Know your rights Rules rules rules. It seems like the landlord, the neighbours and your mother all know what’s best when it comes to how to live your life. I was visiting a friend recently, and he said the landlord wanted to renew his lease. He explained that every year the landlord would announce whether there was a rent hike or not, and then come over with a new lease to sign. While my friend didn’t particularly mind because his rent is reasonable, the landlord is efficient and he’s not planning on moving any time soon, the fact that each year he was locked into 12 additional months posed a bit of an annoyance. Truth is, once your initial lease runs out, your occupancy continues month-to-month. There’s no reason to sign a lease. Some landlords like to have a lease in place so that they know their tenants aren’t moving and they don’t have to worry about re-renting. Some think it’s a necessity. Realistically, the landlord has to give you 90 days’ written notice of a rent increase, and that’s it. No lease. No new term.

+ get social 4 YPNEXTHOME.CA

Another friend recently complained that she could only do laundry between 7pm and 9pm. “Why?” I asked. Her neighbour had recently decided that, in efforts to keep the shared hydro bill down, laundry could only be used during off-peak hours. The 9pm limit was to keep laundry machines from waking her kids. My friend regularly missed this window. Neighbours can politely ask, but unless those terms are in the lease, neighbours can’t simply decide on new rules for their own convenience. And Mom? What she wants, you best just do. She’s your Mom after all! There are rules and laws. Each province has its own set. To get the most out of your rental experience you really should know the basics. Each province offers renters a reference website and the ability to mediate or have rules enforced legally. The rules are there to protect both renters and landlords. If you’re ready to move, let Renters Guide help. Check us out online at YPNextHome.ca, and get ready to rent your new home!

Welcome to the future: Rental amenities in 2117 By Jackie Marchildon

futuristic appliance, the Zera Food Recycler. In the future, appliances like this could be commonplace items in rentals because the world will hopefully be more invested in environmentally friendly concepts.

WHO KNOWS WHAT THE FUTURE will

hold for us renters. Will communal renting take over? Will houses cease to exist and be replaced with space-age sleeping pods? Will the government step in and take over rental properties one by one? Will the housing crisis finally take over and force everyone to live in glorified tents? The future of rental is anyone’s guess, but here are a few ideas that might just be crazy enough to work. The food replicator In today’s age, we check out the kitchen appliances when we’re looking for a new rental unit. For some, apartment-sized ovens and fridges are deal breakers, while others are satisfied with a hot plate and mini fridge. In years to come, we might be looking more closely at food replicators — machines that will create meals almost instantly! We’ve seen them in all kinds of shows and movies, from Star Trek to Cloudy with a Chance of Meatballs,

but a real-life company has actually developed something revolutionary. White Innovation has created the Genie — an appliance that allows you to make your selected dish in approximately one minute. The teleportation lounge Another thing renters often struggle with is finding parking. In 2117, we hopefully won’t need to worry about that as much because we could just be able to teleport to one another’s homes! Highrises of the future could include teleportation lounges instead of underground parking — energy efficient, cost effective and faster than driving! The machine that turns garbage into fertilizer Who needs a garburator when your unit could include a trash-reducingfertilizer-creating device? Imagine being able to turn your trash and recycling into fertilizer for your garden! We’re well on our way with this one thanks to Whirlpool’s

Robots included Nowadays, many of us look for rental prices that include utilities. But what if ‘utilities included’ meant something different in the future? What if your rental unit came equipped with a helpful robot? Your robot could help with the cleaning and upkeep of your rental — all the while keeping your landlord happy as it could control appropriate heat levels, as well as perform the usual tasks required to maintain a rental property. It’s a win-win situation. You might just want to confirm that the robot wouldn’t report everything you do to your landlord… Your privacy might be a little compromised. Furniture of the future You may not want full-scale kitchen appliances like ovens and fridges if you opt for a kitchen with something like a food replicator, which means you would ultimately have more space for furniture. A current annoyance of apartment dwelling is the smaller furniture that can inevitably come along with it. But not in 2117! In 2117, we might have more space due to less appliances and, if we’re lucky, humanity will have created comfortable furniture that can condense and rebuild itself, making for a hassle-free move. Easy to move and comfortable — what more could you ask for from your future furniture?

