have another decision to make – choosing your property management company. How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website. Most property management companies have well-established business practices in place to ensure that the customer comes first. If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building. Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial. Get a feel for each company and the staff. You should be comfortable and courteous asking questions, and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own! Let us know how your search for a new home goes. We’d love to hear from you.

ne thing I always enjoy about apartment hunting is seeing how others live. When you go to showings, these aren’t the homes of friends. They may or may not have similar taste or similar demands on space that you will. Some apartments show better because their current resident has a real flair for decorating, other places may be underwhelming because of the lack of style, character or personal touch. Stay focussed. You’re not renting someone else’s lifestyle. Don’t be wooed by an apartment because you love the current tenant’s stuff – they’ll be taking all of it with them. Take a good look at the bones, the room dimensions and the architectural features. Survey things like closet space, cleanliness and flooring. If there are fantastic decorating ideas that improve the use of the space, note them. You may want to utilize the ideas, but keep in mind you will be creating your own home. Make sure the apartment meets your needs. You’re going to find the perfect apartment, but it may take some searching. Our magazine and website, TheRentersGuide.ca plus our new Renters Guide app for iPhone, offer the best selection of available apartments as well as great articles and advice, making it easy to make your move!

moving
busIest day of the year Just around the corner June 30 always the most popular moving day for Canadians by ChuCk R esniCk
If you are plannIng to move at the end of June and haven’t booked a mover, you could be out of luck. Traditionally, June 30 is the most popular day of the year for Canadians to move. The most recent Census (2011) reports that 4.3 million Canadians move annually, which amounts to 1.6 million families – 13 per cent of whom choose the month of June. About a third of those pick June 30 as their moving date, so that amounts to an enormous amount of people doing the box-truck shuffle in that 24-hour period. Why the big exodus on this one specific day? In our experience, weather tops the list of reasons. It’s more pleasant to move after the cold and snow of winter are behind us, and before the major heat of summer kicks in. Of course, no one can predict what Mother Nature will hand us on any given day, but usually there is little chance of rain at the end of June as well. Keep in mind moving just before the long weekend in July means families have an extra day to begin unpacking and getting settled before they have to go back to work. By waiting until late June, parents avoid disrupting their children’s school year. The end of June marks the mid-year renewal deadline for property taxes and rental leases, so for many people, the timing is optimal. If June 30 is your moving day, here are some tips to make moving a less stressful and more pleasant experience: • Book your mover now! You may find that many companies are already fully booked for that day, but the earlier you start calling, the TheRentersGuide.ca more chances you’ll get a reliable firm to help. • Consider using a mover to pack you. Time is running short, and TMT has packing down to a science. Remember, it’s as important to us as it is to you to get your possessions to your new home safely and in pristine condition. TheRentersGuide.ca
• Refer to a checklist to make sure you remember all the things you have to do. Changing addresses, notifying utility companies, enrolling kids in their new schools, arranging for pets and small children to be cared for during the move. Checklists are easily available online. You can find ours at www.twomenandatruck.ca/ your-moving-checklist-plan-your-move. • Pare down possessions as much as possible. No use moving stuff that you will just throw out or give away after. When it comes to moving, the extra effort up front goes a long way … and when you choose to move on June 30, it takes you even farther toward a safe, successful and fulfilling experience. In business for nearly 30 years, Two Men and a Truck currently operates in the United States, Canada, Ireland & the UK with over 260 locations and 1,800 moving trucks. In 2005, Heron Capital Corporation, one of the Heron Group of Companies, secured the Canadian Master Franchise rights. The company enjoys a 96 per cent customer referral rating; there are currently 21 locations operating in Canada. Visit www.twomenandatruck.ca.

Crab & avoCado Salad with Mango and Ginger direCtionS
Combine the crab and mayonnaise in a large bowl and mix until thoroughly combined. To plate the dish, start with a round of sliced cucumber on each serving dish. Using a ramekin lightly brushed with vegetable oil, layer a portion of the crab, followed by a few slices of pickled ginger topped with chopped avocado and press down firmly to compact the mixture. Invert into the middle of the cucumber ring and top with a mound of chopped mango. Garnish with a flurry of finely chopped chives, some sesame seeds and finish with a drizzle of Balsamic Fig glaze.
light, healthy and deliCiouS, thiS tantalizing tower of Crab & avoCado Salad with Mango and ginger makes a stunning first course or light al fresco feast. Luscious layers of diced avocado, neon-pink pickled ginger and sweet dense white crabmeat are set over a decorative round of thinly sliced cucumber and finished with a crown of sweet ripe mango and drizzled with a tangy Balsamic Fig Glaze, for an easy and impressive sensational summer salad.
Top with sprigs of flowering chive and serve.

