Smaller households demand smaller homes Canadian households are shrinking according to Statistics Canada data.

Seven decades ago, the average household consisted of 4.3 people; by 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house.

While the majority of Canadian homes over the last century were built to support larger families comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condominium living – in urban areas in particular – have become increasingly popular.

The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change in the types of homes and apartments being constructed.

The introduction of urban townhomes, bachelor apartments, studio lofts and condominiums of all shapes and sizes is effectively servicing smaller families and singles who need homes and nearby amenities. While larger homes are still a need for some, the next time you see another crane in the air keep this new demographic dynamic in mind.

Sure I can make my way around Montreal and Ottawa, having visited both cities countless times, and I’ve lived in Calgary and Toronto – so I have pretty good insight on both.

I’ve traveled around Canada quite a bit, actually, but there is still much to learn about various neighbourhoods that make up each city.

Since launching YPNextHome.ca I’ve come to find it an incredible tool.

I can type an address in the search bar and it gives me the location within the city, as well as a profile of the

neighbourhood and many of that neighbourhood’s key demographics.

I can then click around and see bordering neighbourhoods, check out amenities and dig deeper.

At first it was useful when working, but I’ve come to rely on it heavily.

I can honestly say I’ve learned a lot from using this tool. I hope you’ll give it a try, it’s actually quite impressive.

4. Change your address at least two weeks prior to moving.

This may seem like an obvious task for utilities and cable, but don’t forget to advise credit card companies, magazine subscriptions, banking institutions, etc.

THE IDEA OF MOVING, whether it be

upsizing or downsizing, can be a very exciting time – it can also be very overwhelming. Let’s face it: moving contents from one home to another can be quite a task. With a little planning and organizing, moving day can go off without a hitch.

Here are some helpful tips to keep in mind when planning for the big day: 1. Book a reputable moving company well in advance of your scheduled moving day.

The beginning and the end of the month tend to be the busiest. If you’re enlisting the help of your family and friends, have everything ready to go on moving day. They won’t be happy having to give up their free time if they’re waiting for you to complete your packing.

2. Purge!

This is the best time to donate or sell any household items including

clothing that haven’t been used in the last six to 12 months. If you’re selling, post your items on Kijiji, Craigslist, or eBay about six weeks prior to your move. If you’re donating, call a local charity organization to pick up items about a week or two before moving.

3. Start packing room by room.

Label boxes by listing the contents as well as the room they’ll be going in.

Remember it’s easier to identify a box if the labelling is on the sides and not on the top – this makes unpacking a lot easier and more manageable. If you want to take it one step further, write an itemized list of all boxes and their contents per room for inventory. If your supply of boxes is limited, start using baskets, laundry hampers or suitcases with wheels.

Suitcases are great for heavy items like books or for the obvious – clothing. Wrap your fragile items, such as dishes and glasses, in clothing to save on bubble wrap.

5. If you’re not an electronics guru, you’ll want to take photos of your wire connections so that you can remember how and where all the wires go.

Wrap up cords and then tape to your electronics to keep them together.

Use Ziploc bags for holding small parts that go along with curtain rods or mounted flat screen TV brackets.

Tape the Ziploc bags to the back of the item they belong to.

6. Prepare moving day essentials.

Chances are you’ll be too tired to unpack all your things so an overnight bag would be helpful especially if you’re going back to work the next day. You’ll need your essentials within easy reach – clothes for the next day, toiletries, a towel and perhaps your laptop. You should also consider using a clear plastic bin to pack items like disinfectant cleaning wipes, paper towels, toilet paper, a box cutter, garbage bags, scissors and phone chargers. Using a clear bin separates the essentials from the other cardboard boxes.

With these tips, moving day should go as smoothly as possible if you give yourself enough time and stay organized! Happy moving!

Myth or reality?

HOPEFULLY DURING YOUR LIFE as a renter you haven’t had to rely on the Residential Tenancies Act too much. If that’s not the case, you’re likely well versed in some part of your rights, but maybe not all of them.

Many of us renters rely on hearsay information we’ve picked up over the years and as it turns out, a lot of it is misconstrued or, in some cases, completely wrong.

MYTH 1: You cannot be evicted during the winter.

One of the classic myths in today’s rental world is that you cannot be evicted during the winter months.

In many cities across Canada, that would essentially equate to a sixmonth period. I admit, I thought this was true. As it turns out, a tenant can generally be evicted at any time as long as the landlord has followed the appropriate procedures outlined in their provincial Residential Tenancies Act. As in all eviction cases, the landlord would need to give the tenant the appropriate notice and the reasons for eviction need to be valid.

