Your rights Every province in Canada has its own Landlord and Tenant website designed to outline the province’s Residential Tenancies Act. These websites are great resources should you need them. Not only do they outline the specific rights and responsibilities of both the tenant and the the landlord, most offer an easy-to-use FAQ designed answer commonly asked questions. If you search the term Residential Tenancies Act in the province you’re interested in, you should be able to

find the government website easily. Don’t rely on websites that feature commentary from third party resources, be sure to use the specific government website to guide you in your search for answers. In terms of searching for a new property to rent, you can rely on Renters Guide and YPNextHome.ca to help you out. We have plenty in the way of articles on renting, advice and more. Have a question? Write to us. We’d love to hear from you!

Do you know your neighbours? How about the people that work in your building? Other parents or other singles – or maybe even others in community groups and area sports leagues to which you belong? Rental communities tend to be close knit. While sit-coms may make it look “Too Close For Comfort” or like everyone is “Friends” – you don’t need to rent at “Melrose Place” or have “2 Broke Girls” next door to feel like you’re part of your community. Rental living isn’t quite like we see on TV, but it does provide a readymade community. Families may

gravitate to buildings with onsite daycare, playgrounds and pools for family fun and end up having built-in playmates and babysitting options, while it’s not unusual to find uncomfortable silences in the elevator turning into a friendly “Hi, how are you?” and evolving. Work opportunities, friendships and romance are all part of the mix, too. You live with each other, make the most of your community. For more rental living insight and advice, read on this issue – check out YPNextHome.ca, YPNextHome App and get ready to make your move.

Advice | MOVING

Brides and grooms

combining households By Chuck Resnick

MORE ADVICE ONLINE ypnexthome.ca/news/advice

FIRST-TIME BRIDES AND GROOMS are older than ever before, according to recent census figures. The median age for men marrying for the first time is now 28 and it’s 26 for women – that’s 30 per cent older than in 1960. Because today’s first marriages are occurring later in life – not to mention second or third marriages – more often the modern dilemma is whose couch stays and tallying how many flat-screen TVs the couple has between them. When couples married 40 years ago, they were barely into their 20s and often still living at home. The traditional wedding shower carried great value as it supplied newlyweds with all the necessities married life required, including dishes, cookware and bedding.

For the “new couple” combining households for the first time, proper planning is key to starting off on the right foot in the early years of marriage. Here are some helpful tips for combining households for firsttime marriages: » Go through each existing home together, and identify which items are duplicates. Talk about each item honestly. If you can legitimately use two of something in your new life, such as televisions or stereos, go ahead and keep both, but don’t wait to have the discussion on moving day. » Do the same evaluation for small items, such as silverware, as you do for the larger items. These smaller items can add up quickly, and often produce the most clutter.

» Organize with boxes and coloured markers, available from companies like Two Men and a Truck. Purchase a variety of box sizes before you begin so you can appropriately tag and box both items that stay and those that go along the way. » Think about donating to those in need. If a garage sale isn’t of interest, consider donating to local charities, fundraisers or homeless shelters. Experts agree that couples can successfully blend two households if they take time on the front end to address the move. The key, as with all organizing projects, is proper planning.

Chuck Resnick is vice president of marketing and operations, Two Men and a Truck Canada.

Advice | RENTERS’ HELP

Six steps to finding

a great rental

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHEN IT COMES TO finding a great rental, knowing your wants and needs before you hit the streets will simplify your search. Canada Mortgage and Housing Corp. (CMHC) offers some tips to help you find the right place to call “home.” 1. Identify your rental needs. What is your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? What amenities are important to you? Make a list of your needs and preferences to help narrow down that great rental opportunity. 2. Ask questions. Have a list of questions ready to ask the landlord. Is parking included in the cost of rent? What about utilities? Ask about the lease and terms. Be clear on any policies surrounding pets, smoking, or anything else that may affect your lifestyle. 1 6 YPNEXTHOME.CA

3. First impressions count. Make a good impression when meeting with the landlord. Dress neatly and arrive on time. Make the landlord’s job easier by bringing your rental history and references, a current employment letter, and a cheque so you can leave a deposit in case you’re interested in taking the place. 4. Take notes. If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. Better yet, use your smartphone to snap photos for reference. 5. Review your lease agreement carefully. When you find a great rental and are ready to move forward, typically you’ll sign a lease. Rental agreements vary, but they generally include the

names of the landlord and tenant, the address of the property, the amount of the rent, what is included in that cost, the rent payment due date, the deposit amount paid, the term of the rental period, and details like who is responsible for upkeep. ensure all this information is outlined. 6. Take notes – again. Once you’ve signed your lease, it’s time to move in! But before you do, you and your landlord should inspect your new home together. Document all issues so you won’t be held liable for any preexisting damage when you leave. You can even take photos to document the condition of the unit before you move in.

