EDITORS’ NOTES

y

ou’ve decided now is the time to rent a new space. Now you have another decision to make – choosing your property management company.

How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website. Most property management companies have well-established business practices in place to ensure that the customer comes first . If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building. Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial. Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectively request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own! Let us know how your search for a new home goes. We’d love to hear from you.

ife is more than a job, school, home, shopping. Of course, that’s a big part of the daily routine – so it’s important – but it’s not all there is. Life is the other stuff, little pleasures like going to the pool for a summer cool-off; popping out to meet up with friends; summer festivals; playing sports; having fun. When picking a neighbourhood, why not think just a little bit outside of your normal routine. By all means, consider your commute, convenience and comfort – it would be a bad idea to live somewhere that doesn’t accommodate your needs; but beyond the basics, see what the communities your considering can add to your lifestyle. I love living downtown. As a young, single urbanite I wanted to be in the middle of it all because of the constant activity and vibrancy. As my single status changed and we went on to become a growing family, it was time for a move. I chose a community close to downtown, but with more child- and family-friendly amenities. I carefully considered several communities that fulfilled my family’s basic needs, and then looked a little closer to see what each community could offer. One neighbourhood stuck out significantly beyond all others. The enormous park with weekend festivals, the community skating rink, the big toboggan hills and the prevalence of family-friendly cafes and restaurants set it apart. It still worked well for the commute and offered great school options - the best of all worlds. What is it that you want, beyond just a place to live? As friends, investigate new neighbourhoods and see what awaits. Know what you want and you’ll find it. We’re here to help – in so many ways! Our magazine and website, RentersGuide.ca plus our new Renters Guide app for iPhone, offer the best selection of available apartments as well as great articles and advice, making it easy to make your move!

Keep Your

cool By Jane Herman

Summer Sun and a SenSational heatwave iS upon uS once again. If only we could contrive a way to capture some of it to warm us in January! Or to deflect winter’s wrath to cool us down in July (we certainly have enough cold air here to air condition the entire country!) Until then, try these tips for surviving the summer without air conditioning. During the day, close your blinds and curtains to block the sun. For even better protection, get aluminized blinds. Open windows during the evening or on cloudy days and use fans to create a cross-breeze, circulating cooler air throughout the rooms. As soon as the sun hits the building the next morning, close all windows again and keep windows closed throughout the day until it is cooler outside than it is inside. Use fans: Personally, I have a strong preference for ceiling fans, but other people claim that all they do is push warm air down from the ceiling. You may need to get your landlord’s permission before installing one. Get the best fans you can afford – the kind that rotate are the most effective. Place them strategically throughout your apartment. Turn it off: Turn off all electrical heat sources, including electronics. Avoid using your stove or oven for cooking when it’s hot. Cook at night if you must, and then reheat your food in the microwave or just eat cold food. Incandescent lights create heat – switch to compact fluorescents wherever possible. Sweat it out: Water vapour produced by sweating actually takes RentersGuide.ca heat away from your body if it is exposed to air and allowed to evaporate. Put your sweaty self in the path of a cool breeze or fan. Try the new water misting fans. These portable battery-operated devices mist and fan you simultaneously, giving you an instant cooling sensation. Dress or undress for the heat: There are different strategies here. RentersGuide.ca

Wearing light colours and natural fabrics may be more comfortable than wearing artificial fibres. Many cultures wear light clothing covering a person from head to toe. This may be effective outdoors, but at home, feel free to walk around in a bathing suit or even less (make sure the drapes are drawn)! Eat spicy food: Spicy food increases perspiration which cools the body down as it evaporates. It can also cause an endorphin rush that might make you forget about the heat. Spend time out: Get out of your apartment for as much of the day as you can. Take a blanket and a book and head for the nearest park or shady spot. Take a walk around the mall, or spend some time in the library. Go ahead and get wet!: Many buildings have swimming pools, if yours doesn’t, find the nearest one, such as the local community centre. Alternatively, take a cool shower or fill up your bathtub with cool water and get in. You can get in and out several times during the day when necessary. I used to live in Florida and recall taking three showers a day at times. You can just soak your feet or splash cold water on your face if you like. Keep well hydrated: Drink as much water and other sugar free fluids as you can. Iced herbal tea is wonderfully refreshing. Wear a wet tee-shirt! This is fun - soak a tee shirt in the sink, wring it out, put it on and sit or stand in front of a fan, re-wetting the tee shirt as it dries. Make sure not to soak it in cold water-it can be colder than you think. You want to get cool without freezing. The newer, synthetic shirts will ensure “no wet tee-shirt” look. Get a spray bottle and mist yourself with water throughout the day. This can be quite effective, especially if you are in front of a fan. Or use wet washcloths and place them on your wrists and behind your neck. We can acclimatize ourselves somewhat to warmer temperatures, but if you find the heat too uncomfortable, consider purchasing an air conditioner for the season. Be sure to check with your landlord to make sure the wiring in your apartment will support a widow unit, and if the windows aren’t appropriate for this type of unit, a portable air conditioner may cost a little more but may be worth it to beat the heatwave. tenancytips