How to avoid your own moving horror story By Wayne Karl

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHEN MOVING, you will likely need a mover. People often don’t consider a mover beyond simply finding someone available and booking. However, given the critical role they perform – taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. Case in point: the following example is all too common. So is the lesson learned – unfortunately, the hard way. I contracted a “professional” moving company to carry out a last-minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms – including large, well-known companies and smaller, independent ones. We confirmed the place of pick-up, and drop-off. We agreed on a price ($350) and time (9 a.m.) – after I was very clear the move would involve an out-oftown destination. All the details were confirmed in a “contract” exchanged via email. The crew was on time for the move the next morning, but almost immediately began talking about 1 0 YPNEXTHOME.CA

a higher rate – $360. Not a huge difference, but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: » The company I originally contracted the job to the night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm. » My original contact, who was easily available on cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival at our destination, the movers said the fee was now $500. “It’s taking longer than we thought, and the furniture is heavier,” they said. » “Sure,” I replied, “right after I call the police.” With that, the sordid tale ended. The job not complete, left for us to move the furniture indoors, now the victims of one of the top 10 scams monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me. CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing » Get the terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums

“It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after-the-fact.” “Consumers have recourse with their provincial government’s consumer affairs department and with the BBB,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after-the-fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. Make sure you take the proper steps – and the time – to protect yourself. Wayne Karl is an award-winning writer and editor with experience in real estate and business. Advice | RENTAL RANTINGS

Seven items you wish

MORE ADVICE ONLINE ypnexthome.ca/news/advice

someone told you not to buy for your rental By Jennifer Braun

it, the sound from my iPhone speakers reach from the kitchen to my bathroom just fine. ELEPTICAL: Everyone who owns a piece of exercise equipment knows they don’t use it half as much as they should. Then there’s the fact I’m constantly bumping into it when I get out of bed in the morning. KING SIZE BED: About 2/3 of the furniture I assembled from IKEA seemed a lot smaller online then in my actual rental. Now my bedroom looks like it could belong to Shrek. LUXURY KITCHEN APPLIANCES: Kitchen appliances like a blender, Vitamix, and KitchenAid, I consider a luxury because you have to have the luxury of having a decent amount of counter and cupboard space to be able to use and store any of these items. Do you know how many different produces go into a Martha Stewart smoothie? DECORATIVE PILLOWS: How many pillows can you fit onto one sofa? The answer is a lot! The pillows look great. The only thing is I’m constantly looking for space to place all these pillows when it comes the time to sit on the only couch in my apartment. If you haven’t guessed yet - it happens a lot. MY APARTMENT IS A nonstop question zone. I have very limited space, yet still enough space to constantly be asking myself “Why did I buy this? And this? And that!” I’ll admit, when I moved into my first apartment I got a little excited and, despite budget restraintes (zero budget), I went a little crazy with what I considered investments.

LOUNGE CHAIR: Summertime is so short. You better believe I invested in a state-of-the-art lounge chair to make the most of my balcony. The only thing is, the lounge chair is now the only thing that fits on my balcony. Any suggestions on where to store a lounge chair now that it’s winter?

It’s not that all the items in my apartment are totally useless. It just took me some time to figure out they don’t all fit with my kind of lifestyle. Still, I like to think I’m not the only one to blame. Seriously, no one could have warned me not to buy any of these seven ridiculous items?

VACCUM CLEANER: I really had the best intentions to keep my rental as clean as possible when I moved in. Of course, that meant I had to invest in the right cleaning appliances. The thing is when you have a small space, ends up your cutting edge vaccum cleaner doesn’t fit under any of the funiture and appliances which take up like 90 percent of your space. Just one more 12 pound item for me to store.

SOUND SYSTEM: Besides the fact I would actually like to be on good terms with my neighbours, a sound system is just not at all necessary for my tiny apartment. Let’s face

Now, I wonder how much I can sell these items on Kijiji for...