For more about renting a home, call 1.800.668.2642 or visit CMHC.

Advice | RENTAL RANTINGS

Do this

and you’re going to get evicted by Jennifer Braun

MORE ADVICE ONLINE ypnexthome.ca/news/advice

HAVE YOU EVER SEEN YOUR

neighbour do something so ridiculous you wondered; “is he trying to get evicted?” We’ve all had a lack of judgment at one point or another, but there are some actions that could seriously jeopardize your current lease. If you are actually doing this in an attempt to get out of your rental agreement, note that you do not want an eviction notice on your record. Instead talk with your landlord to try and break your lease or look for someone to sublet your apartment. If you actually love where you live and you want to stay (I hope you do), don’t say I didn’t warn you. If you’re doing any of these things, you’re asking to get evicted.

2 0 YPNEXTHOME.CA

Cash flow… slow, slow, slow Non-payment of rent is the most obvious reason for an eviction, but your landlord can also file to have you evicted for habitual late payments. Get your cash flow situation in check, stop buying shoes and pay your landlord on time. Rule breaker Hiding that stray cat in your room when you were nine didn’t work, so don’t think you can get away with having an English Bulldog in your non-pet-friendly apartment. It may seem like you’re only breaking a small regulation, but if it’s listed in your lease agreement and you’re breaking it, it could be enough to have you evicted in some provinces Letting it jump all over neighbours,

not picking up after it and letting it cause property damage will definitely get you evicted in all provinces. Are you alone in there? Your friend was only suppose to crash at your place for a week, but next thing you know a week becomes a month and all of a sudden he’s living with you. It’s not a big deal until your landlord finds out. The name of everyone who is living in your rental should be listed on your lease agreement if not, your friend might not be the only one who’s looking for a place to crash. Damage control Things break, I get it. I know that wine stain on the carpet was an

accident and you didn’t mean to rip the shower curtains. What I really want to talk to you about is that hole in the wall, which is the size of my head! I don’t even want to know how it happened, just pay to get it fixed or it can get you evicted. Noise pollution Break-ups are tough, but it’s been two months Johnny! The neighbours can’t deal anymore with the outrageously loud crying session, followed by an hour of heavy metal music and your rendition of Shakespeare. There is never a good reason to disturb the other tenants in your building and it could be enough to have you kicked out.

Advice | APARTMENTALITY

Summer move coming up?

Get organized now

MORE ADVICE ONLINE ypnexthome.ca/news/advice

YOU’RE THINKING OF MOVING

this summer, and that may seem like a long time from now, but it’s not. Between contents and clutter, packing up a home is a huge job. Most people underestimate how much stuff they have and how long it will take to sort through it all! Fortunately, there are some easy techniques to help you get a jump-start on decluttering. The following steps will help get your home organized and ready for a summer move. Start by sorting and organizing closets. It’s time to get serious – if you don’t wear it, get rid of it. There is no point to moving unwanted items, it’s just extra work, time and money. Wardrobe boxes offer excellent space for hanging coats, 2 4 YPNEXTHOME.CA

sweaters and snow pants. Sort out items no longer used. Families outgrow things, styles change, needs change too. If it hasn’t been touched in more than a year, then it probably won’t be again. Set aside a couple of empty boxes for donations or items to sell. Use sturdy boxes with dividers for packing breakables. Make sure cardboard boxes are structurally sound. Dish-pack boxes with adjustable inserts that form individual cells are a great option for fragile items. Think Green. Survey local recycling options to find the most convenient solution for recyclables. Organize recyclables by category: plastic, glass, aluminum, paper, cardboard, etc. Earth911.com can help you

find recycling drop-off locations for different materials and products. Care for hazardous materials. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides, and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots. Pack it up if it’s out of circulation. Start packing. Box up those things that won’t be used – like fall and winter equipment and clothing, mementoes and fine china. The stuff at the back of your closet that you’re keeping, but don’t use regularly. If you start packing in spring you’ll be ready for that summer move.