The number of days of notice varies and because of this and the process in general, you might not actually be evicted during the

winter, even if you were handed a notice in December. For example, if you owe rent in Ontario, your landlord must give you 14 days’ notice (only seven days if you pay rent by the week or by the day) to pay the arrears. If you do not pay the arrears before the set date, your landlord can then submit an application to schedule an eviction hearing with the Landlord and Tenant Board. While you wait for a hearing, you can still live in the property.

Bonus tip: A lot of people think your utilities can’t be shut off in the winter. While that is mostly

true, the laws around this vary from province to province and there are instances to look out for. In Alberta, for example, electricity cannot be fully disconnected between October 15 and April 15, but the electrical company can install a limiter – a limiter allows you to run your furnace and a few lights but nothing more.

MYTH 2: You cannot be evicted if you’re pregnant.

Another myth I’ve heard is that you cannot evict someone who is pregnant or who has small children.

Generally speaking, if the pregnant person or parent with children has done something to merit eviction, they can be given notice to vacate the property. That sounds harsh, but if you think about it, if the law dictated that parents with small children couldn’t be evicted, that would mean that a parent with a baby could avoid eviction for years until the baby was no longer considered a small child. That wouldn’t really be fair to the landlord.

Of course, when it comes time for the eviction hearing, the case for the parent can still be made and the eviction decision will be made based on specific circumstances.

MYTH 3: You cannot be evicted because the landlord wants to use the property.

Something you hear about often is landlords deciding they want you out because a family member needs to move in. In Ontario, family in this case means spouse, child, parent, spouse’s child, spouse’s parent or a caregiver for any of them. This is 100 per cent within their rights.

They need to give you appropriate notice (in B.C., for example, this case requires a two-month notice) but there is no point in fighting this one as it’s perfectly legal.

MYTH 4: You can’t be evicted for Having a pet or getting a pet after moving in.

Some provinces, like Ontario, have no laws prohibiting pets. In Ontario, you cannot be evicted for sneaking in your pet, unless you rent in a condo that has boardregulated pet restrictions. The caveat is that your pet cannot cause others discomfort. Your pet may be evicted if it’s causing allergic reactions or interfering with the enjoyment of the landlord or other tenants though. In B.C. and Alberta,

however, you can be considered in breach of your lease and can be evicted if you chose to disregard the no-pet clause.

When it comes to evictions laws, it’s important to know your rights.

It’s also important to be a decent tenant – we’ve all heard landlord horror stories, but there are tenant horror stories too. The landlordtenant relationship is a reciprocal one, and a business agreement in the end, so all you can do is hope that you both hold up your end of the contract.

Inclusions: The lease should state how much the rent is, and what that includes. It varies from property to property – you may have utilities included, or you may have to pay your own, such as hydro, gas, water, etc. Is laundry included?

you are going to sign the lease - but are you clear on what that means?

It’s a legal contract and you’re legally obligated to fulfill the terms it contains.

The lease is there to protect both the landlord and the tenant. This legal contract spells out what each party’s obligations are. Though leases are not legally necessary to rent an apartment, and the landlord and tenant can just agree upon terms, shake hands and go about their lives, this doesn’t give either party any recourse should issues arise. If there’s nothing in writing, it’s just a matter of one person’s word and memory of events against the other.

You may be thinking that renting a place is straight forward, and that the lease just complicates things with legalities, but you’d be wrong.

It’s best to have a contract that spells out all obligations and then nothing is left to memory or chance. This is, after all, protecting your right to your home, and without that confidence 2 6 YPNEXTHOME.CA

that your expectations will be met, you may find your rental experience subpar.

The lease must contain some basics: The landlord, the tenant and the address: These are the basics and they identify the parties involved. All people living in an apartment should be on the leas The duration: Is it week-to-week, month-to-month or something other? Is there a minimum residency, like six months or one year as a minimum? The rules around tenancy are determined by this information, so clarify it.

The maintenance obligations: Who shovels the snow, who cuts the grass, who takes care of repairs? If you rent in an apartment building, this may be all under the property management, but if you’re renting a whole home, you may have to look after more of the property.

Exclusions: Are there areas of the property other than your unit for your use? In a duplex, for example, the rights to garage access or backyard usage may lie with one tenant or both units. If they’re not included, you have no rights to use them. Don’t end up disappointed.

Expectations: The landlord may include clauses about what is and isn’t permitted. These expectations can include items like having tenant’s insurance, no smoking, no pets, no painting, etc.