Why renters need renters Insurance By Shlomo Sharon

RentersGuide.ca RentersGuide.ca RentersGuide.ca RentersGuide.ca

tenancytips

so you have moved Into your neW apartment! you love It! You have decorated it as you always imagined you would. You bought new furniture or you brought with you the furniture that you already had and have always loved. You also brought some paintings and art that you already had, and of course some new prints. Let’s not forget: new dishes, cutlery, sheets, throw pillows and blankets. And you’ve found the perfect spot for that big TV, a nook for your computer the stereo and your other tech too. Stop for a second and total the value of all these personal belongings. It all can total to a substantial amount. It may be all what you have. But what would happen in the event of a fire, flood, theft or vandalism? How are you going to replace it? Where are you going to stay in such a catastrophic event? Your landlord’s insurance does not cover it – did you know that? Do you remember a note that advised you to arrange for ‘Renters Insurance’ - also called ‘Tenants Insurance’? You may have forgotten about it among all of the other details you needed to take care of when moving. Don’t wait for tragedy to strike and find out the hard way that you’re not covered and are out-of-pocket for everything you lost. A renter should arrange for Renters Insurance upon renting an apartment, house or a condo unit. The cost of doing so is very low compared to the amount of the replacement cost for your contents. You need to contact your insurance agent for a quote. If you don’t have one, ask a friend or the property manager to recommend one to you. It is important for you to meet with your agent, provide the company with your list of items and the value that you would like them to insure. Ask what they can offer you in terms of insurance, in the RentersGuide.ca event that you have to temporarily move to another place, like a hotel. Ask if you get market value or replacement value on your property.

Remember that most insurance companies have a deductible. The lower the deductible, the higher the premium will be. Make sure that all the items which you have insured are listed. It is always a good idea to take a picture of these items and retain as proof of ownership. You should also find out what the process is for a claim, in the event that you may need to make one. Not all insurance companies provide the same services, so it is up to you to ask before you bind your insurance coverage. Also, remember to ask about liability insurance. It should cover you in the event that you are being sued by another tenant, landlord or visitor. They may issue a claim against you because they have suffered damages or had an injury, as a result of your actions. You should consult your agent as to the amount of liability insurance that you should have in place. I know that you may say to yourself: What is the likelihood that this will ever happen to me? You may be surprised that the premium is extremely low – and at least you are protected. It is a good idea to keep a copy of your insurance policy certificate somewhere other than in your unit. Please remember to have your agent’s phone number always handy. Remember that when such a catastrophic event occurs, being organized will help you to overcome such an unfortunate event. Please be safe. Shlomo Sharon is CEO of Taft Management Inc. and a member of CCI since 2002. Read and understand your contract

FOR A SUCCESSFUL MOVE BY CHUCK RESNICK

RentersGuide.ca RentersGuide.ca RentersGuide.ca

moving

THERE’S AN OLD RULE IN BUSINESS: WHAT IS NOT IN WRITING WAS NEVER SAID. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead. The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions – and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail. When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare and accurate an estimate as possible. In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur.

RentersGuide.ca

We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to

be dropped off somewhere else first, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading part way to your destination. Again, this will cost you time and money – two things that are precious commodities on moving day. It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it. At Two Men and a Truck Canada, we follow ‘The Grandma Rule’: We treat everyone the way we would want our grandmothers to be treated, with dignity, courtesy, respect, honesty and trust We all want everything to go smoothly on moving day – and when we communicate and work together, it does!
