to your request to do so. If your get a refusal or no answer within seven days of your request, you are then permitted, under the Residential Tenancies Act, to give your notice of termination with an N9 Form instead of assigning your lease, and do not have to fulfill the remainder of your lease term. Your landlord may simply prefer to start a fresh lease with a new applicant instead, allowing them to raise the rent.

Eleptical: Everyone who owns a piece of exercise equipment knows they don’t use it half as much as they should. Then there’s the fact I’m constantly bumping into it when I get out of bed in the morning.

King Size Bed: About 2/3 of the furniture I assembled from IKEA seemed a lot smaller online then in my actual rental. Now my bedroom looks like it could belong to Shrek.

Luxury Kitchen Appliances: Kitchen appliances like a blender, Vitamix, and KitchenAid, I consider a luxury because you have to have the luxury of having a decent amount of counter and cupboard space to be able to use and store any of these items. Do you know how many different produces go into a Martha Stewart smoothie?

MY APARTMENT IS A NONSTOP QUESTION ZONE. I have very limited space, yet still enough space to constantly be asking myself “Why did I buy this? And this? And that!” I’ll admit, when I moved into my first apartment I got a little excited and, despite budget restraintes (zero budget), I went a little crazy with what I considered investments.

It’s not that all the items in my apartment are totally useless. It just took me some time to figure out they don’t all fit with my kind of lifestyle. Still, I like to think I’m not the only one to blame. Seriously, no one could have warned me not to buy any of these seven ridiculous items?

Sound System: Besides the fact I would actually like to be on good terms with my neighbours, a sound system is just not at all necessary for my tiny apartment. Let’s face it, the sound from my iPhone speakers reach from the kitchen to my bathroom just fine.

Decorative Pillows: How many pillows can you fit onto one sofa? The answer is a lot! The pillows look great. The only thing is I’m constantly looking for space to place all these pillows when it comes the time to sit on the only couch in my apartment. If you haven’t guessed yet - it happens a lot.

Lounge Chair: Summertime is so short. You better believe I invested in a state-of-the-art lounge chair to make the most of my balcony. The only thing is, the lounge chair is now the only thing that fits on my balcony.

Any suggestions on where to store a lounge chair now that it’s winter?

Vaccum cleaner: I really had the best intentions to keep my rental as clean as possible when I moved in. Of course, that meant I had to invest in the right cleaning appliances.

The thing is when you have a small space, ends up your cutting edge vaccum cleaner doesn’t fit under any of the funiture and appliances which take up like 90 percent of your space. Just one more 12 pound item for me to store.

Now, I wonder how much I can sell these items on Kijiji for...

1. Simplify your cleaning products Limit spring cleaning products to a quality window/glass cleaner, allpurpose cleaner, tile/grout cleaner and a toilet bowl cleaner.

7 Microwave spatters Fill a cup with water and microwave on high for a few minutes. The steam will loosen any baked on food so you can easily wipe it clean. Before wiping the microwave, remember to be extra careful when removing the cup of water as it will be hot.

8 Dish cloths and sponges These are germ incubators, if you don’t clean them you’re just spreading the bacteria around.

Wash dish cloths regularly, and microwave damp sponges on high for several minutes to kill bacteria.

Even better, toss the sponge and stick to microfibre cloths, which dry quickly when hung up and help prevent the spread of germs.

9 The toothbrush Use a toothbrush for hard to reach areas in the bathroom and kitchen (for example, around the soap holder, taps and drain).

10 Streaks on the balcony door Streaks are tricky to eliminate.

When spring cleaning, wipe the interior side of the glass horizontally and the exterior side vertically. This way, it will be easy to determine if the streaks are on the inside or outside.

11 Clean your laundry routine.

You fill your laundry basket with dirty clothes. You take it to the laundry room and setting it on the floor. Then you repack it with clean clothes an hour later. Give your laundry basket, hamper and detergent/bleach/softener caddy a good cleanse. Now, add antibacterial wipes to your laundry kit so that you can wipe out the inside of the basket before refilling it with clean clothes each time.

12 De-scale the kettle.

Fill the kettle half-and-half with white vinegar and water and leave it to soak overnight. Using an old toothbrush, dislodge any stubborn bits of lime scale. Rinse out thoroughly a couple of times and then boil some water to eliminate any odour of vinegar.

offer a wealth of opportunities, but can also come with its own set of hurdles, like learning how to navigate a new financial system. According to a new TD survey, nearly half (45 per cent) of new Canadians said they didn’t know where to start when it came to setting up their finances in Canada, and yet almost nine in 10 (88 per cent) consider it a top priority to establish good financial standing in their first year after arriving to Canada.

“Starting over in a new country can be daunting, from finding a place to live, locating new schools, learning a new language to navigating a new banking system,” said Shirley Malloy, associate vice president, Everyday Banking, TD Canada Trust. “Cash flow is often top of mind, but don’t let banking fall off the radar. Basics like a chequing account, debit and credit card are essential to day to day life, and securing them early can make it easier to pay for things like rent or groceries, allowing you to focus on building your new life.”

The survey found the top three financial goals of new Canadians include saving for a down payment (51 per cent), saving for their kids’ education (35 per cent) and buying or leasing a car (35 per cent).

To reach these medium to long term financial goals, establishing a positive credit history in Canada is key. In fact, building up good Canadian credit history is often required before buying or renting a home or even securing a mobile phone plan. Eventually, building a healthy credit history opens the door to more relaxed borrowing options, often with lower interest rates.

“Eighty-four per cent of new Canadians wish they had a better understanding of how to build their credit rating,” said Malloy. “The reality is that there’s no quick fix when it comes to building credit. Malloy shares her top tips to unpack banking basics in Canada: DON’T SKIP BANKING 101: As a newcomer in a new country, take the opportunity to ask questions about banking in Canada while addressing your immediate banking needs.

LEARN THE BUILDING BLOCKS: Your credit history from another country is not considered when establishing credit in Canada. That’s why it’s important practice good financial habits right from the beginning, like paying all bills on time and in full.

Setting up pre-authorized debits to pay credit card and other bill balances each month is a simple and effective way to ensure payments are never missed and your credit rating continues to improve.

CUT THE JARGON: There are plenty of savings opportunities, but you can’t take advantage of what you don’t understand. An advisor can explain how things like a Registered Retirement Savings Plan (RRSP) or Registered Education Savings Plan (RESP) can help maximize savings.

PRACTICE MAKES PERFECT: Like many newcomers, you may face compressed timelines to reach your financial goals. For example, in the first five years, you may plan to buy a home, while saving for your child’s education and retirement. An advisor can help build a plan for the future to address competing priorities that works for your financial reality.

“Everyone has different financial priorities, so we encourage newcomers to come and talk to us about their personal goals, whether it’s buying a car, a home, saving for the future or their children’s education,” said Malloy. “Especially in the early months, it’s important to revisit and revise the plan as the financial situation evolves, and as income, lifestyle and financial goals change.”
