f you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease agreement?

By knowing the terms of the rental contract ahead of time, you will be well informed and able to determine if the location is the right one for you. Once you choose your location, a landlord should give you adequate written notice when rent or landlord services have been adjusted, and you should be able to discuss any clarifications or adjustments before a new lease is signed.

Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. ecently I watched a building be demolished. It happened over several weeks.

It was about 14 storeys, and I watched the crane claw it down, floor by floor, apartment by apartment. Each time I was in the area I’d take a picture – if you check out my Instagram account @elisakrovblit you’ll see some of the images from early spring in Regent Park.

It was a really interesting process, but I was surprised how much I was drawn towards the building, how small details affected me. It was like peeling an onion.

As each wall came down you could see a little bit of insight into each home. Instead of seeing one complete building, as you usually do when you pass by a highrise, you could see each individual unit. It had turned into a collection of individual spaces, and for the first time they were all exposed to the world. I found it interesting to see the colours revealed. Sure, many were typical ‘apartment beige,’ but the personality in the bright purple, deep aqua and fluorescent green felt like I was being let in on a secret – real people with real personalities lived there. Powder blues, Soft yellows, the more subtle hints of colour, they revealed a different type of personality, a different view of life. The people living in this building had been unique individuals, not just a collective ‘renters’ and ‘residents.’

Some homes had big, bold graffiti on the walls. Some had painted ceilings, painted doors and colour choices I was amazed anyone could live with, others had wallpaper of decades gone by.

But change is good. The building was in poor repair and is a prime property for redevelopment and modernization. The old will be replaced with new – and more homes, with features and finishes that will be modern – will be fresh canvases for new renters and residents, more paint and personality and history to come.

YOU’RE THINKING OF MOVING THIS SUMMER. Between contents and clutter, packing up a home is a huge job.

You need to get started!

Fortunately there are some easy techniques to help you get a jump-start on decluttering. The following steps will help get your home organized and ready for a summer move. We recommend the following tips: START BY SORTING AND ORGANIZING CLOSETS. It’s time to get serious – if you don’t wear it, get rid of it. There is no point to moving unwanted items, it’s just extra work, time and money. Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants.

SORT OUT ITEMS NO LONGER USED. Families outgrow things, styles change, needs change too. If it hasn’t been touched in more than a year, then it probably won’t be again. Designate a box for donations or items to sell.

Do THIS and you’re going to get evicted HAVE YOU EVER SEEN YOUR NEIGHBOUR do something so ridiculous you wondered; “is he trying to get evicted?” We’ve all had a lack of judgment at one point or another, but there are some actions that could seriously jeopardize your current lease.

If you are actually doing this in an attempt to get out of your rental agreement, note that you do not want an eviction notice on your record. Instead talk with your landlord to try and break your lease or look for someone to sublet your apartment.

If you actually love where you live and you want to stay (I hope you do), don’t say I didn’t warn you. If you’re doing any of THESE things, you’re asking to get evicted.

CASH FLOW… SLOW, SLOW, SLOW Non-payment of rent is the most obvious reason for an eviction, but your landlord can also file to have you evicted for habitual late payments. Get your cash flow situation in check, stop buying shoes and pay your landlord on time.

RULE BREAKER Hiding that stray cat in your room when you were nine didn’t work, so don’t think you can get away with having an English Bulldog in your non-petfriendly apartment. It may seem like you’re only breaking a small regulation, but if it’s listed in your lease agreement and you’re breaking it, it could be enough to have you evicted. Letting it jump all over neighbours, not picking up after it and letting itRentersGuide.ca cause property damage will definitely get you evicted.

What I really want to talk to you about is that hole in the wall, which is the SIZE OF MY HEAD! I don’t even want to know how it happened, just pay to get it fixed or it can get you evicted.

NOISE POLLUTION Break-ups are tough, but it’s been two months Johnny! The neighbours can’t deal anymore with the outrageously loud crying session, followed by an hour of heavy metal music and your rendition of Shakespeare. There is never a good reason to disturb the other tenants in your building and it could be enough to have you kicked out.
