As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

Let’s face it – your electronic devices make the world go round, and in the moving business, we TheRentersGuide.ca realize how important those items are to families. TheRentersGuide.ca

One of the most common questions we get is regarding how to transport electronics safely, especially big-screen TVs. During a move, whether it’s across town or across Canada, it is important to give these items special treatment so they arrive in one piece and in good working order. The best advice we have for accomplishing this goal requires some forethought: to keep the original boxes and foam spacers the electronic items came in. That is truly the safest method for moving them. Of course, people rarely keep these boxes, so atTheRentersGuide.ca Two Men and a Truck

moving should be aware of how easy it is to damage one of these units. Spending a few dollars extra to purchase or rent one of these special boxes can make all the difference. They can accommodate any size TV, so there is a solution for every unit. Another thing to remember is that most of these television sets are mounted on wall brackets – and moving companies are reluctant to disassemble the wall mounts or assemble them at the other end. Usually, if something is going to go wrong, that’s when it will happen – and again, people rarely keep the installation instructions for the brackets. It’s far too chaotic on moving day to be trying to find any instruction manuals. The best plan when preparing for your move is to take the TVs off the walls yourself, ahead of time, and have them ready to be packaged properly. Here’s a tip for anyone disassembling electronics for a move. Get your digital camera or phone camera and take photos of the wiring connections on the backs of the TVs, cable boxes, DVD players and the like. When it comes time to reassemble them, it will be much easier to reference how they were set up originally, saving time, stress and frustration. The same goes for stereos and gaming systems. Many teenagers leave their entire gaming systems hooked up until moving day. It’s up to them to disassemble their systems and hopefully place them into the packing they arrived in. If not, the best thing to do is wrap consoles in anti-static bubble wrap and place them into appropriately sized

And one last handy tip: pack the associated hardware with your electronics. When packing computers, place the mouse, keyboard, power cord, scanner, printer cables, etc. all into the same box. by HELLEN BUTTIGIEG ELIMINATE YOUR CLUTTER HOT SPOTS We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. If they don’t have a proper home, create one. KEEP YOUR PANTRY DECLUTTERED Most people can’t resist buying items when they go on sale. But when it comes to food, buying too much and neglecting to use it before the expiry will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or are lucky enough to have a large pantry, keeping these areas streamlined and organized will save you time, money and frustration. Before going grocery shopping, take an inventory of everything you have and plan the meals for the upcoming week with an eye towards incorporating these items. Once you’ve used up the excess, get into the habit of planning your weekly meals in advance. You will avoid over-buying and will always know what you’re making for dinner. STOP PAPERS FROM ACCUMULATING Are you wasting your valuable time shuffling papers? Get into the habit of thinking twice before bringing home any piece of paper or printing a page. Since 2001, the City of Edmonton has been implementing a safety and security program for rental properties called Crime Free Multi-Family Housing (CFMH). Using training sessions and inspections, CFMH offers property owners, property managers and tenants the knowledge and skills to fortify their buildings against illegal activity like gangs and drugs and nuisance activity. Numerous properties in Edmonton are now CFMH-certified. “Right now we have 250 fully certified sites,” says Constable Reid Nichol. “That accounts for 13,000 units. And we have another 150 sites that are TheRentersGuide.ca working toward certification.” All in all, 20,000 units in Edmonton are either certified or working toward certification.

CFMH adheres to the principles of Crime Prevention through Environmental Design (CPTED). “We look at a building environment and make adjustments to reduce the incidence and fear of crime,” Nichol explains. CPTED includes the following four strategies: 1) Access control: securing entry points like doors and windows. 2) Surveillance: creating a sense of seeing and being seen, enabling people to observe, report and respond to illegal activity. 3) Territorial reinforcement: defining public and private spaces and showing pride in ownership. 4) Maintenance: preserving the physical appearance of a building by adding vegetation or eliminating graffiti. In order for a building to earn crime-free status, the property owner or manager must participate in a three-phase program. In Phase One, they attend a two-day CPTEDbased training seminar hosted by the police. The training covers CFMH basics, the nine mandatory components of a certified property, tenant screening, selection and eviction processes, and information relating to drugs, gangs, graffiti and problem-solving. Next, a pre-inspection is done on the property to determine what security upgrades must be done. In Phase Two, a CFMH official inspects the property, ensuring that the upgrades are in place and that the property meets the nine mandatory components, at which point a certificate is issued. In Phase Three, tenants are invited into the process, attending a compulsory Safety Social, hosted by the property manager or owner, where the police explain how to support and uphold CFMH practices. Nichol stresses that tenants play no small role in this process. By understanding their community, staying alert, and reporting any suspicious activity to police, tenants can help keep their buildings, and their communities, safer. “The biggest thing we encourage tenants to do is to be the eyes and ears of the property,” he says. “We work at empowering tenants to make that contact.” To further ensure tenant involvement, all tenants are issued a special CFMH lease addendum upon property certification. This special contract between the owner or manager and the tenant stipulates that “the tenant will not allow or participate TheRentersGuide.ca in illegal activity in or around the property,” Nichol explains. To be granted tenancy in a CFMH-certified building, everyone must agree to live by the same basic rules.

The lease addendum also authorizes the police to release a tenant’s file information to the property manager or owner if any criminal activity is suspected. Landlords would not normally have access to this information, but their CFMH status allows them to make quicker and more informed decisions about what next step is required.“If they find information that is consistent with a breach of the residential tenancy act, they can proceed with an eviction,” says Nichol. The program has enjoyed positive results over the years. While there is statistical data available to prove the resulting decreases in crime, Nichol says the biggest hurrah has been from the tenants themselves. “Tenants are telling us that they feel safer and more comfortable,” he says. He also notes a reduced need for police response to the property, fewer repeat calls for police service, better tenant selection processes, and better tenant eviction processes – all contributing to a safer, happier tenant base. Of course, to keep tenants happy, managers and owners must uphold these improvements on an ongoing basis. They must pass a yearly inspection, host a Safety Social for the tenants every two years, and complete a half-day recertification course every three years. So do all these safety perks mean more costs for the tenant? Surprisingly, no. Nichol says CFMH-certified properties run the gamut and include, in large part, low-income and subsidized housing. “There’s no extra cost to be involved,” he assures.