welCome to 21st Century bankinG If you don’t already have it, set up telephone or Internet banking for your accounts. reduCe fees by settinG up a buffer If you can afford it, transfer $1,000 float to your chequing account (pretend it isn’t there) and use that to minimize your banking costs. save automatiCally Create an auto-debit from your chequing account to a savings account that will not be touched. Most people won’t put money into a savings account on a regular basis, opting to wait for a tax-refund or bonus before setting aside some money for the future. Establish an automatic savings deposit every month and your nest egg will accumulate faster than you think. Create a monthly bill summary List your bills in the date order they need to be paid to prevent you from missing a bill. If you have bills that are paid automatically from your account, write an “A” beside these bills and remember to deduct them from your spending journal at bill payment time each month.
6
set up your in baskets Create an in basket with two bills folders labelled “1-15” and “16-31.” When a bill comes in, look at the due date and put the bill it in the appropriate folder. Recycle all the marketing crap in the envelope. Create a second TheRentersGuide.ca in-basket with three folders labelled “bank statements”, “bills paid” and “tax receipts.”
7
WEEkly make a date with your money On the 12th and 28th of each month to pay bills, set aside the time in your schedule – you’ll need about 30 minutes, depending on your bills – to pay your bills.
into thinking you have more money than you do. Go back at least a month to make sure all previous cheques have cleared. 3. Talk about anything unusual
QUarTErly
9 10
Always pay your bills in one place that you’ve equipped with your bill paying system, spending journal, envelopes, stamps, pens, pencils, a calculator, tape, a stapler and return address labels and recycling bin.
When you pay a bill, write the cheque or transaction number, amount paid, and the date you paid it on the bill. Put the paid bill in your “bill’s paid” file. Deduct the amount you’ve spent from your spending journal. If a bill has not been paid in full (tax bills are paid over several months, for example) put it back in your bills folder so you don’t forget it.
8
MonThly reConCile your bank statements When your bank statements come in, put them in your inbox folder. Make a date when all your statements are in (it’ll depend on when you receive them) to: 1. Review your statements to make sure there are no mistakes 2. Reconcile your spending register; clearly mark the cheques that have been returned to you and highlight the ones in your spending register that haven’t yet cleared the bank. A cheque that is taking a long time clearing the bank can lull you
.
11
file Once a quarter, file all your paperwork to keep your system current. Talk Have a dinner with your business partner and talk about the bumps, your goals and how you’re doing.
annUally
re-vamp your budGet Review your budget using last years cc statements and bank statements to see what you actually spent. If you spent more on a particular category, make sure you know why, or look for ways to trim.
12
Clean up Go through your files at the end of each year and throw out bills and receipts no longer needed for auditing/budgeting purposes.

Style like a pro by yanic Simard
once you’ve painted the walls and brought in all of your beautiful pieces of furniture to your newly designed room, and you think it’s time to sit down and enjoy you’re space – think again! accessorizing is the next, most important and final step. accessorizing is like putting the cherry on the sundae – it doesn’t look (or taste!) as good until you’ve done it! 01 Fresh Flowers You can never have too many fresh flowers in your home. It’s especially nice to purchase them when you’re expecting company. Flowers as simple as white tulips can cheer up any room, and they’ll give your home a nice scent too. You can also make your own floral arrangements by combining tall branches and a few stems of in season flowers, such as lilacs. 02 Pillows If your furniture is feeling bare and bland, adding some pops of colour and comfort is made easy with a few toss cushions. Throw pillows are a great way to experiment with pattern and colour, and are easy to change when you’re ready for something new.
TheRentersGuide.ca
03 enhancing what you already have Even the most beautiful pieces of furniture need to be decorated to feel more warm and inviting, for example a foyer console table. To warm up the look, you can decorate the underneath area. Try sliding in two small ottomans or stools, and decorating the tops of them. Decorate with books and small accessories like trays and boxes. Decorate the top of the console too with coordinating accent pieces.

04 tex ture Playing with texture is a very important
TheRentersGuide.ca
trick when it comes to a well-decorated space. It’s not only about experimenting with different fabrics, but different finishes as well. A room that has varying textures is more interesting, and will help take the eye around the room rather than having it focus on one spot. I like to bring wood, metal, glass and painted pieces all together in one space. 05 Mid-century Pieces I feel like every room should have at least one mid-century piece of furniture in it. I like when rooms look like they’ve taken years to put together, even if they haven’t. In your living room you can have a modular sofa, but take the décor up a notch by bringing in one or two Chiavari chairs. 06 the colour blue You can never go wrong when accessorizing if you stick with a blue colour pallet. Keep it simple and stay monochromatic, using different as many shades of it as you want. 07 heights When styling, be sure that the pieces you are using come in varying heights. Having everything at the same level creates less interest. 08 art work When it comes to artwork, people often step away because they are unsure of how to position it on the walls. The general rule of thumb is that the middle of the picture should be at eye level. Artwork should be hung no more than seven to 10 inches above a table, and five to eight inches above a sofa. If you’re still not confident, you can always rest your artwork on a surface and have it lean up against the wall. If you’ve got a lot of small art pieces, consider grouping them together. If you’ve got large pieces, they should be hung separately. 09 Mirrors Adding mirrors to any décor is a great way to finish off a room. Mirrors make the room appear larger, reflect light and add a hint of sparkle to the space. The larger the mirror, the greater the affect will be. 10 lighting Lighting can always make or break the overall ambience or impact the décor in a room. Adjustable pot lights on a dimmer switch are always a good option because they can TheRentersGuide.ca be positioned to highlight or draw the eye away from a particular area. It’s also good to have several different
levels and sources of light. Since a dimmer switch and pot lights aren’t always an option in apartment living, having other options for creating ambient lighting is very important. soMe helPFul tiPs: » Accessorizing in groupings and in odd numbers if often a safe bet when decorating. » Antique shops are great when shopping to find that oneof-a-kind accessory that your space is calling for. » Don’t buy all of your accessories in one place. Shop at a minimum of three different places.
